🚶♂️ The apartment is located within a residential building, in a vibrant residential area near the Tube, cafés and pubs — some street traffic and minor neighbourly noise can be heard in the flat, which is normal for a period property.
🔐 Self-check-in using a key box located near the flat. Clear, step-by-step check-in instructions with photos are provided through the digital Guest Portal (once pre-check-in is complete), making it simple and stress-free to locate the building and gain entry. The key collection code appears at the booked check-in time (usually 3 PM, unless early check-in is booked in advance).
🔑 2 key sets are provided and clearly labelled for ease of use.
🪜 Basement level flat (no lift - 15 steps down from the street level). Please pay attention in wet weather and with heavy luggage as steps can become slippery.
🚗 There is no dedicated parking. Street pay-and-display is limited to 2 hours; public parking nearby is around £35 a day (APCOA parking Paddington).

- As common with many central London period buildings, entrance areas may feel compact and practical rather than hotel-style.
- Some normal building or street sounds may occasionally be heard.
- The second bedroom is compact, so please review sleeping arrangements carefully.
- No air conditioning, but fans may be available in warmer months.

- There is no dedicated parking, but you can use APCOA car park within a 10 min walk for around £35 per day.
Guests with REDUCED MOBILITY, please consider:
- The apartment is located on the basement level and is accessible only by stairs (approximately 15 steps). There is no lift.
- External stairs may get slippery in wet weather and can be tricky with heavy luggage.
- Some internal steps are present in the flat - pay attention especially at night. Fluorescent stickers present.
- The bathroom includes a standard bath with a shower over it and is therefore not step free.
- The building entrance and staircase are typical of historic London properties and may feel narrow when carrying large luggage.
COMPLULSORY PRE-CHECK-IN AND OPTIONAL EXTRAS
To help protect our community and ensure a smooth check-in experience, we use a secure Guest Portal powered by BoomNow (our Property Management System) and Truvi (a leading guest-screening and holiday home insurance provider). Once your booking is confirmed, you’ll receive a link to complete a quick pre-check-in form and securely verify your ID. The Guest Portal link includes check-in instructions with photos, an access code, and an apartment guide.
We also offer a few optional extras, not included in your Airbnb reservation, which can be arranged separately after booking:
Extra bedding sets – £30 per set delivered by our laundry on your chosen day.
Mid-stay refresh clean – £66 (light clean up to 2 hours, then £22 per extra hour if required, no linen change).
Baby equipment hire – £30 (cot without bedding, baby bath, high chair).
In-person check-in or luggage assistance – fee varies by time and availability - ask for more details.
These extras are entirely optional and offered for convenience only. If you'd like to arrange any of them, just let us know after booking.
Travelling with CHILDREN:
- The layout includes internal steps which may not be convenient for very young children without supervision.
- Lower ground properties may require extra supervision for toddlers near stairs and patio/garden access.
- Safety gates cannot be installed.
NOISE ADVISORY:
- The apartment is in central London near Paddington Station. While the street itself is generally quiet and residential, some city noise, neighbour noise and seagull calls can be heard despite the double glazing.
ALLERGIES & SPECIAL REQUIREMENTS:
- Our apartments are located in a variety of historic and modern buildings and may not be suitable for all.

This was an extremely pleasant Airbnb experience. From making the booking up until check out, Bart was exceptional in communicated and also went above and beyond when we accidentally locked ourselves out of the apartment.
I would definitely stay here again and I would highly recommend it.

Good location but maybe the cleaners did a horrible job that day. Apartment is in a very good place since it is very close to the train station and metro, but the apartment was dirty and gave us a bad impression and experience after all. Maybe we were unlucky since I saw good reviews before booking.

Centrally located 2 mins walk from Paddington Station, so super convenient to get around London on the tube or hop on the train out to the airport. If you're looking for a place to stay as a "hub" and you plan to do day trips or lots of sightseeing across London, this would be perfect for you because it's *literally* right around the corner from Paddington. Loads of shops, restaurants, pubs, and grocery/convenience stores within walking distance as well! Cute main living area and patio, and kitchen was stocked with dishes & basic necessities like bin bags, dishwasher pods, tea & coffee, etc. It was great for a 2-3 night stay where we were out & about during most of the daytime. Plenty of clean towels, extra linens, and toiletries were provided!
The apartment entrance is located beneath ground floor down a set of steep stairs - it would have been nice to know this upon booking, as I had a very heavy suitcase and it was troublesome getting it up and down the stairs by myself. The window in the main bedroom also looks directly out to the apartment entrance and the street, so you will probably want to keep the curtain down the entire time. The apartment has no AC (I do want to note that AC is not included on the listing and isn't common in apartments in the UK, so it's not necessarily a problem - but just a heads up when booking if you're from the US and used to the expectation of AC everywhere), but there were plenty of fans provided in the space. The "second bedroom" is pretty small - there's a small wardrobe and shelves on the wall, but it's pretty much just a bed cramped into the room. There's also 2 bathrooms, but 1 of the bathrooms is only a toilet and a sink, so only 1 shower! I am probably being extra picky because I am someone who usually books hotels instead of apartments, but these are specific things I would want to know prior to booking again so I could plan accordingly!
