Kittiwake boasts outstanding views over the river from all rooms, especially the newly converted Sky Room with its fantastic, decked terrace. Kittiwake is finished to the highest standard and is perfect for a romantic waterside stay, or a family holiday to explore the picturesque ancient town of Dartmouth, which is just a short walk away. Although, with these views, you may want to stay to soak up the views from the terrace or French windows. A parking permit is supplied for the nearby car park.
The master bedroom has a kingsize bed and an ensuite cloakroom.
Upstairs to the brand new bedroom set in the eves of the house, with twin velux balcony systems to make the most of the views. The bedroom has a kingsize bed and built in storage as well as wall mounted TV.
Downstairs to the first floor where you will find the living room. The living space is tastefully furnished with 2 sofas, TV, DVD and effect fireplace. There are plenty of books and DVDs available to guests on the full wall storage display at the rear .
Downstairs again to the ground floor where you will find the beautifully modern open plan kitchen diner, with oak floors, granite worktops and high gloss units. The kitchen is well equipped with double electric oven with gas hob, microwave, dishwasher, fridge and radio/ipod dock. The dining table comfortably seats 6 guests. Patio doors that access the decked terrace provide loads of natural light and again views over the river towards Kingswear.

From the kitchen there is a large decked area with outdoor dining furniture separated by a glass balustrade, the perfect spot to take in the view with a morning coffee. Down to a lower gravel area and smaller decked area. There are stairs down the side of the building that take you back up to the road.
Parking:
The car park pass provided is valid for Mayors Avenue car park a 5-minute walk away (a bit longer on the way back). Please note that at significantly busy times of the year such as Regatta and the height of summer the pass does not guarantee a space, on the rare occasion the car park is full the permit is valid for the park and ride at the top of town.
Nearby:
A short walk down the road will take you to the centre of Dartmouth where you will find a great selection of pubs restaurants and cafes including Mitch Tonks' Seahorse and Rockfish. Cafe Alfresco is locally renowned for breakfasts and the Anchorstone Cafe on Coronation Park is perfect for lunch in the sun. The South West Coast Path can be picked up at the end of Above Town which will take you out to the castle. The closest beach is Blackpool Sands a 5-minute drive away in the village of Stoke fleming.

The first bedroom has a kingsize bed along with built in storage, bedroom chair and river views. The second bedroom has a kingsize bed again with built in storage, wall mounted TV and ensuite bathroom with shower, toilet and washbasin. We loved everything about the house and its spectacular views from every single room. We were a party of 6 - twin 4 year olds plus their parents and grandparents of the twins. Luckily we’re all pretty fit but the steps are very many and very steep! We all left fitter than when we arrived! Would not suit anyone infirm or very young children! Instructions were very clear but the road is exceptionally narrow as stated and we only drove up once to unload. Dartmouth is a headache for parking so we were very appreciative of the permit. Outside terraces were beautiful and we were so lucky with the weather that we did sit outside.

Property Manager Terms
- For a full refund of the nightly rate, the guest must cancel within 48 hours of booking and at least 14 full days prior to listing’s local check-in time (shown in the confirmation email).
- For a 50% refund of the nightly rate, the guest must cancel 7 full days before the listing's local check-in time (shown in the confirmation email), otherwise no refund will be given. If only 50% of the reservation has been paid, no refund will be issued and the remaining 50% will simply not be charged.
- If the guest cancels less than 7 days in advance or decides to leave early after check-in, the nights not spent are not refunded.
- Cleaning fees are always refunded if the reservation is cancelled before check-in.
- Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
- A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
