Accommodation in an excellent location: all the main attractions of the center are easily accessible either on foot or with very few metro stops, literally under the house. Well-kept apartment, equipped with everything you need: excellent communication with the host and always available for any questions or concerns! Highly recommended :)

Marta’s apartment is cosy and located in an amazing location in the centre of Madrid. Marta herself was a great host who was quick to respond to any questions and went above and beyond to make our stay as pleasant as possible. Would definitely recommend.

Great location. Close to the main streets and to restaurants. It was walkable to main points of meetimgs for tours and to the Metro. I will definitely staying there again when I go back to Spain.

Excellent location, close to Atocha station and Plaza Mayor, the place is faithful to the description, however there were problems during check-in, plumbing in the shower and difficulties opening the bathroom door. That were partially resolved during the stay.

Too many locks and keys, doors very hard to open, the toilets door barely opened, the showered flooded to the room, the tv remote is in bad shape (you can’t turn off the tv or adjust the volume), ac makes loud, consistent noises which was at first hard to get used to. Besides this, we were stuck in the building one day. One of the many keys is one to allow you to take the elevator to the 5th floor. This day we were heading out for a day trip to Toledo at 8:30am and the elevator wasn’t working. We thought ok no problem we’ll take the stairs down. There was a locked gate on the stairs and we didn’t have the key for it. We couldn’t get out. The admins were responsive and it didn’t last too long but it just feels wrong and dangerous that there is a locked door to leave the building. We lost our train tickets to Toledo. Terrible.

    The main tenant, who makes the reservation, is responsible for all accompanying guests. As of 2025, this property cannot accommodate tenants coming to Madrid solely for tourism. We can only host groups whose main tenant declares a purpose other than tourism: professional, work-related, academic, teaching, medical, congress attendance, cultural, remote work, etc. For this reason, we must sign a contract stating the purpose of the stay. No further explanation is required. The contract must be kept in the apartment and shown upon request. Additionally: Parties are strictly prohibited and will result in the termination of the contract and immediate eviction without refund. If a private security guard or the police must come to the apartment, we will charge €250 for the call-out service. Please respect your neighbors’ rest. Do not make noise in the stairwells or inside the apartment: Monday to Sunday from 10:00 p.m. to 8:00 a.m. There is a noise law in Madrid, with cash fines exceeding €300 per person. It is prohibited to leave garbage in the apartment. Every night, there are grey bins with orange lids on the street. Use the yellow lid for packaging, and the brown lid for organic waste. The last night is especially important. Taking garbage out in the morning is not allowed. If we must remove it ourselves, the cost is €25. If you cook, you must clean the utensils you used. Towels are for personal drying only. They are not cloths or wipes for makeup or shoes. The cost of unusable towels due to misuse is €20. Clothes may not be hung on balconies or exterior windows. Use the drying racks provided. For rentals of 28 days or more, the tenant will be responsible for utility costs exceeding €100 (electricity, water, gas, heating, air conditioning...). Only declared tenants may enter the property. The presence of unauthorized individuals is grounds for immediate termination of the contract and eviction. In compliance with national security law, we are required—because it is mandatory—to collect guests' information to submit it to the police. We will require a photo of an official ID. For self check-ins, a selfie is also required. Smoking is prohibited inside the apartment. The fine is €300 out of respect for others. If keys are lost, we must change the lock. The cost is €120. A welcome pack is provided and usually lasts two days. We do not supply items for the entire stay. It includes: shower gel, kitchen cloth, dish soap, sponge, hand soap, toilet paper (2 rolls per bathroom). We can offer late check-in, but we have decided to charge: €20 from 21:00 to 22:00, €30 from 22:00 to 00:00, €50 from 00:00 to 01:00, and €100 after 01:00. If the tenant violates the rules, they acknowledge that they lose the right to remain in the apartment and will not receive any refund.

Property Manager Terms

  • For a full refund, the guest must cancel at least 5 full days before the listing’s local check-in time (shown in the confirmation email).
  • If the guest arrives and decides to leave early, 50% of the nightly rate for the nights not spent 24 hours after the cancellation occurs are refunded.
  • Cleaning fees are always refunded if the reservation is cancelled before check-in.
  • Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
  • A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
