  IMPORTANT : It’s mandatory to register ALL of the members who will be staying at our property. Please provide a picture ID the same day you book, as well as a picture of the guests that will be staying with you. Even if you have already verified your ID through Airbnb we will need a copy too. **If we don’t get this information before your arrival, we won't be responsible for the cancellation of your reservation, as the building will NOT allow access to unregistered guests. • Please DO NOT Smoke inside the building. $300 fine. • Try to avoid noise. Remember you are in a residential area. • If you have any inconvenience please notify us at your earliest convenience. • Check-In is at 4:00pm – Check-Out is at 11:00am. If you need to do a late check out please request within 24 hours. **If we have people arriving the same day, there is a late check out fee that will be deducted from the deposit equivalent to one extra night if the checkout time is not met. We DON'T PROVIDE WASHCLOTHS. Additional rules - Try to avoid noise. Remember you are in a residential area. - Each guest must send us their ID before arrival, so they can register at the front desk. - Please, DO NOT Smoke inside the unit. $300 smoking fine. - Keep home items inside the house. - Turn off the AC when leaving the house. - Take the garbage out before you leave. *Take care of objects and equipment we provide for use, In case of damages you will be charged: Bath towels $15 each Hand towels $8 each Set of sheets / Duvets $50 each Bed Blankets $60 each Carpet Stains (Spills) $50 Additional costs for items such as furniture, appliances and kitchen items will apply. - Check-out is at 11:00am. If you need to request a late check out please contact us 24 hours prior and if it’s possible we will arrange it : ) **It has an additional cost of $50 USD up to 4:00 pm , $100 until 9:00 pm. - If we have guests arriving on the same day you are leaving, we can NOT accommodate a late check out. There is a charge equivalent to one extra night if the check-out time is not met. - An extra cleaning fee will be applied if the property is left in really bad conditions. “HOUSE PARTIES ARE PROHIBITED , AND WILL RESULT IN CANCELLATION OF THE RESERVATION WITH NO REFUND. Property Manager Terms

• For a full refund, the guest must cancel at least 5 full days before the listing’s local check-in time (shown in the confirmation email).
• If the guest arrives and decides to leave early, 50% of the nightly rate for the nights not spent 24 hours after the cancellation occurs are refunded.
• Cleaning fees are always refunded if the reservation is cancelled before check-in.
• Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
• A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
