The unique building is an 'Italianate' style circular property that also comes with a separate, detached quirky cottage. Located right next to the Cairn Nature Reserve - a historic woodland area - there are dozens of walking trails on the doorstep - if you can drag yourself away, that is. It's also within a healthy walking distance of the beach, The South West Coast Path and Ilfracombe town centre.

Constructed from stone and Marland brick, the five-bedroom property is approached by a sweeping drive, surrounded by colourful, landscaped gardens, which have been a frequent winner of ‘Ilfracombe in Bloom’.

Inside, the house is dripping with architectural features, including twin turrets which flank the main entrance, ornate plaster ceilings, original Arts and Crafts fireplaces and gothic-style arched doors and wood-panelled walls.

The front door opens into a turreted entrance with an ornate gilded patterned plastered ceiling and herringbone parquet flooring leading towards the drawing room. This features a bowed picture window with a window seat below, so you can gaze out at the hypnotic sea views.

The dining room, too, boasts a large bow window along with an open fireplace and enough marble to rival the Vatican. The ground floor also contains a breakfast room, kitchen, laundry room, and cloakroom.

Upstairs, the five bedrooms command enviable views. However, the real jewel in the crown is the spectacular rotunda room, featuring a circular wall of double-glazed windows, four painted wooden pillar supports and a door opening onto a roof terrace and sun deck. Perfect for admiring the panoramic views across the Bristol Channel and out towards Wales in the distance.

Combine this with dramatic coastlines, rugged moors, and verdant valleys that all demand to be explored, and you’ll never be short of things to do.

Be it spending time with the family, walking the dog, eating out or celebrating with friends, to the people that live here and visit here, North Devon are Exmoor really are the perfect places.

There’s a diverse range of attractions. If you love being outdoors, this is the perfect part of the country to visit. Take part in a whole host of thrill-seeking activities from surfing, kayaking, paddleboarding and more in the coastal areas or get on your bike or pull on your hiking boots and explore the scenery.

Exmoor is full of beautiful walking trails and wildlife, including the renowned Exmoor ponies, which wander wild around the moor – there is something very special about settling down for a picnic following a bracing walk and watching the ponies against the backdrop of the moor.

Plus, there is the famous Tarka Trail, named after Henry Williamson’s delightful novel, ‘Tarka the Otter’. It isn’t just an otter that is a literary star around these parts – the romantic novel ‘Lorna Doone’ is set in Exmoor and the village of Westward Ho! got its unusual name from a 19th-century novel

North Devon and Exmoor aren’t just for the outdoorsy types. There’s a whole host of amazing attractions, great local food and drink. Ilfracombe, in particular, is gaining a reputation as a foodie hotspot with plenty for couples, families, and friends to enjoy a broad range of cuisine.

You can also discover charming market towns and quaint villages that attract visitors in their thousands. Take a trip to Clovelly and see the cobbled streets and traditional cottages, or head to Barnstaple, the oldest and largest town in the area. For seaside resorts, take a look at the towns of Woolacombe, Westward Ho!, Bideford and Ilfracombe, or for the ultimate surfer’s paradise, Croyde and Saunton are the places to be!

A wealth of cultural experiences await you in North Devon and Exmoor.

We would recommend the use of a car. However, you can take a stroll down into Ilfracome which is about a 10 minute walk or you can catch the bus at the bottom of the lane.

Respect for Neighbours: Please be mindful of noise levels, especially in the evening. Respect the privacy and peace of the surrounding neighborhood.
No Smoking: Smoking is strictly prohibited inside the home or on the tp terrace. Designated outdoor smoking areas, if any, should be used.
Pets: Pets may or may not be allowed, depending on the home. If permitted, they must be supervised and kept within designated areas. Guests are responsible for cleaning up after pets.
No Parties or Events: The property is intended for family and small group stays only. Hosting parties, large events, or gatherings is not allowed without prior permission.
Care of Property: Guests are expected to treat the home and its contents with respect. Any damages or breakages should be reported immediately.
Waste Disposal: Guests should dispose of waste properly by using the designated bins for recycling and rubbish. Ensure all trash is removed before departure.
Check-In/Check-Out Times: Adherence to check-in and check-out times is required to ensure the property is ready for incoming guests.
Safety and Security: Lock doors and windows when leaving the property. Guests are responsible for their own safety and should be cautious of any potential hazards.
Compliance with Local Laws: Guests should follow all local regulations, including noise ordinances, fire safety rules, and any other rules specific to the area.
Sandy Clothing or Shoes: Do not enter the house with sandy clothing or shoes. Please clean off any sand before entering.
Remove Shoes: Shoes must be removed when entering the house to maintain cleanliness and protect the flooring.
Bbq Usage: Clean the Bbq after each use. Charges may apply if the Bbq is left dirty.
Energy Conservation: Turn off all lights and ensure all windows are shut when leaving the property.
Noise Levels: Keep noise to a minimum after 11:00 Pm
Respect for Property: Treat the home and its contents with care. Report any damages immediately.
General Conduct: Respect the home, its surroundings, and neighbors. No parties or events are allowed without prior approval.

Out of all the Air B n Bs / hotels I have stayed in, this was the most accurately pictured and described place. The property was magnificent with lovely detail, great views, a great old English feel and really added to a trip I had with friends. James and the other people I communicated with were understanding, quick in their responses and helpful. The place is about a 20 minute walk to the beach / centre of town and it’s an easy walk, basically just heading down one long road. There is a Tesco superstore nearby for anything you need. I would recommend the George and Dragon pub in town and the whetherspoons is also good. Book this place and have fun!

The Round House is an amazing stay! Wonderful views, and a tremendous space for a large family holiday. Lovely walks nearby, and amazing beaches within walking distance.

We really enjoyed our stay at The Round House! Easy check in, though would have appreciated to have had an earlier check in… Lovely garden, good amount of kitchen ware, thank you for the delicious biscuits! Good amount of towels and washing machine tablets, only thing is there is only 1 shower on the first floor for the whole family (we were 9 people) and it was a little temperamental, it didn’t stay one consistent temperature… there is also another shower downstairs but only a couple of us used it. The views from the top floor were great! Fab walk into town and into the forests behind the house. We even made a fire, which the kids thoroughly enjoyed!

Wow! This place has so much character. As a family of 7 (plus a baby & dog) we had ample space between us. The views from the roof are stunning. A perfect place to sit for your morning coffee! Precious memories have been made. Thank you

  • For a full refund of the nightly rate, the guest must cancel within 48 hours of booking and at least 14 full days prior to listing’s local check-in time (shown in the confirmation email).
  • For a 50% refund of the nightly rate, the guest must cancel 7 full days before the listing's local check-in time (shown in the confirmation email), otherwise no refund will be given. If only 50% of the reservation has been paid, no refund will be issued and the remaining 50% will simply not be charged.
  • If the guest cancels less than 7 days in advance or decides to leave early after check-in, the nights not spent are not refunded.
  • Cleaning fees are always refunded if the reservation is cancelled before check-in.
