Beautiful apartment in a small block. Close to small group of shops and short walk to Rose Bay shops. East’s Rugby Club in walkable distance, great location of a quiet wine or beer.

Hotelesque provides exceptional properties that are meticulously maintained and is a wonderful host to plan your trip through. I stayed in 2 hotelesque properties during my stay in Sydney and both were absolutely wonderful. Would highly recommend anyone looking for properties in Sydney to focus on hotelesque properties.

We were so prepared for this trip to Sydney and we were so lucky that we had found this accomodation by air Bnb which met all Our expectations and with the information we had been given by hotelesque. It was an apartment that was perfectly situated between Bellevue Hills and Rosebay with a close access to the Ferry into circular quai and all other communications with buses and trains to get around. We had a spacious apartment with two big king size beds and one bed of a Sofa. It was well equipped apartment so we could coolk every night and we chose to go out and Dine two nights of 11.We considered that we were staying in a high Class area with a healthy and good socioeconomical standard . We were close to Bono beach and Junction. . We could easily walk to the beach of Bondi which was the best thing of the stay . The parking opportunities at O’Sullivan street were excellent !! I. Lovely flat - everything you could need and very comfy beds. Location is fantastic - perfect place to stay to explore Rose Bay and Bondi. Great comms from Hotelesque

Great place in a nice part of Sydney with shops close by and parking in streets. The flat has got a lot of lovely touches. Good books, art work as well as a fully functioning kitchen. The flat, being on the ground floor is relatively dark and can smell a little damp when the windows are all closed, but that’s older Sydney properties for you! The beds were comfy and we enjoyed our stay immensely!

    ISSUES DURING YOUR STAY If you experience an issue during your stay, contact us immediately via email or sms contact details provided to you in your welcome arrival notes. We will attempt to remedy the issue. We will not consider any compensation unless we have been afforded the opportunity to rectify the issue. PROHIBITED PARTIES, FUNCTIONS AND GATHERINGS Properties are offered for private purposes only. Parties, functions and gatherings involving persons who are not permitted to occupy the property are strictly prohibited. If Hotelesque forms the view that an unauthorized party, function or gathering is taking (or has taken) place it will result in the immediate termination of booking and no refunds will be provided. We reserves rights to appoint security guards or other appropriately qualified persons to enforce evictions and advise police if it believes that it is necessary to do so. A penalty fee of $1000 will also be charged. NUMBER OF GUESTS The number of guests occupying the property must not exceed the number stated in the booking confirmation. If an excess number of persons have occupied, attended or otherwise used the property then it will result in the immediate termination of booking and no refunds will be provided. NOISE Noise complaints are serious. Noise audible outside the property is prohibited between 10 pm and 8 am as most of our properties are situated in urban locations which are noise sensitive. If you or any other guest fail to take appropriate action following a noise complaint, you may be asked to leave the property immediately which can result in an eviction and or loss of bond or both. INTERNET Internet connectivity is provided at the property as a service to guests, however uninterrupted and / or high speed connections cannot always be guaranteed. Hotelesque is not responsible for any loss of amenity or any other loss if internet services are unavailable or connectivity is otherwise unsatisfactory during your stay. We are also not responsible for diagnosing or fixing any connectivity or other issues with a guest’s computer or other devices. If required to attend the property to assist with such matters, additional call out fee of $80 per hour will be payable Half hour is calculated on 15 minute intervals). CHECK OUT The Property is to be vacated by 11.00am on the day of departure unless prior arrangements are made. Failure to vacate at the required time will incur a penalty equivalent to $80 per half hour after 11.00am (Half hour is calculated on 15 minute intervals). CLEANING It is a requirement that the property is returned in a clean condition. Your rental includes a general clean however if there is excess cleaning, we charge an additional fees. Additional cleaning includes but is not limited to dirty dishes, rubbish not being removed to outside bins, refrigerators not cleared of food, stained linen, BBQ not cleaned or food and drink stains on tables and sofas. Excess cleaning fee is charge at $80 per half hour (Half hour is calculated on 15 minute intervals). RUBBISH Upon departure all rubbish inside must be placed into the outside council bins. If it is bin night during your stay, please ensure the bins are placed out on the street. The bin night for your property is advised in your welcome notes. You will be charged for the removal of excess rubbish left at the property or if the garbage bin is not put out on bin night as requested. Excess rubbish removal fee is $150 per load of excess rubbish. LOSS & DAMAGE Any damage, breakage or theft is the guest’s responsibility during their stay and if anything is noted by our team as missing or broken it will be charged against the security deposit. Should you discover any damage or breakage when you arrive or during your stay, please advise us immediately and send a photo. LOCK OUTS Charges for out of hours lockouts after 5:00 pm or anytime on weekends or public holidays are as follows Lockout fee (No lock smith): After 5:00 pm – 7:00 pm $120 After 7:00 pm and weekends $240 Public holidays $360 Lockout fee ( Locksmith required) Market Price of emergency Locksmith. We will attend the office and place keys in the office letterbox for you to pick up within 2 to 3 hours and return within 24 hours to avoid additional charges to those outlined above. SMOKING Smoking inside and outside of the house is strictly prohibited. If is determined that there has been smoking inside the property the following penalties apply: $1000 penalty plus costs to rectify the property. Cost to rectify includes any lost nights of future bookings due to the rectification process. SECURITY To prevent theft of or damage to furnishings or your personal property, all doors and windows need to be closed and locked when you leave the property during your stay and upon departure. Should you not be able to secure the property you should contact us immediately. PETS Pets are welcome at our ‘pet friendly’ properties where your request is approved prior to arrival. If evidence of a pet is discovered without approval, or at a non-pet friendly property you will be charged for steam cleaning of carpets, furniture and/or mess left by the pet. If you have your pet with you, it is expected that a few simple rules are followed: • Any mess, including outdoors, must be wrapped, and placed in outside bins • Pet bedding must be supplied by guest except where noted • If you are lucky enough to be at a property that allows your pet inside, please restrict it to the hard floor areas and do not allow it onto furniture or into bedrooms • You agree to pay for any damage • No cats allowed • Pets are not left unattended in a property • Barking causing disturbances may result in a guest being ask to leave The following charges apply to pet approved stays $300 for a up to 3 bedroom property and $450 for a property larger than 3 bedrooms or a penthouse. KEYS Loss keys or remote controls are to be reported immediately. Additional charges apply for key replacement. Cost of replacement will vary depending on the type of key lost. As a guide see the following: Normal keys $50, Security keys $200, Garage remotes / Security swipes $300. Change of locks as quoted by Locksmith. TRAVEL INSURANCE Travel Insurance is not included: Guests are encouraged to consider taking out Travel Insurance to mitigate any losses that may be incurred. Travel Insurance can include cover for certain events out of your control such as unexpected incidents or accidents as well as cancellations and delays caused by inclement weather and other unforeseen circumstances. LOST PROPERTY We will contact you if we discover Items left behind. If not claimed within 14 days, items will be disposed of. We can arrange to forward to you any items left behind. There is a handling fee of $75 plus postage. This amount it will be charged to the card on file or taken from your security deposit. FURNITURE Furniture should not be moved around the house and utensils, crockery etc. not to be removed from the premises. You will be liable for any damage caused from the moving of furniture and bond charged accordingly. To return rugs or furniture to the correct position will be quoted. FIREPLACES/BBQ Fireplaces/BBQ’s are to be operated by guests over the age of 18 only and are operated at the Guests’ own risks. Guests will be held liable for any damage caused by incorrect use. If using a gas/wood fire/BBQ guests will ensure the fire/gas is directly supervised by an adult when in use and switched off whenever unattended or when leaving the property even for short periods. LIFTS Lifts can only be operated by adults. EQUIPMENT Hotelesque and/or the owner do not accept liability or loss caused by failure of equipment and/or services out of our control, including, but not limited to, water, electricity, gas, and internet. In the event of a failure, the guest should notify us in the first instance. We will provide best endeavors to have the issue rectified immediately, however if the issue is not constituted as an emergency as determined by Hotelesque, it may be remedied during business hours and or after the rental period. Refunds due to failure of equipment will be at Hotelesque's discretion. PESTS AND INSECTS All properties are maintained and cleaned regularly, however, pests and insects are common in urban areas. Hotelesque and/or the owner do not accept liability for the unfortunate or seasonal visits of any pests or insects including, but not limited to; rodents, insects, cockroaches and spiders. CRIMINAL ACTIVITIES AND OFFENSIVE BEHAVIOR Use of the property for any criminal activity (including illegal usage of internet services provided) is strictly prohibited and will result in immediate termination without refund and will be referred to law enforcement services for potential prosecution. The Guest and other persons occupying, visiting or attending the property must refrain from all behavior that is likely to offend, disturb or infringe the property and / or personal rights of neighbors, e.g. (but not limited to) vulgar or threatening interpersonal communication, noise and / or visual pollution and acts of trespass. SHORT TERM RESIDENTIAL ACCOMMODATION (STRA) FRAMEWORK Your stay is now regulated by the NSW STRA framework which includes a mandatory code of conduct document. We highly recommend that you read through the code of conduct which was provided with your welcome notes on arrival. INDEMNITY Hotelesque and/or the property owner do not accept liability for any personal loss or injury to the guest/s during the rental period. Guests and their visitors’ actions, conduct and safety are the responsibility of the Guests. Hotelesque and Property Owners do not condone unsafe, irresponsible, or illegal actions/behavior etc., on the premises and during the guests stay or at any other time. A condition of entering and/or staying at this property means that all Guests understand and agree to indemnify the Hotelesque and / or Property Owners against any responsibility or action(s) (legal or other), due to any action(s), incident(s), loss, or injury(s) while within or outside of the premises (including, but not limited to, the grounds, facilities, structures, furnishings, etc.) during a stay or at any other time. Hotelesque and/ or the property owner are also not responsible and or liable for events beyond our control. Events may include, but are not limited to; adverse weather, fire, flood, traffic or flight delays, war, terrorist activity, civil disobedience, or other force majeure and no refund or credit will be offered under these circumstances.

Property Manager Terms

  • For a full refund of the nightly rate, the guest must cancel within 48 hours of booking and at least 14 full days prior to listing’s local check-in time (shown in the confirmation email).
  • For a 50% refund of the nightly rate, the guest must cancel 7 full days before the listing's local check-in time (shown in the confirmation email), otherwise no refund will be given. If only 50% of the reservation has been paid, no refund will be issued and the remaining 50% will simply not be charged.
  • If the guest cancels less than 7 days in advance or decides to leave early after check-in, the nights not spent are not refunded.
  • Cleaning fees are always refunded if the reservation is cancelled before check-in.
  • Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
  • A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
