gorgeous apartment in a really convenient location just a 5 minute walk from Haymarket Station. lovely peaceful surroundings close enough to local train and tram stations. the apartment was beautifully decorated with comfortable beds and all necessities and equipment. Karen was really helpful and responsive whenever we had any questions, check in and out was a breeze. would absolutely recommend and would love to come back for another stay.

Lovely flat in a peaceful spot but close to town. Karen was there to greet us and was friendly and helpful. Would stay again. Would not recommend if you have a car - parking is a nightmare in central Edinburgh and you would either need to find a long-stay parking lot or you can’t leave your car there during the day.

Karen and her property is amazing! Allowed us to drop our bags earlier than check in as we arrived early into Edinburgh, beautiful apartment located very conveniently by haymarket tram and train station. Amazing! Highly recommended!

The accommodation was outstanding and the beds were extremely comfortable. Overall that experience was first class. The issue is not the accommodation it’s if you have a car and where you can park it. Nearly all parking is permit parking spaces for local residents. There is a parking meter for purchase of online parking at £5.40 per hour using RingGo, and despite using this we received 2 parking fines of £100 each time. There is NCP long stay parking but this is over a mile away and unusable if you need to walk back to the apartment. If you have no car the accommodation is fantastic and Uber’s readily available, if you have a car factor in a significant additional cost.

I have stayed in lots of air B&b over the years. This apartment was stunning, comfortable beds, beautiful furniture, but on our arrival after a 2 hour delay flight. we couldn’t open the lockbox, after 10 mins I called the support number to be told how to use the lockbox which I have used so many times before, as it transpired I was given the incorrect code. Just a few points, after paying good money for our stay, I was disappointed that there wasn’t a coffee machine of some description, it’s, also no welcome pack, which is always a nice touch. In our bedroom which was stunning, we had no light bulb working in our bedroom just 1 lamp. Also the extractor fan in the kitchen wasn’t working, I wanted to iron some clothes and there was no plug on the iron, Karen did offer to drop us one first thing the next morning . I did get an email with house manual but it didn’t explain about the tv. Which was impossible to work out. I think housekeeping has to be seriously looked at after guests le

A wonderful flat, near enough to Old Town to be walkable, but far enough away to be quiet and secluded. Lots of pubs and restaurants nearby, and very close to Haymarket Station in case you want to travel around town or around Scotland bit.

Perfect place to stay in Edinburgh! We went for a friends trip (3 couples). We were looking for a place that was walkable to Murrayfield stadium and to Edinburgh city center, and this was perfect. The place is super cute, in an idyllic location with beautiful view of a park, quiet, SUPERRR comfortable beds, and well-stocked kitchen. Honestly, so happy we found this place. Would totally stay again. Also the hosts were super responsive by text while we were there. Seriously replied within 1 minute! 10/10 experience!

Beautiful apartment with a gorgeous atmosphere. So done with all the beautiful details and so clean and neat. We loved the location, very nice area with delicious breakfast restaurants just around the corner. Communication with Karen was also very good. We wanted to keep the apartment longer on Sunday to stay luggage, but it was impossible. It was the only thing that was a shame, otherwise all great!

We had a wonderful stay. The location is great and the flat beautifully presented - we didn't want to leave! Everything was immaculately clean too. Karen was very responsive and helpful. The only tiny bit of feedback is that the emailed information didn't quite match that from the Airbnb site so I was a little uncertain about the deposit arrangements and check in/out time but this is probably far more representative of my inexperience booking through Airbnb than anything else!! It didn't affect our stay at all and Karen was very helpful and responsive so it wasn't a problem at all. So I wouldn't hesitate to recommend the place - it is wonderful! Thank you!

Karen’s apartment was stylish, modern and spotlessly clean, and the welcome wine and Tunnocks tea cakes a nice touch. Communication was excellent and check in process straight forward. The flat was exceptionally clean, very tastefully decorated and in a beautiful neighbourhood. The beds were extremely comfortable. It was just a ten minute walk to the end of Princes Street and easy to reach everywhere. There are lots of restaurants a short walk away. I would, however, recommend booking ahead if there is a particular place you want to visit as Edinburgh can be very busy. That goes for attractions as well. As noted, there is no car parking at the flat. Members of our party used the NCP car park at the bottom of the Castle and paid just over £70 for the weekend. We used Ubers and City Taxis during our stay and both were quick and inexpensive. There was tea, coffee etc in the cupboard for you and a shop for milk etc is just a short walk away. Communication was super.

Fantastic stay. The flat was incredibly clean with beautiful views overlooking the park across the street. There was great restaurants and cafes nearby. Main city attractions were within a comfortable walking distance. I would definitely stay here again and would recommend booking a stay!

A very nice neighborhood with great access to transportation. Very nicely furnished with comfy furniture. Make sure your bring luggage that can be carried up to the third floor! A spectacular city to spend time in - and our visit coincided with the Queen's passing. A very memorable and historic time to visit.

We loved the location. Not too close to the tourist area but still never more than a 20-25 minute walk to all the great city sites. The tram to the airport was close as well. We did Uber one night and it was a quick pick up time. The apartment was clean and beds comfortable. We had plenty of space in the living area to unwind at night. As others have noted the apartment is on the top floor so lots of stairs to climb which was not a problem for us. The en-suite master is in the back with another smaller guest room. Both those rooms have views to the garden and the second bath is also in the back next to the smaller guest room. The second master is in the front with plenty of room and light. Karen was very responsive to all my questions. Great stay.

Beautiful! Everything was brand new-beds, towels and the bathrooms were remodeled and were very nice. It was close to the Haymarket train and tram station. Taxi was only 8 pounds to go to the city center. Edinburgh is a beautiful place to visit!

This apartment is beautiful. So tastefully decorated, a beautiful view and we all had the best nights sleep as the mattresses were so comfortable. The apartment is close to amenities and it’s not far to walk to the centre of Edinburgh. We’ll definitely be back here.

It was great to stay at Karen’s place again. Karen’s house is clean and comfortable, however we found that the heater was a bit hard to control. Other than that everything was as perfect as before! Definitely recommend to others who’s visiting Edinburgh!

This place is perfect for a short trip to Edinburgh. We were travelling for the COP26 conference and it was the perfect place to relax after a few intense days! Super modern appliances, comfy beds and nicely decorated. Very close to travel links which was the key for us. Would definitely recommend!

Really nice apartment with great access to a shared but private garden, which the apartment looks out on to. This was an absolute god send for my 2.5 year old as there is a lovely childs play area within it. Great location for our purposes whilst there with work, although if you travel by car it will cost a small fortune in parking. Apartment has 3 double beds but I would say its best for just two couples max as seating is limited, However for two adults and a child, as we were, it was just right.

Weve just spent the weekend at this Airbnb and had a great time! The photos were an accurate representation of the apartment, super clean and beautiful decor. On arrival, there were some additional complimentary touches, for example a bottle of wine and chocolate treats - this really added to the experience. Location wise you can walk to the centre and the area is safe and peaceful. We would highly recommend staying here.

If you're not young, pack light, as it's a bit of a climb with bags. But once you reach the top of the stairs you enter a beautiful, well-appointed and spacious apartment. Very well situated and an easy walk to almost anywhere. And if you don't want to walk too far, the gated park across the street provides a lovely stroll. Quaint! The friendly Jenna and Hayley did a fabulous job of guided us in and making sure we were well taken care of. Overall a great stay and would highly recommend.

We spent 5 nights there on New Year's Day. The apartment is well located , 15 minutes from the city center on foot. Very clean , very well-equipped apartment, very comfortable bedding, in a very quiet area. Hayley is accommodating! You can go there!

The apartment has been beautifully decorated, just like an expensive hotel, with lovely linen and comfortable beds. It is very spacious with 3 bedrooms, 2 bathrooms and a large, well appointed kitchen. The owners had made a special effort with Christmas decorations and gifts of wine and Scottish biscuits. This meant a lot as it was our first Christmas away from home. Other bonus features were a lovely view to the gardens, Netflix, plus supermarkets, cafes, train, Pubs and restaurants just 5 mins walk away. We had a wonderful stay in Edinburgh. Thanks for sharing your lovely home with us.

Stayed here with my Mum and aunt for three days. Really beautifully decorated and well kept apartment. The bed was probably the comfiest I've ever slept in. Great for all of Edinburgh's amenities and a fantastic place to come back to after a day of sightseeing. Can't recommend highly enough, we all loved it.

A stunning 3 bed apartment central to Edinburgh. The facilities are fantastic and the most comfy beds!! The gas fire was lovely to sit around as we chilled and drank coffee each morning. Highly recommend. Contact with our hosts throughout the weekend with advice on local restaurants and they showed flexibility so that we could collect our luggage later on check out day.. so we made the most of every minute in the city.

This is a truly wonderful apartment perfectly located for discovering Edinburgh. My spouse, son & I stayed at Karen’s lovely place. Hayley our host, was an excellent and considerate communicator and helped us with all of our questions and needs. She even let us leave our luggage in the house before check in to help us get about the city more easily before 3pm. Very thoughtful! House was spacious, light and in an excellent location. We were close to all the tourists attractions and the Fringe festival but in a quiet, lovely neighborhood. Wonderful stay!

Nice location, just around the corner from Haymarket, 10 minutes walk. There are MS simply food, Chinese supermarket nearby, etc., it's very convenient to buy food. It is also easy to get to the train station, one stop to Edinburgh Railway Station. The house is beautiful, the facilities are complete, it is easy to cook, wash and dry your clothes.The view from the window is even better. Netflix is free to watch (●◡●). Thank you.

This flat was absolutely incredible! The entire flat is very stylish decorated, sparkling Clean with incredibly comfortable beds. The location is great because you can walk to a lot of must see places such as the castle. Hayley was extremely good at sending tons of very helpful information and responded right away. She also left us a bottle of wine and some goodies which was a very thoughtful touch. We have stayed at several AIRBNB homes and this by far was one if the best!

The place is just great: from location to fireplace in the lounge:) The apartment is as described - newly refurbished, very stylish and clean. 3 beautiful bedrooms, spacious open plan kitchen+ lounge with a fireplace. The location is just awesome - lovely area, very quite and within walking distance to all places of interest. Very straightforward check-in and check out procedure. I cannot recommend the property more :) Would be happy to stay here again.

I'm almost tempted to say it was awful so I can keep it for myself when I come back up to Edinburgh! The apartment was sparkling clean, stylish, large, with beautiful views over a garden both sides. Light and airy, quiet but close to Haymarket station and cosy. What more do you want. Check in was easy peasy. They sent me messages via Whatsapp to my mobile and if I had any queries I texted the group they set up and they got back to me within minutes. All three beds were really comfortable, the lounge was cosy and the flat was always cosy and warm. I think I used the fire (with remote control!!) every evening, perfect for chilly Scottish nights and in the summer (not that I had chance to use it) but they provide you a key to get into the private garden in front of the house, which had a cute BBQ area and came with some of the cutest dogs I've seen! We were treated to some wine and tunnock tea cakes that were topped up at week two. My colleagues were delighted with this!! I would definitely book again. I adored it.
