A prestigious late gothic palace in the centre of the Canal Grande route, the area of San Samuele and Santo Stefano has been traditionally the residential space of the city where all the most influential families have established their main residence. Being equally distant from San Marco (political and religious centre) and Rialto (business centre), it represents the perfect location from which they have exercised their power and managed their interests in more than 1000 years of history of the Republic of Venice. The first settlements in the area date back to the 10th century and the first palaces were built in the 12th century.
Palazzo Garzoni Moro has been built in the 15th century and it has been restored completely in 2017. It is composed by a large residence facing the Canal Grande and privately owned and 8 apartments in the rear part of the Building all facing the private courtyard, the nearby canal and the Venetian roofs. Despite being close to most attractions and tourist’s routes for the Guggenheim Foundation, Accademia di Belle Arti, Museo Franchetti, Palazzo Giustiniani and Palazzo Fortuny it is extremely quiet. The proximity to Salizada San Samuele, Calle della Mandola and Campo San Maurizio give the chance to the guest to be also close to so many shops, restaurants and the famous antique open market of San Maurizio. Literally 5 minutes’ walk to “Palazzina G” famous luxury Hotel and close to the “Bauer”, key spots for the exclusive night life in Venice, allow the guest to feel and be in the centre of anything that matters and happen in town, especially, during the Film Festival and the Biennale of Arts and Architecture.
The building has been finely restored with easy to use and effective home automation appliances, floor heating, lift, central air conditioning; top and latest design kitchens and bathrooms.


The Apartment Salina is the largest available for holiday rentals in the palace, on a second floor with 3 bedrooms and 2 full bathrooms, living and dining area, fully equipped kitchen. The master bedroom is on a higher level, there are few steps that take you to a large bedroom with four posters, massive wooden beams in the ceiling and an ensuite comfortable bathroom with wooden floor. The bathroom has a large cabin shower and a fantastic view on Venetian roofs. Very Bright it has also 2 large wardrobes to store all your clothes. The second bedroom is also double and can be arranged with 2 single beds while the third bedroom has 2 extra-large single bed of 120cm wide that can also arranged as a massive double bed.
The kitchen, living and dining area are in one single large day area that allow hosting comfortably the 6 apartment’s guests. A wine cellar is a nice add on to the equipment of the kitchen and a 42” TV flat screen allow the guests to enjoy the satellite programs from all over the world. The internet is wireless.

Set in the San Marco neighborhood, the apartment is just a short walk away from some of the most vital landmarks and attractions in the city, including the Palazzo Grassi and Teatro la Fenice. An array of shopping and dining is steps away.

Thank you for a great stay in Venice. The apartment is in an excellent position for exploring the city, easy walking distance to St Marks square, restaurants and shops. Vaporetto 2 minutes walk. The apartment has all the amenities you need for your stay. We have already recommended this to our friends.

One of my favorite airbnb's I've stayed at in Venice! Very clean, absolutely beautiful interior, easy to get to, and close to lots of restaurants and shops. The beds were very comfortable and there were several AC's which helped a lot in the heat of summer. The kitchen was well appointed as well.

Martina met us & was just wonderful! She explained everything clearly and was warm & friendly. The apartment is just beautiful, like the photos & had everything we needed for a family of 6. It wasn’t far from a water bus stop. We found it easy enough to walk to all the sights. It was extremely hot & the air conditioning worked great!!! We had a little hiccup getting prearranged pick up from airport for some family due to a system glitch, however, family was able to find a water taxi relatively easy. A great place to stay.

You agree that it is absolutely forbidden to sublease the property or part of it to other people. You agree to keep and leave the property and the furniture, kitchen equipment and any item in the flat in good condition and undamaged as and where you found them. Therefore, you agree neither to cause any damage to the walls, floor, doors, windows or furniture of the property especially coming in and out with the luggage nor to do anything that may be reasonably considered to cause a nuisance or annoyance to us or any other occupier of adjoining or neighborhood properties. No liability is accepted by you in respect of damage to or loss of such property except where the damage or loss is caused by your negligence. "The Red House Company" can't be considered responsible for any inculpable inefficiency in the utilities of the apartment. HIGH TIDES - Any items left in the entrance on the ground floor are under your responsibility as they might get wet in case of high tides. MAINTENANCE OR SECURITY - You agree to allow any representative of The Red House Company to access the property at any reasonable time, with previous warning, during your stay for the purpose of essential and/or urgent maintenance or security reasons. You agree to notify us immediately of any problems occurred to the property. Between 20.00 and 22.00 there is an extra charge of €50,00 and between 22.00 and 24.00 there is an extra charge of €100,00. The Red House Company do not accept arrivals from 24.00 and 09.00. The Company organize one check-in per apartment rented. You agree that if you need more than one check-in for other members of your party the costs is €50,00. You are aware that each guest that will stay overnight in the apartment has to show a valid identity document to the check-in agent in observance the Italian Legislation CITY TAX - As per the 24th of August 2011, the City Council has added a City Tax that the Company will have to collect on the Council behalf. This tax will be applied to all rents depending on the number of guests, age and period of stay and has to by paid cash upon arrival. NEIGHBORHOOD - Between 1pm and 3pm and from 11pm until 8am you agree that any loud noise in the house is not permitted. GUESTS, PETS, SMOKING - You agree not to allow more people to stay in the Property than expressly authorized, nor to change the make-up of the party during your stay. By law, we must declare every guest that resides at our property to the Police. Pets are not allowed. Smoking indoors is not permitted. You agree that if you breach any of the above rules The Company can ask you to leave the property immediately without any refund of the rent. HOUSE KEYS - You agree that should you lose the apartment's keys, €400,00 will be charged to change the safety lock. Should you forget the keys inside the apartment, €50,00 will be charged for our staff to come and opens the door and between 22.00 and 08.00 a.m. the charge is 100,00€. WASTE AND RECYCLING - You agree to respect the refuse collection according to Venice City Council regulation for recycling. You agree not to leave any rubbish in the stairs nor in the apartment the day you leave except on Sunday and on holidays. CHECK OUT - You agree to check out by 10.00am in order to allow the Company staff to prepare the house for the next Guests. Our staff is happy to try to accommodate check out time before 10.00 am to suit your travel arrangements if possible. At check-out, you agree to leave the apartment in order, assembling all used linen on the beds and all items at their place; you agree to leave the Kitchen in order and the fridge empty. Upon departure you agree to switch off the air conditioning/heating and to leave the keys on the kitchen/dining table (NOT ON THE INSIDE PATCH DOOR) PRIVACY - According to the GDPR (General Data Protection Regulation) and to the Italian law on the protection of privacy you herewith authorize the Red House Company to send offers and advertising material as well as to provide information on your stay to enable to retrieve massages and phone calls. You also authorize The Red House Company to keep copies of my document and those of my party during my stay to fulfill legal procedures.

Property Manager Terms

there is the alternative on most properties to accept the "SERENITY SERVICE" which is an insurance nonrefundable contribution of €50 for small breakage or the security deposit. The villas in Tuscany and a few other properties, like the Ca' Longo Palace ones, need a security deposit that will be kept on hold until successful checkout.

RESERVATION
You agree that the reservation is confirmed when the deposit/advance is confirmed with a receipt of payment. You agree that The Red House Company SRL applies the rule “first come, first served” and that the Red House Company SRL do not accept balance in cash upon arrival.

RISK DEPOSIT OR SERENITY SERVICE
You agree to leave a credit hold of €500,00 on your credit card at the moment of the check-in . You agree that this will be kept on hold until the date of your departure and our staff’s check, then the credit will be released if you, or a member of your party, have not caused any damage to the property and its contents; otherwise you agree that The Red House Company SRL can cash that credit, or part of it, to replace or repair your damages. All credit holds will have a cost charged by your bank, credit card or PayPal that will be not refunded by The Red House Company SRL.
Instead of the above mentioned security deposit hold, you can decide to pay a one-time charge of €50,00 for a not refundable “Serenity Service” which will cover every managing cost related to your stay (accintental damages included) and grant you our full assistance.

CHECK IN
You agree to call us before getting on board the “vaporetto” or taxi or Bus Shuttle (Alilaguna) from the airport to inform us that you and your party have arrived in Venice and to confirm the estimated time of arrival to the nearest “Vaporetto” / Taxi / Alilaguna stop. A member of the staff of the Red House Company SRL will meet you at the “Vaporetto” or Alilaguna/taxi stop nearest to the apartment you have rented and walk you to the apartment to show and explain all its facilities.

You agree that check-in of the apartment is normally from 15.00 until 20.00. Check-in is free of charge until 20.00. Between 20.00 and 22.00 there is an extra charge of €50 and between 22.00 and 24.00 there is an extra charge of €100,00. “The Red House Company SRL” do not accept arrivals from 24.00 and 09.00.

“The Red House Company SRL” organizes one check-in per apartment rented. You agree that if you need more than one check-in for other members of your party the costs is €50,00.

You are aware that each guest that will stay overnight in the apartment has to show a valid identity document to the check-in agent in observance of the Italian legislation (art. 109 Regio Decreto 18.06.1931 Tulps)

CITY TAX
From the 24th of August 2011, the City Council has declared that any visitor has to pay a City Tax. “The Red House Company SRL” hat to collect it on the behalf of the City Council. This tax will be applied to each visitor based on the category of the accommodation, the age and period of the stay. The total amount due has to be paid in cash upon arrival.

NEIGHBOURHOOD
Between 1pm and 3pm and from 11pm until 8am you agree that any loud noise in the house is not permitted.

GUESTS, PETS, SMOKING, CANDELS NOT ALLOWED
You agree not to allow more people to stay in the Property than expressly authorized, nor to change the make-up of the party during your stay. By law, we must declare every guest that resides at our property to the Police.
Pets are not allowed. Smoking indoors is not permitted. No lit candles allowed.
You agree that if you breach any of the above rules The Red House Company SRL can ask you to leave the property immediately without any refund of the rent.

HOUSE KEYS
You agree that should you lose the apartment’s keys, €400,00 will be charged to change the safety lock.

WASTE AND RECYCLING
You agree to respect the refuse collection according to Venice City Council Regulation for recycling. You agree not to leave any rubbish in the stairs or in the common area of the building nor in the apartment except on Sunday and holiday.

CANCELLATION POLICY
You agree that if you decide to cancel your reservation, or part of it, you will be refunded as follows:
• 100% refund if the cancelation occurs 15 days before arrival;
• 50% refund if the cancelation occurs between a two weeks and a week before arrival;
• no refund if the cancellation occurs within a week from arrival.

All bank costs involved will be charged upon you. The refund will be related only to what paid at the moment of the cancellation.

CHECK OUT
You agree to check out by 10.00am in order to allow the Company staff to prepare the house for the next Guests. Our staff is happy to try to accommodate check out time before 10.00 am to suit your travel arrangements if possible.

At check-out, you agree to leave the apartment in order, assembling all used linen on the beds and all items at its place; you agree to leave the Kitchen (also the fridge) clean and in order. Please note that check-out will take around 20 minutes.

Upon departure you agree to switch off the air conditioning/heating, leave the keys on the table (especially not on the inside patch door ).
