The space
The front door opens from the parking area to a small landing with stairs down into the open plan living area. The kitchen is well equipped with electric oven and gas hob as well as dishwasher, fridge and microwave. At the rear of the kitchen is a utility room with washing machine, tumble dryer and freezer as well as stairs down to the bedrooms, bathroom and garden.In front of the kitchen area there is the dining table which comfortable seats 6 as well as the living area at the front of the room with log burner and sofas along with TV and additional window seating to take advantage of the unrestricted views out towards the mouth of the river and towards Kingswear. Separating the dining area and lounge area is a second staircase down to the ground floor.
The stairs from the kitchen take you down to the ground floor hallway with access to the garden immediately in front, the family bathroom to the right and master bedroom to the left. The family bathroom has a bath with overhead shower, toilet and basin. The master bedroom has a standard double bed and built in hanging space and windows onto the garden.
The single bedroom can either be accessed via the master bedroom or via the second staircase in the living area and has a 3' bed and built in hanging space. The third bedroom is at the very front of the property and benefits from excellent views via the dual aspect windows in the corner, this room is accessed via the second staircase.
Outside:
There is a covered patio area with built in BBQ and garden furniture as well as a small grassy lawn that truly makes the most of the views. The garden is beautifully presented with mature shrubs and climbing plants and the perfect spot to relax, and watch boats come and go.
Parking:
At the front of the property is a parking bay for one small car. Longer vehicles may struggle

Great place to stay with amazing views over the River Dart. Convenient location. Suited our needs perfectly. Word of warding turn your car round when leaving the property and go back down the way you came in. Not for the faint hearted to go the other way particularly in a medium sized SUV. Had to fold the door mirrors in and still very tight in places.

I would not recommend this cottage due to access issues unless you are prepared to park elsewhere and walk. The road to access the property from either side is only suitable for small vehicles which was not made clear at time of booking, and the streets are windy and difficult to navigate even for locals. The parking was inaccessible as was padlocked without instructions to unlock, and we had several vehicles backed up behind us making it impossible to stop and access the property. We almost crashed our new car trying to exit the road and it was a very stressful experience.

We enjoyed our stay, and wanted to share some Pros and Cons **Pros** - Spectacular, ever-changing water views right from the home - Unique vantage point for train enthusiasts (steam train) and maritime lovers - Vibrant local amenities within walking distance **Cons** - Access via narrow, steep lanes requires careful driving - On-site parking space is compact - Alternative parking available one street up (approximately a 5-minute walk) - House needs some TLC and sash cords for the sliding windows are showing wear and tear

Location of house tricky for those with mobility issues. Road very steep alternative route involved 94 steps. We had elderly relative with us made the stay difficult. Characterful property but needs some TLC. Interconnecting bedrooms also tricky when using bathroom . Access also difficult even with car. Road it is on very narrow.

- For a full refund of the nightly rate, the guest must cancel within 48 hours of booking and at least 14 full days prior to listing’s local check-in time (shown in the confirmation email).
- For a 50% refund of the nightly rate, the guest must cancel 7 full days before the listing's local check-in time (shown in the confirmation email), otherwise no refund will be given. If only 50% of the reservation has been paid, no refund will be issued and the remaining 50% will simply not be charged.
- If the guest cancels less than 7 days in advance or decides to leave early after check-in, the nights not spent are not refunded.
- Cleaning fees are always refunded if the reservation is cancelled before check-in.
- Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
- A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
