The host, Jenny, was extremely responsive, kind, and helpful. The apartment is really lovely and gets lots of beautiful sunlight. We thought it was even nicer than the photos. The interior is extremely clean, new and well organized. The guest instructions give fair warning that pigeons often perch on the patio and leave their droppings behind. During our stay I saw that birds left droppings everyday but we didn’t use the patio so it didn’t bother us. We enjoyed our stay here immensely.

The veranda was full off bird droppings, could not seat there because of this problem. Unfortunately we locked ourselves out of d apartment so we got on to the management company & they gave us d wrong code for the lockbox for the emergency key, so we had to book hotel for the night, not a happy customer

Stayed here for one month. L’abode made very clear instructions for check in and were great communicators. I was blown away with the apartment - it’s huge. Feels so much bigger than in the pictures. TV is massive and has Netflix etc. Wi-Fi was 26mbps download. Bed is comfortable. Kitchen had all the amenities I could have needed. They left a selection of food and bits upon check in which is the nicest I’ve ever had, plus toiletries. The sofa is super comfy, I fell asleep on it a few times. The road can be noisy at times (bin vans and road cleaners go past in the early hours and are loud). The location is INCREDIBLE. The main part which really isn’t acceptable is the terrace/balcony. As others have mentioned before, there is literally no way to enjoy it because… I’ve never seen so much bird poop in my life. I’d wash it off and 24hrs later it’s all be back again. So if you don’t intend to use the terrace, it’s a great apartment :)

Additional rules
1. Guests will be vetted and checked before receiving access instructions. 2. Please make sure you follow the departure instructions and leave the keys back in the lockbox. If keys are not left in the requested spot, a $150 fee will be charged. 3. A starter pack of amenities and toilet paper (once these are used up, the guest will need to purchase more), and the exit clean. Should you require a mid-stay clean or additional linen, there will be an additional charge. Please message us through Airbnb for a quote. 4. Please be mindful of your neighbours and keep noise to a minimum between 9pm - 8:00am. We have a strict no event/party policy to ensure we have an ongoing positive relationship with our neighbours. 5. Please confirm the accurate number of guests on your booking. If you intend to have extra guests stay or come to the property at any point during your stay, please send a message via Airbnb for our team to approve. 6. Maintenance Issues: We do our best to attend to all maintenance issues as and when we are notified during typical work hours. However, please note if you contact us over the weekend from Friday 4pm - Monday 10am we will not be able to organise a call out. We will still be contactable over this period for emergencies only. 7. Barbecue Cleaning (If Applicable): As per the terms and conditions, please ensure you clean the BBQ after use. A $70 charge will be deducted from your bond if the BBQ is found to be dirty. Thank you for understanding. 8. Late Check-outs: Please note that L'Abode Accommodation reserves the right to impose a late departure fee of $80 per hour for any guest who fails to vacate the premises by 10:00 AM without prior approval. Public Holidays Outside work hours (after 4:00 pm - before 9 am Monday-Friday) We will do our best to respond to all request of repairs within 24 hours and organise a tradesperson within work hours. We can't compensate any guests who request repairs/callouts during the above timeframes as it is very difficult to source tradespeople during the above-mentioned hours.

Property Manager Terms
- For a full refund, the guest must cancel at least 5 full days before the listing’s local check-in time (shown in the confirmation email).
- If the guest arrives and decides to leave early, 50% of the nightly rate for the nights not spent 24 hours after the cancellation occurs are refunded.
- Cleaning fees are always refunded if the reservation is cancelled before check-in.
- Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
- A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
