Kiah is perfect for a couple, two couples or family of four or more. The bbq equipped verandah overlooks a pond, outdoor seating, fire-pit and outdoor shower.

The space
Perfect for a romatic break away for two, two couples, a couple of friends or a family of four or five. Easy access towards the back of the property, surrounded by space, you will have privacy and tranquility, and possibly a few visiting native birds.We are pet friendly. Please let us know if and how many pets you are planning to bring (max2).
Fur family stay for $30 per pet per stay. Payment details will be provided after confirmed booking. We don’t allow you to leave your pet unattended at the cottage. Pets left alone can be fretful, noisy & destructive. Please keep them with you and under control at all times, or....
If you wish to go hiking or dine out without your pet, book your pet into Ulladulla Pet Motel. Office hours are 8.30-10am and 3-4.30 Monday to Friday. Open five days a week but not on weekends and closes in December just before Christmas until mid-late January. Not open on weekends. OR Europets in Batemans Bay FB: europetsbb Ell will come to you. Contact numbers can be easily found by doing a search or visiting FB pages. Bookings essential.
A short drive to many gorgeous beaches, national and marine parks. Kiah cottage allows you to spread out and relax, park your boat or jet ski, while relaxing away from high density living. A guest laundry is available in our barn area...ask us to show you where, if you need it.
Explore our gorgeous productive property where we use organic methods for growing our food. Pure delicious tank water supplies your cottage and we go to great lengths to keep our water clean. We use no chemicals on, in or around our cottages, and clean with homemade organic products. Also check out our Corroboree, Cooee or Billabong Cottages.
Guest access
Feel free to explore the property. There is a walking trail around the back of the property which can be accessed by following the road up past Kiah Cottage and following the sign to the left. This will take you through the forest around the perimeter of our property where you will come out on the western side. You will likely spot our shy resident Wallabies, so if you have a dog please be mindful, and don't allow your dog to chase them. We have two large organic vegetable gardens, always productive on a rotational basis, so feel free bring the colander to pick some leafy greens, herbs and other produce for a meal during your stay.Other things to note
All of our local beaches are pet friendly (not national park beaches) and all are unpatrolled, so care needs to be taken in the water. Pets are welcome. There is an additional charge of $30 per pet (max 2). Learn to identify rips (signs are at all the beaches to help you with this). Bawley Beach has a fun gantry (platform) to jump off into the ocean and there are two boat ramps, one at Bawley Beach and one in Kioloa. Bawley Point has a small group of shops which have most supplies that you will need during your stay. If you are arriving after 6pm, shop before you arrive. Local restaurant Merry Street, Bawley Beach Cafe, the takeaway at Bawley shops or a newly renovated Kioloa Beach Store are all worth a visit if you dont feel like cooking. There is a petrol station just up the road on the highway and Ulladulla to the north, and Batemans Bay to the south are larger centres for shopping. A visit to Milton further north, or Mogo village to the south is a highlight. You will find a local map in the cottage to help you to explore our beautiful Bawley Coast.Registration number

Property Manager Terms
- For a full refund, the guest must cancel at least 5 full days before the listing’s local check-in time (shown in the confirmation email).
- If the guest arrives and decides to leave early, 50% of the nightly rate for the nights not spent 24 hours after the cancellation occurs are refunded.
- Cleaning fees are always refunded if the reservation is cancelled before check-in.

Our second stay at Kiah was as good as our first. Very peaceful, the cottage was perfect for the 4 of us. We loved the firepit and made the most of the BBQ and verandah. Can't wait to come back!

Terrific stay! Was a great spot to spend a long weekend with our young baby and our fur baby too. Really enjoyed the chance to walk around the grounds and enjoy a fire either outside or in.

Wonderful stay at the cottage! The beds are super comfy and cottage has everything you need. Really cosy and lots of outside space. Very quiet and relaxing. The veg garden was bursting with ready to pick veggies and we made a delicious salad. Couldn’t recommend this place more - the perfect get away!

Our stay at Kiah Cottage was perfect. Everything you need available - soap, linen, towels, kitchen fully equipped. The perfect base from the nearby stunning beaches just a 5-10 minute drive away. The deck is a perfect place for breakfast and we enjoyed a campfire one evening. Highlight of the stay was harvesting fresh tomatoes, basil and zucchini from the vegetable patch for dinner. Cannot fault anything.

From the moment I got out of my car at Kiah cottage I just knew I was in “the right place”! Bird life like nothing I’ve ever experienced. Top marks to the incredibly thoughtful hosts - from beautiful aromatherapy diffuser & top quality Aussie made bathroom products, to dry firewood being supplied during a freakish cold snap during my stay in summer. Very comfortable cottage. Incredibly well equipped kitchen. Beautiful acreage to explore. I dearly hope to visit again soon! Lovely little cottage tucked away down the south coast. Used it as a base to hike in the Budawangs and found it to be handy midway point between Ulladulla and Batemans. Great two bedroom cottage, good facilities and thoughtful amenities. Really enjoyed our stay

Highly recommend - lovely private little coast shack with a great indoor and outdoor fireplace, couches to relax, comfy beds, two bathrooms, well stocked little kitchen, and a comfy verandah area. Great location near surf beaches around Bawley Point, and surrounded by gorgeous Australian wilderness. Perfect for a couple, family or two couples for a relaxing weekend or longer. The cottage is a perfect little, simple getaway spot. The setting is so relaxing. Picking basil for our dinner from the garden was so nice! It was perfect for us and our dog. The ‘no dog on the furniture’ rule is easy to follow when she just wanted to lay in front of the fire!

This is by far the best air bnb holiday our family has rented. It is set on tranquil 25 acres 5 mins drive to the beach (including off leash Cormorant beach for those with dogs). We toasted marshmallows with our kids on the outdoor fire pit, picked fresh herbs for our meals, and enjoyed the comfy beds. wonderful kitchen to cook in. We will be back,!

The entire property and Kiah Cottage, as the name suggests, is a BEAUTIFUL and relaxing space in the Shoalhaven coast. Clean and serene with everything you need -- and with lovely touches around the house that all added a calming effect. Not to mention the natural setting that's perfect for lounging after a day at the beach. Even if it was sweltering hot at the beach, the property / cottage was cool! We were only able to book for 4 nights and couldn't extend even if we wanted because they're fully booked. So book early and book for a longer stay if you're considering heading to the area. We certainly hope to be back again!

We loved staying at Linda's place . Private bush setting really unaware of other guests .Well equipped comfortable bungalow with everything you need. We loved staying there with our 2 pets. It's not fenced in but has a gate on verandah . Well situated for all beaches and lakes . We had a great stay and Linda is a super responsive host .

We had a lovely stay in private Kiah cottage within a huge property filled with beautiful trees. The weather during our stay was varied but we didnt mind because relaxing in the cottage or taking a walk around the property was also a great pastime. The location is perfect for a chill holiday, although the cottage's surrounding area is remote it's only a short drive to the nearest IGA/shops area and also a short drive to a number of beaches. If you want more civilisation then Ulladulla/Mollymook are only 20 mins away. Lastly shoutout to Linda for being such a great host and also letting us check in a little early.

Such a beautiful little cabin, perfect for two couples as each room has its own en-suite. The bird-life and an outdoor couch calls for a very relaxing destination, and an evening fire outside was very cosy. We really enjoyed our stay and wouldn’t hesitate about coming back!

This place was everything and more for what my partner and I needed. I selfishly kind of want to keep this place a secret so that it doesn't get booked out too much. Such a lovely location, calming feeling as soon as you arrive and feeling of home away from home. Beautiful beaches close by, a feeling of seclusion yet close to everything you need. Linda and her family pay close attention to detail and are such wonderful host to communicate with. You can see their love and respect for the land too. Already trying to plan our next stay.

From the moment you arrive it’s impossible not to fall in love with this place. The communication in the lead up was always prompt and friendly and the same while you are there. The cottage was just gorgeous with lots of lovely touches. Our teenagers loved being able to have a fire and have the space to explore. We felt ourselves relaxing from the moment we arrived. It's in a lovely patch of bush near bawley point (you need to drive to the beach) - overall a relaxing stay and I'd love to go back!

This was our second visit and was just as great as the first. We stayed in The Billabong Cottage the first time and now in Kiah. Exceptionally clean cottages with thoughtful touches. The fireplace and fire pit is definitely a winner! I would highly recommend this place. We will be back :)

We spent 5 relaxing days here. Loved reading on the daybed and made good use of the bbq and outdoor fire pit. It was great to start the day with breakfast outside on the verandah. The cottage was very comfortable and we had our wood topped up after a day or 2. Short drive to the most beautiful beaches and forests, so plenty of exploring to do. Would definitely visit again.

The perfect weekend away. The cottage had great facilities and was super cosy and clean. Tucked away in the bush it is tranquil and serene while still being close to the beach and shops. Cottage was lovely. Early morning walks around the property with out pup and 16 month old was a pleasure. Close to local, and slightly distance attractions. Far enough away to disconnect, but just a short drive to major regional hubs and beaches.

We had a really lovely stay at Linda's cottage. The photos do not do the place justice!! The cottage is super cosy, has everything that you'd need for a quiet getaway, with thoughtful touches everywhere. We loved both the outdoor fire pit and the indoor fireplace, as well as the enclosed deck with family sized BBQ. There are a couple of cottages on the property, but there is plenty of space around each one and it has been set up so that you feel like you have the place to yourself. Our puppy Max had a blast, running around during the day, and having a safe enclosed space on the deck at night. We can't want to go back!

Lovely little cottage in close proximity to some fabulous beaches. Super clean and the beds were very comfortable. We loved the combustion fire and outdoor fire pit to sit around, play charades and star gaze. Loved our three day getaway and would highly recommended this place to stay.

Best Airbnb experience so far! Kiah Cottage was spotlessly clean, full of thoughtful touches, tranquil and unique. A perfect spot for our family - the children were in heaven - walking the bush trail, spotting birds, kangaroos and lizards and toasting marshmallows on the fire. A special place, off tge tourist track yet within easy reach of beautiful beaches and walks and lovely South Coast towns like Milton. Lovely evenings listening to birdsong on the verandah. Couldn't have asked for more!

We had a lovely week long stay in Kiah Cottage, two adults and two kids aged 11 and 12 and one small dog. Beautiful environment, quaint well equipped cottage, short drive to the dog beach at Bawley Point. The dog was comfortable staying on the enclosed deck on the couple of occasions when we left her home. The grassed area is not enclosed but our dog doesn’t stray far from us so that was fine. She had a ball running around. We made a fire a couple of nights to char some marshmallows. 😋 Highly recommended.

Booked this place for four days to get away from the city. The cottage was idyllic and had an air of comfort that made us feel like it was home away from home. Mimosa Eco Cottages are located close to the beaches at Bawley Point (including Cormorant Beach, which is a 24 hour off-leash dog beach only a 3 minute drive away). The Cottages themselves are well-presented. well appointed and comfortable. It was lovely to wake up in the morning and have coffee on the verandah in the morning sun. Very dog friendly. We will definitely be back.

The cottage was awesome, felt like we had everything we needed and more, little comforts like mossie coils, board games, cling wrap, heaters and fans, chopped wood for the fire with kindling ready on arrival, great supply of kitchen goods right down to egg rings! Peaceful with plenty of open space, Kiah is the perfect weekend retreat for groups of friends, couples, small families or solo travellers. Linda was a great host and the cottage was clean, neat and well stocked. If you're looking for a place to unwind and just enjoy hanging out around the fire this is the place to be! The hammock on a sunny afternoon is also a fantastic little spot to admire the bush and read a good book. Highly recommend staying here if you're looking for a getaway where you don't have to do much or go far to have a good time.

Very comfortable place. Close to beaches and shops yet feels far away. Owner goes out of the way to make you feel comfortable and makes sure all necessities are provided.

Myself and my little family stayed here for 3 days over Xmas. It was lovely with king parrots and possum paying a visit. We had dinner on the balcony in the evenings and visited the beaches during the day. Would have loved to stay longer. The premises were well presented, immaculate and fresh.

We spent 3 very relaxing nights at this brilliantly set out retreat. We particularly enjoyed the wildlife sounds at night and the serenity out on the front deck. Clean, high quality BBQ and great privacy. Even the linen was high quality and our dog was in doggie heaven. Can't wait to return!

Excellent accommodation. The cabin is very comfortable and is equipped with everything we needed. The bush setting is beautiful. We particularly enjoyed the birds. Highly recommended.

Linda's place was perfect for us. As described on the website with everything that we needed- and very eco friendly which we loved. We had a walk around the walking track with the beautiful wildlife, visited the local beaches and enjoyed relaxing in this beautiful spot. My sons highlights were lizard hunting, bird feeding and eating dinner by the fire pit. We would definitely stay again and would highly recommend without hesitation. Kiah Cottage is lovely. Linda prepared lots of candles. The fire was great. Also we really enjoyed the bbq!! The bed linen was beautiful. The beaches are great. We had a great time. Thank you very much Linda!!

The cabin was lovely with thoughtful decorations and additions. Nothing was missing that we could want. The surroundings were lovely, peaceful and private. We really enjoyed this cabin.

Right from the start it was so easy, we communicated online and by text, on arrival Kiah Cottage was immaculately presented and very clean . We had a great experience, the kitchen was well stocked with appliances and the bed linen was beautiful. 5 star all round. Linda was a great host - responding immediately to any questions and needs both before and during our stay. The cabin was fantastic and really well equipped. The setting was amazing - on a beautiful bush block that made the stay very relaxing. The location is far enough from Sydney to really feel like you are away - the beaches are incredible and the surrounding forest is magic. If you want to do nothing but swim, walk and relax, this is the place to come. We will definitely be back in the future.

Kiah cottage is a lovely place to get away to for a break. The cottage is as described in the listing but nicer than the photos. Unfortunately it rained during most of our trip, but even so we enjoyed relaxing on the deck with the bbq and exploring the surrounds. The cottage is well located in a remote spot but also close enough to various towns and outdoor places. Linda was helpful and responsive to all queries.

Terrific, comfortable cottage, in a quiet location with plenty of space for our dogs to wander around. Beaches nearby are beautiful. We very much enjoyed our stay and will be back!

Kiah Cottage is even better in real life. Linda has thought of everything to ensure a comfortable stay. The cottage is well equipped, the beds are comfortable and the linen is particularly divine! I was impressed at the amount of thought and effort Linda has put into stocking the basket of conveniences for sale - while we only purchased some porridge, the variety of things available was fabulous. Sitting out on the deck in the morning with the sun on my back as I sipped fresh coffee and read my book was a highlight. Though I imagine snuggling up by the fire (inside or out) would be perfect in winter as well. Linda communication throughout the process of booking and the stay was excellent and she was accommodating with our late arrival (right when the frogs were at the height of the evening chorus!). We will recommend the cottage to friends and family and have already discussed when we might be able to return.

We had an amazing stay at Linda house. The place its awesome, super quiet and perfect to change the city air. Linda and her hubby where very nice and kind. The dog its soo cute and polite we love him!! The house its percect, practical and super clean. We have an amazing weekend , thanks a lot ! Argentina and Chile guys
