The ease of checking in early helped us. Marta and Enrique always responded to messages quickly. The apartment is good and is in a neighbourhood we love. The shower part could be a little bigger to be excellent. The beds and pillows are good. The internet is good. The things that really bothered us were the thin walls with the neighbour next door and every night it was all very noisy, with no compassion for others. And the amenities that should come in the Airbnb package and that weren't there, like napkins/paper towels, coffee capsules, washing machine and dishwasher soap, and rubbish bags, what's the point of advertising the equipment if you don't leave guests the minimum to use them. So those are my negative points, regarding the apartment, otherwise I recommend it.

We had a pleasant time in Marta her apartment. It was a clean and good apartment. Marta responds always swiftly to messages prior and during our stay. 10 minutes by taxi to the city centre, makes it a good location just outside the heart of the city. Recommended Airbnb for anyone who’s staying a couple of nights in Madrid!

A super well located BnB, with lift. Easy to find and with 2 good supermarkets nearby. The flat was very clean and had a well equipped kitchen and a great shower! Super clean and very comfortable beds. I highly recommend it!

    The main tenant, who makes the reservation, is responsible for all accompanying guests. As of 2025, this property cannot accommodate tenants coming to Madrid solely for tourism. We can only host groups whose main tenant declares a purpose other than tourism: professional, work-related, academic, teaching, medical, congress attendance, cultural, remote work, etc. For this reason, we must sign a contract stating the purpose of the stay. No further explanation is required. The contract must be kept in the apartment and shown upon request. Additionally: Parties are strictly prohibited and will result in the termination of the contract and immediate eviction without refund. If a private security guard or the police must come to the apartment, we will charge €250 for the call-out service. Please respect your neighbors’ rest. Do not make noise in the stairwells or inside the apartment: Monday to Sunday from 10:00 p.m. to 8:00 a.m. There is a noise law in Madrid, with cash fines exceeding €300 per person. It is prohibited to leave garbage in the apartment. Every night, there are grey bins with orange lids on the street. Use the yellow lid for packaging, and the brown lid for organic waste. The last night is especially important. Taking garbage out in the morning is not allowed. If we must remove it ourselves, the cost is €25. If you cook, you must clean the utensils you used. Towels are for personal drying only. They are not cloths or wipes for makeup or shoes. The cost of unusable towels due to misuse is €20. Clothes may not be hung on balconies or exterior windows. Use the drying racks provided. For rentals of 28 days or more, the tenant will be responsible for utility costs exceeding €100 (electricity, water, gas, heating, air conditioning...). Only declared tenants may enter the property. The presence of unauthorized individuals is grounds for immediate termination of the contract and eviction. In compliance with national security law, we are required—because it is mandatory—to collect guests' information to submit it to the police. We will require a photo of an official ID. For self check-ins, a selfie is also required. Smoking is prohibited inside the apartment. The fine is €300 out of respect for others. If keys are lost, we must change the lock. The cost is €120. A welcome pack is provided and usually lasts two days. We do not supply items for the entire stay. It includes: shower gel, kitchen cloth, dish soap, sponge, hand soap, toilet paper (2 rolls per bathroom). We can offer late check-in, but we have decided to charge: €20 from 21:00 to 22:00, €30 from 22:00 to 00:00, €50 from 00:00 to 01:00, and €100 after 01:00. If the tenant violates the rules, they acknowledge that they lose the right to remain in the apartment and will not receive any refund.

Property Manager Terms

  • For a full refund, the guest must cancel at least 5 full days before the listing’s local check-in time (shown in the confirmation email).
  • If the guest arrives and decides to leave early, 50% of the nightly rate for the nights not spent 24 hours after the cancellation occurs are refunded.
  • Cleaning fees are always refunded if the reservation is cancelled before check-in.
  • Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
  • A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
