Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383 - 6/10/2022).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Milano Climatic Zone E: 14 hours a day from October 15th to April 15th.

The flat was close to where I had a business meeting (7 minutes on foot). Diego was kind and considerate in a way that is rare these days. I will have to return to Milan shortly and I hope to find availability for the days I need (hoping that they want me too). The apartment is a real gem, very clean and very functional. Thanks for everything. Ad maiora semper.

We stayed for 5 days. The beds were super comfortable, and the studio has lovely natural light. During the heatwave, it was excellent that the sun never shone directly on the property, making the heat more manageable. The air conditioning worked well. And when you close the blackout blinds, it's perfect. What's more, that area is really quiet. The shower and pressure were also excellent. The neighbourhood is excellent, close to cafés, supermarkets and restaurants. There are things that could have been better (compared to other Airbnbs we've stayed at). 1. We arrived with three huge suitcases, a carry-on bag and two backpacks. There were two of us, and you have to go up some stairs to get to the lift. The person who greeted us didn't even offer to help us with our bags. We would have appreciated at least one. 2. We've stayed in lots of Airbnbs because we're nomads, and we'd never had an Airbnb that didn't provide coffee. There's a Nespresso machine. It would have been very nice to have at least two welcome pods.

The ignition period and the daily ignition duration depend on the climatic zone defined by the legislation. Milan Climate Zone E: 14 hours daily from October 15 to April 15. Please note that to get to the apartment, you must climb some stairs. PLEASE NOTE. There is no air conditioning. N.B. Completing the registration is MANDATORY in order to receive instructions and access the apartment. Respect quiet hours from 10:00 p.m. to 8:00 a.m. - For check-in after the scheduled time, the following surcharge is required: * after 9:30 p.m. and until 11:00 p.m., a supplement of 25 euros is required. We are unable to check in after 11:00 p.m.

Property Manager Terms
- For a full refund, the guest must cancel at least 24 hours before the listing’s local check-in time (shown in the confirmation email).
- If the guest arrives and decides to leave early, the accommodation fees for the nights not spent 24 hours after the official cancellation are fully refunded.
- Cleaning fees are always refunded if the reservation is cancelled before check-in.
- Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
- A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
