The house is in a great location but noisy. The house is not located on the lake as shown in photos. It is located next to busy highway. The swimming pool in the house is great. But the amenities in the house are not great. It was really hot in lake como and the air conditioning was not working, making a screeching sound. We had to shut off the air conditioning at night to sleep. The host did not fix it inspite of multiple messages. The dryer in the washing machine was not working. In spite of this being an Airbnb luxe, there was no shampoo and conditioner in the bathroom. There was no supplies in the kitchen, no sugar. There was only water and coffee. The laundry room was extremely dirty with lint all around. This is a property management company with no single point of contact. All products they provide by the house (hand wash, olive oil) are manufactured by the property management company. No luxury products are provided.

PLEASE NOTE! - To access the property, you will need: - Fill in the online check-in form (where you will be asked for photographs of the passports of ALL members who will be staying). - Sign the lease for tourist use. - Make a quick video call where all guests staying will have to show their IDs again so that they can be checked further. - Until EVERYTHING is completed, it will not be possible to enter the structure. THESE REQUIREMENTS ARE MANDATORY IN ORDER TO STAY IN THE STRUCTURE AND ARE REQUIRED BY ITALIAN LAW. ______________________ POSSIBLE ADDITIONAL FEES: - For CHECK-IN after 7:00 p.m. and CHECK-OUT after 10:00 a.m. (if not authorised), an additional sum will be requested, which will be communicated upon arrival and must be paid through a link that will be sent by us. - If the property is left in an unsuitable state, an additional sum will be requested due to overtime for cleaning.

- Cancel within this time period and get a 50% refund of accommodation fees and a full refund of hospitality fees. Service fees are non-refundable.
- Cancel within this time period and the reservation is non-refundable, with the exception of hospitality fees.
- Cancel during your trip and the reservation is non-refundable.
- Cleaning fees are always refunded if the reservation is cancelled before check-in.
- Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
- A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
