The space
Upon entering Iburn House, you’ll be welcomed into a light and spacious open-plan living, kitchen and dining area. Featuring a large comfy sofa and two chairs, there is plenty of family space in the living room. Relax in front of the flat-screen TV after a busy day exploring the surroundings.Head to the rear of this space and you’ll find the kitchen and dining area. Fully equipped with modern appliances, the kitchen has everything you need to make the most of your self-catering stay in Briggswath. Guests can take the pick of where to dine with a breakfast bar, as well as a dining table being available.
From the kitchen-diner is where you can access Iburn House’s outdoor area. This fully enclosed space boasts a patio, as well as a grassed area so parties travelling with children will have plenty of space to let their little ones enjoy themselves during their stay.
There is also a convenient downstairs WC available at Iburn House.
The first floor at Iburn House is where you’ll discover three of the property’s four bedrooms. With two king size beds and a single, all in separate bedrooms, Iburn House has a setup to suit everyone’s needs.
The family bathroom is also located on the first floor and it boasts a bathtub, separate shower, WC and wash basin.
On the second floor is where you’ll find the third king size room, which also has an en-suite shower room with a WC and basin. Please note that two of the king size beds at Iburn House can be split to form two singles, so do not hesitate to get in touch with us prior to your stay so our cleaning team can arrange the property correctly. All beds at the property are made up with plush bedding and premium bed linens ensuring that guests will have a great night’s sleep.

Overall the stay was nice lovely sized house had everything we needed for a couple of days away. For what we paid for the house we would stay again.
Cons, on 3 out of the 4 beds the mattresses were terrible, wafer this with no support and could feel every spring.
The door on the main bathroom didn’t close or lock without having the physically force the door upwards which was a problem for two of my teenage children.
The floor layout is wrong on the pictures advertising the property, we were expecting 2 en-suite bedrooms and a family bathroom, we got 1 en-suite bedroom and 5 guests had to share the family bathroom.

This property is in a great location. The estate is quiet and easy to get too with parking outside for two cars. It's beautiful, well decorated and modern. The lay out of the property is great for big families.
The only downsides to this house are the mattresses are very uncomfortable with springs gone and big dips in the mattress. The two single beds push together and the gap is noticeable when laying in the bed. The lack of cooking and cleaning equipment. To say this property is four bedrooms therefore should be equipped with equipment to cook for eight this is not possible the pans are tiny and made cooking for seven very difficult. We had to go out and buy dishwasher tablets etc. There was no salt, pepper or cooking oil or enough tea, coffee and milk. We even had to buy toilet rolls as you only get one per toilet for the whole stay. This is the only AirB&B that has not provided this. I had to hoover the carpet downstairs myself and dust as this had not been done.

The property is in a beautiful location.
When we got into the property we realised the layout was different to what was on the advert.
Before arriving to the property we asked for two of the beds to be split into singles which we were told was possible. This hadn’t been done. The top floor furniture was full of dust and the carpets hadn’t been hoovered. We also found that the pots and pans were greasy.
This was all reported back but all we received were apologetic emails. We have requested money back on the cleaning charge but again. Nothing has been sorted.
The property is joined to another property which is also a holiday let and you can hear the tenants using the stairs, closing doors and running around. We had to bang on the wall one evening because of the noise they were making.
Before checking in there was another £50 charge which was a non refundable damage charge which we didn’t know about until after booking the property!

We've just got back from a four night stay, the house was absolutey lovely and very spacious with an enclosed garden which was great as we had our two dogs with us. It's just 2.5 miles from Whitby so very easy to get to everything. We found some fantastic dog and child friendly beaches and we were extremely lucky with the weather! We would definitely visit again and would highly recommend.

Location was good for visiting whitby and surrounding north yorkshire countryside and great downstairs soace and room size.
Prior to our stay we had seen other reviews about uncomfortable beds and poorly equipped kitchen so were pre warned. The springs had gone completely in one side of one of the beds, and other was heavily worn. The downstairs carpet was also dirty.
Overall this airbnb could be significantly improved by spending a bit of cash on beds and kitchen.

Very helpful hosts who provide a link to a Guest Guidebook which we found really useful.
We visited with 6 adults and 1 child and the property was large and comfortable enough to fit us all in.
Great location, we visited Whitby, Scarborough and Robin Hoods Bay very easily.
Loved the open plan living area, great for socialising, with bifolding doors leading to a flagged area to the rear and up a few steps to a grassed area which was all enclosed, perfect for our 5 year old.
Wouldn’t hesitate to book this property again, or any other property managed by Host & Stay.

Great location, lovely area with easy access to surrounding areas
Could be a fantastic property if the problems are sorted.
Not sure where to start with this one, overall cleanliness of the house was really poor.
Dirty stained carpet downstairs (multiple stains not just one)
Badly marked and stained flooring in kitchen area
Multiple marks on walls
Crumbs in cupboards
Dirty oven and pots
Weeds in garden front and rear (and used bar of soap in front of house)
5 forks for a house suitable for 7 (general lack of kitchen equipment)
No mattress protector
Frayed pillows with hairs
Tried to hoover but gave up due to horrendous wet dog smell the hoover emitted
En-suite bathroom gave off nasty drain smell for first few days
We were unable to open the bifold doors fully as there were broken keys in the locks
We reported the cleanliness issue on arrival through Host & Stay link that was sent but it took them 6 days to respond.
If we hadn’t had family already travelling to meet us at the property we would have contacted Host & Stay and asked for alternative accommodation on arrival.
I have raised a complaint with Host & Stay but after 10 days they are ‘still investigating’.
I do have photos of all issues raised above.

Beautiful location, ideal for getting out and about and a really generous sized property- the bed linens were good quality, however the whole place needs a bit of TLC. Walls were scuffed, beds uncomfortable, crockery was chipped, not enough forks or pans. Paltry supplies of toiletries and toilet roll, a few tea bags, sachets of coffee and milk. No hand towel in downstairs bathroom, only one tea towel, two black bin liners and no washing up liquid or sponges. Messaged first day to say no oven glove and toaster broken, which did not get sorted until Wednesday, by which point this was overshadowed by the washing machine backing up with foul smelling water- which was reported Tuesday evening. Grassed area at the back was poor quality and overgrown, so unsuitable for dogs. Asked if it was going to be cut on Monday (at that point chasing toaster and oven glove) to be told someone would come and cut it. No one did. Stayed for 10 days. Won’t stay again.

Outside space is limited, no BBQ provided should you be lucky enough to have nice weather. Parking only for one car, two at a squeeze. Attention to detail with regarding to cleaning equipment and provided equipment could have been better.

The kitchen is not stocked well, only 4 wine glasses and 1 pint glass, 6 forks, 4 teaspoons, plenty of knives. No grill pan and not many pans. No veg knife or wooden spoons. No hand soap in the bathrooms. Although advertised for dogs the top grassed area was not cut and very poor grass. The patio doors were great but not good for dogs overnight. The washing machine filled with water and smelt of stale water.
The beds were horrendous. Only the double was comfortable.
The size of the house is great for a large family or group but is noticeable that this is a rented property and not used by a family which let it out.
With a few modifications I would say this was an ideal base for a lovely part of the country

A friend and I stayed at the house for 3 very uncomfortable nights. We had paid £125 for a cleaning service in addition to the rental and arrived to find cobwebs that had been there a long time, outside of the bin was filthy, crumbs on work surfaces and carpet around the seating area. There was also dirty marks on cupboard doors, marks on radiators and walls.
The beds were uncomfortable, the large double was zipped together and one side the springs had gone and couldn't be slept on, the other double was uncomfortable also. In the kitchen there were no tumblers, inconsistent number of items such as glasses, chips in plates, tea spoon shortage and the rest was a mismatch and odd numbers. There was no hand soap, hand towel downstairs was a bath mat, drawers for storage in one bedroom but none in the other so lack of storage for a medium to long stay holiday. And extra money demanded just before the holiday for insurance which was not mentioned when booking. No cleaning products nor vac.

Perfectly lovely home for our hiking trip along the Yorkshire moors. The home was quite spacious and very clean. I have a crawling one-year-old, so that is a must! Location would have been hard to find, if not for the detailed instructions included. Check out was easy, with no finicky requests. I think the price was appropriate; the only negative I have to note is that after confirming booking, the host requested I take out an additional insurance policy. I am familiar with Air BnB policy and know that hosts already have some degrees of insurance built in. This policy was noted within the property's listing, at the very bottom, buried under other minute details. I of course paid it as I should have noted it prior, but was disappointed by an additional fee for a property I thought was already on the pricier end.

A great place for 6 people, a few more blankets in the cold season to cozy in.
Whitby near by 3 miles, went to Sands End and Robin's Hood Bay, please pay tge Magpie Cafe Restaurant a view but make sure you book gets very busy.

A very nice house in a lovely location. Great for getting into Whitby and nearby beaches. the house was clean and finished to a high standard. we had a grocery delivery and found that the kitchen was a little limited on storage. The kitchen could be better equipped in general but these are only small this and didn't take away for the overall stay. Highly recommend.

Only comment I would make that it was hard to find in the dark. The property is set back off the main road and as there is no street lighting or lights within the yard it took us a while to find - but that is minor thing. Would definitely recommend.

Washing machine had water and a towel in it. Carbon monoxide alarm beeping due to low battery. I took battery out to stop noise. Broken glasses had been put back. Shower plug where water goes out had hairs and dirt.
And, the address we were given was incorrect. It was garbutts yard, not the info I was assured it was. Spent day before phoning them three times and texting. They gave incorrect and incomplete postcodes and contradictory info from different people! Caused major hassle trying to find it. They need to update the guide book they email out. And the floor plan on photos was incorrect! I’m absolutely sick of Host and Stay. Been miscommunication from when I booked 11 months earlier. The fact the carbon monoxide alarm was faulty is a major issue too!!!!! Plus they not confirming to the new fire risk rules that air b&b brought in 1st oct 23. I’d asked for most senior manager in host and stay to reply to me, but 7 days later got a general email not addressing anything.

The property was clean, presentable and just as described. We enjoyed our stay, the kitchen was well equipped with what we needed. The only thing I would ask for if more cleaning products so we could sufficiently leave the place clean , and the parking could have been better. We had two cars and there wasn’t enough room for both so one of us had to park a street away.

Hi. Our whole stay was just fantastic. The house was beautiful, very spacious, very clean and in a lovely area. Not far from Whitby. There were 7 of us plus a dog and we had loads of room.
The village was just great, when walking around the people in the village were very friendly and welcoming.

Lots of scuffs on the walls. Things didn’t seem to have been looked after which was a shame. Not very much cutlery or glasses other than wine glasses.

We stayed at the house for 2 nights in September & loved every second, the kitchen was open plan, clean & was great for hosting. Had every pot, pan, serving dish & utensil you could possibly need which was great as a lot places I have stayed do not accommodate for this but they had literally thought of everything. The house was perfect for our girls weekend away, peaceful & spacious.
We took 1 dog so walked into Whitby which took us about an hour and got the bus back which literally drops you off at the end of the road so was great that we never had to take the cars or pay for parking. It has a small enclosed garden so great if you have a dog or children.
The link when you receive when you check in is great so you actually don't need to contact the host because all the information you could possibly need is included. I would highly recommend this place & would 100% stay here again.

Lovely property in a stunning location. Perfect place for to celebrate Mum’s 80th birthday. Bus stop at the end of the road made it very easy to get to Whitby and a lovely walk for those wanting to take in the beautiful countryside. Home from home facilities in the kitchen made it very easy to have the occasional meal in. Wouldn’t hesitate to return.

Five adults, two children and a dog had three lovely nights in Briggswath. The place was extremely spacious and safe for the children and dog. The sun was shining the whole time and we had a wonderful break.

House overall was lovely , location was also good would have liked a few more options to eat out close at hand . This is by no means the fault of anyone’s other than the economy and places are closing down . Lovely river where we enjoyed a afternoon tea and boating . One double bed was vey uncomfortable but we think this was due to been able to separate into 2 .

Lovely house, beautifully furnished. Very comfortable seating in living room and good to have extra TVs in the house when the adults wanted a movie downstairs and the kids could play on the genes consoles they brought with them. Bedrooms were lovely too.
It’s a four rather than five star from us as there were a few items in the kitchen that I’d have expected to have in a house for 7. I’m sure that could be sorted easily though!

A lovely home in a perfect location for exploring Whitby and the surrounding areas.
The house was as described on the listing; there was only 4 of us in our party, but even if the maximum of 7 people was reached, there would be ample room for all to enjoy and relax.
Everything was cleaned and easy to find, and the hosts were only a message away if needed.
Ideal location; 10 minute drive from Whitby with lots to see and explore.
Only feedback would be;
- A shower mat is needed for the showers as they were very slippery with a couple of near misses!
- Re-assess the lock of the front door as we had awful trouble with getting the key out. The family in the house next door also has the same trouble and had to call our Host and Stay.

The house is in a lovely quiet location. Very spacious, well equipped and clean. Lovely fluffy towels. No visitor book so couldn’t leave review or suggestions for other guests and no information book or leaflets so you need to do your own research for getting about, places to visit and where to eat etc. We can recommend The Bridge inn at Ruswarp just 5 minutes in a car. Good menu and excellent food and a great Sunday roast too. Easy walk into Whitby by the railway track from Ruswarp but advise you don’t walk on the road from the house to Ruswarp as there are no footpaths on certain parts of the road.
All in all could recommend this house for a family and a good base for visiting nearby coastal areas.

I stayed at this property from 16th June to 18th June.
On arrival at the check-in time (4pm) we discovered that despite the advertisement detailing that the beds could be split, and us having requested this by message on 2nd of May which Host & Stay replied to, the beds had not been split and there was not enough bed linen for our group.
We called Host & Stay multiple times from 4:30pm onward but they were unable to rectify this issue. They also felt that despite us having requested and agreed this service over a month before our stay that we were not due any compensation for not having enough bed linen for our group.
The property and location itself are fine and good if you want parking near the coast and can drive to/from the beachside towns each day.

This is a lovely house in a beautiful location. It is really well located to explore Whitby and East coast. For walkers there are many local walks plus Cleveland Way slightly further afield. A general store in Sleights is about a 15 mins walk so very handy. It is very well equipped and comfortable. Host and Stay were exceptionally quick in their responses to my questions and very helpful. I really recommend it as a place to stay to explore the area.

We had a great stay at Iburn House. The location is fab, we loved the local bakers and butchers and river cafe with steam train!
The house was comfortable and suited 7 of us great.
The pros - spacious, modern, good layout. Good showers, nice having TVs in some of the bedrooms.
The cons - Not as clean as I’d expect, Lumpy mattresses, Hard towels, Faulty toaster, not enough mugs, glasses for 7 people
We reported the faulty toaster but it wasn’t fixed or looked at.
We had a great week away, without the niggles we’d have given it 5 stars!

We have just enjoyed a great long weekend at Iburn House. It was my wife's 60th birthday and we had my two daughter's and partners, my granddaughter and the dog. The house was perfect for us all, especially the enclosed back garden for Benson the dog!
The location is fantastic ... 10 minutes from Whitby and the same from a lovely walk at May Beck and Falling Foss Falls.
The house itself is very well designed, clean and tidy and was simply a superb location for our time away.

A great house. Really spacious and well designed. It’s a really good base for exploring the area. We took our dogs and the garden was great for them. Seven of us stayed and it didn’t feel at all cramped, lots of seating in the living area and the bedrooms are a good size.

Lovely place to stay, love the open plan downstairs was a lovely area for the family to all be together. Close enough to Whitby, but benefits from a being situated in a nice quiet area, just what we wanted

Reported dirty crockery and stained bedding to host…. No reply
Host and stay rang next day and offered to change bedding but we we had already slept in it , we had also washed crockery
Garden is dangerous as there is a deep hole that looked like a rabbit hole, couldn’t let young children play safely
Awaiting response from complaint form that was completed re cleanliness
Such a shame as could have been a lovely place but these issues tarnished the stay especially with such a high cleaning fee being charged

Great place to stay with family or friends if you want to get away for a long weekend. The place was spotless and has a huge kitchen/living area for gatherings. The village of Briggswath is picturesque and perfect for country walks, Whitby is a 10 minute drive too!

The accomodation was spacious and comfortable. The location was great for Whitby and the surrounding area. Communication with the host was very good.

Great location. Plenty of room within the house for a large family and dogs. Lovely bedding & comfortable furniture. Would return. Would be great in summer months with a BBQ

A fantastic base for exploring Whitby and beyond. The house is beautiful, a lot of thought has been put into the decoration and planning of the property. We found the property really spacious, super well equipped, we hardly needed anything extra (I would recommend spare tea towels as only one is provided, also no oven gloves) The while checking in process was a breeze and we found the house spotless, clean and tidy. The back garden is great for dogs, fully enclosed etc. (please note! There was a fruit tree dropping fruit onto the grass, so keep an eye on the more inquisitive dogs) We would definitely stay here again.

Very comfortable and well equiped property in quiet cul de sac development.
Easy drive to Whitby and the coast.
Suited a party of five adults very well and enough space so that you are not on top of each other.

Early checkout, steep cleaning fee and too many repeated messages from Host but overall worth the visit as was perfect for the family.

The house was beautifully furnished.
No wifi and the signal in the area was really bad, especially when it rained. There's a hostandstay wifi but not for the people who hire the cottage. When you're a foreigner it's really a big disadvantage.

Lovely modern house in a great location. Really handy for Whitby, only about 10 minutes away by car but park and ride is also close by. There is currently no Wi-Fi at the property so if you have children who want to watch Netflix etc, and you are rained off for the day, bear this in mind.

Fantastic house, lots of space. Most of the beds comphy. Milk in fridge, tea and coffee provided. Large tvs in every room. Good water pressure. Great location. Parking available. Extremely clean and key easy to access. Heating easy to work.
Garden small, no WiFi. Which is a massive let down. Phone signal was poor. Couldn't work properly or watch Netflix. Definitely needs WiFi. Both properties at both sides have it and owned my same people. When I rang they could have given us there WiFi.

A very pleasant stay, a beautiful house with a fantastic finish.
Great location so close to the local hotels which also house a bar, the train station being a stone throw and also a quick 15 minute bus journey to Whitby.
Very comfortable beds and the living area was just perfect. A would stay at this property again without question.
The house however doesn’t come with WiFi so make sure you don’t need strong access to the internet which hopefully you won’t when staying in such a beautiful location!

A great find for us. Being in the hotel industry I have become a huge snob when it comes to staying away. This house was perfect from the cleanliness and comfort to the minimalist design helping make it feel light and airy but still with stacks of character. The bed linen and towels felt of great quality. We didn't find ourselves having to double check the cleanliness of anything. It was lovely to settle straight in. Thank you
