While we were in Venice, we walked the entire island. We found that our location was in the perfect spot. There were enjoyable restaurants, easy access to the water bus stations, and a very scenic walk way on one of the canals that was not overly crowded. There is a wonderful wine shop near by that has amazing local wines for 3 euro a liter! We tried several. The place itself was wonderful. It was quiet in the evening and spacious for us during the day. We loved the small patio as well. Overall a wonderful place. Caroline was very responsive and a wonderful host.

Definitely the most beautiful stay I've ever had through AirBnB. We were a small group of friends and definitely had a great time. The amenities were great and it was all very nicely decorated and very clean. You felt right at home and were very warmly received. They really took time for us to explain everything to us and give us various recommendations and they have educated in general about Venice and life there. Would recommend to anyone. Even if it belongs to the more expensive apartments, it was certainly worth all the money to me and also to my friends.

Terms and Conditions By signing this document, the guest agrees to comply with the following Terms & Conditions of The Red House Company Srl (VAT 04499190272) and ensures that they are respected by all members of the group, as required by Italian legislation (art. 1587 Civil Code). Specifically, following the signing of this document and entry into the property, the guest is responsible for the integrity of the property and its ancillary assets and is obliged to conduct the apartment according to the criterion of the "good father of the family" sanctioned by the aforementioned rule. It is absolutely forbidden to sublet the property or part of it to third parties. The guest agrees to receive the property and its furnishings, kitchen amenities, and any other items on the property in good condition and free of damage. In addition, the guest ensures not to cause damage to the walls, floor, doors, fixtures and furnishings of the property, especially when entering and leaving the apartment with suitcases. The guest, as well as all members of the group, also undertake not to engage in activities that are reasonably likely to cause excessive noise or other inconvenience to us or to the occupants of adjacent properties and in general to the neighbourhood. No liability will be attributed to guests for damage to the property if they have not acted with fault or willful misconduct. "The Red House Company" is not responsible for any inconvenience in the use of the property that does not result from its fault. HIGH WATER Every item left in the ground floor is under the responsibility of guests from the time it may suffer from high tide damage. MAINTENANCE AND SAFETY Access to the property is permitted by a representative of The Red House Company at reasonable times, with due notice, during the stay of guests in order to allow essential or urgent maintenance and/or safety activities to be performed. The guest undertakes to give prompt notice to The Red House Company in relation to any problems encountered in the property. SAFETY RULES For security reasons, the guest must always close the taxes, the windows, the doors of the terraces if present, the doors of the apartment and the one on the street front before leaving the property. The company will not be held responsible in the event that guests' personal belongings are missing during their stay or in the event of theft of property. RESERVATION The reservation is confirmed at the time of receipt in our account of the advance payment (deposit/advance). The Red House Company applies the "first come, first served" rule, under which those who first book are entitled to use the apartment. The Red House Company does not accept cash payments after arrival. O SERENITY SERVICE SECURITY DEPOSIT You agree to leave a hold of € 500.00 on your credit card at check-in. You agree that this will be held until the date of your departure and under the control of our staff, so the credit will be released if you, or a member of your group, have not caused any damage to the property and its contents; otherwise you agree that The Red House Company SRL may collect that credit, or part of it, to replace or repair your damage. All credit withholdings will be charged by your bank, credit card or PayPal which will not be refunded by The Red House Company SRL. Instead of withholding the security deposit indicated above, you can decide to pay a one-time fee of € 50.00 for a non-refundable "Serenity Service" that will cover any management costs related to your stay (including accidental damages) and will guarantee our full assistance. CHECK IN Guests must call us before taking the vaporetto, taxi or Alilaguna from the airport or from the point of arrival communicated to inform us of their arrival in Venice and to plan the meeting at the vaporetto stop, taxi or Alilaguna closest to the apartment. A member of our staff will greet you at the designated location and accompany you to the apartment for check-in. Check-in in the apartments is normally from 15:00 to 20:00. Check-ins have no additional fees until 8pm. From 8:00 pm to 10:00 pm there is an extra cost of € 50.00 and from 10:00 pm to 24:00 there is an extra cost of € 100.00. The Red House Company does not accept arrivals between 24:00 and 09:00. The company arranges a check-in for each reservation. For each additional check-in with respect to the first one there is an extra cost of € 50.00. Each guest staying in the apartment is required to show a valid identity document at the check-in agent in compliance with current legislation (Article 109 Royal Decree 18.06.1931 Tulps). TOURIST TAX As of August 24, 2011, the obligation to collect the accommodation tax on behalf of the Municipality has entered into force. The tourist tax is applied to all rentals and will vary depending on the category of accommodation, the number of guests, their age and the length of stay. The full amount of the tax must be paid by the guest at the time of check-in for all guests staying in the apartment. NEIGHBORHOOD Between 1:00 p.m. and 3:00 p.m. and between 11:00 p.m. and 8:00 a.m. no loud noise inside the apartments. GUESTS, PETS, SMOKING It is forbidden to host a greater number of people than the one established in the reservation; it is also forbidden, throughout the stay to host people other than those registered during the arrival at the apartment. The Company is obliged to communicate to the public security authority (State Police) the identity of all guests staying at the apartments it manages. No smoking inside the premises. It is absolutely forbidden to bring animals inside the apartment. If any of these prohibitions are violated, guests may be required to leave the property without being entitled to any refund. HOUSE KEYS If the apartment keys are lost, the guest will be charged a fee of € 400.00 for the change of the lock. WASTE AND SEPARATE COLLECTION The guest agrees to follow the rules of the Municipality of Venice for separate collection. It is forbidden to leave any type of waste on the stairs or inside the apartment on the day of departure, except on Sundays or public holidays. CANCELLATION POLICIES In case of a lockdown, all reservations will be 100% compensated if the cancellation takes place up to 24 hours from the arrival date. In case of cancellation of the reservation or part of it, refunds will be made according to the following criteria: • 100% refund if cancellation occurs within one month of arrival; • 50% refund if cancellation occurs within a week of arrival; • No refund if the cancellation occurs in the week prior to your arrival date; The bank fee related to cancellation is charged to the customer who canceled. Only the amounts actually paid on the date of cancellation will be refunded. CHECK OUT Check-outs are at 10:00 AM to allow The Red House Company staff to prepare the apartment for the next guests. Our staff is available, where possible, to plan check-out before 10:00 am if there is a need to leave early. At check-out the apartment must be left in order, leaving the sheets and linen on the beds and towels assembled in the bathrooms and all the items in their place; the kitchen must be left clean and tidy and the fridge empty. Check-out takes about 20 minutes. During check-out, a member of our staff will check that nothing has been broken or damaged, if the verification is successful, the security deposit will be issued. If damage is caused the amount of which is higher than the security deposit, the guest will be liable directly to the owner of the property. At the time of departure, guests must turn off the air conditioning or heating, leave the keys on the table and not on the front door, and do not leave waste in the house (except on Sundays and holidays). - Throw rubbish away

Property Manager Terms
there is the alternative on most properties to accept the "SERENITY SERVICE" which is an insurance nonrefundable contribution of €50 for small breakage or the security deposit. The villas in Tuscany and a few other properties, like the Ca' Longo Palace ones, need a security deposit that will be kept on hold until successful checkout.You agree to comply the following Terms & Conditions of The Red House Company SRL (Italian VAT number 04499190272) and ensure that they are observed by all members of your party according to the Italian legislation (ex art. 1587 of the Civil Italian Code). Specifically, the moment you sign this contract and enter the property you are responsible for the flat and its contents and you have to observe the due diligence of “Bonus Pater Familias” in the use of the property.
You agree that it is absolutely forbidden to sublease the property or part of it to other people.
You agree to keep and leave the property and the furniture, kitchen equipment and any items in the flat in good condition and undamaged as you found them. Therefore, you agree neither to cause any damage to the walls, floor, doors, windows or furniture of the property especially coming in and out with the luggage nor to do anything that may be reasonably considered to cause a nuisance or annoyance to us or any other occupier of adjoining or neighborhood properties. No liability is accepted by you in respect of damage to or loss of such property except where the damage or loss is caused by your negligence.
You agree that “The Red House Company SRL” can’t be considered responsible for any unculpable inefficiency in the utilities of the apartment.
HIGH TIDES
Any items left in the entrance on the ground floor are under your responsibility as they might get wet in case of high tides.
MAINTENANCE OR SECURITY
You agree to allow any representative of “The Red House Company SRL” to access the property at any reasonable time, with previous warning, during your stay for the purpose of essential and/or urgent maintenance or security reasons.
You agree to notify us immediately of any problem occurred to the property.
SAFETY RULES
You agree for security reasons, always to close the shutters, the windows, the doors to the terraces if present, the apartment doors and the street door before leaving the house. You agree that we are not responsible for any items missing from your belongings during your stay in one of our apartments.
RESERVATION
You agree that the reservation is confirmed when the deposit/advance is confirmed with a receipt of payment. You agree that The Red House Company SRL applies the rule “first come, first served” and that the Red House Company SRL do not accept balance in cash upon arrival.
RISK DEPOSIT OR SERENITY SERVICE
You agree to leave a credit hold of €500,00 on your credit card at the moment of the check-in . You agree that this will be kept on hold until the date of your departure and our staff’s check, then the credit will be released if you, or a member of your party, have not caused any damage to the property and its contents; otherwise you agree that The Red House Company SRL can cash that credit, or part of it, to replace or repair your damages. All credit holds will have a cost charged by your bank, credit card or PayPal that will be not refunded by The Red House Company SRL.
Instead of the above mentioned security deposit hold, you can decide to pay a one-time charge of €50,00 for a not refundable “Serenity Service” which will cover every managing cost related to your stay (accintental damages included) and grant you our full assistance.
CHECK IN
You agree to call us before getting on board the “vaporetto” or taxi or Bus Shuttle (Alilaguna) from the airport to inform us that you and your party have arrived in Venice and to confirm the estimated time of arrival to the nearest “Vaporetto” / Taxi / Alilaguna stop. A member of the staff of the Red House Company SRL will meet you at the “Vaporetto” or Alilaguna/taxi stop nearest to the apartment you have rented and walk you to the apartment to show and explain all its facilities.
You agree that check-in of the apartment is normally from 15.00 until 20.00. Check-in is free of charge until 20.00. Between 20.00 and 22.00 there is an extra charge of €50 and between 22.00 and 24.00 there is an extra charge of €100,00. “The Red House Company SRL” do not accept arrivals from 24.00 and 09.00.
“The Red House Company SRL” organizes one check-in per apartment rented. You agree that if you need more than one check-in for other members of your party the costs is €50,00.
You are aware that each guest that will stay overnight in the apartment has to show a valid identity document to the check-in agent in observance of the Italian legislation (art. 109 Regio Decreto 18.06.1931 Tulps)
CITY TAX
From the 24th of August 2011, the City Council has declared that any visitor has to pay a City Tax. “The Red House Company SRL” hat to collect it on the behalf of the City Council. This tax will be applied to each visitor based on the category of the accommodation, the age and period of the stay. The total amount due has to be paid in cash upon arrival.
NEIGHBOURHOOD
Between 1pm and 3pm and from 11pm until 8am you agree that any loud noise in the house is not permitted.
GUESTS, PETS, SMOKING, CANDELS NOT ALLOWED
You agree not to allow more people to stay in the Property than expressly authorized, nor to change the make-up of the party during your stay. By law, we must declare every guest that resides at our property to the Police.
Pets are not allowed. Smoking indoors is not permitted. No lit candles allowed.
You agree that if you breach any of the above rules The Red House Company SRL can ask you to leave the property immediately without any refund of the rent.
HOUSE KEYS
You agree that should you lose the apartment’s keys, €400,00 will be charged to change the safety lock.
WASTE AND RECYCLING
You agree to respect the refuse collection according to Venice City Council Regulation for recycling. You agree not to leave any rubbish in the stairs or in the common area of the building nor in the apartment except on Sunday and holiday.
CANCELLATION POLICY
You agree that if you decide to cancel your reservation, or part of it, you will be refunded as follows:
• 100% refund if the cancelation occurs 15 days before arrival;
• 50% refund if the cancelation occurs between a two weeks and a week before arrival;
• no refund if the cancellation occurs within a week from arrival.
All bank costs involved will be charged upon you. The refund will be related only to what paid at the moment of the cancellation.
CHECK OUT
You agree to check out by 10.00am in order to allow the Company staff to prepare the house for the next Guests. Our staff is happy to try to accommodate check out time before 10.00 am to suit your travel arrangements if possible.
At check-out, you agree to leave the apartment in order, assembling all used linen on the beds and all items at its place; you agree to leave the Kitchen (also the fridge) clean and in order. Please note that check-out will take around 20 minutes.
Upon departure you agree to switch off the air conditioning/heating, leave the keys on the table (especially not on the inside patch door ).
