Guest access
The villa booking come with cable TV with international channels and high speed Internet.You can access Washing machine, Dryer, dishwashing machine during the stay with free water consume. However all electricity consume will be charged at government rate of THB6 per unit.
Other things to note
- Please note on the last guest Name Edzus stayed and complained about the electricity, this is because he has run the AC in all room all day all night as we have sent maid to clean everyday, the place has been running the AC at all time.- Please note to let us know before you book if you will bring any pet with specific size.
- Please note the property is strictly no smoking inside the property. If you did, we will require you to pay the fine of THB10,000
- Please note you require to pay THB10,000 or equally as any of your local currency and the security deposit on arrival.
- You wll NOT be charged electricity for the first 70 Units usage, which is you can have the average consumption of the house for FREE.
- Once it goes above 50units, you will be charged at 7THB per unit which will be shown you on the checkin date and check out date.
- Rate is starting at 3Bedrooms which is for 6 people if you are 4 people but require all 4 bedrooms, you need put the on the number of guest as 8 guest to see price different.
Please note that usually around 400THB per day normal usage. We have guest turn on the AC all day all night for all room, in this case they have paid around 600-800THB per night. So If you do that, you will be around THB200+ extra per day.

It was a great pleasure to stay at this villa. The property is beautiful and well-maintained — it’s clear that it is taken good care of. The pool was simply excellent: clean and offering a stunning view of the mountains. All appliances were in good working order. As for suggestions, it would be great to update the kitchen utensils — especially the knives and frying pans, as some of them are no longer usable. It would also be nice to replace the towels, as many have holes and have lost their original white color. Other than that, everything was perfect. Thank you!

Absolutely loved the place, Supitcha was responsive and there was a maid for daily cleaning! while we were there pest control and swimming pool cleaning were also done. Only con is that 1 bathroom is shared between 3 bedrooms (apart from 1 in the master bedroom) but we already knew that while booking so we managed it somehow! Highly recommended for families with Kids (We were 7 adults and 1 infant)

We were 8 people as a family with children. The villa is very comfortable, well-equipped and cozy. It is at the end of a small quiet area, a small night market is nearby. Our hosts were very charming and responsive to our requests, the organization of the rental is perfect, the cleaning lady comes by every day, our hosts can offer some extra services like transportation to the airport, we are really pampered. 100% recommendation!!! Thanks again for our stay!

Just as the description Well set out Good visibility of the pool from inside the villa Great for my family Kids enjoyed it a lot Walking distance to cafes and restaurants Location is quite and away from any noise I would definately stay again Thank you great host

Property Manager Terms
- For a full refund of the nightly rate, the guest must cancel within 48 hours of booking and at least 14 full days prior to listing’s local check-in time (shown in the confirmation email).
- For a 50% refund of the nightly rate, the guest must cancel 7 full days before the listing's local check-in time (shown in the confirmation email), otherwise no refund will be given. If only 50% of the reservation has been paid, no refund will be issued and the remaining 50% will simply not be charged.
- If the guest cancels less than 7 days in advance or decides to leave early after check-in, the nights not spent are not refunded.
- Cleaning fees are always refunded if the reservation is cancelled before check-in.
- Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
- A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
