The building itself is very nice, with great amenities and a lovely pool area, which we really enjoyed. The apartment is spacious and offers a beautiful view, which was definitely a highlight of our stay. Unfortunately, we experienced ongoing issues with the WiFi. The host was responsive and made efforts to resolve it, but the problem remained throughout our entire stay. We also had to spend time waiting for staff to try to fix it, which was inconvenient—especially as we rely on a stable connection for work. In addition, the apartment could benefit from better maintenance. Stains in the main table, hair in the shower, dust. Some of the kitchen supplies were not properly clean or felt a bit worn out. Given the price point, we were expecting a higher standard overall. With a few improvements, this could be a great place to stay.

Apartment need better maintenance. One room door wouldn’t even close properly. There are tiles lifted from water damage and discoloration on walls. Shower door as well does not close properly and door handles are installed incorrectly. Common areas also have discoloration and water damage. Pool had water stains and needs more upkeep. Too much sargassum on the beach which normally in Miami Beach it is picked up for the most part. Here there were a hill a seaweed. No accessibility through the building. Chairs to beach were over a block and resort has no accommodation for wheelchair to get to the beach. Had to pay $200 to the resort next to us to help accommodate me. The best part is the view and the restaurants nearby.

There were mixed reviews according to Airbnb and google on this resort so we went into this stay with an open mind and no expectations. This resort was beyond what we imagined!! Absolutely stunning views, the staff was very accommodating and very friendly. This place is very well kept and had security monitoring the place so you felt safe. The room was spotless. The pools and hot tub were well maintained. We had trouble finding the designated trash area, but it’s right around the corner from the elevator behind a door. The elevator wait time wasn’t an issue like people were saying. You make your own experience and some people like to complain about every little thing. So just go into this with a patient and positive mind and you will have a wonderful stay!

The interior of apartment was badly worn out and dirty everywhere. Every corner and surface of the unit indicate that the unit has not been properly maintained and cleaned for an extended period of time. Even the cleaning tools in the unit were so dirty and dusty that cleaning didn’t really help much. On the third day (Monday) of our stay, Amos asked if technicians could enter the apartment the next day (Tuesday) to look at the refrigerator, as the freezer was not working. We agreed and spent the whole Tuesday outside the apartment. On Wednesday, we wanted to prepare for lunch after playing in the pool and were surprised by two technicians who were dismantling the freezer. The entire kitchen was a mess and unusable. We contacted Amos and asked for a compensation or lunch, as we couldn’t cook lunch. They told that they already informed us about the technicians. But they asked us for Tuesday, not Wednesday. Ammos stopped responding to our messages and we didn’t receive any compensation.

Please provide a picture ID the same day you book, as well as a picture ID of the guests that will be staying with you. Even if you have already verified your ID through Airbnb we will need a copy too. If we don’t get this information before your arrival, we won't be responsible for the cancellation of your reservation, as the building will NOT allow access to unregistered guests. Please DO NOT Smoke inside the building. We will apply a $300 fine + any other penalties the building's association may impose. “HOUSE PARTIES ARE PROHIBITED, AND WILL RESULT IN CANCELLATION OF THE RESERVATION WITH NO REFUND. THIS HOUSE IS EQUIPPED WITH “NOISE AWARE” AND WILL NOTIFY US WHEN DECIBELS ARE HIGH” Check-in time is at 4:00 pm – Check-out time is at 11:00 am. If you require an early check-in or a late check-out out please request it within 24 hours of anticipation. If we have a departing reservation on the same day of your check-in or an incoming reservation on the same day of your check-out, extended stays will not be possible. If you fail to comply with the schedule, a penalty fee equivalent to an additional night will be deducted from your damage deposit. WE DO NOT PROVIDE WASHCLOTHS. Additional rules Keep home items inside the house. Take the garbage out before you leave. Take care of objects and equipment we provide for use, In case of damages you will be charged: Bath towels $15 each Hand towels $8 each Set of sheets / Duvets $50 each Bed Blankets $60 each Carpet Stains (Spills) $50 An extra cleaning fee of $250 will be applied if the property is left in unreasonable bad condition.

Property Manager Terms
- For a full refund, the guest must cancel at least 5 full days before the listing’s local check-in time (shown in the confirmation email).
- If the guest arrives and decides to leave early, 50% of the nightly rate for the nights not spent 24 hours after the cancellation occurs are refunded.
- Cleaning fees are always refunded if the reservation is cancelled before check-in.
- Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
- A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
