With stunning views from the living room and private garden as well as private on-site parking, 6 & 7 School Steps has all the key elements for a fabulous holiday in Dartmouth year-round. You’re a short walk from the River Dart and the historic town centre. Take in the coastal air on the private terrace with both open-air and covered areas, and a stone pizza oven. This reverse-level holiday home suits families or couples looking to enjoy this beautiful riverside town or the wider South Hams.
The space
The front door opens from the parking area to a small landing with stairs down into the open plan living area. The kitchen is well equipped with electric oven and gas hob as well as dishwasher, fridge and microwave. At the rear of the kitchen is a utility room with washing machine, tumble dryer and freezer as well as stairs down to the bedrooms, bathroom and garden.

In front of the kitchen area there is the dining table which comfortable seats 6 as well as the living area at the front of the room with log burner and sofas along with TV and additional window seating to take advantage of the unrestricted views out towards the mouth of the river and towards Kingswear. Separating the dining area and lounge area is a second staircase down to the ground floor.

The stairs from the kitchen take you down to the ground floor hallway with access to the garden immediately in front, the family bathroom to the right and master bedroom to the left. The family bathroom has a bath with overhead shower, toilet and basin. The master bedroom has a standard double bed and built in hanging space and windows onto the garden.
The single bedroom can either be accessed via the master bedroom or via the second staircase in the living area and has a 3' bed and built in hanging space. The third bedroom is at the very front of the property and benefits from excellent views via the dual aspect windows in the corner, this room is accessed via the second staircase.

Outside:
There is a covered patio area with built in BBQ and garden furniture as well as a small grassy lawn that truly makes the most of the views. The garden is beautifully presented with mature shrubs and climbing plants and the perfect spot to relax, and watch boats come and go.

Parking:
At the front of the property is a parking bay for one medium / large car. Longer vehicles may struggle

Other things to note
Due to the layout of the property with 2 sets of wooden stairs and the low wall in the garden we do not feel the property is suitable for children under 5.

Lovely character cottage with a homely feel. Fantastic views (pictures do not do the views justice) of all the comings and goings on the river from both floors and from the, very well kept, garden. Quiet area and friendly neighbours. Short walk to many places to eat and to the harbour for boat trips and ferry.

Lovely old house which needs some tlc but has great views and a small garden. Very convenient location for the town and lots to do in Dartmouth. Access to the parking space is car tricky due to narrow streets. Luckily we had a small car.

We loved Dartmouth. The property has an incredible view & the parking spot makes a huge difference. Upstairs living space, fantastic. I do feel that the lower level & garden could do with some improvements. We did still have a great holiday, barely got in the car, fabulous.

  • For a full refund of the nightly rate, the guest must cancel within 48 hours of booking and at least 14 full days prior to listing’s local check-in time (shown in the confirmation email).
  • For a 50% refund of the nightly rate, the guest must cancel 7 full days before the listing's local check-in time (shown in the confirmation email), otherwise no refund will be given. If only 50% of the reservation has been paid, no refund will be issued and the remaining 50% will simply not be charged.
  • If the guest cancels less than 7 days in advance or decides to leave early after check-in, the nights not spent are not refunded.
  • Cleaning fees are always refunded if the reservation is cancelled before check-in.
  • Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
  • A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
