I had a nice stay at this villa. It’s a beautiful, modern place .The staff was friendly and responded quickly to any of my request that I needed for example booking a taxi to the villa and back to the airport. Pros: • Spacious, modern villa • High-speed internet 500mbps+ • Friendly and responsive staff • Great location with a peaceful atmosphere Cons: • Pool is on the shallow side • Need to keep noise down due to nearby neighbors • No hot water in the bathroom, (could of been fix with a quick text) • had to pay for Electricity and water costs ( it was fairly cheap for a week, it was 500 baht or $22 AUD) Overall, I loved the place. The staff made us feel very welcome and responded quickly to any requests. It was a great stay, and I would highly recommend :)

- The three floors Beautiful villa with modern finishing. With One of the biggest private swimming pools . it’s locate in Gulf area which makes a nice place - The stuff of the Villa was very nice and welcoming they reply to my request very quickly and I took the Villa for a week with a fair price I really like the Villa and I would recommend it highly - just a few disadvantages which are: 1- you have to be quiet and quite hours since there is neighbourhood next door so you can’t make loud noise at night 2- all bathrooms had a bad smell caused by the connection below 3- Electric and water is I bit expensive

Dear Guests, Important note to our house rule before you make a reservation. Kindly see below and inform everyone in the group. * Only register guests are allowed to stay at the villa. ( all copies passports have to be sent once booking confirmed ) * Kindly turn off aircon when not use and when you are not in the rooms and when you leave the property * Please not have windows open when aircon is on. * No smoking inside the property please ( Outdoor area is ok) * Big and loud music party that could disturb neighbors not allowed * 2 Parking slots available only inside the house and in front of the main gate * Security deposit of 150 USD or equivalent 5,000 THB will be collected on arrival in cash and returned on the check-out day at departure time subject to damage or breakages. * Price is not included utilities (electricity & water) , you will be charged THB7 per unit for electricity and THB12 per unit for water . * Daily Cleaning is not included but can be arranged (Required 1 day notice in advance) at extra cost of 1,000THB per time. (Excluded Linen & towels) * The price is starting at 3 bedroom rate for 6 pax. Villa can accommodate up to 7 pax maximum with extra bed set up at 300THB per person per night. * Full set of keys / key cards are required to return upon Check out. Any loss /damage will incur a 2,000 THB charge per set / key Thank you for respecting our house rules. We look forward to welcoming you to our villa! - Throw rubbish away

- Note: The Super Strict cancellation policy applies to special circumstances and is by invitation only.
- For a 50% refund of the nightly rate, the guest must cancel 60 full days before the listing's local check-in time (shown in the confirmation email).
- If the guest cancels fewer than 60 days in advance, the unspent nights are not refunded.
- If a guest arrives and decides to leave early, the unspent nights are not refunded.
- Cleaning fees are always refunded if the reservation is cancelled before check-in.
- Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
- A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
