Self‑Check‑In, Eco Tax & Guest Portal:This is a self‑check‑in holiday home. Your unique access code will be available in your Guest Portal once the eco tax has been paid and your Self Check‑In Form completed. Codes activate at 3:00 PM, our official check‑in time. If you’d like to drop off luggage earlier, send us a quick message and we’ll confirm if it’s possible, depending on our cleaning schedule. This is a very popular holiday home and our housekeeping team needs 5–6 hours to prepare the property to a high standard, so your understanding is appreciated. Once your booking is confirmed, our Guest Experience Team will be in touch and you can choose your preferred way to communicate with us; our phone number is also available in the Guest Portal if you’d like to speak to someone directly.
Submitting your eco tax online:
Eco tax, in line with Malta’s Environmental Contribution regulations, must be paid securely via our online payment link before arrival. A secure payment link is sent to you upon booking confirmation. For a smooth arrival, we recommend submitting your payment on the day you book, so you can then complete your Self Check‑In Form and gain access to our Guest Portal to start planning your stay.

What a spot! Waking up to seafront views from the terrace every morning was just brilliant. The apartment is really well set up, cosy and has everything you need. The bedroom bath with the star lights was such a nice touch, really relaxing after a day out exploring. Birzebbuga is a lovely little area with restaurants and the sea right on the doorstep. The Zzzing team were really helpful throughout, always quick to respond and even gave great recommendations for things to do and see in the area. Would highly recommend!

The whole street was under repair, and the workers woke us up everyday at 7 in the morning with the noise of the drill!!! Even on Sunday! Obviously this is owners responsability to warn the guest about it. But Nobody told us. It was absolutely terrible stay. This is not ejat you expect for your holidays. The owner must have say something. We booked this place, even if it was more expensive than others, because of the photos... looked a very quiet place. But thr biees fron our room has nothing to do with the published photos. This is fake.

Excellent communication with the owner; he responds to questions in no time. The owner is very helpful. The apartment is very clean, all the amenities are as described, but there is one small downside – a problem with the Wi-Fi, which keeps dropping out very quickly, and another small downside is the dampness in the apartment – it's a good thing there's air conditioning, because it can get a bit hot when it's cold.

I'm very happy with the apartment. It’s even nicer than in the photos, spacious and well-equipped. Overall, it makes a really positive impression from the moment you walk in. I was worried that it might be noisy because it’s on the street, but it’s excellently soundproofed and you can’t hear anything from outside (I was finally able to get a good night’s sleep). The mattress is comfortable, the balcony is spacious, and from there you can also admire the shipyard’s operations and the container ships at sea. I also rate communication with the host very positively, as I received a response quickly. To sum up, one of the nicest flats I’ve ever stayed in ❤️

Property Manager Terms
- For a full refund, the guest must cancel at least 5 full days before the listing’s local check-in time (shown in the confirmation email).
- If the guest arrives and decides to leave early, 50% of the nightly rate for the nights not spent 24 hours after the cancellation occurs are refunded.
- Cleaning fees are always refunded if the reservation is cancelled before check-in.
- Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
- A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
