Great location, only 5 minutes' drive to the centre of Whitby. 20-minute walk if you're feeling energetic. Clean and comfortable with everything provided. Parking space is always a bonus.
It needs a bit of TLC. Could do with freshening up with a coat of paint. Radiators, although working perfectly well, are all rusting and don't look great. Blind in the front bedroom needs replacing. There is no adequate hanging space. Maybe some hooks on the back of the doors would be useful. Telly in the back bedroom is unnecessary and could be replaced with a mirror. The front of the property needs some curb appeal, a proper sign, not just a piece of paper in a plastic wallet.
These are all just cosmetic things and are easily rectified. If these things are done, then the property is easily a 10

Location was great and close to walk into Whitby
Hygiene and dirty bedding given to us, lack of kitchen utensils or broken, no instructions for oven and took a while to get it working, cobwebs in kitchen and around beds, broken blinds, no curtains, needs to black out light from outside, dirty rug in living room, plaster falling off by front door, faulty plug in bathroom sink, leaking toilet. The maintenance and cleaning of the apartment was very poor. It should be spot on for each guest arriving but it was sadly lacking. The owner was apologetic and promised to get it resolved.

The location was good, quiet neighbourhood around 10-15 mins walk into Whitby , spacious enough & nice bedding and shower. Lidl just around the corner & 5 mins walk to Seaton Castle.
Great communication from Host & Stay before & during the stay.
Yorkshire Tea bags supplied (as well as coffee sachets) so a decent cuppa in the morning to start the day.
Bed linen was nice & clean which made for a comfortable sleep. No curtains though just slatted blinds in the twin room so if you like a dark room to sleep in, take an eye mask.
Needed a little tlc at front of house & around the rooms, cobwebs in most places & toilet roll and hand towel in the downstairs toilet was missing.
Damp coming through from bathroom into the downstairs toilet which probably needs looking at before it gets worse. Drainage in sinks is very slow.

House was spacious for us and beds were very comfy.
House was quite dirty cobwebs all over especially in main bedroom
Could do with re painting blinds missing in 2nd bedroom so to much light at night view from bedroom was a tree

Well located , spacious .
My booking confirmation showed the self catering accommodation had a dishwasher- that is why I chose this from other options . When I contacted the staff with this information , they were most unhelpful, did not apologise and even now claim that a dishwasher is “not listed”after about 20 email communications with them ! I found the staff most impersonal and unfriendly .The absence of the dishwasher is not important , but the attitude of the staff and team is not acceptable ! I have stayed in at least 100 accommodations both in the Uk and abroad !

Comfy beds. Oven reliable. Instant hot water. Shower good. Lidl very close by.
You will need a car, Robin's Den is a long way out. Tricky to get into parking area outside apartment- it would be impossible in a large vehicle. Apartment in need of TLC. Only a few Freeview TV channels. Beware hidden booking charges with Host and Stay. You won't be given your holiday details until you take out their insurance against any potential damage to the property, either nonrefundable £30 or £300 deposit taken out of your account, refundable 12-28 days after holiday if no damage occurs (minus £10 admin charge!) Will not use them again!

Nice accommodation, very homely vib.
We couldn't get the boiler to light the first day, so there was no hot water or heating. We finally got it to light after many attempts. The bin was not very clean. It could have done with a wash.

Pleasant suburban location, nice flat, convenient for exploring West side of Whitby.
With the wet weather the puddles and mud on the side road were a drag.

Short walk to centre of Whitby and ease of road access to other areas
Outside area needs weeding badly though this has been raised in previous reviews so probably won’t get done. No kerb appeal. Dishwasher tablets left though no dishwasher. Did mention this to hosts and they said there was none listed but I sent them a copy of the listing and it was there and they would amend it. Hadnt been changed while we were there and haven’t checked since. In double bedroom, bedside socket, window side didn’t work. Again messaged them but having read reviews since, this was notified to them in July last year so nothing done. Torrential rain on last day and there was a bad leak inside front door ceiling. In 2 hours we filled a saucepan! Notified them but this needs fixing badly. Also the guttering is badly blocked and needs cleaning out. Cleaning needs improvement. I had to wash and scour the roasting tray and Pyrex dish as well as I could. This apart it is a lovely little place to stay. Comfy beds and lovely shower. A bit of decor badly needed in places especially the radiators and by front door which lets the inside down.

Lovely little house about a 20 minute walk away from Whitby! It made for a wonderful holiday home by the seaside :)
This might not be a problem all the time, however there were building works down the road which led to the drive way. Thih made it very challenging to park the car in such a tight space! We just resorted to parking down one of the side streets instead

Well equipped with everything we needed for the weekend
Parking space outside
Quiet area
Much more spacious than a hotel room
Uncomfortable bed - small and you could feel the springs
A bit dirty in places - kitchen units and upstairs windows
The upstairs is an attic so not a great deal of head room
A bit of a walk into Whitby - about 25 mins
Lacks the love you expect from holiday cottages - no welcome pack for example
Not cheap

Very comfortable, and clean. Just on the outskirts of whitby but an easy walk down into the centre.
The key box was a little difficult to open and the signage to properly not very good. Had to drive up and down a couple of times to find the properly!

Location was good, we could park on the drive in front of the cottage. It was quiet. Sneaton Castle was very close to the cottage, a great place for breakfast and evening dinner.
The beds were very uncomfortable, they need replacing. Some parts of the rooms in the cottage need painting as do the radiators .

Comfy beds
Bathroom smelt really bad , like boiled cabbage , couldn't work TV ,even when there was 6 remote controls ! Could only watch Netflix. Some of the furniture looks tired . Living room rug was really dirty .The one thing I will say is Host and Stay bombard you with constant emails once booked . I wasn't happy I had to purchase insurance against any damage on the property which was £25 . If I didn't they would take £250 holding deposit. This was only given back once checked out ,with a 14 day wait . Wouldn't have booked if I'd known . It wasn't made clear when I was booking my 3 day stay

House was well presented and in a good location with parking facilities. Rooms were clean and comfortable
Having to pay a deposit of £250 or a fixed fee of £25 to cover accidental damages on top of the price was a bit annoying and if we had realised this before booking we probably would have chosen somewhere else.
Whilst there the boiler stopped working so we didn't have heating or hot water for our last night the hosts did say that they would send someone to look at the issue the next day however.

The property was lovely and well equipped. It was really warm too, which was a bonus as we went in late October.
We arrived in the dark and we weren't sure where the property was as there was no sign on the door. We struggled with the key safe in the dark and put one wrong digit in by accident. We thought the key safe wasn't working so we knocked on a neighbours door who kindly helped us. However, he also found it a bit difficult to access. It was really stiff, and we were worried we'd have to sleep in the car! 😅 When we eventually got in, we were so relieved to get a heat in us, as we had been standing in the pouring rain for half an hour firstly trying to find the property, then later, trying to access the key safe code. When we finally got in, we were pleasantly surprised. It was lovely.

Property had a lovely homely feel, layout worked really well. Both kitchen and bathroom facilities good.
Haphazard way to store items sometimes found them difficult to find, and bizarre items in other draws and cupboards ( odd furniture legs, dirty cloths) No batteries in remote controls, made logistics to use electronics difficult.

No sign on the cottage to say Robins den. So hard to make sure not trying to get into a wrong property.

Also roadway exited onto a sharp bend...worrying

Not , clean , garden overgrown, television very confusing every thing done online ie info for the house difficult if you don’t have a smart phone, booked through booking.com then inundated with e mails from host and stay and asked to pay a security deposit for £250 and and only £240 returned as there is an admin charge or you can pay £25 insurance.
None of which was made clear when booking infact never had it on booking.com only air bb.
Host and pay say they are changing the way in the accommodation market not sure which way .
Oh and don’t forget the infestation of spiders and cob webs spent an hour cleaning.
Would avoid host and stay and this property .
This is the first bad review iv ever left and and traveled around the world a few times
Spiders lots of them

Adorable, homely little gem . Crisp white gd quality bedding & I believe fresh new carpets in the bedrooms.
The complimentary Coffee,Tea,Milk was Appreciated.
Having parking was a bonus .
In a quiet location ideal as my little Shitzu hears an Ant at 100 metres !!
10 min to the beach and 1 mile to walk into town .My car wasn’t moved during the stay .
In a residential area and everyone was friendly.
Nothing I could quite happily move in permanently !
Walking up the hill from town is not for the faint hearted . !!

Nice little cottage with good facilities and private parking. Well furnished in a modern style. Short drive from town (5 mins) or 20 min walk. Good shower and nice towels etc.
The matress on the double bed was very uncomfortable - very firm with springs near the surface.
Watch your head when you're upstairs! Be nice to see a 'Robin's Den' sign on the house.

DO NOT STAY HERE!!!
The state of the property was shocking. Filthy dirty and smelt awful. It looked like it had not been cleaned for several months. As we entered the smell was overpowering and despite opening all the windows we could not remain at the property. There were also dog biscuits on the floor by the front door. Furthermore the upstairs toilet was dirty and full of skid marks. Totally unacceptable. The upstairs bedroom bedside lamp was snapped and damaged and the velux windows and landing ceiling were filthy dusty and covered in spiders and bugs. There was also a bug on the bed which looked like a bed bug. The bin had not been emptied and there were lollipop sticks stuck to the bottom of it. The carpets also filthy and covered in bits, stains and there was dirt on the walls, shelves and most of the the furniture. The downstairs sofa and arm chair were stained and the rug was also brown and stained. Several radiators were also filthy and covered in brown and orange stains.

I loved the property just very dusty under the sofa,
A old sponge was left on the drainer that had been used,
A old flannel left in the wash basket in the bathroom,
The master bedroom windows very dirty and cob webby when open with live and dead spiders made us not want to open them which was a shame as it was very stuffy,
But had a lovley time in whitby.

Good location, property was a short drive from Whitby centre. On first appearance everything was very good. I liked that they had a wine fridge! and a bonus of having a downstairs toilet. I also loved there were milk sachets in the fridge and coffee supplied so I could have a brew on arrival!
Unfortunately the property could have been cleaner, there was dust on quite a few surfaces and floors. Plus cups/glasses in the cupboards had lipstick and food stuck to them. There was also a lot of spiders, all be it mostly small but we caught 8 before bed upstairs and I got a further 4 in the down stairs bathroom.
There are a few bits that need fixing too- one of the single beds looked a bit broken at the end, think it needs some screws. Also the double room plug socket wasn’t working for the lamp but all else was good otherwise.

most of it
Television was a mess, 3 hand controls ? 3 separate devices ? needs to be all in one and easier to use. Windows need cleaning and the outside needs a good sweep, bleach and bushes trimming or even completely removing. The ironing board was like a little toy one, I took a photo of my wife using it and we had a right laugh. The pictures are deceiving making it look bigger then what it is.

Beds comfy, off road parking good and supermarket round the corner. A nice little place let down by a few niggles.
Weeds everywhere at the front of property. No property number displayed, so had to work out using process of eliminating from other numbered properties. .Unable to gain access at 4pm as cleaner still on site. No light, soap or towel in downstairs toilet. Dishwasher tablet bizarrely left, but no dishwasher at property.
No welcome package, which I normally get when renting a cottage. Difficulty opening key safe.
A really nice little property let down by the little touches lacking.
The spam emails off Host and Stay got really annoying as did the £250 damage deposit, or £25 non returnable damage waiver requirements.
The check out requests re bedding etc werea bit much too.

only complaints was that the blind in 2nd bedroom did not keep any light out, my teens not too happy as couldn't sleep. also TV remote didn't work and bought batteries so no t.v. in use for stay. had to make call to host and stay as heating would not come on and it was cold on first night. location was a bit out of Whitby a good half hour walk.

Almost spot on.
Beds were very comfortable, clean and bedrooms were very nice.
Lovely bathroom and downstairs 2nd loo. ( but no hand wash)
Tastefully decorated. Very quiet area and there were spaces around for a 2nd car if needed.
Location needed taxi back home as its all up hill. (25 mins downhill walk)
Bit of black mould on windows and dust on wall frames, sofa felt like it was about to crack.
Toilet just kept on running, you'd expect at least hand wash in there, but all there was, was 1 tiny sachet of hair conditioner. ( very strange)
Tiny little touches would make this cottage perfect. 1st thing would be to hire cleaners that aren't lazy.
2nd, the £250 bond you don't get back for 14 days after check out is ridiculous, this wasn't pointed out upon booking!
CUSTOBERS BEWARE!
Very bad customer service, then an additional £10 admin to taking £250! What's that all about?
We banged our heads on the work top as the sofa was too close, we had to move it.
Check in was very late ( 4pm) which meant you basically lost a day unless you paid parking in town
But apart from those minor points it was lovely.
WOULD WE GO AGAIN? ...NO. purely on the fee basis.

Great, quiet location, close to Lidl. Well decorated with a lovely feel.
Both living room sofas are tired. The double sofa has a very unpleasant stain right in the middle of it. The three seater needs changing, it is tired and the seating is bowed. Also, another unpleasant stain on the double bed flat sheet in the master bedroom bed.

good location 20 minute walk to the beach with grocery shops nearby. The cottage was tastefully decorated, clean and comfortable and had a relaxing atmosphere with practically everything you need for a short stay.
The mattress on the double bed was a bit lumpy (I could feel the springs in some places). would be useful to have some hooks on the bathroom door to hang your towels after showering. The outside of the property (door and yard area) could do with a it of TLC.

The cottage was lovely and cosy all mod cons. The cottage was very clean and tidy on arrival 👌 situated a little out of the town bit suited us as we like a bit of a walk. The apartment was comfortable, clean and well equipped. It was lovely and warm even though it was freezing outside. Not far to drive into Whitby or Sandsend.
A nice property but could be so much better with the right touches.
Wasn't told at the point of booking that there was an extra charge for insurance, no way of avoiding or we'd have lost our money. The bed was very uncomfortable and desperately needs a new mattress/mattress topper, I had to put one of the single bed duvets under me to stop the springs digging in me so I could sleep. One of the sofas is positioned by a work surface at head height (my partner whacked his head when he sat down.) The toilet is faulty and leaks occasionally and the shower screen doesn't prevent water from spraying all over the floor. Outside the property is treacherous when it freezes. It literally turns into an ice rink (thank goodness a kind neighbour found us some grit!)
Apart from that, it just needs little touches, such as hooks on doors, a doormat when you come in, etc.

Location was good. It was quiet and there is parking.
It was filthy. There were so many cobwebs it looked like someone had got it ready for Halloween. The settees are all stained, so much so that we used a quilt to sit on.
There were dirty marks on the bedding in the main bedroom. The mattress is like laying on a bed of nails. The floors were gritty and very dirty. There were dead flies and bugs all over the place. The work surfaces were dirty and had crumbs and dog food on it. The cooker hob was dirty, there was litter on the floor.
When we complained we were advised that a reclean would be done.
This did happen but they only cleaned where we had pointed out the dirt. It was not done to a satisfactory standard and they admitted that it had been rushed. The beds were not changed so we still had the same dirty sheets and pillow case. The dead bug on the window cill was still there.
In front of the property needs sorting out and tidying up. There is no outdoor furniture as stated.
It's a pity as the place has so much potential but lack of care and attention to detail made this the worst mini break ever.

Nice and cozy cottage, walking distance to the beach. Best suited for 2 people.
The communication was a little disjointed - every time a message came it was from a different person. We had asked for a cot and a high chair, this was confirmed but only a high chair was supplied. Overall not the most child friendly place (no plastic cups or plates around for example). The sofas and rug had quite a few stains. We thought based on the floor plan that there would be a bath, it was a shower only.

The property was lovely, clean and tidy, had everything needed for a getaway, lovely decorations and a real homey feel. Easy to find.
only a 20m walk to Whitby, (at a slow pace) off road parking is definitely a bonus too.

Lovely little cottage, nicely decorated and fully equipped for the stay. Lidl just around the corner for supplies is very handy.
It was a little further out of the town centre than i realised, the walk down into town/ harbour and beach is 15/ 20 minute walk.

The accommodation generally was clean & well equipped. Good shower.
Good location only a 20/25 min walk to the seafront. The park infront a definite bonus.
The sofa/ chair were quite stained. Maybe darker upholstery in a place frequently used/ rented?

Cute little house. Bedrooms were lovely and the beds comfy. Great location, about a 25 minute walk to the centre, we got a taxi in the evenings as have young children but they were very cheap around £6.
The downstairs wasn't very clean. It smelt strongly of dogs and the sofas and rug were heavily soiled! There was no where to hang damp towels and barley any hangers in the bedrooms for clothes. The outside of the property was neglected. Lots of untidy weeds and no where to sit. Also the house had lots of spiders and cobwebs which could have easily been removed before we arrived. Our 2 young children were not happy about this.

Great property for a 4 night stay.
A good 20 minute walk into town but we are all fit so not a problem.
Single beds in the room had lethal bit that stuck out of the leg that I kept banging my shin on.

Amazingly convenient with all the facilities needed for a break away. The fact that it is dog friendly really sold it to me and it was so clean. I can’t fault that it was so easy to book, such a peaceful location and the whole stay was stress free.

Location was 20min walk to town in one direction and beach in the other.
Good having easy Internet access.
Good having multiple TV streaming access.
1 min from Lidl.
Would have liked dishwasher rather than washing machine.
There could be some hooks for hanging towels - but this is minor, just a suggestion.

Private drive for one car.
I would of loved an outdoor seated area.I was there with my 5yeat old granddaughter she would of loved somewhere to play outside where I could sit and watch

clean and tidy, comfy beds
photo is deceiving if the outside area it looks like an enclosed garden but it is actually where you park your car and once the car is parked you can’t shut the gate

Very clean & comfortable. Close to town. Communication from hosts excellent from start to finish. Would highly recommend & will definitely stay here again on our next visit. *****'s.
Not really a negative as such but the key box was a little tricky to open.

Good base for visiting Whitby, which is around 10-15 mins walk. Very clean property with the added bonus of on-site parking.
The fact that there were no views...but you get what you pay for.

it was cosy, bright and comfortable, plus we had a parking spot!
There were no pint glasses or cafetière for coffee, not a big thing but something to maybe put in for future guests x

Clean, warm ,great facilities. It was clear that a lot of thought had gone into what people would like/need in this property
The key safe. Dial turns easily but trying to pull the catch down for it to open was really awkward and took a lot of goes.

This is a cosy, little house in a convenient location for exploring the Yorkshire coast. However it was let down by inadequate cleaning. We had to request for a cleaner to remove the dog hairs from the sofas and the dried dog food pellets from the front entrance.

Really lovely property, ideally for a family stay, and £5/6 to the town centre in a taxi so very well located. Very well stocked facilities, and nicely decorated.

We had a lovely stay a Robins Den, it was so clean and cosy and had everything we needed. It was only a short stroll into the town. I would stay here again and highly recoomend it.
