Everything was perfect, highly recommended! I did 4* jus for an accident about check out, L’Adobe still asking to pay the amount of $330...attention, because the children drew on the TV cabinet with colored pencils and a small stain was found on the chair, it's a matter of 15 minutes for the cleaner! Also they call it damage! I have been travelling all my life, I have been almost all over the world, I have a huge experience in travelling, I have been travelling in Australia for 5 years, I have been in so many places, and no one has ever charged me for such a small things! So it’s amazing apartments and rude agents it’s my review!

The apartment is a close walk to Bondi. Beds are comfortable. Layout of apartment is good. The kitchen is minimally stocked but sufficient. Maintenance issues in the apartment need attending to. Door doesn’t close to queen bedroom next to bathroom. The electric fan is not manual and is very noisy when trying to sleep (or keep light off for the night). Would be nice if single and double rooms had some side lights added and made more homely. The windows in queen and single room open 1cm. I felt caged not being able to open a window!! The blind in queen room came down and didn’t go back up. The door handle in the single room came off in my daughter’s hand when she tried to open. The gas stove was dangersous and leaks under large burner, couldn’t use it. Happy to send all pics. It wasn’t Abodes fault but parties outside on all 3 nights meant no sleep!!! An adequate stay, but as a company managed apartment, this apartment needs a big upgrade to feel homely and way more detailing needed

First time in the Bronte area, Australia, and what a way to start! We had a great stay, the house ticked every box we had – location / size / amenities to name a few; it was close (walking 5min) to where we needed to be daily, and all comms with the host (the L'Abode team) went very well, with the host assisting us with any queries we had – sometimes on a daily basis! :) We are back in Sydney next year at the same time, and really home the dates for this Airbnb are available, as we would love to be back here again! Additional rules
1. Guests will be vetted and checked before receiving access instructions. 2. Please make sure you follow the departure instructions and leave the keys back in the lockbox. If keys are not left in the requested spot, a $150 fee will be charged. 3. A starter pack of amenities and toilet paper (once these are used up, the guest will need to purchase more), and the exit clean. Should you require a mid-stay clean or additional linen, there will be an additional charge. Please message us through Airbnb for a quote. 4. Please be mindful of your neighbours and keep noise to a minimum between 9pm - 8:00am. We have a strict no event/party policy to ensure we have an ongoing positive relationship with our neighbours. 5. Please confirm the accurate number of guests on your booking. If you intend to have extra guests stay or come to the property at any point during your stay, please send a message via Airbnb for our team to approve. 6. Maintenance Issues: We do our best to attend to all maintenance issues as and when we are notified during typical work hours. However, please note if you contact us over the weekend from Friday 4pm - Monday 10am we will not be able to organise a call out. We will still be contactable over this period for emergencies only. 7. Barbecue Cleaning (If Applicable): As per the terms and conditions, please ensure you clean the BBQ after use. A $70 charge will be deducted from your bond if the BBQ is found to be dirty. Thank you for understanding. 8. Late Check-outs: Please note that L'Abode Accommodation reserves the right to impose a late departure fee of $80 per hour for any guest who fails to vacate the premises by 10:00 AM without prior approval. Public Holidays Outside work hours (after 4:00 pm - before 9 am Monday-Friday) We will do our best to respond to all request of repairs within 24 hours and organise a tradesperson within work hours. We can't compensate any guests who request repairs/callouts during the above timeframes as it is very difficult to source tradespeople during the above-mentioned hours.

Property Manager Terms
- For a full refund, the guest must cancel at least 5 full days before the listing’s local check-in time (shown in the confirmation email).
- If the guest arrives and decides to leave early, 50% of the nightly rate for the nights not spent 24 hours after the cancellation occurs are refunded.
- Cleaning fees are always refunded if the reservation is cancelled before check-in.
- Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
- A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
