The space
Designed for seamless indoor and outdoor living, Villa Seasiam features an infinity pool with a Chlorine and Osmosis system (7.85m x 3.39m) and a shallow sun lounger area overlooking lush greenery and Bang Tao Beach. The spacious outdoor terrace invites relaxation or entertaining, complete with an alfresco dining area for eight, a BBQ pit, and a cozy seating zone with an 86” smart TV for outdoor enjoyment.Inside, the villa boasts a chic open-plan living, dining, and kitchen area (69 sqm) enhanced with a SONOS sound system throughout the space. The fully equipped kitchen is designed for convenience and style, featuring a large 2-door Hisense refrigerator, a Gorenje microwave and oven, a Teka hob and vent, and a Delonghi coffee machine to satisfy all your culinary needs. An Electrolux minibar and washing machine are also provided, ensuring added comfort and practicality during your stay. The living space is further complemented by an additional 86” smart TV, making it the ultimate hub for gathering with family or friends.
To cater to larger groups, the villa also offers an outdoor kitchen at the back of the property, providing additional cooking space for guests or for the in-villa chef to prepare meals effortlessly for bigger parties.

• Guest Bedroom 1 (40.2 sqm): Overlooks the peaceful natural waterfall, perfect for a restful stay.
• Guest Bedroom 2 (34 sqm): Offers privacy and style with its king-size bed and ensuite.
Between May and September, the villa’s serene ambiance is enhanced by the soothing sound of a natural waterfall nearby.

• Rates and Occupancy: Rates are subject to change and are quoted for the maximum number of guests (including children) as specified. Extra beds can be arranged at an additional charge:• Children 0-5 years old stay for free when sharing existing beds (up to 3 children per villa).
• USD 50++ per adult (12 years and above) per night with a rollaway bed.
• USD 35++ per child (6-12 years old) per night with a daybed.
• Staff and Services: The villa includes full staff service with a Villa Manager, maid, and chef. Guests can request grocery shopping or chef services with a handling fee:
• THB 800 for shopping up to THB 4,000.
• For shopping exceeding THB 4,000, the fee is 20% of the total cost.
• Baby Cot: One baby cot is provided free of charge.
• Taxes and Service Charges: All rates and extra bed charges are subject to 10% service charge and 7% VAT.
• Airport Transfers can be arranged for THB 1,200 per way per van.
• Cleaning and Linen: Daily cleaning is provided, with bed linen changed every 3 nights and towels refreshed as needed.
• Security Deposit: A security deposit of USD 500 (or equivalent in EUR/THB) is required upon check-in.
• Electricity Usage: Electricity usage of up to 70 units per day is included. Additional units are charged at 7 THB per unit.
• Breakfast: Breakfast is not included but can be arranged at the following rates per person, per day:
• Asian Breakfast: THB 250
• Continental Breakfast: THB 300
• American Breakfast: THB 350

Our stay was absolutely amazing! The villa was spotless, the rooms were spacious, and the pool offered a breathtaking view. We especially appreciated the daily cleaning service and the convenience of having a private chef. 👨🍳 We did experience a minor issue in the bathroom, but it was resolved promptly and efficiently by the staff. One small note – the villas are located on elevated terrain, which can make access a bit challenging for taxis during heavy rain (you might walk up/down to get the taxis). Overall, we had a fantastic experience and would highly recommend this property!

The place was like it was advertised. Overall very peaceful, exactly what we were looking for from our holiday. The room and beds were very comfortable. The living area spacious and great to relax and take it easy. Breakfast was very good and hit the spot. Pool area was relaxing. Very good TV and speaker system. Towels changed daily and house cleaned v well daily. All in all it was a fantastic experience, stunning views from a beautiful pool and we had a very enjoyable holiday. A big thank you to the entire staff that looked after us so well.

The experience was awesome from the airport pickup till the check-out and airport drop off. This was out of season and enjoyed my vacation like never before. Highly recommended and it worth every dollar you spend. Simply, this is your dream villa that should not miss experience living in 🥹

I could go on & on about how great this place is. The location, the villa itself, and the staff are just absolutely amazing. I would recommend this to everyone. The team at the villa will accommodate anything you need. Had to be the best customer service I’ve ever had. Will be returning 100%.

Thank you for the most amazing holiday! We stayed at this house for two weeks and honestly, it’s completely underrated, even better than the photos. The staff were incredible: so kind, thoughtful, and wonderful with our children. The house was spotless, the beds were super comfortable, and the views across the bay were to die for. We spent our days by the pool, and almost every evening we’d wander down to the beach to eat and watch the most breathtaking sunsets I’ve ever seen. There’s even a great outdoor space if you need to get a bit of work done. They were always on hand with helpful recommendations, and the driver they arranged for us was safe, friendly, and very reasonably priced. Truly a five-star experience from start to finish, we can’t wait to come back!

Additional rules
- Electricity is included up to 200 units per day which is plenty with normal usage and turning the AC off when not in the room. Further units are 7 Baht per unit. - Airport transfers can be arranged for 1,200THB per van per way. Required: 500 USD or any currency equivalent to 500 USD as a Refundable Security Deposit on arrival. To cover the grocery shopping costs, guests are asked to provide a cash float in advance, and staff will keep all receipts from their shopping for reference. A chef or in-villa shopping service is available for THB 800, covering a grocery cost of up to THB 4,000. For grocery expenses exceeding THB 4,000 a handling fee of 20% will apply.

- Note: The Super Strict cancellation policy applies to special circumstances and is by invitation only.
- For a 50% refund of the nightly rate, the guest must cancel 60 full days before the listing's local check-in time (shown in the confirmation email).
- If the guest cancels fewer than 60 days in advance, the unspent nights are not refunded.
- If a guest arrives and decides to leave early, the unspent nights are not refunded.
- Cleaning fees are always refunded if the reservation is cancelled before check-in.
- Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
- A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
