Discover this unique studio in the heart of Nice's old town. With love and eye for details we have furnished and equipped the apartment. In addition, we have taken care to preserve elements of the architectural style of the time, which makes this apartment unique and very charming. The central location in the middle of the old town of Nice makes it easy for you to discover the city on foot; to stroll through the small, colorful streets and also to enjoy the beach and the sea.
The space
The studio (33m²)is located on the 3.5 floor without elevator, as in all all buildings in the old town.
The bathroom and the toilet are in separate rooms.

Bathroom: The bathroom has a shower and a sink, an area for dressing and a closet, where you will also find a hairdryer. The bathroom is separated with a curtain.

The toilet: the toilet is separated from the rest of the room with a door. There is a small entrance area with storage space. You can reach the toilet by a few steps. There is also a sink; also the washing machine is located in this room.

The kitchen: the kitchen is equipped with stove top (2 plates), oven, microwave, coffee machine (Nespresso and french press), toaster and kettle. Likewise, you will find many different cooking utensils, dishes, glasses and cutlery. On the bar table there is enough space for a cozy dinner with a good bottle of wine.

The living/sleeping area: The living/sleeping area is very spacious and is equipped with a qualitative sofa bed (160x200cm), which can be opened and closed very easily, in a few seconds. From the sofa/bed you can watch TV comfortably; the TV is mounted on the wall and is individually adjustable.

Separate working area: there is a large desk in the living/sleeping area where you can work with your computer or do research.

Very nice apartment in a lovely area, close to the beach, markets, restaurants etc. Only con was the bed couch (that was the only bed available) and some loud neighbors during night-time.

The host was very easy to communicate with and was always responsive. The apartment was bigger than we expected, very clean, and well-equipped. The air conditioning worked perfectly — which was especially appreciated during the hot weather of early summer. The location is excellent, right in the heart of Old Nice, with easy access to great restaurants and everything was within walking distance.

We expect you or your guest to respect this place and the neighborhood and to take care of the accommodation as if it were your own! - Smoking is not allowed in the accommodation. - Cleaning is included, but the accommodation must be left in a clean and tidy condition. - The guest is responsible and must pay for any damage to the accommodation. - All these rules also apply to the common areas. Please avoid noise and do not leave your personal belongings in the common areas. Please remember to leave the accommodation in the same condition as you found it on arrival. Arrival and Departure: - Please note that our check-in hours are from 4pm to 8pm. We will be happy to welcome you after 8:00 pm. However, please note that if you arrive at the apartment between 8:00 pm and 10:00 pm, you will be charged a late arrival fee of 20€ in cash, from 10:00 pm to midnight 30€ and from midnight to 1:00 am 50€. After 1am it is up to the check-in manager to check you in or not and the fee is 100€. The late check-in fee can be paid in cash or Credit Card and is due at check-in. - Please note that we can check your ID upon arrival for security reasons. If the reservation was made for another person, please provide us with the name of the person and ask him/her to present an ID upon arrival. We reserve the right to refuse access to the apartment if no identification is presented. - On the day of departure, please follow the instructions of the check-in representative. - Key: If you do not return the key that was given to you or if you lose it, you must inform us immediately. If you took the key with you, you must return it to us within 7 days by certified mail with return receipt requested. Otherwise, the replacement of the lock, which can amount to several thousand euros, will be done at your expense. Do you need a baby travel cot and/or a high chair ? (one-time rental fee for baby cot: €20; one-time rental fee for high chair: €15 – each to be paid during Check-In) Please note that we do not provide bed linen for the baby cot. We also ask that you return the cot and/or high chair cleaned, otherwise we will have to charge you an additional fee of €20 (each). With the general propagation of bedbugs in many countries, we want to reassure our tenants/guests that we do everything to keep our rental properties bugfree. The tenant/ guest acknowledges that the Owner/House Manager has inspected the Premises of any rodents, bed bugs or other infestations according to good knowledge and conscience. The tenant/ guest shall ensure that all personal property brought onto the apartment/ premises is free of infestations. The tenant/ guest shall keep the Property reasonably neat and clean to prevent pest infestation. The tenant/ guest shall immediately notify the Owner/House Manager of any pest infestation and shall cooperate in any necessary pest control measures. If pest control is required, The tenant/ guest shall make reasonable preparations in the rented apartment/ Premises as directed by the Owner/Property Manager for such treatment. The owner/property manager disclaims any and all liability, such as for direct and indirect damages, losses, damages, and costs that may be incurred by the tenant/ guest as a result of a bed bug infestation. The tenant/ guest is advised to take out insurance against such damages, if necessary, in order to be indemnified thereby.

Property Manager Terms

  • For a full refund, the guest must cancel at least 5 full days before the listing’s local check-in time (shown in the confirmation email).
  • If the guest arrives and decides to leave early, 50% of the nightly rate for the nights not spent 24 hours after the cancellation occurs are refunded.
  • Cleaning fees are always refunded if the reservation is cancelled before check-in.
  • Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
  • A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
