This apartment is on the fourth floor, where the LIFT GOES UP TO THE THIRD FLOOR. It offers a comfortable and perfectly equipped environment for temporary stays in Madrid. With capacity for 6 people, it has a living room with sofa bed, 2 bedrooms, 2 bathrooms and an open-plan American-style kitchen with the living room.
The distribution of beds includes 4 single beds, divided into 2 beds in each bedroom. The sofa bed is a double size, so two people could sleep there.
The space
The two bedrooms are equipped with two single beds in each. Beds can be joined or separated on request, as can the sofa bed if you need or use it. It also has 2 full bathrooms with shower, ideal for sharing.
The building has a lift and the apartment, facing quiet interior areas, offers a suitable atmosphere for resting, studying, teleworking or carrying out any activity related to seasonal stays.
It includes free WiFi, air conditioning and all the necessary amenities for a comfortable and hassle-free stay.

The kitchen and the two bathrooms, which facilitates the daily organisation of the group without the need to share a bathroom.

This apartment is rented exclusively as a seasonal rental, intended for stays motivated by work, studies, medical reasons, removals, house hunting or family visits.
Tourist or holiday use is not allowed.
To formalise the stay, it will be necessary to sign a seasonal lease (art. 3.2 LAU), which will state the reasons for the stay, the basic conditions and the identity of the main tenant.
As platforms such as Airbnb do not provide official documentation, a valid ID or passport will be requested for online signature.
This property does not offer hotel services and is strictly regulated under current holiday rental regulations.

    El inquilino principal, quien hace la reserva, es responsable de todas las personas que le acompañan. Desde 2025 esta propiedad no puede alojar a inquilinos que vengan a Madrid únicamente por turismo. Solo podemos alojar grupos cuyo responsable declare tener un propósito distinto al turístico: profesional, laboral, de estudios, docente, médico, de asistencia a congresos, cultural, teletrabajo, etc. Por estos motivos, debemos firmar un contrato, justificando el motivo de la estancia, no es necesario explicar nada más. El contrato debe conservarse en el apartamento, y debe ser mostrado ante cualquier requerimiento. Por otra parte: - Las fiestas están prohibidas y serán motivo para la terminación del contrato y la expulsión inmediata sin reembolso. Si vigilante privado o policía tiene que ir al apartamento cobraremos 250 euros por el servicio de aviso. - Respete el descanso de sus vecinos. No haga ruido en las escaleras o en el apartamento: Lunes a domingo de 10:00 pm a 8:00 am. Hay una ley contra el ruido en Madrid, con multas en efectivo superiores a 300 euros por persona. Está Prohibido dejar la basura en el apartamento, cada noche hay cubos grises con tapa naranja en la calle, para envases, la tapa es amarilla, para orgánica , marrón. La última noche es muy importante, está prohibido sacar la basura por las mañanas a la calle, si debemos sacarla nosotros cuesta 25 euros - Si cocináis, tenéis limpiar los utensilios que habéis usado - Las toallas son para secado personal, No son trapos o toallitas de maquillajes o zapatos. El coste de las toallas inservibles por mal uso es de 20 euros. - No se puede colgar la ropa en el balcón o ventana exterior. Tiene que tenderse en los tendederos. - En alquileres de 28 o más días , el inquilino se hará a cargo de los gastos de suministro a partir de 100 € (luz, el agua, el gas, la calefacción, el aire acondicionado...) - En la vivienda solo pueden entrar los inquilinos declarados, la presencia de otras personas sin autorización es motivo de finalización del contrato y expulsión de manera inmediata. En cumplimiento de la ley de seguridad nacional, necesitamos, porque es obligatorio, los datos de los huéspedes, para dárselos a la policía. Necesitaremos foto del documento de identificación oficial. En las llegadas autónomas, selfie. - Prohibido fumar en los pisos, la multa es de 300 euros por respeto a los demás - Si se pierden las llaves, debemos cambiar la cerradura, cuesta 120 euros. - Hay Welcome pack que suele durar dos días, no dejamos elementos para toda la estancia, incluye: gel de ducha, trapo de cocina, jabón de cocina, estropajo, jabón de manos, papel higiénico (2 rollos por baño). Podemos hacer una recepción tardía, pero hemos decidido cobrar 20 euros a partir de las 21:00 hasta las 22:00, 30 euros de las 22:00-00:00, 50 euros de 00:00-01:00, y a partir de la 01:00 se cobrará 100€. Si el inquilino incumple las normas reconoce que pierde el derecho a continuar en el apartamento sin obtener ningún reembolso. The last night is especially important. Taking garbage out in the morning is not allowed. If we must remove it ourselves, the cost is €25. If you cook, you must clean the utensils you used. Towels are for personal drying only. They are not cloths or wipes for makeup or shoes. The cost of unusable towels due to misuse is €20. Clothes may not be hung on balconies or exterior windows. Use the drying racks provided. For rentals of 28 days or more, the tenant will be responsible for utility costs exceeding €100 (electricity, water, gas, heating, air conditioning...). Only declared tenants may enter the property. The presence of unauthorized individuals is grounds for immediate termination of the contract and eviction. In compliance with national security law, we are required—because it is mandatory—to collect guests' information to submit it to the police. We will require a photo of an official ID. For self check-ins, a selfie is also required. Smoking is prohibited inside the apartment. The fine is €300 out of respect for others. If keys are lost, we must change the lock. The cost is €120. A welcome pack is provided and usually lasts two days. We do not supply items for the entire stay. It includes: shower gel, kitchen cloth, dish soap, sponge, hand soap, toilet paper (2 rolls per bathroom). We can offer late check-in, but we have decided to charge: €20 from 21:00 to 22:00, €30 from 22:00 to 00:00, €50 from 00:00 to 01:00, and €100 after 01:00. If the tenant violates the rules, they acknowledge that they lose the right to remain in the apartment and will not receive any refund.
