We had. few problems with inconsistent heating and hot water. However, as would be expected with a landlord of this calibre, when we flagged the issues, they were very responsive and although they were unable to resolve, we discussed and had the usual excellent stay. At the end of our stay, they evaluated our claim and paid an agreed refund. You can't ask for more than that! The Ovitzia team is a class act, and this location has become a firm family favourite. We only rent other ABBs if Ovitzia has nothing suitable or available for our planned trip/number of visitors. There is now the additional benefit of the most amazing sauna/spa facility right next door. That also makes it a no-brainer to stay here again. Thanks again for the responsiveness and for being the best property management team. We will be back!

The location is great as a base for exploring London. Only 5-10 min walk to the Tube station on the Northern line, directly connected to various tourist attractions. The unit is well equipped, allowing us to cook simple meals from ingredients bought at nearby grocery stores.

We had a great stay at this property. The flat was comfortable, well-maintained, and well organised, with everything prepared for a smooth visit. The check-in instructions and house manual were clear and easy to follow, making settling in simple. Communication was excellent throughout the stay. The hosts were responsive and provided clear guidance whenever needed, which added to the overall ease of the experience.

- For a full refund, the guest must cancel at least 5 full days before the listing’s local check-in time (shown in the confirmation email).
- If the guest arrives and decides to leave early, 50% of the nightly rate for the nights not spent 24 hours after the cancellation occurs are refunded.
- Cleaning fees are always refunded if the reservation is cancelled before check-in.
- Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
- A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
