We visited for 2 nights as a family of 6- such a lovely house to stay in with great facilities and in a great location for visiting Whitby and surrounding areas! The garden was lovely and the house was so tidy- our whole stay had such a cosy autumn feel! Plenty of restaurants and pubs a short drive away if you’d rather eat out too! Plenty of parking space on the driveway to the house too! Ideal for 2 large cars! Self check in was made super easy with great communication from the host!
A few wear and tear marks throughout the house but didn’t affect our stay at all!

Excellent location to explore from. The house was amazing! Fantastic garden area, we had two dogs with us. The house was spacious and comfortable. There were towels, tea, coffee etc. all you need for the week.
No hand towels, tea towels or cleaning bits.

Great location. Lovely big house. Overall clean and tidy.
Improvements: just small things like making sure the pictures are straight in frames, fridge cupboard door was broken, towels- need more towels!

Whilst we enjoyed staying at the property, we didn’t expect to have to clean the kitchen nor oven trays on arrival. In addition the freezer door was wide open and in the process of defrosting with guests towels placed on the floor soaking up the water.
This was all reported to Host & Stay within 30 minutes of arrival, and 7 days later we’re still awaiting a response from the company.
The company also requested that we leave the key in the lock safe for maintenance to attend and change over a mattress during our stay, this was despite checking out the following morning at 10am ….. we stayed because we didn’t want people coming in with our belongings and dog present. Not very professional or organised

The house is located in an ideal spot to explore the local countryside and coast. We found that communicating with Host and Stay was very cold and lacked the personal touch that you normally get from Airbnb. Automated responses are not helpful and we had to wait up to24 hours for a response. Fortunately our communication was about small items like no tea towel for example. Cleaning fee is excessive especially when the house was not particularly clean. The house desperately needs maintenance to be classed as luxury accommodation. We have stayed at many Airbnb’s which have been wonderful and very welcoming but something about Host &Stay is just lacks personality. For example, No welcome pack, J cloth as a tea towel. Obvious cost cutting measures applied which is inappropriate when billed as luxury accommodation

Overall lovely property which is beautifully decorated. Photos show an accurate representation. Close to Whitby only as short drive. Only negatives was the cleanliness of the house. Kitchen hob and oven dirty, dust and cobwebs everywhere, bag of dog poo left out in the garden and minor damages like stained carpets, broken blinds etc. Had it been cleaned more thoroughly and minor damages fixed it would’ve been 5/5!

I have emailed an extensive explanation of my disappointment regarding this property. I didn’t enjoy my stay in this property.
There were so many negative issues that were below what expectations I had from the photographs on booking.com. that were fresh, bright and welcoming. I have already made a complaint via an email including comparative photographs. This property needs a complete deep clean, stained worn mattresses and stained bedding need to be replaced, fridge door was broken, oven and cooking equipment all need a thorough deep clean, paint on walls, ceiling and woodwork needs repainting, stained carpet in lounge and really unpleasant stain in the 2nd floor bedroom, kitchen tap loose and the outside patio and garden needed weeding and lawn mowing.

The location was good but that was all we can say was good about the property
The house was in a disgusting state. Not been cleaned AT ALL! Blood stains on the carpet and stairs. Dead flies on the floor and a dead spider in the bed! Floors, oven doors, patio doors, walls, island, draining board, sinks all not cleaned and disgusting. The grass outside over grown and full of weeds. Stains all over the living room carpet and when I hoovered it the smell of wet dog was overwhelming! Beyond poor!

Spacious and good location
Rather tired, would benefit from some improvements, but a good space for 3 couples. Quiet and walkable to local pubs and bodying lake, which were all great. There were no coasters or mats, tea towels or hand towel in bathroom, which was difficult. We contacted the company several times, who did not respond until the last day, offering the items, however these did not materialise. Large stain on carpet in bedroom, blind broken in bedroom, but otherwise good.

Great modern property in beautiful quaint village. Good access to a number of great resorts. Lovely little cafe walking distance nice food and great service.
Would stay again at this property if heading to Whitby.
Was 5 adults and a dog plenty of space and ample parking

Location and a great modern space for 6 plus people. 3 mins away from a regular bus into Whitby. Would go again and happy to recommend to friends.
It’s not what we did not like, we really did like it! but would have enhanced our stay. Very strange lack of water/juice glasses- none, lots of champagne flutes yet only 2 wine glasses for a large home to accommodate 7?
Plenty of large pint glasses and only 7 knives. Disappointing to see the lawn unkept. (Would have saved us one argument if there had been tv’s in all bedrooms- teenager rage, but we cannot win them all) and I would have preferred it to be more obvious/ transparent at time of booking, about the deposit, I’m not used to that on booking.com

We had a lovely weekend and the accommodation was fantastic, perfect for our family. The open plan downstairs was a great space for everyone, all the bedrooms had been nicely done and the property was clean. The only issue we had was not enough towels were provided for everyone.
Thank you for a lovely stay!

Lovely house, a little tired.
Holiday ruined because 3 single beds that make up the double beds, had mattresses with springs that dug into your back. They were disgraceful. The lawn was like a field, but luckily we managed to have it cut.

My stay with Host & Stay listing was located in lovely area, very close access to the beach and shops. Beautiful house and interior design. The one down side was the small damages around the house. I had to notify Host & Stay to ensure it doesn’t affect my damage insurance. Which was any unexpected extra cost that you need. The kitchen oven and Hob was not cleaned before our arrival. Pots and plates very dirty. We asked for a cleaner and was told that cleaner would come and no cleaner came to clean the kitchen. Overall a lovely stay with family.

This was the first Airbnb I had booked that’s managed by a company rather than it being a persons home and it really showed, the house was clean where you would expect it to be, but it wasn’t maintained very well in other places. We had a few issues and Host and Stay were quick to respond but the general cleanliness/upkeep of the house was lacking. On the first day we got there the freezer had been left open and was completely frozen so that it wouldn’t shut, this was rectified the next day by one of their team. The last night we were there the TV and bracket fell off the wall, which we reported and was hopefully fixed in time for the next guests.
The house was in a fantastic location and was a short drive away from Whitby.
My only advice would be to read the t&c’s fully before confirming your booking.

The property was spacious and luxurious in every way and the location was fabulous
Only point to make would be there needs to be more glassware (small glasses) and salad bowls etc. Massive kitchen but not enough pots and pans etc. Had to give my 3 year a drink in a pint glass as there was nothing smaller

Spacious, attractive and clean accommodation for 6 adults. In a great location for visiting Whitby and other local places of interest. Comfortable beds in lovely bedrooms.
Small, basic changes, several of which have been mentioned in past reviews, would make this accommodation perfect...
Supplying a pair of oven gloves, supplying a hand towel in the kitchen and downstairs toilet, supplying a large 4th pan in the kitchen as the 2 small and 1 larger pan are inadequate for cooking for up to 7 people, supplying 7 small tumbler glasses for breakfast etc as only wine, flute and 4 pint glasses are provided, removing the large weeds on the back patio as they spoil an attractive property.

This was a great place to stay for a couple of nights in a beautiful location in a small village outside Whitby, for 6 adults, a child and a dog! The rooms were all spacious for the couples and had ensuites which was great. The downstairs room main living room and kitchen area again very spacious and a lovely place to chill on an evening. Kitchen was well equipped and had everything you needed apart from oven gloves but made do with a tea towel.
All rooms were spotless on arrival so can’t fault the cleanliness. Would definitely recommend.

This was like a home from home. So clean and tidy and everything brand new. The downstairs space was perfect for everyone to relax and spend time - such a nice added bonus with the bi-fold doors to open and enjoy the garden space. Really have no faults with the house. We absolutely loved it and would definitely stay again. Plenty of parking for 3 cars.
The location was perfect for a staycay in Whitby - we used the park and ride service which was only 5 minutes drive away. The nearby village was beautiful and the estate where the house was situated was so quiet and peaceful.
Highly recommend!

There was a real wow factor when we went into the property. So much space and a fabulous design throughout the whole building. It was a lovely comfortable space. The bedrooms were really great too, especially the master bedroom.
Thoroughly enjoyed our short stay here and will definitely book to come back again.
I found getting into the key box a bit of a challenge but this could just have been me!
The shower in the bathroom on the first floor was a little small and I am 5'3" The bathroom had a notable chemical smell. Possibly because there are no external windows in this room.
The garden patio needs to be weeded and the edges of the lawn could do with trimming. Also at the front, there are quite a few weeds growing up and a rather large thistle waiting to attack you on the garage drive This is just a small thing, but I think worth mentioning, especially as this is such a lovely property inside. It would be a shame for the garden to let the place down.

Beautiful stay just a 5 minute drive from Whitby which was exactly what we were looking for.
House was in great condition and as described so our two family’s (4 adults, 3 children) were able to share the whole house together.
Everything worked perfect from Wi-Fi (essential for the kids) to all the kitchen, bathroom appliances.
EV charger was a great addition although we did have to clarify that we could use it as the listing said we could but the guide which comes a week ahead of the stay said otherwise (this needs updating). However Host & Stay were responsive to our question and we were able to use it.
Would stay again if in the area!

The place was very nice and clean before arrival.
But we were very disappointed with the lack of help from the host. We were given less than a quarter of a washing up liquid bottle, when we asked for one we were told it was provided before check-in which was not true. We also asked for dishwasher tablets which were not provided but there was a dishwasher there. Again we were told nothing could be done about that. General things like handwash, kitchen tissues, toilet roll, bin bags, you will probably have to take it yourself as they only give 1/2 of each.

Fantastic property! Incredibly spacious! Better than the photos.
Great base for the local area. We stayed as a family of 6 (4 adults 2 children).
The cottage was well equipped, cosy, clean and spacious. The additional cleaning bill you pay when booking did come as a shock, however it meant we could relax a bit on holiday.
Garden was ideal. Beautiful views and felt very private. Great for our two dogs to have a sniff about before their walks.
Our only issues...The stair carpet reaching up to the attic room is in need of fixing...it has come away from its carpet grips and is a danger. I'm sure this can be easily rectified.
Comfortable beds in TWO of the rooms, however the double bed in the attic room is unsuitable for adults.
As soon as you sat on the mattress you sunk down onto a very hard base. In the end, two adults had to switch bedrooms and this bed was given to one child.
The single bed felt much the same, but luckily this was also used by a child.
Overall, a fantastic stay!

Although this is a modern and very pleasant property we felt that this isn't being maintained to a very high standard. The downstairs taps sent water flying everywhere when turned on too much, we had power cuts due to a faulty fuse and they don't provide oven gloves meaning that cooking was a nightmare leaving several members of our party burned. Be prepared!

Beautiful house and furnishings. Big enough for two families easily. Outdoor space. Near Whitby but away from the crazy busy.
Two key things - 1. The wifi didn’t work and I thought the hosts took far too long to respond to
messages etc. My husband was assuming he could work a bit while there and without wifi (and no phone signal) this was impossible and so cost us money.
2. No spare bedding (that we could find). We travelled with 3 under 8s and needed replacement bed linen one night and couldn’t find any. This left us washing and tumble drying in the middle of the night and having to put kids in beds to share while we waited for the linen to dry. For a house apparently aimed at families this seems like a very obvious thing to need!

Loved this property it was perfect for our weekend stay - 3 generations and 3 dogs. The beds were really comfortable. The property was lovely, very spacious and the garden centre at the end of the road was perfect for lunch/breakfast - we went for both!
Would benefit from some oven gloves as we had to improvise with a teatowel. We were aware that there was no wifi before we arrived however I think it would be absolutely faultless if it had the benefit of wifi. All in all a great stay in a beautiful house in a gorgeous north yorkshire village close to Whitby.

Beware when booking there is a £125 cleaning bill added to your final bill.
Although mainly clean , it was not spotless.
I had to re clean the fridge and toilet . My husband cut his foot on a shard of glass in the main en suite . Bird poo was all over the bifolds which were not locking correctly ( we notified owners ).
No WiFi and generally phone signal is very poor.
No welcome pack only a pint of milk, coffee, tea and cleaning gear.
Weeds on patio area outside.
I sound very picky but this was not cheap accommodation.
On a positive note , the open plan layout works very well. All double bedrooms had bathrooms in easy reach and furnishings are very new and modern . Location is good , no noise from roads.
We had a lovely weekend but would not stay here again , I feel this is overpriced especially the £125 cleaning bill !

This is a beautiful house which is deceptively large - plenty of space and bathrooms and in excellent condition.
It was our first AirBnB with an agency host, and it lacked that personal connection I am used to on booking. As soon as we’d done the deal we received auto requests for passports and photos to an app, along with lots of unfriendly injunctions about recouping costs if damage/noise etc etc. not the perfect first encounter, and no where near as personable as I am used to with AirBNB hosts.
Not sure if this is the new standard.
The house had no Wi-Fi and no mobile signal- but the bumph said high speed internet was standard in all host and stay properties.
We paid £150 for cleaning but still received messages about the cleaning we needed to do before checking out.
And finally- get check out time. Is it really necessary to get us out at 10am when check in isn’t before 3pm? We would have preferred a later check out on Sunday morning and felt a bit hurried out.
But a beautiful house in a super spot.

We stayed at Ugglesby House between Christmas and New Year and it was such a lovely trip. The house was very new with beautiful decor and modern kitchen and bathrooms. It was spotless on our arrival and the communication from Host & Stay was excellent throughout the trip; answering any questions we had and even making suggestions for local dog-friendly pubs! The location was idyllic, beautiful scenary and walks on our doorstep and close proximity to Whitby and the coast. We highly recommend The Plough pub at the neighbouring village Sleights and White Rose Taxis in Whitby, both of which were happy to accommodate our dog!
