What We LoveWelcome to beachside living at its best in this Coogee apartment level 3-bedroom home that can accommodate 6 guests. It boasts natural warmth and light, thanks to a sunny northerly position, and reverse cycle air conditioning gives you full temperature control year-round. The chic coastal decor (paired with gorgeous beach views) act as a constant reminder that the beach is a few minutes away! It won't be hard to make yourself at home in the large, full-facilities kitchen. The expansive bench/preparation space caters equally well for short or long stays. The integrated open-plan living feels spacious and relaxed, and the lounge room has been furnished with a coffee table, and comfortable armchairs and double-seated sofa. It serves as the perfect place to enjoy family movie nights and kick back with a good book whilst taking in the amazing view. You can dine at the table of six, or venture outside to the undercover entertaining balcony that offers unrivaled sunrises and sunsets with the ocean as a backdrop. Set yourself up with a beverage and some nibbles and take a seat in the covetable Coogee beachside ambience. There is also a gas BBQ for use if you feel like grilling with a view. Each bedroom features a unique large artwork, built-in robes and seating. Bedrooms 1 and 2 contain queen beds, whilst the master room has a king-size bed and ensuite bathroom. The stylish main bathroom has a separate bathtub and enclosed shower, with an extended vanity. The property is located on a prime street in a sought-after Eastern Beaches location, just meters from the Coogee beachfront. It is also in close proximity to a variety of local shops and popular cafes, bars, and restaurants, with public transport (bus) to both the city and Bondi Junction available nearby.

- Right next door is Barzura, the local spot for modern takeaway and dine-in Australian cuisine, including a breakfast served till 1pm and extensive fresh juice, smoothie, cocktail and mocktail list
- For a Southeast Asian feast, top rated local favourite Sugarcane is just steps away!
- For casual dining, multi-level Coogee Pavilion has something to please everyone and often host live performances.

- Garage clearance is 1.9m. Access can be tight for large cars, but parking spots are large.

The apartment was lovely and in a beautiful location with fabulous views. The communal areas were very smart and spotless. There were a few issues such as no ironing board, inadequate large saucepans for six people and faulty air con but all were resolved in good time. Private underground parking for two cars was a real bonus as the beach area gets very busy. A hard copy of the house instructions and local recommendations is needed as the QR code did not work.

The location is really great. 1 minute to the beach and 5-10 minutes to the restaurants. However, the apartment in the living area has old windows, with simple glazing. You feel like you're sitting in the street. In addition, it is located directly at a traffic light intersection, so that there are always arriving vehicles. The bedrooms have extra windows, I could still hear the conversations in the laundromat opposite. Furthermore, the apartment was only very superficially clean. In particular, the vents in the ceilings were very, very dirty. You have to read the fine print here. However, the construction work indicated there does not take place on the roof, but in the immediate neighboring apartment ( wall a wall). The noise started at 7:15 am. Furthermore, the garage is very tight, vehicles higher than 1.90 m do not fit in and with a long vehicle the drive up could be tight. A clear plus from the apartment is the location.

1. Guests will be vetted and checked before receiving access instructions. 2. Please make sure you follow the departure instructions and leave the keys back in the lockbox. If keys are not left in the requested spot, a $150 fee will be charged. 3. A starter pack of amenities and toilet paper (once these are used up, the guest will need to purchase more), and the exit clean. Should you require a mid-stay clean or additional linen, there will be an additional charge. Please message us through Airbnb for a quote. 4. Please be mindful of your neighbours and keep noise to a minimum between 9pm - 8:00am. We have a strict no event/party policy to ensure we have an ongoing positive relationship with our neighbours. 5. Please confirm the accurate number of guests on your booking. If you intend to have extra guests stay or come to the property at any point during your stay, please send a message via Airbnb for our team to approve. 6. Maintenance Issues: We do our best to attend to all maintenance issues as and when we are notified during typical work hours. However, please note if you contact us over the weekend from Friday 4pm - Monday 10am we will not be able to organise a call out. We will still be contactable over this period for emergencies only. 7. Barbecue Cleaning (If Applicable): As per the terms and conditions, please ensure you clean the BBQ after use. A $70 charge will be deducted from your bond if the BBQ is found to be dirty. Thank you for understanding. 8. Late Check-outs: Please note that L'Abode Accommodation reserves the right to impose a late departure fee of $80 per hour for any guest who fails to vacate the premises by 10:00 AM without prior approval. Public Holidays Outside work hours (after 4:00 pm - before 9 am Monday-Friday) We will do our best to respond to all request of repairs within 24 hours and organise a tradesperson within work hours. We can't compensate any guests who request repairs/callouts during the above timeframes as it is very difficult to source tradespeople during the above-mentioned hours. - Turn things off

Property Manager Terms
- For a full refund, the guest must cancel at least 5 full days before the listing’s local check-in time (shown in the confirmation email).

- Cleaning fees are always refunded if the reservation is cancelled before check-in.
