What WE LoveEntering this contemporary, well-situated home, you are instantly enveloped in natural light, which streams in from the floor to ceiling windows. Natural warmth is echoed in the decor of this home, which is the perfect stop-off, whether you are a business traveller or visiting for the renowned Dark Mofo festival.
The main living area is an airy and spacious room, delivering comfort and style in equal measure. A white kitchen reflects the sunlight, providing you with all you would need to create a show stopping meal in style. The central dining table comfortably seats four, and it's also a serene place for working at a laptop. When you're relaxing, there is a cosy seating area with TV and dark-wood coffee table, which oozes understated glam. On warm occasions, you can throw back the door to extend the room to the balcony, with views of Hobart.
The bedroom is just as comfortable as the main living area, with plenty of hanging space for your clothes and a comfortable queen bed. The private balcony is also accessible from this room, so you'll have more than enough space to relax. You'll also have access to a large bathroom, which houses laundry facilities, along with a stylish walk-in shower.
With its world-class arts, food and wine scene, Hobart is the beating cultural heart of Tasmania. You're in an amazing location, in Hobart's most exclusive suburb. Just a 10-minute walk from the water, where you can watch the yachts bob serenely in the bay, or an an easy walk to the city and Salamanca Market where you will find the best restaurants and bars. Hobart really is a foodie's playground! Pick up some amazing pizzas and cocktails at Ti Ama, or go more fine-dining at The Lounge by Frogmore Creek.
You're also in a great location if you're visiting for Dark Mofo, the legendary experimental winter arts festival, or Mona Foma festival of music and art.

- A 10-minute stroll away is Sullivan's Cove harbour, a delightful area to reconnect with the water.
- St David's Park is a lovely green space just on your doorstep, where you can start your day with a jog, or just people watch Hobart's elite.
- Visit the Brooke Street Pier, a four-storey floating pier, both a building and a boat. You'll find artisanal crafts coffee and bites to eat in this amazing space.

Hosts were not responding in the messaging so had to call an after hours number due to the code to the property not working. During the phone call there were many remarks such as "no one else has complained about this before" to make us feel as though we were doing something wrong. Finally, after half hour in the cold, we received a phone call back informing us that the code had changed that day and was not updated correctly. On check out, I mistakingly left my phone charger by the bed. The cleaner confirmed that they had seen it but instead of contacting me, continued to leave it in the apartment and could not retrieve it. Multiple attempts made over 5 days to arrange pick up of the charger but ultimately had to leave Tasmania without it. Great apartment in a fantastic location. Would definitely stay here again if someone else managed the property.

We had a few problems with getting access, dryer not working and no tablets for the dishwasher. However, we were impressed and pleased with the communication and response of the managers. The unit was very comfortable, especially the bed. Parking was easy and secure. And the location and close proximity to Salamanca was a bonus.

The accommodation is ideal for a short stay in Hobart. We found the apartment very clean, comfortable, well insulated from the cold and within walking distance to the centre of Hobart and the waterfront. L'Abode were most helpful on providing clear documentation that made the checkin/checkout process painless. The secure off road parking provided was most appreciated. We would certainly be happy to stay again when next we visit Hobart and would recommned the apartment to couples wanting close access to Salamanca markets and the wharf area.

Additional rules
1. Guests will be vetted and checked before receiving access instructions. 2. Please make sure you follow the departure instructions and leave the keys back in the lockbox. If keys are not left in the requested spot, a $150 fee will be charged. 3. A starter pack of amenities and toilet paper (once these are used up, the guest will need to purchase more), and the exit clean. Should you require a mid-stay clean or additional linen, there will be an additional charge. Please message us through Airbnb for a quote. 4. Please be mindful of your neighbours and keep noise to a minimum between 9pm - 8:00am. We have a strict no event/party policy to ensure we have an ongoing positive relationship with our neighbours. 5. Please confirm the accurate number of guests on your booking. If you intend to have extra guests stay or come to the property at any point during your stay, please send a message via Airbnb for our team to approve. 6. Maintenance Issues: We do our best to attend to all maintenance issues as and when we are notified during typical work hours. However, please note if you contact us over the weekend from Friday 4pm - Monday 10am we will not be able to organise a call out. We will still be contactable over this period for emergencies only. 7. Barbecue Cleaning (If Applicable): As per the terms and conditions, please ensure you clean the BBQ after use. A $70 charge will be deducted from your bond if the BBQ is found to be dirty. Thank you for understanding. 8. Late Check-outs: Please note that L'Abode Accommodation reserves the right to impose a late departure fee of $80 per hour for any guest who fails to vacate the premises by 10:00 AM without prior approval. Public Holidays Outside work hours (after 4:00 pm - before 9 am Monday-Friday) We will do our best to respond to all request of repairs within 24 hours and organise a tradesperson within work hours. We can't compensate any guests who request repairs/callouts during the above timeframes as it is very difficult to source tradespeople during the above-mentioned hours.

Property Manager Terms
- For a full refund, the guest must cancel at least 5 full days before the listing’s local check-in time (shown in the confirmation email).
- If the guest arrives and decides to leave early, 50% of the nightly rate for the nights not spent 24 hours after the cancellation occurs are refunded.
- Cleaning fees are always refunded if the reservation is cancelled before check-in.
- Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
- A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
