Rates & Inclusions
✔ Electricity usage – up to 200 units per day (sufficient for normal use with air conditioning turned off when not in use). Excess usage is charged at 7 Baht per unit.
✔ 1 round-trip airport transfer – Minibus with driver included.
✔ Full villa staff, including a Villa Concierge Manager, Villa Manager, Chef, and housekeeping team.
Security Deposit
A security deposit of $1,500 USD (or equivalent currency) is required upon arrival.
Concierge & Staff Services
✔ Villa Concierge Manager – Available from the moment you book to assist with pre-arrival planning and throughout your stay.
✔ Villa Manager – Available 24/7 to assist with any requests.
✔ Housekeeping – Daily villa cleaning included.
✔ Villa Chef & Dining --A curated menu of Thai & Western dishes, plus a full selection of wines, spirits, and soft drinks.

Went with a group of friends. We absolutely loved it. Everyone had a great time. The property is gorgeous and we couldn’t get enough of the view. The images on the listing are nice however we all felt it was even nicer in person. We had the Chef cook us dinner on our first night and it was lovely walking into the property for the first time and smelling the aromatic Thai flavours coming from the kitchen. The menu is restaurant quality! Walk to the beach was an easy 15 minutes and there is a 7 eleven just 5 minutes away. There is also a great cafe just two minutes down the road with amazing ocean views. The house is beautifully designed with all bedrooms facing the water.

Incredible stay! Villa was exactly as listed and the staff were very welcoming. Highly recommend taking advantage of the chef’s services, the meals were amazing with a variety of menu options. The location is great and walkable to many local restaurants and beaches.

Additional rules
Smoking is allowed outside. There are balconies in every bedroom. Electricity is excluded and charge at 7 baht only. Water is included if used reasonably. Kamala Rocks is a great place for a party. Parties are allowed with the people staying at the villa, However if there are extra guests there may be an extra charge. Talk to us first. Pets are allowed if approved before booking.

- Note: The Super Strict cancellation policy applies to special circumstances and is by invitation only.
- For a 50% refund of the nightly rate, the guest must cancel 60 full days before the listing's local check-in time (shown in the confirmation email).
- If the guest cancels fewer than 60 days in advance, the unspent nights are not refunded.
- If a guest arrives and decides to leave early, the unspent nights are not refunded.
- Cleaning fees are always refunded if the reservation is cancelled before check-in.
- Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
- A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
