The space
Chez Tango is a pleasant 30sqm, completely refurbished two-room apartment on the second floor with elevator for up to 4 people.It features :
Living room:
With a sofa bed (sleeping 140x190cm), a coffee table and a low cabinet, AC. If you have booked for 2 people but want to have the Sofa bed prepared then 25€ are to be paid upon arrival.
Bedroom:
With double bed (140x200cm), large closet, fan and full-length mirror
Kitchen:
Well-equipped with hob, oven, fridge, washing machine, dishwasher, coffee machine (Nespresso), kettle, toaster, kitchen utensils, dishes etc., a bar table with bar chairs for 4 people
Bathroom:
With Italian shower, shampoo and shower gel, washbasin with small cabinet and WC.
Also available:
- hairdryer, iron and ironing board, clothes horse, 4 beach towels, and sun umbrella.
Other things to note
*We would like to inform you that the facades of the building will be renovated from early May to late August 2025. For this purpose, scaffolding will be installed on the facade concerned.Provisional schedule and impact:
Street side facade (living room + bedroom side):
The scaffolding will be mounted from the ground floor to the top floor of the building. There will be less noise, as it will mainly be painting work on the facade, balustrades/handrails and wooden window doors (Monday to Friday, from 8:30 a.m. to 5 p.m.).
We have already adjusted our rental price downwards according to the situation and the resulting restrictions.
Information:
The apartment has no TV and no freezer and no air conditioning but 3 fans.

TERMS AND CONDITIONS OF USE
This rental is made under the following conditions, which the tenant/customer undertakes to respect.
By confirming the booking of this property, the tenant/guest accepts the conditions listed below.
1) Check-in and check-out
a) Check-in time is between 4 p.m. and 8 p.m. Check-out time is 10 a.m. Where possible, we can arrange early check-in and/or late check-out, but this cannot be guaranteed.
b) Late check-in fee (excluding Christmas/New Year check-in fee): Check-in at the apartment between 8 p.m. and 10 p.m.: €20, between 10 p.m. and midnight: €30, between midnight and 1 a.m.: €50, after 1 a.m., it is the check-in manager who decides whether or not to check you in and the fee is €100.
Fixed check-in fee only for the Christmas/New Year period - December 24, 25, 31 + January 1 (late fee included):
4 p.m. - 8 p.m.: €50
8 p.m. – 10 p.m.: €75
10 p.m. - 12 p.m.: €100
12:00 p.m. - 1:00 a.m.: €150
After 1 a.m.: €200
Late check-in fees can be paid by cash or credit card and are due at check-in.
c) We reserve the right to check your ID card/passport upon check-in for security reasons. If the booking was made for another person, please provide us with that person's full name and ask them to present an ID upon arrival. We reserve the right to refuse access to the apartment if no ID is presented.
d) On the day of the tenant/guest's departure, we ask them to do the following: Put the dirty dishes in the dishwasher and start it/wash the dishes, put the garbage in the residential/public garbage cans, wash the beach towels provided, if they have been used (not the white towels, nor the linen). This information is also written on the plastic holder in the apartment.
On the day of departure of the tenant/guest, the landlord or their representative is entitled to claim from the tenant/guest a supplement for:
- additional cleaning of the rented premises if the tenant/guest does not leave the apartment in an acceptable condition
- the cost of broken, cracked, chipped or damaged objects, furniture or equipment, as well as those whose wear and tear exceeds normal wear and tear for the duration of the rental period
- compensation for damage of any kind caused to curtains, wallpaper, ceilings, carpets, rugs, windows, bedding, etc., as well as damage caused by the fault of the tenant/guest.
- Key: If you do not return the key that was given to you or if you lose it, you must inform us immediately. If you keep the apartment key/one of the apartment keys with you on the day of your departure, you must return it to us within 7 days by certified mail with acknowledgment of receipt. Otherwise, the replacement of the lock, which can amount to several thousand euros, will be carried out at your expense.
e) It is agreed that if the tenant/guest decides to leave the property before the confirmed departure date for personal reasons, no partial refund will be due by the owner.
f) We can arrange a baby travel cot and/or high chair for the tenant/guest upon request before the day of arrival (one-time rental fee for the baby cot: €20; one-time rental fee for the high chair: €15 - each must be paid in cash or by credit card, to be paid upon arrival).
Please note that we do not provide sheets or towels for the crib.
We also ask that you return the bed and/or high chair cleaned, otherwise we will have to charge you an additional fee of €20 (each).
2) Obligations of the tenant/guest
a) The tenant/guest warrants that they are 18 years of age or older at the time of booking and that they have the legal authority to accept the general rental terms and conditions. The tenant/guest is also responsible for all persons who will be staying in the apartment.
b) The tenant/guest is required to personally occupy the premises and maintain them in good condition. All amenities are in working order and any complaints about them occurring more than 24 hours after taking possession of the premises will not be accepted. Necessary repairs due to negligence or poor maintenance during the rental period will be charged to the tenant/guest. The tenant or the customer is required to ensure that the peace and quiet of the neighborhood is not disturbed by their actions or those of their family or guests (reminder: quiet hours 10 p.m. - 8 a.m.).
c) The owner undertakes to insure the property against rental risks on behalf of the tenant (water damage, etc.), who is required to notify the owner or manager without delay of any damage caused to the property, its outbuildings or accessories.
The tenant/guest is strongly advised to take out comprehensive/resort liability insurance (including cancellation) and to have full coverage for personal belongings, liability, etc. that are not covered by the owner's insurance.
d) The maximum number of occupants indicated in the listing may not be exceeded. The tenant/guest must respect the accommodation's capacity.
e) The tenant/guest will not object to the inspection of the premises at the request of the landlord or their representative. In addition, the tenant/guest authorizes the owner, or any third party designated by the owner for this purpose, to carry out any urgent repairs during the rental period. The tenant/guest is not entitled to any rent reduction in the event of emergency repairs carried out by the owner during the rental period.
f) The tenant/customer must notify the owner or their representative without delay of any defect in the property or any breakdown of equipment, machinery or appliances. Arrangements for repair and/or replacement will be made by the owner or their representative as soon as possible.
g) The tenant/guest must respect the purpose of the apartment and must not make any changes to the furniture or the layout of the premises.
h) The tenant/client may not substitute another person, nor sublet the rented premises, in whole or in part, even free of charge, without the written consent of the owner.
i) The tenant/customer will refrain from throwing into the toilets, sinks, bathtubs, bidets or sinks objects likely to obstruct the pipes, otherwise he will be liable for the costs of repair.
j) In the case of rental in a multi-unit building, the tenant/guest must comply with the internal regulations, the co-ownership regulations and/or the internal regulations of the building.
3) Other conditions
a) The premises are rented furnished with kitchen equipment, crockery, glassware, blankets and pillows, as shown in the advertisement and its description.
b) The presence of any animal in the accommodation is prohibited. Smoking is not permitted in the apartment, on the balcony or in the building.
c) The landlord or local manager is not liable to the tenant/guest:
- for any temporary defect or interruption in the supply of public services to the property or building, or with respect to any equipment, machine or appliance in the property (air conditioning, elevator, heating, water (hot), WiFi, etc.)
- for any loss, damage or injury resulting from adverse weather conditions, riot, war, strike or any other event beyond the control of the owner or manager.
- if the property is destroyed or substantially damaged before the start of the rental period. In this case, the owner will reimburse the tenant or the customer, within seven days of notification, all sums already paid for the rental period.
- In the event of theft or damage to the rented premises, the tenant/customer waives all recourse against the owner.
d) In no event shall the liability of the owner or manager to the tenant or client exceed the amount paid to the owner for the rental period.
e) The use of the accommodation and facilities is entirely at the risk of the user, and no liability will be accepted in the event of injury to a user or visitor, nor in the event of loss or damage to the personal effects of the user or visitor and their contents.
4) Preventive measures
a) After several cases of bed bugs in France in 2023, we have taken preventive measures: The tenant/guest acknowledges that the owner/manager has inspected the premises and has not found any rodents, bed bugs or other infestations. The tenant/guest must ensure that all personal property brought into the apartment/premises is free from infestations. The tenant/guest must keep the property reasonably clean and tidy to avoid pest infestations. The tenant/customer must immediately inform the owner/manager of any pest infestation and must cooperate with any necessary pest control measures. If pest control is necessary, the tenant or client must reasonably prepare the apartment or rented premises, as instructed by the owner or manager, for this treatment.
The owner/manager declines all liability, including with respect to direct and indirect damages, losses, damages and costs that may be incurred by the tenant/guest as a result of a bed bug/pest infestation. The tenant/guest is advised to take out insurance against such damage, if necessary, in order to be compensated.
5) Price, payment schedule and cancellation policy
a) The rental price includes the costs of services such as electricity, WIFI, water, etc. (in case of excessive use of services or additional costs for films/media ordered, the owner may charge the customer to cover these costs). The rental price also includes a set of sheets per bed (a duvet cover suitable for a bed for 2 people) and a set of towels (1 bath towel + 1 hand towel) per person.
b) Payment of the rental:
Schedule: 50% at the time of booking. The balance is due 30 days prior to arrival.
c) Cancellation policy:
For all bookings EXCEPT VRBO
If the tenant/guest cancels their stay at least 30 days prior to arrival, they will receive 100% of the amount they paid. If the tenant/guest cancels their stay between 14 and 30 days prior to arrival, they will receive 50% of the amount they paid. If not, the tenant/guest will not be refunded.
VRBO Cancellation Policy
If the tenant/guest cancels their stay at least 14 days before arrival, they will receive 100% of the amount they paid. If the tenant/guest cancels their stay between 7 and 14 days before arrival, they will receive 50% of the amount paid. If not, the tenant/guest will not be refunded.
d) Security deposit:
Security deposit (for all bookings EXCEPT Airbnb) A pre-authorization of 500.00 EUR for apartments and 1,000.00 EUR for villas (for long-term rentals from 29 nights: 800 EUR) is withheld 1 day before arrival and canceled no later than 7 days after departure if no damage has been found in the property. No security deposit is required for bookings made through Airbnb (which uses AIRCOVER).

The location of the accommodation was ideal, only 2 minutes from the beach and about 15 minutes to the old town. There were also some good restaurants in the area. Unfortunately the house as well as the stairwell was not really the cleanest. Otherwise the accommodation matched the description, everything was clean. However, there were two drawbacks: the air conditioning didn't work properly and it was very noisy.

The team managing Martin’s property was fantastic—very responsive and easy to communicate with. Check-in was smooth, and when we reported a strong sewer smell in the unit, they addressed it promptly and professionally. The location was excellent! Everything was within walking distance—the beach, shops, markets, the port, and Old Nice. The unit itself was clean and well-kept. Our only concerns were the very firm bed, which made sleeping a bit uncomfortable, and the scaffolding around the entire building. With construction work taking place, it didn’t feel very private at times.
