The space
This spacious and bright apartment is located in the popular Carré d'Or district and offers an ideal vacation experience in Nice. Just two blocks from the famous Promenade des Anglais, the beach and the sea, you are just steps from the city's main attractions while enjoying a quiet and comfortable environment.The 73 m² apartment, which is located on the second floor with an elevator, consists of two elegant bedrooms, each equipped with a king size bed (160 x 200 cm), which guarantees a restful sleep. The two modern bathrooms each have a shower or bathtub, toilet, sink and towel dryer to provide you with optimal comfort.
The living room is spacious and bright, with large windows that offer a side view of the sea. It includes a cozy dining area and a sofa bed (140 x 200 cm), so the apartment can accommodate 6 guests without any problems. If you have booked for 3 or 4 people but want to have the sofa bed prepared, you must pay €25 on arrival. There is also a balcony where you can admire the sea and the surroundings.
The fully equipped kitchen has a dishwasher, an oven, a stove (4 burners), a microwave, a fridge with freezer and a washing machine and everything you need to prepare your meals like at home. A separate dryer can be found in one of the bathrooms, and there is also a clothes rack.

The scaffolding is erected from the first floor to the top floor of the building. Noise pollution is less likely as the work mainly involves painting the courtyard facade, railings and wooden window doors (Monday to Friday 8:30 am to 5:00 pm), the bedrooms are both equipped with blackout curtains.
The facade on the street side has already been completed; the balcony can be used normally, without restrictions.

GENERAL TERMS AND CONDITIONS
This rental agreement is concluded under the following conditions, which the renter/guest undertakes to comply with.
By confirming the reservation for this property, the renter/guest accepts the terms and conditions listed below.
1) Check-in and check-out
a) Check-in time is between 4 pm and 8 pm. Check-out time is 10 am. If possible, we can arrange early check-in and/or late check-out, but this cannot be guaranteed.
b) Late check-in fees (excluding Christmas/New Year check-in fee): Arrival at the apartment between 8 pm and 10 pm: €20, between 10 pm and midnight: €30, between midnight and 1 am: €50, after 1 am it is at the discretion of the check-in manager to check you in or not, and the fee is €100.
Fixed check-in fee only for the period between Christmas and New Year (including late fees):

8 pm - 10 pm: 75
10 pm - 12 am: €100
12 noon - 1 a.m.: €150
After 1 AM: €200
The late check-in fee can be paid in cash or by credit card.
c) We reserve the right to check your ID/passport on arrival for security reasons. If the reservation was made for another person, please let us know the person's full name and ask them to provide an ID/passport upon arrival. We reserve the right to refuse access to the apartment if no ID is presented.
d) On the day of the tenant's/guest's departure, we ask them to do the following: put the dirty dishes in the dishwasher and start it/wash the dishes, take the garbage to the household garbage containers/public garbage containers, wash the beach towels provided if they are used (not the white towels, not even the bed linen). This information is also on the plastic stand in the apartment.
On the day of departure of the tenant/guest, the landlord or his representative is entitled to charge the tenant/guest an additional fee for:
- additional cleaning of the rented rooms if the tenant/guest does not leave the apartment in an acceptable condition
- the cost of broken, cracked, chipped or damaged items, furniture or equipment, as well as those whose wear and tear exceeds normal wear and tear during the rental period
- the replacement of damage of any kind to curtains, wallpaper, blankets, carpets, windows, bedding, etc. as well as damage caused by the tenant/guest himself
- Keys: If you do not return the key you received or lose it, you must inform us immediately. If you have the apartment key/one of the apartment keys with you on the day of your departure, you must return it to us within 7 days by registered mail with return receipt. Otherwise, the replacement of the lock, which can cost several thousand euros, will be made at your expense.
e) It is agreed that if the tenant/guest decides to leave the property for personal reasons before the confirmed departure date, no partial refund will be due by the landlord.
f) Upon request before the check-in day, we can arrange a baby travel cot and/or high chair for the renter/guest (one-time rental fee for baby cot: € 20; one-time rental fee for high chair: € 15 - each to be paid in cash or by credit card, due at check-in).
Please note that we do not provide bed linen or towels for the baby cot.
We also ask you to return the crib and/or high chair cleaned, otherwise we will have to charge you an additional fee of €20 (per piece).
2) Obligations of the renter/guest
a) The renter/guest warrants that he/she is at least 18 years of age at the time of booking and has the legal authority to accept the general rental terms and conditions. The renter/guest is also responsible for all persons who will be in the apartment.
b) The renter/guest is obliged to occupy the premises himself and to keep them in the same condition. All installations are functional and complaints that occur more than 24 hours after the commissioning of the premises will not be accepted. Necessary repairs due to negligence or inadequate maintenance during the rental period are the responsibility of the Tenant/Guest. The renter/guest is obliged to ensure that the tranquility of the neighborhood is not disturbed by his actions or those of his family or guests (as a reminder: quiet hours 10:00 pm - 8:00 am).
c) The landlord undertakes to insure the property for the tenant/guest against rental risks (water damage, etc.). The renter/guest is obliged to immediately report any damage to the property, outbuildings or accessories to the landlord or manager.
The renter/guest is strongly advised to take out comprehensive insurance / special holiday liability (including cancellation) and to have full coverage for personal items, liability, etc. that are not covered by the landlord's insurance.
d) The maximum number of people indicated in the listing may not be exceeded. The renter/guest is obliged to respect the capacity of the accommodation.
e) The renter/guest may not refuse to inspect the premises at the request of the landlord or his representative. In addition, the renter/guest must authorize the landlord or a third party commissioned by him to carry out emergency repairs during the rental period. The renter/guest is not entitled to a rent reduction if emergency repairs are carried out by the landlord during the rental period.
f) The renter/guest is obliged to inform the landlord or his representative immediately of any defect in the apartment or any malfunction in the facility, machinery or equipment. The landlord or his representative will arrange for repair and/or replacement as soon as possible.
g) The tenant/guest is obliged to respect the purpose of the apartment and not to make any changes to the furnishings or the layout of the premises.
h) The tenant/guest may not substitute another person or sublet the rented premises in whole or in part, even free of charge, without the written consent of the landlord.
i) The tenant/guest must refrain from throwing objects into the toilets, sinks, bathtubs, bidets or sinks that could clog the drains, otherwise he is liable for the costs incurred in restoring the functionality of the facilities.
j) When renting in a shared house, the tenant/guest must observe the house rules, the co-ownership rules and/or the house rules of the building.
3) Other conditions
a) The premises are rented furnished, with kitchen equipment, dishes, glasses, blankets and pillows, as indicated in the listing and description.
b) The presence of animals in the accommodation is prohibited. No smoking inside the apartment, on the balcony or in the building.
c) The landlord or the local manager is not liable to the renter/guest:
- for defects or temporary interruptions in the supply of the apartment or building or in relation to equipment, machinery or apparatus in the apartment (air conditioning, elevator, heating, (hot) water, WiFi, etc.),
- for any loss, damage or injury caused by adverse weather conditions, riots, war, strikes or other events beyond the control of the owner or manager.
- if the property is destroyed or significantly damaged before the start of the rental period. In such a case, the landlord will reimburse the tenant/guest within seven days of notifying the tenant/guest of all amounts previously paid for the rental period.
- In the event of theft or damage to the rented premises, the tenant/guest waives any recourse claims against the landlord.
d) The liability of the landlord or manager to the tenant/guest shall in no event exceed the amount paid to the landlord for the rental period.
e) Use of the property and facilities is at the sole risk of the user and no liability is assumed for any injury to users or visitors or for any loss or damage to personal property of users or visitors.

4) Preventive measures
a) After several cases of bed bugs in France in 2023, we have taken preventive measures: the lessee/guest confirms that the lessor/manager has inspected the premises and has not found any rodents, bed bugs or other infestations. The tenant/guest ensures that all personal items brought into the apartment/house are free of vermin. The renter/guest is obliged to keep the apartment/property reasonably clean in order to prevent pest infestation. The tenant/guest is obliged to inform the owner/manager immediately of any pest infestation and to cooperate with any necessary pest control measures. If pest control is required, the tenant/guest must make reasonable preparations for such treatment in the rented apartment/premises as directed by the owner/manager.
The owner/manager disclaims all liability, e.g., for direct and indirect damages, losses, damages and costs that may be incurred by the tenant/guest as a result of a bed bug/pest infestation. The renter/guest is advised to insure themselves against such damage, if necessary, in order to be compensated.
5) Pricing, payment plan and cancellation policy
a) The rental price includes the utilities such as electricity, Wi-Fi, water, etc. (in case of excessive consumption of utilities or additional costs for ordered films/media, the owner may charge the guest for these costs). The rental price also includes 1 set of bed linen per bed (a matching duvet cover for a bed for 2 people) and 1 set of towels (1 bath towel + 1 hand towel) per person.
b) Rental payment:
Schedule: 50% when booking. The balance is due 30 days before arrival.
c) Cancellation policy:
For all bookings except VRBO
If the renter/guest cancels their stay at least 30 days before arrival, they will receive 100% of the amount paid. If the renter/guest cancels their stay between 14 and 30 days before the arrival date, they will receive 50% back. Otherwise, the renter/guest will not receive a refund.
Vrbo cancellation policy
If the renter/guest cancels their stay at least 14 days before check-in, they will receive 100% of the amount paid. If the renter/guest cancels their stay between 7 and 14 days before check-in, they will receive 50% back. Otherwise, the renter/guest will not receive a refund.
d) Security deposit:
Security deposit (for all bookings EXCEPT Airbnb) A pre-authorization of EUR 500.00 for apartments and EUR 1,000.00 for villas (for long-term rentals from 29 nights: €800) will be withheld 1 day before arrival and released no later than 7 days after departure if no damage to the property has been found. No deposit is required for bookings made through Airbnb (they use AIRCOVER).

Hanna was an outstanding host--she and her colleagues communicated regularly from the start and had excellent restaurant and activity recommendations. Hanna met us on arrival--she was super friendly and gave us a quick, helpful tour of the apartment. It was the perfect space for a family of 4 over New Year's--nicely renovated living space, quiet building and street (at least in December). 2 blocks from the beach and Promenade des Anglais, just between a residential and more touristy area. Easy walk to the old city (20 min) and the train station (15 min)--we did day trips along the amazingly beautiful coast without a car. The balcony is cozy but perfect for breakfast with a view of a bit of the Mediterranean down the block. Kitchen is well-appointed and dryer was a nice bonus. Wide range of cuisines in easy walking distance. We would definitely stay again if we ever make it back to Nice!

Hanna’s place was very close to the Old Town, Promenade, and the train station as well. The place itself was clean and highly accessible and squeaky clean, kudos to Hanna for that. The only reason why I am rating this at 4/5 is because I really wanted to have a balcony view but the fact that the balcony is not available for use was not told to us and it felt a bit misleading. There is construction happening outside the building but it didn’t bother us at all. The building is a bit old and the elevator is a bit cramped but they’re functional and the apartment itself is pretty good given the location and all the amenities available.
