The space
Light and spacious, River View has an open plan kitchen diner with large doors opening out onto the patio. Fully equipped, the kitchen has modern appliances and cookware. It is the perfect place to socialise with your loved ones while you prepare and enjoy meals.Step outside and you’ll find a secure back garden. This includes a delightful sun terrace with outdoor seating so you can eat alfresco style during your stay. The property also has a bike store for up to five bikes - please note locks aren’t provided.
The living area includes two comfy sofas, an armchair, a wood burner and a flat screen TV with Netflix and Amazon prime available so you can retreat here to enjoy a cosy night in.
Take the stairs up to the first floor and you’ll find a king bedroom and a twin bedroom, which can be made up as a king bed if this is more suitable for your stay, as well as a WC. The third bedroom is located on the second floor and features a double bed, and wonderful views over the park to the river in the distance. You’ll find light colour schemes and crisp white bedding in every room to create tranquil spaces.
The family bathroom is located on the lower floor and includes a P shaped bathtub with an overhead shower, WC and basin.
Guest access
Guests have access to the full property. The keys to the property are accessed via a secure key safe and full details will be provided shortly before your arrival date.On street parking is available across the street for up to four vehicles on a first come, first served basis. There is also parking in the market square, as well as a long stay car park 5 minutes walk away - both with honesty boxes so we recommend bringing change!
Please note the property is across four floors so may not be suitable for those less physically able.

location to masham was perfect and access to small secure garden was perfect for our dog
shame the house needs a spring clean loads of cobwebs and had to clean the banisters and blinds in small front bedroom which were thick with dust not what you want to be doing on a break. Also would not have booked this had we known had to pay an extra £30 for insurance we were told just before trip or £250 and 14 days yo get it refinded

Host & Stay sent a very last-minute text saying that we either had to pay a £250 damage deposit (wording on the Booking.com page suggests 'fully refundable' BUT Host & Stay charge a £10 'admin' fee...) OR a £30 non-refundable insurance payment... or your booking will be CANCELLED - SHAMEFUL underhand tactic - THIS SHOULD BE MADE CLEAR BEFORE BOOKING IS ACCEPTED. H&S say this is clear on their site... it is actually way down the listing that very few people will notice. Look for yourself... Also, the lock box has black numbers and letters on black plastic. Despite having 20/20 vision... had to use a torch in daylight to differentiate numbers and letters to enter the code. Needs resolving....

The property is beautifully clean and well equipped.
I feel any future residents should know that I have advised the rental company to URGENTLY contact the owners. The sash windows open right up, they really should only open from top OR have stays on them. Our dog fell from the 3rd floor window onto patio below, how he survived is a miracle and has had surgery to plate a broken leg. The window in the lounge on 2nd floor is just waiting for a tragedy. If it were opened right up and a child ran in and bounced on sofa they could very easily flip out of the window.
PLEASE make safe before there is a bigger tragedy.

Bathroom floors filthy. Dust in all wardrobes and doors. Wooden stairs not suitable for elderly guests.
Winter quilts in hot weather. Windows did it open in most rooms.
Furniture not situated right in lounge so two people can’t watch TV without stretching neck. A little disappointed with the house.

My only issue is with host and stay policy of taking £250 as a damage deposit prior to your stay and charging £10 “admin” to give it back. This isn’t a “hold” on your card as others do, they actually take it and return after your stay following an “inspection”. At the time of writing, over a week since I checked out this has still not been refunded. There is parking in the market square but I wouldn’t fancy carrying our stuff up and down from there. A lovely enclosed garden area although it was a shame that previous dog owners hadn’t picked up their dogs dirt and the host hadn’t noticed it during their “inspection” process. They did come and clean it up when asked

Lovely place to stay for a couple of days! Enclosed garden so perfect for dogs, great kitchen and living room too. Only downside is there is a lot of stairs so won't be suitable for anyone with mobility issues but otherwise, really nice place.

We are very active and for people so the stairs were not a problem for us or my mum who is a lady of a certain age and is fairly fit and agile. So I can see why this would be a problem for other people.

Central location. Decorated for Christmas super appreciated and responses from owner very fast and positive (even when we locked ourselves out). Super clean and well stocked which was appreciated.
The kitchen is cold if there is underfloor heating we couldn't find it. Lots of stairs, flagged in advance but worth noting if there are people with mobility issues.

The key box did not work very well. We arrived in the dark and it was freezing cold and the key bos is more complicated than it needs to be , Phone calls to Host & View support were not helpful. They asked us to send a image of the key box and then to send a video. After a day of travel our mobile phones had little charge left and there was no wifito send large attachments so this is not a solution.
The frying pan was poor, it was not a non stick frying pan and this made cooking eggs difficult and cleaning the pan afterwards was also a pain. A good non stick frying pan would make all the difference

Amazing base to explore the glorious surroundings of North Yorkshire. Loads of walks from the house itself, no need to drive at all if you don’t want to as there’s also loads of lively pubs (and breweries), bakeries, butchers, cafes on the doorstep. Lots of lovely places to visit a short drive away also though if you wanted to explore the other nearby moors and woods. We had a great time, thank you

The location is perfect! Right in the middle of masham and a few seconds from the market square.
The property is spacious and the garden was lovely. To open patio door from the kitchen onto a sunny patio was great. Kitchen is fully equipped with everything you might need and the sofas are comfy.
The property needs a bit of TLC and maintenance.
Curtain poles hanging off the wall. Bed slats not staying in place making for a slightly uncomfortable sleep and a broken blind on a roof window.
Also the main bathroom is in the basement so it’s a bit of a trek from the top floor down 4 floors for a shower.
It’s a shame because the house is lovely.

Brilliant location for Masham and great amenities. Lots of very clear instructions for the house. However, communication was automated and they did not respond to a query about the BBQ set up. Also, there was no recycling facility unless you take it away yourself.

Really enjoyed our holiday here. The house is located within a 1 minute walk into the village centre, road was quite busy at times but didn’t distract our stay. House was clean and clutter free, kitchen was stocked with plenty of utensils, although as others have mentioned, the oven wasn’t the best as door didn’t fully shut.
The house had a really cosy feel to it and was great to relax in the comfy living room or at the big kitchen table, would definitely recommend for a family holiday.

We came to Masham with 3 people and had a great stay here! The house was super cozy yet spacious enough for everyone. Center Masham is 1 minute by foot and the house is still quiet to always sleep well. Highly recommended.

We moved into the house for 3 weeks while our house was be renovated. The house was clean, well located and equipped to stay for such a long period of time.
Masham and the surrounding area is beautiful and after 3 weeks we still had a list of things we wanted to do.
The local shops, pubs and restaurants are excellent and although we could not always get street parking opposite the house the market square, which is 200m away always had plenty spaces even at the weekend, so was not a problem.

We stayed here for our daughter’s wedding. The place was exactly as described and shown on the photos. The hosts were very helpful and quick to respond and there was more than enough room for us (6 guests) and our dog. Having previously lived in Masham this was a perfect location for walking, access to the local amenities and for the wedding itself 😊.

Great indoor space with a nice little garden to sit and watch the birds.
Ideally located for local walks and access into the small town. Where you will find some great little pubs and very friendly locals.
Loved the Black sheep Brewery Tour. A must if you visit. Didn't do the Theakston tour as I've been before and equally as good.

The host was quick to reply to messages.
Only hiccup the induction hob is difficult to use and we could only get 2 of the 4 plates working... could still cook meals ok, looks like this may be ongoing issue from last review.

Great location & spacious property. Easy walking distance to parking and local amenities. kitchen and bathrooms well equipped with some great modern touches such as the Nest heating system.
Unfortunately, the bed in the attic was cheap and unusable. As soon as anyone sat on it the wooden slats fell through meaning 2 of us had to sleep on a mattress on the floor. The hob was also broken, which someone came to fix the minute we checked out. With the constant barrage of reminders of when to leave, you'd have thought they would have mentioned the hob was broken since they clearly already knew about it.

The house is lovely. Slightly noisy main road but otherwise clean, well equipped and well located. Host and Stay, however, were surprisingly difficult to deal with. Having stayed in dozens of AirBnBs, we were really taken aback by their rude and unpleasant communication. I will not be booking another AirBnB that uses this management service.

Lovely house, in a lovely location. Very comfortable accommodation, set on four floors - maybe not suitable for everyone. Lovely pubs in the immediate vicinity, (specifically the Bay Horse was welcoming) and the village had some lovely independent shops. Weather wasn’t conducive to much walking unfortunately (as you would expect in December), but down by the river was beautiful, accessed from a path 20 yards from the front door.

We booked over Christmas. A nice welcoming touch were Christmas decorations put up prior to our arrival. The house was warm, clean and had plenty of hot water. Great when you have a couple of under threes with you. Location is great, so many places ( pubs cafes and a couple of breweries) within walking distance and top notch country club with spa within 10 minute drive. V convenient for dog walking. Although on a main road, the house was quiet.

Lovely house in an excellent location in the centre of Masham. Easy to find, with free on street parking or abundant parking in the nearby car park (with honest box). Walking distance to several pubs and good walking options. All largely as described, nicely decorated and cosy. Baby toys helpgul and nice touch. A few issues with things not working properly (oven door didn't close properly, only one hob worked before the fuse blew, kitchen kick heater broken) and the kitchen utensils, dishes etc weren't always clean (some oven dishes were unusable). For the price I would expect these issues resolved in advance. Communication was fine but constant reminders of checkout time unnecessary. Overall very pleasant stay and worked really well for a family of 6 adults and one child.

Finished well though some elements are a little dated.
Just be aware it is a 4 story house with the kitchen and bathroom on the lower level (and it can get a little cold down there).
Otherwise a nice place to stay for a few days.

The property was easy to find and although parking was not near the property we were able to use the nearby market place Honesty box system which was great value. Location close to shops pubs and brewery was excellent and we walked from the door to do a local circular walk. The bedding was pristine and beautifully presented felling luxurious plus comfortable. The kitchen facilities were great although only one bathroom for 5 adults was a bit of a stretch. We ate at the nearby Black Swan at Fearby lus visited the Black Sheep brewery for a sampling. A lovely stay.

We couldn’t have asked for a better located place in Masham. There were 5 of us and 3 dogs but, with such spacious accommodation, it didn’t seem like it. The house is exactly as described, very clean and tidy - and the pictures in the listing are very accurate too. As previous reviewers have said, the stairs could be difficult for the less able. Although the house is on a main access route into the village, we couldn’t hear the traffic and access to the recreation fields with the dogs is only a dozen steps away. There is a lovely riverside walk leading from the field too. We would happily return to stay again!

This is a wonderful place to stay. Great location. Beautiful house. Super clean and comfy. I had my parents with me 91 and 83 they found the stairs from the first floor to the bathroom on the ground floor challenging when the hand rail ran out. The company is spot on in communication. There is an additional verification process which I didn’t understand why we needed to do this. Airbnb looked into it but I never got a straight answer. Highly recommended

Lovely house over four floors in the beautiful market town of Masham. We enjoyed our short stay. Would have felt even more homely had the floors been mopped and not been sticky, and the shower drain been unclogged of hair. Would still stay again though.

This is an absolutely beautiful property; so clean, tidy and modern. We loved the quirkiness of the different levels and what a joy to fling the double doors open in the kitchen to welcome in the morning sunshine! Our only slight gripe was the amount of heavy vehicles thundering past the house to and from the main square of Masham: this is obviously beyond the owners control.
All in all a fab stay.

Brilliant house in a perfect location - we had a lovely stay and would recommend (and would return!). Lovely views and very close to the park and river for some lovely walks.
The house was a good size split over 4 floors so not for the faint hearted but very spacious, clean and in excellent condition.
A great place to base yourselves and explore other villages. Would highly recommend the Staveley Arms for dinner (must book).

We stayed here for 4 nights while visiting family in Ripon . The cottage is over 4 floors , Kitchen and bathroom downstairs, sitting room on floor you enter off the street at , 2 bedrooms on the next floor and a small toilet and sink and then another bedroom at the top of the house . There is plenty of space in the house and as there were only 3 of us ( and not 5 as we first thought) we had lots of room ! The beds we used were extremely comfortable, the bathroom was spacious with excellent shower over the bath ( plenty of hot water !) but it does get very steamed up as no window to open and just a fan . The kitchen / dining area downstairs opens onto the cute back yard and is well equipped ( although we could have used an extra frying pan for the breakfast fry ups 😝) Parking is across the street and we were always able to get a space , location is perfect for visiting the local pubs ( we managed 3 of them and had a great Sunday lunch at the White Bear ) and there’s a co- op just round the corner ! We are coming back in October for another wedding in Ripon and will definitely look at booking this property again ! Communication with host and stay was always quick and easy .

Fabulous house which is really well equipped. Everything you could ask for including a Nespresso coffee machine! Plenty of space and a lovely enclosed garden with seating area. The house was spotlessly clean and a great location within 5 mins of great pubs and cafés. Parking available on the road outside. We’ll definitely be back!

Lovely location, playground not far too. parking goes quickly but plenty in market square. Good size house, nice deco, coffee machine, all mod cons in kitchen. alot of stairs though. garden quite small. double beds could do with new mattresses. Great communication .

Fabulous stay for our daughters 30th birthday, we were a party of 5 adults and 3 pugs.
Everything we could have hoped for, very spacious and decorated/furnished to a high spec.
We booked into the Bay Horse for Saturday evening meal, which was a few doors up on the other side, limited menu but quality food from the local butchers nearby.

Lovely house in Masham, so close to the market square. Excellent pub 5 mins up the road - The White Bear. Good walks. Well equipped. Slightly irritating automated ID checking onto top of Airbnb, which didn't work. Clean. Quiet. Warm.

Great central location, lovely little cottage with plenty of room for a family break
The loft room gets incredibly warm so be careful when heating the colder rooms below.

We were a group of five adults, one baby and a dog and found the property very spacious. The location is ideal and there is lots to do in the area, including nice walks straight from the door.

Great location in Masham.
Parking in the market square nearby. Can sometimes park opposite the property if spaces available, which is handy for loading and unloading.
Lots of lovely walks around Masham and along the river. Great pubs and everything you need in the local shops, including a good butchers opposite.

Lovely well equipped accommodation. Very private yet just off the market square. Nice enclosed back garden. Couldn’t ask for more.

A very homely, clean, well equipped accommodation, offering a central location within Masham making it great for exploring the town.
The special touch of Christmas decorations really added to our festive stay.
Would definitely choose again.

clean spacious and very convenient
the heating controls took a bit of working out as no instructions meant we had to ring agent for explanation. The name "river view" there is no river view at all!! so name is misleading

Great cottage in an excellent location with all you could wish for in terms of amenities. The cottage was clean and bright and fully equipped with everything you could need. Garden os great size and fully secure.

In the sleepy a village of Masham you won’t find a better Airb&b perfect in every way , great food near by and great pubs would definitely recommend for anyone from a family to a group of friends , very reasonable price and super clean and comfortable . Would love to go back sometime !

A beautiful character property across 4 floors in the heart of Masham. A lovely stay and perfect for a group of friends or family. A very easy check in/check out and communication was excellent. The house was in a central location with lots of pubs and walks in close proximity. We had a fantastic weekend and would definitely return/recommend to anyone.

Plenty of space here. Everything was spotless and the garden was a real bonus. Very good location, right in the centre of Masham. Didn’t notice any road noise and would recommend.

We stayed here as 5 adults and one baby and it was brilliant! Value for money is second to none. Unfortunately when we stayed the the town of Masham was very quiet with no places open for dinner/food and the brewery had a covid outbreak while our stay too. The fish and chip shop in the town was only open for a 2hr period so I'd make sure to pop down early to avoid disappointment. The place itself has a lot of stairs so if you're a little less agile on your feet I'd take this into consideration. Overall it was perfect and such a gorgeous home!

Beautiful central property in Masham, property is spacious and decorated to a really high standard. Felt a real home from home. Parking was a big tricky during our weekend in July because of lovely weather and number of people on staycations but once parked we didn’t want to leave anyway, Masham was such a lovely market town. Bike shed is fabulous addition and there are some great bike rides from the town into the local villages. A real find!
