We had a wonderful family Christmas in this property. The view was amazing and the location was great for access to the beach and local transport. The host was super responsive. The apartment was very well equipped, especially if cooking/bbq. Would highly recommend

The place is beautiful, albeit the rug/carpet need a good clean and management was hit and miss. The garage remote died and our car was stuck inside. We called the help-line and spoke to a lady (evening hours on Saturday 14th Dec), who despite us remaining respectful (albeit frustrated), had no empathy in her handling of our predicament. Instead she was very short and even shorter when we followed up 30 mins later. This is where it got fun - 1) they made us go and find a battery to try fix the remote ourselves (we had no car now) 2) they asked us to go to another location to get a spare remote (again, we had no car) where the lock box was rusted and couldn't open and 3) after all that, we were still asked to try fix it over and over. It was our problem to fix until the next day when we spoke to a new person who very quickly arranged for someone to oil the lock box and pass us the spare key! It ruined our first nights stay but after that it was much better.

We absolutely loved our stay at Tamarama, it’s the perfect location should you want to spend the day at the beach or hop on the bus to the CBD. We found the apartment clean, easy assessable and secure. The utilities were great and loved seeing the views of the ocean. We will definitely be returning.

Additional rules
1. Guests will be vetted and checked before receiving access instructions. 2. Please make sure you follow the departure instructions and leave the keys back in the lockbox. If keys are not left in the requested spot, a $150 fee will be charged. 3. A starter pack of amenities and toilet paper (once these are used up, the guest will need to purchase more), and the exit clean. Should you require a mid-stay clean or additional linen, there will be an additional charge. Please message us through Airbnb for a quote. 4. Please be mindful of your neighbours and keep noise to a minimum between 9pm - 8:00am. We have a strict no event/party policy to ensure we have an ongoing positive relationship with our neighbours. 5. Please confirm the accurate number of guests on your booking. If you intend to have extra guests stay or come to the property at any point during your stay, please send a message via Airbnb for our team to approve. 6. Maintenance Issues: We do our best to attend to all maintenance issues as and when we are notified during typical work hours. However, please note if you contact us over the weekend from Friday 4pm - Monday 10am we will not be able to organise a call out. We will still be contactable over this period for emergencies only. 7. Barbecue Cleaning (If Applicable): As per the terms and conditions, please ensure you clean the BBQ after use. A $70 charge will be deducted from your bond if the BBQ is found to be dirty. Thank you for understanding. 8. Late Check-outs: Please note that L'Abode Accommodation reserves the right to impose a late departure fee of $80 per hour for any guest who fails to vacate the premises by 10:00 AM without prior approval. Public Holidays Outside work hours (after 4:00 pm - before 9 am Monday-Friday) We will do our best to respond to all request of repairs within 24 hours and organise a tradesperson within work hours. We can't compensate any guests who request repairs/callouts during the above timeframes as it is very difficult to source tradespeople during the above-mentioned hours.

Property Manager Terms
- For a full refund, the guest must cancel at least 5 full days before the listing’s local check-in time (shown in the confirmation email).
- If the guest arrives and decides to leave early, 50% of the nightly rate for the nights not spent 24 hours after the cancellation occurs are refunded.
- Cleaning fees are always refunded if the reservation is cancelled before check-in.
- Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
- A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
