We spent two nights at this place and it was a very unpleasant experience. The bed was infested with bed bugs. After sleeping there, both I and my partner woke up with skin full of stinging bites. It is unacceptable to offer a place to stay in these conditions. We recommend that other travellers avoid this place until the problem is properly resolved.

Lovely spacious apartment in Lavapies! All the ameniities were great (especially the rain shower!), hosts were very communciative and helpful. Would definetly recommend staying

1-star overall — though the flat itself would be somewhere between 3 and 4 stars. The experience as a whole was disappointing due to key issues: The host provided the wrong address (Calle DE Amparo instead of DEL), which led us to the wrong location. We spent €21.90 on extra Ubers due to the typo, shared the receipts, and requested a refund of €14.94 — but never heard back. The Wi-Fi name given didn’t exist. We had to check the modem ourselves. Not a major issue, but it reflects poor attention to detail. The toilet leaks after flushing and clearly requires maintenance. The air conditioning is far too weak for the space and is ONLY in the living room — NOT in the bedrooms. Messages were answered promptly before booking, but once we raised these concerns, we received no reply. Not even a “thank you” for the feedback nor any response regarding the Uber refund request. Absolutely no consideration shown for guests.

    The main tenant, who makes the reservation, is responsible for all accompanying guests. As of 2025, this property cannot accommodate tenants coming to Madrid solely for tourism. We can only host groups whose main tenant declares a purpose other than tourism: professional, work-related, academic, teaching, medical, congress attendance, cultural, remote work, etc. For this reason, we must sign a contract stating the purpose of the stay. No further explanation is required. The contract must be kept in the apartment and shown upon request. Additionally: Parties are strictly prohibited and will result in the termination of the contract and immediate eviction without refund. If a private security guard or the police must come to the apartment, we will charge €250 for the call-out service. Please respect your neighbors’ rest. Do not make noise in the stairwells or inside the apartment: Monday to Sunday from 10:00 p.m. to 8:00 a.m. There is a noise law in Madrid, with cash fines exceeding €300 per person. It is prohibited to leave garbage in the apartment. Every night, there are grey bins with orange lids on the street. Use the yellow lid for packaging, and the brown lid for organic waste. The last night is especially important. Taking garbage out in the morning is not allowed. If we must remove it ourselves, the cost is €25. If you cook, you must clean the utensils you used. Towels are for personal drying only. They are not cloths or wipes for makeup or shoes. The cost of unusable towels due to misuse is €20. Clothes may not be hung on balconies or exterior windows. Use the drying racks provided. For rentals of 28 days or more, the tenant will be responsible for utility costs exceeding €100 (electricity, water, gas, heating, air conditioning...). Only declared tenants may enter the property. The presence of unauthorized individuals is grounds for immediate termination of the contract and eviction. In compliance with national security law, we are required—because it is mandatory—to collect guests' information to submit it to the police. We will require a photo of an official ID. For self check-ins, a selfie is also required. Smoking is prohibited inside the apartment. The fine is €300 out of respect for others. If keys are lost, we must change the lock. The cost is €120. A welcome pack is provided and usually lasts two days. We do not supply items for the entire stay. It includes: shower gel, kitchen cloth, dish soap, sponge, hand soap, toilet paper (2 rolls per bathroom). We can offer late check-in, but we have decided to charge: €20 from 21:00 to 22:00, €30 from 22:00 to 00:00, €50 from 00:00 to 01:00, and €100 after 01:00. If the tenant violates the rules, they acknowledge that they lose the right to remain in the apartment and will not receive any refund.
