FORMALITIES THAT NEED TO BE COMPLETED PRIOR TO CHECK-IN
1️⃣ DAMAGE DEPOSIT:
✓Prior to your arrival, a mandatory 1000€ damage deposit, needs to be settled online, by way of a credit card pre-authorisation. - sorry, no American Express / Diners Club -. Upon completion of your Airbnb reservation, a secured online link towards our partner website SWIKLY, will be forwarded to you, in order to settle our damage deposit. Upon departure, and following an inspection, R213 will release the pre-authorisation within 48h.

2️⃣ ONLINE CHECK-IN:
✓ Local regulations requires ALL occupants to provide us with an official government issued photo ID. For EU citizens a copy of a valid ID card is required and for NON-EU citizens a copy of a valid passport is the norm. Once you have confirmed your booking, a secured online link towards our online check-in form, will be forwarded to you.

The payments of our supplements will be channelled using your Airbnb account.

✓ FULL HOUSEKEEPING SERVICE: A weekly housekeeping service is included in your rental. If you so desire additional housekeeping services are available, pending a 24h notice and a 125€ charge per service.

✓ LINEN REFRESHMENT SERVICE: Your apartment is fitted with bed § bath linens according to the number of persons booked, these in turn will be refreshed on a weekly basis. If you so desire additional linen refreshment services may be purchased :
- 35€ set of bed linens / per bed
- 30€ set of bath linens / per person

✓ SLEEPOVERS / STAY-OVERS
Your booking includes a predefined total number of occupants. Pending prior written notice and registration, the primary guest is authorised to invite sleepover/stay-over guests, pending a daily 25€ supplement per person. (total maximum occupancy may not exceed four persons).

We really enjoyed our stay here. The flat was new and clean and easy to spend time in. The beds are super comfortable and the view is terrific. Has was responsive and gave us a good tour of the flat and went out of her way to be sure we had what we needed. We'd definitely stay here again. And there are several terrific restaurants within walking distance.

Functional apartment, very well located next to the botanical garden, within walking distance of Brussels-North station. Shops nearby. Very clean and beautiful view from the terraces of the grand hotels of Brussels and the roofs of the smaller surrounding buildings. Perfect for family travel or business stays. I recommend it without hesitating!

A perfect stay! We stayed 3 nights for a work trip and everything was just right. In person service with the helpful house keeper available at all times, super smart, super clean flat with a wonderful view and balcony looking over Brussels. And the beds were really comfy with good quality bed linen. Thanks!

This is a lovely safe, secure, airy and well-equipped sixth floor apartment that contains everything needed for daily living. The beds are particularly comfortable and the quality of the bedding is excellent. It’s quite a way from the historic centre so you need to enjoy city walking or be prepared to use public transport. Serge was generous, charming and helpful, advising us on the best way to reach a destination on the outskirts of the city. Although the immediate area isn’t affluent, we felt quite safe wandering about in the evenings. Recommended.

    The primary guest is hereby informed and expected to abide by R213 established house rules. The primary guest is directly responsible for assuring that all persons included in the initial booking, all daytime visitors and any sleepover/stay-over invitees alike are made aware and or are informed accordingly to R213 house-rules. ► The primary guest is requested to keep the apartment made available to him/her in perfect general condition and must declare any defect or malfunction. ► Smoking is strictly forbidden indoors, please note that a fine for any damages caused by smoke, fumes or vapours may be imposed. Be reminded that smoke, fumes or vapours are susceptible to being absorbed and retained by porous materials within your residence e.g. curtains, upholstery, cushions, etcetera. Consequently, cleaning and reconditioning of these surfaces requires the use of ionisers and ozone generating air cleaners, which carry a considerable expense with possible loss of revenue. ►We invite guests to take certain precautions to avoid any inconvenience: close your bay windows before leaving your apartment and close your front doors securely. We remind you that any personal effects left outside of the safety deposit box when vacating the premises cannot engage the responsibility of R213. A safe is at your disposal for your valuables. ► R213 reserves the right to enter the residence for the following reasons: housekeeping services, to check the general conditions, enforce the security conditions and or in the event of a suspected breach of our internal house rules. ► Animals are not allowed. ► The primary guest is allowed to have so called day-time visitors with reason using common sense and under his/her direct responsibility. Day-time visitors are persons invited onsite by the primary guest during day-time hours from 07h00 till 22h00. It is hereby understood that day-time visitors are not considered overnight-visitors, consequently they do not spend the night and do not need to register. ► Sleepovers / stay-overs: Our base rate includes a double occupancy, unless your booking indicates otherwise, the primary guest however is authorised to invite overnight guests not included in the initial booking. ✔︎ For safety and security reasons all sleepovers / stay-over guests need to be registered in advance. ✔︎ For safety and security reasons the overall occupancy may not exceed four (4) persons in total at any one time. ✔︎ It is understood that each sleepover/stay-over invitee is not considered within the initial booking and is subject to a twenty-five euros (25€) supplement, and will be invoiced accordingly via Airbnb. ✔︎ Any abuse or misuse regarding the privilege of receiving sleepover / stay-over guests, may bring about one written caution only. A repeat offence may result in an immediate eviction. ▶︎ Your rental contract is valid for a specified number of persons as indicated in your booking, with a total maximum of four overnight persons at any one time. Any clandestine occupant is considered a possible security and or safety risk and is subject to a three hundred-fifty euros (350€) penalty and imidiate annulment of your booking. ▶︎ Out of mutual respect our “quiet” hours are from 10pm to 7am. ▶︎ Notwithstanding the fact that our apartments are insulated, certain sounds and noises may infiltrate neighbouring apartments and may be considered a nuisance. Large gatherings and parties are prohibited and are subject to an immediate eviction. ▶︎ Any displacement, moving, alteration or relocation of furniture and or equipment within the apartment is the sole responsibility of the primary guest. R213 has the right to charge the primary guest for negligence regarding the general state of cleanliness, order and conditions of the apartment upon departure. ▶︎ Anyone who negligently triggers the general fire alarm system, be it the individual fire alarm activation triggers located in each unit or any of the smoke detectors throughout the property will bear the full cost of the resulting automated call out to the Brussels fire brigade (cost approx. 450€). ▶︎ R213 offers free WIFI access allowing occupants to connect to the world wide web. The primary guest hereby acknowledges that the internet connection’s IP-address made available to him/her by R213 will not be used in any way for the purposes of reproduction, representation, provision, or communication to the public of works or objects, protected by copyright or by a neighbouring right, such as texts, images, photographs, musical works, audio-visual works, software, and video games, etc. without the authorisation of the holders of the rights provided as per the Code of intellectual property when this authorisation is required. The primary guest is required to comply with the security policy of R213 internet service provider, including the rules for using the security means implemented to prevent the illicit use of internet resources and to refrain from any act that undermines the effectiveness of these means. If the primary guest and any of the persons accompanying him/her do not comply with the aforementioned obligations, he/she would risk being accused of an offence of counterfeiting the Belgian intellectual property code. In the event of a breach or non-compliance of any of the above-mentioned Rules § Regulations, R213 reserves the right to terminate his/her stay and may call upon further Judicial Action brought before any court or other adjudicative body governed by the rule of Law of the Kingdom of Belgium.
