Three bedroom apartment with large living and dining area, two bathroms and a family kitchen. Extremely strategic location for both sightseeing and the Biennale area. Located in Castello, near "Riva degli Schiavoni" just few steps from the Arsenale gates and 5 minute's walk to San Marco square.
The commuting to Lido Beach and Film Festival Palaces is very easy via the San Zaccaria vaporettos stop just 200 meters away and the restaurants, groceries and cafè in the area are genuine and local.
The apartment consists of a living area with a large windowed living room, presenting a small balcony overlooking the Venetian street below. The spacious dining room with antique furniture holds a table for 6-8 people. The two spaces of the living area are separated by a glass-paneled wall, which brings a lot of light to both.
Another table can be found in the kitchen, which is fully equipped with all necessary appliances to make the guests’ stay as comfortable as possible.
There are two double bedrooms and one bedroom with two single beds, all with large windows. Both bathrooms present shower cabins.
By making a reservation with The Red House Company SRL, you agree that you have fully read and understood the Terms & Conditions, and you accept them in their entirety. You also agree to comply with these Terms & Conditions, ensuring that they are observed by all members of your party, in accordance with Italian legislation (under Article 1587 of the Italian Civil Code, adopted pursuant to Article 37-bis of Legislative Decree 17.5.2022, No. 50, converted by Law 15.7.2022, No. 91, and Article 21 quarter of the NTA of the VPRG for the Historical City of Venice, regulates the conduct of rental activity exclusively for tourism purposes, as defined by Article 27-bis of Regional Law No. 11/2013, for a period longer than 120 days, even if not consecutive, per calendar year, within the territorial area of the Historical City of Venice.)
Specifically, upon making a reservation with The Red House Company SRL and upon entering the property, you take full responsibility for the flat and its contents, and you are required to exercise the due diligence of a “Bonus Pater Familias" in the use of the property.
You agree that it is absolutely forbidden to sublease the property or part of it to other people.
You agree to keep and leave the property and the furniture, kitchen equipment and any items in the flat in good condition and undamaged as you found them. Therefore, you agree neither to cause any damage to the walls, floor, doors, windows or furniture of the property especially coming in and out with the luggage nor to do anything that may be reasonably considered to cause a nuisance or annoyance to us or any other occupier of adjoining or neighborhood properties. No liability is accepted by you in respect of damage to or loss of such property except where the damage or loss is caused by your negligence.
You agree that “The Red House Company SRL” can’t be considered responsible for any non-culpable inefficiency in the utilities of the apartment.
RESERVATION
• You agree that The Red House Company SRL applies the "first come, first served" rule and does not accept cash payments for the remaining balance upon arrival.
• Your reservation is confirmed when the deposit/advance payment is received, and you are provided with a payment receipt.
• If you have only paid the deposit, you will receive an email about 20 days prior to your arrival requesting payment of the remaining balance. The full amount must be paid 14 days prior to your arrival.
• If the reservation was made through an online travel agency (OTA), please note that their payment policy may differ. In such cases, kindly refer to the specific terms provided by the agency.
Important Payment Information
• You agree that the total amount (the amount paid for the stay) does not include the city tax, except for guests who book directly through our website. The city tax must be paid at the time of check-in.
• You agree to provide all the necessary information for issuing an invoice, as we are required by law to issue either an invoice or a payment receipt.
• You agree to inform us of your invoice request by email or at the time of check-in. The invoice will be emailed to you within 10 days after your check-out.
CHECK-IN
• You agree to provide us with your arrival time and location at least 48 hours before your arrival. Check-in for the apartment is generally available from 15:00 to 20:00. Check-in is free of charge until 20:00. Between 20:00 and 22:00, an additional charge of €50 will apply. After 22:00, an additional charge of €100 will apply, and check-in must be agreed upon in advance, subject to the availability of our personnel. The Red House Company SRL does not accept check-ins between 00:00 and 09:00.
• You agree to call us before boarding the "Vaporetto," taxi, or Alilaguna shuttle bus from the airport to inform us of your arrival in Venice and confirm the estimated time of arrival at the nearest "Vaporetto," taxi, or Alilaguna stop. A member of The Red House Company SRL staff will meet you at the stop nearest to the apartment you have rented and escort you to the apartment. The Red House Company SRL organizes one check-in per rented apartment. If additional check-ins are required for other members of your party, an extra fee of €50 will apply.
• By Italian legislation (Art. 109, Regio Decreto 18.06.1931 TULPS) and subsequent updates, including the specific circular issued by the Ministry of the Interior, each guest staying overnight in the apartment must present a valid identity document in person to the check-in agent.
• This procedure ensures compliance with Italian laws requiring the verification and reporting of guest identity documents (Identity Card for European guests or Passport for non-European guests) to the Public Security Authority within 24 hours of arrival.
CITY TAX
As of August 24, 2011, the City of Venice requires all overnight visitors to pay a City Tax. This tax is collected by accommodation providers, such as The Red House Company SRL, on behalf of the City Council. The amount of the City Tax is determined based on the accommodation category, the guest's age, and the duration of the stay.
The total amount due must be paid directly to the check-in agent upon arrival, either in cash or via a payment link.
CANCELLATION POLICY
You agree that if you decide to cancel your reservation or part of it, you will be refunded as follows:
• 100% refund if the cancelation occurs 15 days before arrival;
• 50% refund if the cancelation occurs between two weeks and a week before arrival;
• no refund if the cancellation occurs within a week from arrival.
In case of lockdown, all bookings will be refunded 100% if the cancellation occurs up to 24 hours from the arrival date.
All bank costs involved will be charged to you. The refund will be related only to what was paid at the moment of the cancellation.
GUESTS, PETS, SMOKING, AND CANDLES
• You agree not to allow more guests to stay at the property than expressly authorized and not to change the composition of your party during your stay without prior approval.
• You agree that, in compliance with the law, all guests staying at the property must be registered with the Public Security Authority.
• You agree that pets are not permitted on the property.
• You agree that smoking cigarettes and electronic cigarettes indoors is strictly prohibited.
• You agree that the use of lit candles is strictly prohibited.
Any breach of these rules may result in The Red House Company SRL requiring you to leave the property immediately without any refund of the rent.
WASTE AND RECYCLING
You agree to comply with the waste disposal and recycling regulations set by the City of Venice. Please ensure that all rubbish is properly disposed of and refrain from leaving any waste in the stairwell, common areas, on the street, or inside the apartment, except on Sundays and official holidays when you may leave them in the apartment.
RESPECT FOR THE NEIGHBORHOOD
You agree to maintain a peaceful environment and avoid making loud noises in the apartment between 13:00 and 15:00, as well as between 23:00 and 08:00.
HOUSE KEYS
• You agree that if you lose the apartment keys, a fee will be charged to replace the safety lock: 100€ for standard doors and 400€ for security doors.
• You agree that if you forget the keys inside the apartment and cannot access the property, an additional 50€ charge will apply for our staff to come and open the door.
• You agree that if you fail to leave the keys in the apartment upon check-out for any reason, you will ship them back to us immediately using the fastest available shipping method and accept full responsibility for the shipping costs.
CHECK-OUT
• Guests are required to follow the check-out instructions independently.
• You agree to check out by 10:00 AM to allow our staff sufficient time to prepare the house for the next guests.
• Guests are required to inform us of their planned check-out time prior to departure so we can schedule housekeeping accordingly.
• At check-out, you agree to:
- Leave the apartment in order,
- Return all items to their proper places.
- Leave the kitchen, including the fridge, in order.
- Ensure the air conditioning/heating is switched off.
- Close all windows and shutters,
- Place all sets of keys on the table inside the house (keys must not be left on the inside latch of
the door).
• You agree to follow the instructions regarding waste collection. You agree not to leave any waste inside the apartment or on the street.
MAINTENANCE AND SECURITY
You agree to allow authorized representatives of The Red House Company SRL to access the property at reasonable times, with prior notice, during your stay for the purpose of essential or emergency maintenance, or for security-related matters.
In the event of problems with the property, you agree to notify us immediately so the staff of The Red House Company SRL can address them promptly.
SAFETY RULES
For your security and the protection of the property, you agree to always secure the shutters, windows, terrace doors (if applicable), apartment doors, and street doors before leaving the premises.
Please note that The Red House Company SRL is not responsible for any personal items missing or damaged during your stay.
Smoking and Sensor Policy: Smoking and lighting candles are strictly prohibited in the apartments. In the event of smoking, a carbon monoxide leak, or any other trigger, the sensor will activate an alarm. You agree that you will immediately open the windows for ventilation and are strictly prohibited from touching, turning off, altering, or modifying the sensor or its system. Please ensure proper ventilation before turning on any lights.
Fire Extinguisher Use Policy: You agree to use the fire extinguisher strictly in the event of a fire to extinguish. Any misuse of the fire extinguisher, including use for non-fire-related purposes, will result in the guest being charged the full cost of replacement.
High Tide (ACQUA ALTA)
Any items left at the ground floor entrance are the responsibility of the guests, as they may be damaged due to high tide.
RESPONSIBILITY FOR DAMAGES
Instructions for all electrical devices in the apartment (e.g., washing machine, dryer, microwave, toaster, kettle, Nespresso machine, heating, air conditioning, hot water, television, internet, lights, doors, windows, and bathrooms) will be provided and/or explained at check-in or made available in the "House Information Book."
You agree that any damage to these devices or other property must be reported within 24 hours of check-in; otherwise, the damage will be attributed to the guest.
By reserving an apartment managed by Red House Company Srl , you agree and acknowledge to assume responsibility for any damage caused to the apartment, its contents, or furnishings during their stay.
COSTS AND REPAIRS
In the event that the guest, your invitees, or any individuals under your care cause damage to the apartment or its contents, you agree to cover all associated costs for repairs, replacements, or professional cleaning.
REPORTING DAMAGES
Guests are required to promptly report any damages or issues with the apartment to management. Failure to report damages in a timely manner may result in additional charges or fees.
ASSESSMENT OF DAMAGES
The Red House Company SRL reserves the right to assess any damages at its discretion, considering the extent of the damage and the costs related to repair or replacement. This assessment will be communicated to the guest, along with a detailed breakdown of the incurred expenses.
PAYMENT FOR DAMAGES
By accepting these terms, you agree to receive an invoice for the total amount of damages assessed during your stay with The Red House Company and to pay promptly.
If you refuse to pay the invoice, you further agree to provide an alternative method of payment, as specified by The Red House Company Srl, promptly. Failure to provide a valid payment method may result in additional charges, late fees, or legal action to recover the outstanding balance.
DISPUTE RESOLUTION
Should you dispute any charges related to damages, they must notify The Red House Company Srl in writing within 24 hours from receiving the damage assessment. Failure to dispute the charges within the specified timeframe will be deemed as an acknowledgment and acceptance of the charges. The Court of Venice will have exclusive jurisdiction in any dispute.
LEGAL RECOURSE
In cases where you refuse to pay for damages or disputes, the charges reserve the right to pursue legal action to recover the incurred costs. You will be responsible for all legal fees and associated expenses incurred by The Red House Company Srl in the pursuit of such claims.
By confirming a reservation with Red House Company Srl, you expressly agree to abide by these terms and conditions related to damages and acknowledge that you will be held accountable for any harm caused to the apartment or its contents during your stay.

We were 3 friends 60plus traveling together. The apartment met all expectations and just like photos. Location next to Biennale solidified our choice. Rooms were ample and plenty of private and shared spaces. We had minor issue with key/door but the host quickly and efficiently handled it by sending someone out. That was greatly appreciated.

SAFETY RULES - You agree for security reasons, always to close the shutters, the windows, the doors to the terraces if any, the apartment doors and the street door before leaving the house. You agree that we are not responsible for any items missing from your belongings during your stay in one of our apartments. CHECK IN - You agree to call us before getting on board the "vaporetto" or taxi or Bus Shuttle (Alilaguna) from the airport to inform us that you and your party are arrived in Venice and to confirm the estimated time of arrival to the nearest "Vaporetto" / taxi / Alilaguna stop. A member of the staff of the Red House Company will meet you at the vaporetto or Alilaguna/taxi stops nearest to the apartments you have rented and walk you to the apartment to show and explain all its facilities. You agree that check-in of the apartment is normally from 3pm until 8pm. Check-in is free of charge until 20.00. Between 20.00 and 22.00 there is an extra charge of €50,00 and between 22.00 and 24.00 there is an extra charge of €100,00. The Red House Company do not accept arrivals from 24.00 and 09.00. The Company organize one check-in per apartment rented. You agree that if you need more than one check-in for other members of your party the costs is €50,00. You are aware that each guest that will stay overnight in the apartment has to show a valid identity document to the check-in agent in observance the Italian Legislation CITY TAX - As per the 24th of August 2011, the City Council has added a City Tax that the Company will have to collect on the Council behalf. This tax will be applied to all rents depending on the number of guests, age and period of stay and has to by paid cash upon arrival. NEIGHBORHOOD - Between 1pm and 3pm and from 11pm until 8am you agree that any loud noise in the house is not permitted. GUESTS, PETS, SMOKING - You agree not to allow more people to stay in the Property than expressly authorized, nor to change the make-up of the party during your stay. By law, we must declare every guest that resides at our property to the Police. Pets are not allowed. Smoking indoors is not permitted. You agree that if you breach any of the above rules The Company can ask you to leave the property immediately without any refund of the rent. HOUSE KEYS - You agree that should you lose the apartment's keys, €400,00 will be charged to change the safety lock. Should you forget the keys inside the apartment, €50,00 will be charged for our staff to come and opens the door and between 22.00 and 08.00 a.m. the charge is 100,00€. WASTE AND RECYCLING - You agree to respect the refuse collection according to Venice City Council regulation for recycling. You agree not to leave any rubbish in the stairs nor in the apartment the day you leave except on Sunday and on holidays. CHECK OUT - You agree to check out by 10.00am in order to allow the Company staff to prepare the house for the next Guests. Our staff is happy to try to accommodate check out time before 10.00 am to suit your travel arrangements if possible. At check-out, you agree to leave the apartment in order, assembling all used linen on the beds and all items at their place; you agree to leave the Kitchen in order and the fridge empty. Upon departure you agree to switch off the air conditioning/heating and to leave the keys on the kitchen/dining table (NOT ON THE INSIDE PATCH DOOR) PRIVACY - According to the GDPR (General Data Protection Regulation) and to the Italian law on the protection of privacy you herewith authorize the Red House Company to send offers and advertising material as well as to provide information on your stay to enable to retrieve massages and phone calls. You also authorize The Red House Company to keep copies of my document and those of my party during my stay to fulfill legal procedures.

Property Manager Terms
there is the alternative on most properties to accept the "SERENITY SERVICE" which is an insurance nonrefundable contribution of €50 for small breakage or the security deposit. The villas in Tuscany and a few other properties, like the Ca' Longo Palace ones, need a security deposit that will be kept on hold until successful checkout.You agree to comply the following Terms & Conditions of The Red House Company SRL (Italian VAT number 04499190272) and ensure that they are observed by all members of your party according to the Italian legislation (ex art. 1587 of the Civil Italian Code). Specifically, the moment you sign this contract and enter the property you are responsible for the flat and its contents and you have to observe the due diligence of “Bonus Pater Familias” in the use of the property.
You agree that it is absolutely forbidden to sublease the property or part of it to other people.
You agree to keep and leave the property and the furniture, kitchen equipment and any items in the flat in good condition and undamaged as you found them. Therefore, you agree neither to cause any damage to the walls, floor, doors, windows or furniture of the property especially coming in and out with the luggage nor to do anything that may be reasonably considered to cause a nuisance or annoyance to us or any other occupier of adjoining or neighborhood properties. No liability is accepted by you in respect of damage to or loss of such property except where the damage or loss is caused by your negligence.
You agree that “The Red House Company SRL” can’t be considered responsible for any unculpable inefficiency in the utilities of the apartment.
HIGH TIDES
Any items left in the entrance on the ground floor are under your responsibility as they might get wet in case of high tides.
MAINTENANCE OR SECURITY
You agree to allow any representative of “The Red House Company SRL” to access the property at any reasonable time, with previous warning, during your stay for the purpose of essential and/or urgent maintenance or security reasons.
You agree to notify us immediately of any problem occurred to the property.

RESERVATION
You agree that the reservation is confirmed when the deposit/advance is confirmed with a receipt of payment. You agree that The Red House Company SRL applies the rule “first come, first served” and that the Red House Company SRL do not accept balance in cash upon arrival.
RISK DEPOSIT OR SERENITY SERVICE
You agree to leave a credit hold of €500,00 on your credit card at the moment of the check-in . You agree that this will be kept on hold until the date of your departure and our staff’s check, then the credit will be released if you, or a member of your party, have not caused any damage to the property and its contents; otherwise you agree that The Red House Company SRL can cash that credit, or part of it, to replace or repair your damages. All credit holds will have a cost charged by your bank, credit card or PayPal that will be not refunded by The Red House Company SRL.
Instead of the above mentioned security deposit hold, you can decide to pay a one-time charge of €50,00 for a not refundable “Serenity Service” which will cover every managing cost related to your stay (accintental damages included) and grant you our full assistance.
CHECK IN

Between 20.00 and 22.00 there is an extra charge of €50 and between 22.00 and 24.00 there is an extra charge of €100,00. “The Red House Company SRL” do not accept arrivals from 24.00 and 09.00.
“The Red House Company SRL” organizes one check-in per apartment rented. You agree that if you need more than one check-in for other members of your party the costs is €50,00.

CITY TAX
From the 24th of August 2011, the City Council has declared that any visitor has to pay a City Tax. “The Red House Company SRL” hat to collect it on the behalf of the City Council. This tax will be applied to each visitor based on the category of the accommodation, the age and period of the stay. The total amount due has to be paid in cash upon arrival.

You agree that if you breach any of the above rules The Red House Company SRL can ask you to leave the property immediately without any refund of the rent.

WASTE AND RECYCLING
You agree to respect the refuse collection according to Venice City Council Regulation for recycling. You agree not to leave any rubbish in the stairs or in the common area of the building nor in the apartment except on Sunday and holiday.
CANCELLATION POLICY
You agree that if you decide to cancel your reservation, or part of it, you will be refunded as follows:
• 100% refund if the cancelation occurs 15 days before arrival;
• 50% refund if the cancelation occurs between a two weeks and a week before arrival;
• no refund if the cancellation occurs within a week from arrival.
All bank costs involved will be charged upon you. The refund will be related only to what paid at the moment of the cancellation.
CHECK OUT
You agree to check out by 10.00am in order to allow the Company staff to prepare the house for the next Guests. Our staff is happy to try to accommodate check out time before 10.00 am to suit your travel arrangements if possible.
At check-out, you agree to leave the apartment in order, assembling all used linen on the beds and all items at its place; you agree to leave the Kitchen (also the fridge) clean and in order. Please note that check-out will take around 20 minutes.
Upon departure you agree to switch off the air conditioning/heating, leave the keys on the table (especially not on the inside patch door ).
