Home Truths
This is a rural property and a car is essential. 4x4 or SUV's recommended as low sedans/hatches may experience difficulty on the entry road.
- The property is accessed via an unsealed gravel road, with steep drop-offs and winding turns—it's all part of the adventure!
- While there is very limited access to phone signal, you’ll have super-fast Starlink internet, perfect for staying connected or streaming on your own devices (no TV provided).
- Due to the presence of a cattle grid and electric fencing, the property is not particularly child-friendly—supervision of children is essential.
- In keeping with the remote, off-the-grid experience, the house has no TV—an invitation to truly unwind in nature.
- Tatami room where single beds are located - does not have a separate door/located in the lounge
- Each studio features an outdoor bath with stunning views. Please note that privacy is limited, and the baths are designed for use with bathers/swimwear. We recommend bringing your own for comfort and added privacy during your stay
- Shared Common Space: In the middle of the property, you'll find a sunken seating area with breathtaking views—a perfect spot for relaxing and enjoying the surroundings. This space is shared between both studios.

- The blinds in the bedrooms are not blackout, the master has black curtains but not the entire length and the tatami area has sheer curtains - all the more for taking in the view!
- There is a breville pod coffee machine in house, so bring your favourite nespresso compatible pods. There is also the great Grumpy Baker cafe nearby!

Absolutely perfect ! My partner and I booked this stunning property for our anniversary it was a last minute spontaneous trip and even than the team at L’Abode did everything they could to make it all work , we felt right at home from the beginning ! The property is very well looked after and maintained the views from every part of the property are absolutely breathtaking you won’t want to leave ! The track getting in and out is actually very easy to make your way in and out of the property , I’d recommend a 4WD for comfort only , however the average medium sized vehicle can definitely make it in and out of there fairly easily . If you truely want to get away and experience the blue mountains and its beauty this is absolutely the place to be you will be talking about it for years to come ! Definitely plan your days out as Katoomba is an hour drive but I would highly recommend making the most of the beautiful property and having dinner there instead! Absolutely can’t wait to come back !

Overall was a very beautiful and nice stay. The view was amazing to see and take in. Naturally not the easiest route to the accommodation given the location of it being deep into farm land (would definitely recommend following their guide to have a bigger car or 4WD). Would recommend staying there!

Beautiful house on top of a mountain with an incredible view. The entrance road is quite hard with steep sections and lots of holes. The house is unfortunately not very private as you can hear and see the neighbors very well. It was very clean apart from some dirty cobwebs with dead flies in them in corners that can easily be cleaned. Kitchen is fully equipped but no normal plates and cups.

Place was nothing less than a paradise. Magnificent views, very peaceful, lots of birds and you will be in the state of natures’ trance the whole time. Very friendly host and they were on top of everything. Stunning studio inside out, everything you see is an art itself. Had plenty of great experiences with Airbnb in the past but this one is the best airbnb experience I’ve ever had. If you go to NSW, don’t miss this place. 10/10

Additional rules
1. Guests will be vetted and checked before receiving access instructions. 2. Please make sure you follow the departure instructions and leave the keys back in the lockbox. If keys are not left in the requested spot, a $150 fee will be charged. 3. A starter pack of amenities and toilet paper (once these are used up, the guest will need to purchase more), and the exit clean. Should you require a mid-stay clean or additional linen, there will be an additional charge. Please message us through Airbnb for a quote. 4. Please be mindful of your neighbours and keep noise to a minimum between 9pm - 8:00am. We have a strict no event/party policy to ensure we have an ongoing positive relationship with our neighbours. 5. Please confirm the accurate number of guests on your booking. If you intend to have extra guests stay or come to the property at any point during your stay, please send a message via Airbnb for our team to approve. 6. Maintenance Issues: We do our best to attend to all maintenance issues as and when we are notified during typical work hours. However, please note if you contact us over the weekend from Friday 4pm - Monday 10am we will not be able to organise a call out. We will still be contactable over this period for emergencies only. 7. Barbecue Cleaning (If Applicable): As per the terms and conditions, please ensure you clean the BBQ after use. A $70 charge will be deducted from your bond if the BBQ is found to be dirty. Thank you for understanding. 8. Late Check-outs: Please note that L'Abode Accommodation reserves the right to impose a late departure fee of $80 per hour for any guest who fails to vacate the premises by 10:00 AM without prior approval. Public Holidays Outside work hours (after 4:00 pm - before 9 am Monday-Friday) We will do our best to respond to all request of repairs within 24 hours and organise a tradesperson within work hours. We can't compensate any guests who request repairs/callouts during the above timeframes as it is very difficult to source tradespeople during the above-mentioned hours.

Property Manager Terms
- For a full refund, the guest must cancel at least 5 full days before the listing’s local check-in time (shown in the confirmation email).
- If the guest arrives and decides to leave early, 50% of the nightly rate for the nights not spent 24 hours after the cancellation occurs are refunded.
- Cleaning fees are always refunded if the reservation is cancelled before check-in.
- Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
- A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
