The kitchen is fully equipped: hotplate, hood, refrigerator, dishwasher, microwave, washing machine, Nespresso machine, toaster, kettle, complete crockery (including wine and champagne glasses) and kitchen utensils (corkscrew, etc.).
Products of daily use :
We provide all daily necessities as a starter set, i.e. Nespresso capsules, tea, salt, pepper, olive oil, toilet paper, shower gel, shampoo as well as garbage bags.
Bed linen and towels are provided:
We provide bed linen, towels as well as beach towels.
There is no Air Conditioning in the apartment - you have 2 high quality fans for your convenience
Guest access
The apartment is located in the heart of downtown Nice. Everything is therefore accessible on foot.From the airport: you can take the Tram T2 and stop at Alsace-Lorraine (the stop is 5 minutes walk from the apartment). The journey is direct and takes about 25 minutes in total from Terminal 1.

GENERAL TERMS & CONDITIONS
The present rental is made under the following conditions, which the renter/ guest undertakes to comply with.
By confirming the reservation for this property, the tenant/ guest accepts the terms & conditions listed below.
1) Check-in and Check-out
a) Check-in time is between 4pm and 8pm. Check-out time is 10am. If possible, we can organize an early check-in and/or late check-out, but this cannot be guaranteed.
b) Late check-in Fees (excluding Check-in Fee for Christmas/ New Year’s): Arrivals at the apartment between 8pm and 10pm: 20€, between 10pm and midnight: 30€, between midnight and 1am: 50€, after 1am it is up to the check-in manager to check you in or not and the fee is 100€.
Fixed Check-in Fee only for the Christmas/ New Year’s period (late fees included):
24th, 25th, 31st December + 1st of January
4pm – 8pm: 50€
8pm – 10pm: 75€
10pm – 12am: 100€
12am – 1am: 150€
After 1am: 200€
The late check-in fee can be paid in cash or Credit Card and is due at check-in.
c) We reserve the right to check your ID/ passport upon arrival for security reasons. If the reservation was made for another person, please provide us with the full name of the person and ask him/her to present an ID/ passport upon arrival. We reserve the right to refuse access to the apartment if no identification is presented.
d) On the day of the renter's/ guest's departure we ask him to do the following: Put the dirty dishes into the dishwasher and start it/ wash the dishes, to bring the trash into the residential/ public waste containers, to wash the provided beach towels, if used (not the white towels, nor the linen). Information also written on the plastic stand in the apartment.
On the renter's/ guest's departure day the Owner or his representative shall be entitled to claim from the renter/ guest an additional charge for:
- extra cleaning the rented premises if the renter/guest does not leave the apartment in an acceptable condition
- costs of broken, cracked, chipped or deteriorated objects, furniture or equipment, and those whose wear exceeds normal wear and tear for the duration of the rental period
- the compensation for damage of any kind to curtains, wallpaper, ceilings, rugs, carpets, windows, bedding, etc., as well as for any damage caused by the renter's/ guest's own fault
- Key: If you do not return the key that was given to you or if you lose it, you must inform us immediately. If you keep the apartment key/ one of the apartment keys with you on your departure day, you must return it to us within 7 days by certified mail with return receipt requested. Otherwise, the replacement of the lock, which can amount to several thousand euros, will be done at your expense.
e) It is agreed that if the renter/ guest decides to leave the property before the confirmed check-out date for personal reasons, no partial refund will be due from the Owner.
f) We can organize a baby travel cot and/or a high chair for the tenant/ guest upon request before the check-in day (one-time rental fee for baby cot: €20; one-time rental fee for high chair: €15 – each to be paid in cash or Credit Card, due at check-in).
Please note that we do not provide bed linen or towels for the baby cot.
We also ask that you return the cot and/or high chair cleaned, otherwise we will have to charge you an additional fee of €20 (each).
2) Renter’s/ Guest’s Obligations
a) The renter/ guest warrants that he/ she is 18 years of age or older when proceeding the reservation and have the legal authority to enter into the general rental conditions. The renter/ guest is also responsible for all persons who will stay in the apartment.
b) The renter/ guest is obliged to occupy the premises personally and to keep them in the same condition. All installations are in working order, and any complaint concerning them arising more than 24 hours after entry into use of the premises will not be accepted. Necessary repairs by negligence or poor maintenance during the rental period will be charged to the renter/ guest. The renter/ guest is obliged to ensure that the peace and quiet of the neighborhood is not disturbed by his/her actions or those of his/her family or guests (Reminder: Quiet hours 10pm – 8am).
c) The Owner undertakes to insure the property against rental risks on behalf of the renter/ guest (water damage, etc.), who is obliged to notify the Owner or the manager without delay of any damage to the property, its outbuildings or accessories.
The renter/ guest is strongly advised to take out a comprehensive insurance policy / special holiday liability (including cancellation) and to have full coverage for personal effects, third-party liability, etc., which are not covered by the Owner's insurance.
d) The maximum number of occupants noted in the listing may not be exceeded. The renter/ guest shall respect the accommodation's capacity.
e) The renter/ guest shall not object to the inspection of the premises when requested by the Owner or its representative. In addition, the renter/ guest shall authorize the Owner, or any third party appointed by the Owner for this purpose, to carry out any emergency repairs during the rental period. The renter/ guest shall not be entitled to claim any reduction in rent in the event of emergency repairs being carried out by the Owner during the rental period.
f) The renter/ guest must notify the Owner or its representative without delay of any defect in the property or any breakdown in the equipment, machinery or appliances. Arrangements for repair and/or replacement will be made by the Owner or his representative as soon as possible.
g) The renter/ guest shall respect the intended purpose of the apartment and shall not make any alterations to the furnishings or layout of the premises.
h) The renter /guest may not substitute any other person for himself or herself, nor sublet the rented premises, in whole or in part, even free of charge, without the written consent of the Owner.
i) The renter/ guest shall refrain from throwing objects into the toilets , washbasins, bathtubs, bidets or sinks which may obstruct the drains, failing which he/she shall be liable for any costs incurred in restoring the equipment to working order.
j) In the event of rental in a collective building, the renter/ guest must comply with the house rules, co-ownership regulations and/or the building's internal regulations.
3) Further Conditions
a) The premises are rented furnished with kitchen equipment, crockery, glassware, blankets and pillows, as shown in the listing and its description.
b) The presence of any animal in the accommodation is forbidden. Smoking is not permitted in the apartment, on the balcony or in the building.
c) The Owner or local manager shall not be liable to the renter/ guest:
- for any defect or temporary stoppage in the supply of utilities to the property or building nor in respect of any equipment, machinery or apparatus in the property (Air Conditioning, Lift, Heating, (Hot) Water, WiFi, etc.),
- for any loss, damage or injury resulting from adverse weather conditions, riot, war, strike or any other event beyond the control of the Owner or Manager.
- if the property is destroyed or substantially damaged prior to the commencement of the rental period. In such an event, the Owner shall, within seven days of notification to the renter/ guest, refund to the renter/ guest all sums previously paid in respect of the rental period.
- in the event of theft or damage to the rented premises the renter/ guest is waiving all recourse against the Owner.
d) In no event shall the liability of the Owner or manager to the renter/ guest exceed the amount paid to the Owner for the rental period.
e) Use of the accommodation and facilities is entirely at the user's risk and no liability will be accepted for injury to any user or visitor nor for loss or damage to the user's or visitor's personal belongings and their contents.
4) Preventive Measures
a) After several cases of bed bugs in France in 2023 we took preventive measures: The renter/ guest acknowledges that the Owner/ Manager has inspected the premises and has not found any rodents, bed bugs or other infestations. The renter/ guest shall ensure that all personal property brought onto the apartment/ premises is free of infestations. The renter/ guest shall keep the Property reasonably neat and clean to prevent pest infestation. The renter/ guest shall immediately notify the Owner/ Manager of any pest infestation and shall cooperate in any necessary pest control measures. If pest control is required, the renter/ guest shall make reasonable preparations in the rented apartment/ premises as directed by the Owner/Property Manager for such treatment.
The owner/ manager disclaims any and all liability, such as for direct and indirect damages, losses, damages, and costs that may be incurred by the tenant/ guest as a result of a bed bug/ pest infestation. The renter/ guest is advised to take out insurance against such damages, if necessary, in order to be indemnified thereby.
5) Pricing, Payment schedule and Cancellation Policy
a) The rental price includes the utility costs such as electricity, WIFI, water, etc. (in case of excessive usage of utilities or extra costs for ordered movies/ medias the owner may charge the guest to cover those costs). The rental price also includes 1 set of bed linen per bed (one adequate duvet cover for a bed for 2 people) and 1 set of towels (1 bath towel + 1 hand towel) per person.
b) Rental Payment:
Schedule: 50% due at time of booking. Remaining balance due 30 days before arrival.
c) Cancellation Policy:
For all bookings EXCEPT VRBO
If the tenant/ guest cancels his stay at least 30 days before check-in he/ she will get back 100% of the amount that he/ she had paid. If the tenant/ guest cancels between 14 and 30 days before check-in, he/ she will get back 50%. Otherwise, the tenant/ guest won't get a refund.
Cancellation Policy VRBO
If the tenant/ guest cancels his stay at least 14 days before check-in he/ she will get back 100% of the amount that he/ she had paid. If the tenant/ guest cancels after between 7 and 14 days before check-in, he/ she will get back 50%. Otherwise, the tenant/ guest won't get a refund.
d) Security Deposit:
Security deposit (for all bookings EXCEPT Airbnb) A pre-authorization of EUR 500.00 for Apartments and EUR 1,000.00 for Villas (for long-term rentals from 29 nights: 800€) is held 1 day before arrival and voided at the latest 7 days after departure if no damage was seen in the property. No Security deposit is required for bookings through Airbnb (they use AIRCOVER).

Our stay was absolutely fantastic, the location is brilliant with lime bikes just round the corner for a quick cycle towards the old town. The host was so accommodating and the check in was really easy and was based around our flight times. Would definitely recommend.

A great, comfortable place, 3 blocks from the beach and the Promenade des Anglais. Washer, iron and ironing board were important, since I had been travelling for a while. The bed was super comfortable. And the architecture of the building and those surrounding were delightful. A great neighborhood for any holiday stay.

Pros: - Excellent communication (the host is available via a messaging app and they even prepared a handbook with every detail you need). - Great location next to the beach. Easy access to restaurants, supermarkets, subway, etc. - Kitchen well-equipped - Nice small Juliet balcony - Extras (Umbrella for the beach, two TVs, etc.) Cons: - Too warm for August (it was communicated to us that there is no AC and there are fans but we didn't know it would be that uncomfortable. The flat was unbelievably warm). I don't recommend booking this place in summer. - There were cockroaches in the flat. - Paid check-in is not great and there should be a self-checking possibility for late arrivals (there are no surprises and the hosts communicate everything clearly in advance).

Our stay in Nice had its ups and downs. The location of the apartment is absolutely amazing, making it easy to explore the city. However, a few issues made our stay less enjoyable than we had hoped. Firstly, there was an additional charge for arriving late, which seemed unnecessary considering that most places now offer self-check-in. The biggest drawback was the lack of air conditioning—it was unbearable to sleep at night. This was the only place out of the 11 we stayed at throughout our month in Europe that didn’t have AC, and unfortunately, the two small fans provided didn’t make much of a difference. The apartment itself is very small and cramped; we could only lay down one suitcase at a time, making it hard to unpack and feel settled. The bathroom was also problematic. The water heater or tank caused a lot of condensation whenever the water was on, leaving the bathroom wet and uncomfortable. Additionally, there were q

The hosts were very responsive and helpful especially when we had a few issues. The apartment is in a great location and lovely building, easy to get to from the airport, close to the promenade and old town. The apartment was clean and had everything need for a comfortable stay. We were a couple with a 7 month old baby. I don’t think it would be a comfortable size for 4 adults as another review had mentioned. There were some small issues, the balcony doors were very difficult to open, the internal doors don’t stay shut and the shutters were also hard to open. It isn’t the most baby friendly apartment. The lift is too small to fit a pram without folding it down, the bedroom is small and not much room for a travel cot and there isn’t much floor space. There is no aircon so it does get hot. Also have to pay £15 for a high chair which is from ikea and costs £15 to buy. There also had been a treatment for ants which were only made aware of on arrival rather than before.
