First of all we stayed at unit 1 Sea Salt not unit 6 Surfside Suite. The big problem for us which was not addressed is that we had the unit for three weeks and they only gave one key. This created a huge problem for my wife and I. We lost our independence. Phone messages to L'Abode were not returned. There were other minor maintenance issues but we gave up. Such as the one of the blackout roller shades did not work. The place has great potential but overall it was a bit tired. For the first week of our three week stay the front door to the eight unit complex was broken and made it difficult to enter. It was finally repaired after others join in the chorus to complain. Finally the entire east wall of the unit are windows and a sliding door to the patio which sadly needed to be cleaned. We were going to hire an outside vendor to clean them but it became too much of a hassle.

Great apartment, super convenient and close to shops and the beach. We loved our stay there. Clean, bright and modern with a nice welcome treat. Also loved the kevin murphy products and all the eco friendly products around the house. I would suggest offering more towels and beach towels, as only 2 were offered for us which was not enough for our 4 night stay. Also communication fell quiet when we enquired about the missing nespresso machine and toaster, whilst we ended up getting coffee and breakfast outside it would have been nice to have it in the property.

Additional rules
1. Guests will be vetted and checked before receiving access instructions. 2. Please make sure you follow the departure instructions and leave the keys back in the lockbox. If keys are not left in the requested spot, a $150 fee will be charged. 3. A starter pack of amenities and toilet paper (once these are used up, the guest will need to purchase more), and the exit clean. Should you require a mid-stay clean or additional linen, there will be an additional charge. Please message us through Airbnb for a quote. 4. Please be mindful of your neighbours and keep noise to a minimum between 9pm - 8:00am. We have a strict no event/party policy to ensure we have an ongoing positive relationship with our neighbours. 5. Please confirm the accurate number of guests on your booking. If you intend to have extra guests stay or come to the property at any point during your stay, please send a message via Airbnb for our team to approve. 6. Maintenance Issues: We do our best to attend to all maintenance issues as and when we are notified during typical work hours. However, please note if you contact us over the weekend from Friday 4pm - Monday 10am we will not be able to organise a call out. We will still be contactable over this period for emergencies only. 7. Barbecue Cleaning (If Applicable): As per the terms and conditions, please ensure you clean the BBQ after use. A $70 charge will be deducted from your bond if the BBQ is found to be dirty. Thank you for understanding. 8. Late Check-outs: Please note that L'Abode Accommodation reserves the right to impose a late departure fee of $80 per hour for any guest who fails to vacate the premises by 10:00 AM without prior approval. Public Holidays Outside work hours (after 4:00 pm - before 9 am Monday-Friday) We will do our best to respond to all request of repairs within 24 hours and organise a tradesperson within work hours. We can't compensate any guests who request repairs/callouts during the above timeframes as it is very difficult to source tradespeople during the above-mentioned hours.

Property Manager Terms
- For a full refund, the guest must cancel at least 5 full days before the listing’s local check-in time (shown in the confirmation email).
- If the guest arrives and decides to leave early, 50% of the nightly rate for the nights not spent 24 hours after the cancellation occurs are refunded.
- Cleaning fees are always refunded if the reservation is cancelled before check-in.
- Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
- A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
