The space
Rock Cottage has an open plan kitchen, dining and living area. You can retreat to the comfy sofas after a busy day at the beach and turn on the flat screen TV to enjoy Freeview channels. The kitchen is fully equipped so you can make the most of your self-catering staycation by preparing home cooked meals and enjoying them at the dining area.The master bedroom has a comfy double bed with plush bedding and bed linens to ensure you have the best sleep possible. Ideal little ones or teenagers, the second bedroom features a bunk bed.
Rock Cottage has a spacious family bathroom with a curved bath and overhead shower, WC and basin.

Guests have access to the full property. The keys to the property are accessed via a secure key safe and full details will be provided shortly before your arrival date.On street parking is available opposite the property on a first come, first served basis - charges may apply.
Rock Cottage is a first floor apartment that can only be accessed via steps from street level.

The location. Central to town/the harbour and shops and dog friendly beach. The property is dog friendly and we felt very comfortable.
In the living room there is a reclining sofa which when I moved the foot rest part up, there were some dried chips (not ours) and a lot of dust underneath. There was also an issue with the heating; we couldn’t get it switched off so the first night was really uncomfortable, having the windows open was noisy so not much sleep. We reported it to home & stay agents who said they would contact the owner. We didn’t hear anything back. After the 2nd morning, the hot water went off. After calling the agents, this was fixed promptly. The outside entrance to the property could be a bit more welcoming, the door frame is dirty looking and the ground covered with leaves/foliage.

Location
Not clean, very dirty throughout. Loud banging noises from pipes, blood stains on the floor, broken tiles on the bathroom floor, outside light doesn't work, nettles out the front, which I had to cut back with scissors. The shower head bracket is broken. Basin sink is blocked. Bathroom mirror light doesn't work. Bunk beds are unsafe. Needs to be advertised as property is above a laundrette unless you want to be woken up at 5am. No wifi is absolutely shocking and will not be returning.

The location over the esk estuary. It was quiet. Other than the laundry underneath opening very early
Climbing steep very bumpy ramp.with luggage. Having no toilet tissue on arrival normally 1 to use when get there. Only cleaning product in house 2 ins of washing up liquid. Very few pieces of cutlery. 1 set of towels all week.

The additional non-refundable damage surcharge only mentioned the week before our visit.
The tv did not work, the only advice offered was to turn the tv off and back on (didn't work). Wifi also did not work. The bracket for the shower head was broken which had been pointed out by a number of previous visitors but no steps taken to fix it. The bunk beds were loose and very rocky. The facilities on booking.com specified a hairdryer, there wasn't one.
The contact telephone if there was an issue just went to voicemail. Cleaning was questionable, generally not bad in visible spaces but half drunk bottle of water found under the bed

Great location
The floors needed cleaning as they were covered in spilt coffee and food.
The extractor was removed so we couldn't use the hob.
The fridge made gurgling noises every time you closed the door.
The wooden trim around the counter was hanging off.
The wallpaper is starting the come off the ceiling
There was cobwebs in every room
The main bedroom door was hanging off its hinges and could not be closed
General maintenance needed
The Internet didn't work so no tv either

The cottage is absolutely beautiful with an incredible view of the harbour. It is a little hard to locate as you need to use a steep bank to go behind a row of shops to find it. I had an issue that needed support from the host (there is a slip of paper in the cottage to address them first) The "help" I got was limited and without an apology. When trying to speak with Host&Stay directly instead for help, I was missnamed in a cut and paste message and had to send four messages over two days before anyone got back to me. My stay was over before anyone tried to help and even then my issue wasn't resolved. The customer service really left me feeling ignored when needing to repeatedly reach out but to then get nothing back. Not very considerate or caring. But a gorgeous cottage.

Self catering, so not applicable.
TV reception was a bit rubbish, had to download every thing we wanted to watch.
Couldn’t get lots of stations.
WiFi was VERY Intermitent.
Shower holder was broken, so couldn’t really use it, had to stick to baths.
DID NOT agree with £30 Breakage cover which was unreturnable even though there was no damage!! Had paid for the holiday before we were notified of this, otherwise we wouldn’t have booked!
Considered the way this was done to be extremely sneaky!

Directions to get to the property were very difficult to work out it did not state you needed to go around the back up a cobbled lane the photos show a gate which does not lead to the property took us a long while to find it and ended up knocking on doors for help

arriving we found a pair of dirty thongs on the bedroom floor (lady's pants). Went for a shower, but unfortunately we couldn't keep the shower head up it was broken.
You would have thought the cleaner would have seen this, and the bedroom door was hanging off.

Good location. Good size.
Hadn’t addressed previously commented on issues as mentioned in previous reviews. Very light thin blinds that don’t block the light so woken up early by the sunrise and a child who thinks if the sun is up then so is she. Left one loo roll for the whole stay which had been commented on previously in a review left. No washing up liquid left even though I had specifically asked if we needed to bring any and with a busy weekend planned (arrived late friday and was out all day saturday) we didn’t realise that we couldn’t wash the few pots we had used until Sunday morning (local shop was shut until after checkout time).

The location is the only good thing about this FLAT not a cottage.
The lovely ladies who work in the laundrette under the flat who helped us.
The fact its advertised as a cottage NOPE it's a flat above a commercial laundrette.
The state of the entrance area as you walk in is disgusting the fact it wasn't even ready by the time we got there at 4pm but you have to be vacate by 10am.
Then the No WIFI and with 2 kids that's not really a good start considering we only booked it because of that reason.
And when contacting the owner Simon who can most definitely talk the talk so nice so understanding but who also bare face lies to you .
Oh I'll send someone to fix this I'll come myself to fix this no such thing.
Again the ladies of the laundrette tried to help us hence we got the owners number.
Please please please take note of other reviews because I wish we did.

Space was goog light inside clean had a 60 minute make over
Foot path to property filthy muddy unkept ,tv did not work,phoned up waste of time ,extractor over cooker was broken ,no garden as advertised and is defiantly not a cottage it’s a flat above an industrial laundry,no internet computed in but didn’t work ,as for £60 for cleaning not worth the money stopped in better for half the price would not book again and that doesn’t happen usually ,if you are elderly you should put this on discription because the ramp up to the flat is leathal greenwet slimy,not pleased at all ,very very disappointing,tv is a general commodity and if you carnt get that right you are doomed ,no card in sky box that was from the 70s by the look of it and worth ten pence disgusted will not book with host and stay again after this experience yours very disappointed customer after booking with you on numerous times 🤨🤦🏽♀️

1. On arrival - the instructions don't mention how to find the property it was luck and a nice chap who was staying close by who had stayed there before - he said you'll never find it alone - you go up that slope passed the tip that is outside the back of the property and by the way there is no sign unlike all the other cottages! On arrival outside yes it was an absolute tip -it would take an hour of someones time to make it presentable and welcoming!
2.On getting into the property no WIFI even though there was a poster with detail on I rang H&S they just said oh yeah its an old one the owner has given us another (WELL CHANGE IT THEN) I missed a TEAMS call planned for work whilst messing which caused me issues. Then when I did get onto the WIFI with correct code we could only get the laptop to connect no phones.
3. So I thought lets watch 30 mins tv as we were shattered and yep you guess it the TV didn't work - no signal we rang to get it sorted three times and emailed, on the third time to be told it wasn't host and stays issue it was the owner who wasn't responding and he was responsible not them.
4. The property clearly hadn't been cleaned properly - only the beds and bathroom. There were some really weird pellet things all over the rug which my dog found immediately so we had to methodically pick them all out of the furry rug to protect her from eating anything dangerous.
5. I thought oh i'll have a nice warm shower and we'll go out but yep you guessed it shower (noted as being broken in reviews previously) was still broken and just placed on a broken mount so you had to hand shower - no nice relaxing shower for me. We had no TV or WIFI for the stay therefore spent 99% of time forced out of the property which wasn't the plan - not a relaxing break and BTW Stop calling it a COTTAGE IT IS AN APARTMENT PEOPLE!

The view from the flat, out over the harbour was well worth the visit, and a stone's throw from the centre. The flat is very spacious, the beds were comfy, and the bathroom a better standard than the rest of the flat.
This is a flat, not a cottage, and it's over a launderette, which is noisy from early morning, we think there's a vent that goes right up through the centre of the flat too. The flat was very basic, tired decor etc. There was no tea, coffee, welcome pack etc, but I did find a lonely teabag sitting in the bottom of a cupboard. It could be lovely, with a bit of love putting into it, and the basics of tea, coffee, sugar supplied, we've stayed places where a welcome pack of biscuits/bottle of wine is supplied, and it really does make a difference to your stay.

Cleanliness, we found a dummy in the reclining chair, under the bed there was a perfume lid, deodorant lid and clearly not been cleaned properly (despite a £60 cleaning fee). Flooring in kitchen was raised due to what we assume was a leaking washing machine, which I cut my foot on, cooker hood in kitchen broken, bathroom vanity light not working, marks on the fire place, sofa not connected together. No toiletries, washing up liquid, only a small tea towel provided, not even hand wash. The access path to the property is a steep cobble (not steps) which is dangerous in wet weather. We have been given a full refund by the property management company as a result

Although needing tlc the accommodation was clean and comfortable. The location in regards to amenities and proximity to town was perfect,
Me and my family found Rock Cottage a little bit dated and in need of some tlc and updating. There was lots of issues with the (cottage) as it was stated in the description, it was actually a flat above an industrial cleaning company, there was no mention of this amywhere, this was the main issue we had as the company started work at 4am using industrial washing machine and dryers which would then keep us awake as the vent went stright up through the apartment. The toilet seat was broken, the extractor fan was also dirty and broken. There was no basic cleaning materials such as hand soap, washing up liquid or anti bacterial spray or sanitary bin in the bathroom. The plates were not big enough to eat proper meals, they were more like side platss. The TV was very basic no freeview or netflix. Which is not good when there are children that need entertaining. Outside was very unkept and not very welcoming with overhanging bushes and weeds and the outisde light didn't work.

Great view from apartment 5min walk to town centre
Wasn't very clean inside or outside near entrance. Alot of spiders inside and bedsheets had sweet and looked to be small blood stains on them oven still had used tinfoil inside from previous occupiers. Outside use have to walk up steep ramp which was slippery when wet full of weeds, across the top walking towards entrance is very overgrown with bushes and thorns path is also very slippery due to falling dead leaves piled up. Also once the laundrette is open underneath the apartment its very noisy due to the machines and ventilation runs straight through apartment causing alot of noise

The property was in a good location. The living space was spacious. We had a lovely stay and I’d consider going back.
Initially I struggled to find the door to the property and after that it was a bit of a challenge to get the push chair up, however once she was out I was able to just drag it up and down. The property was tidy and clean however it could’ve been cleaner- dust and dirt on the floor ect
the shower didn’t work so we had baths all week. We were able to log onto the internet but it didn’t work. The TV remote also didn’t work so Chanel’s had to be changed the old fashioned way.
My biggest issue was that I foolishly left my Amazon fire stick behind the TV. I immediately contacted booking.com and host and stay to ask if this could be sent to me. They were unable to get in contact with the cleaning team. I continued to contact them and I’ve never been able to get a reply or get it back. The item would’ve been easily found and it seems my loss is someone else’s gain.

Good location for the town. Comfortable mattresses and easy chairs. The shower and bathroom were great.
The cutlery and pans needed to be cleaned before use. The rugs also needed deep cleaned to take animal hairs out. The bunk bed frame was broken in several places and so we decided that the top bunk bed was not safe and took the mattress off to use on floor. We could not use the wifi despite contactimg three helpful host and stay staff by text.

Heating broke. Could not turn it off, so flat was boiling hot at 26 degrees. We have the same boiler monitor so we knew how to use it.

toilet seat was cracked and pinched one of our party - replaced by the owner. Noisy pipes, horrendous noise woke us up at 5am Mon AM is being attended to in coming days.This was the boiler making such a terrible noise, it sounded like it was going to explode. This was due to the fact that the property is situated right above a launderette and air in pipes. There is no info in the property description that this is the case, or reference that there could be noise disruption. Had we been made aware of this we would not have booked this property. The TV was not controlled by the TV remote control as per your info it was operated by the SKY box. There were no instructions for using this. The owner sent an employee up and after she investigated she managed to get the system operating but this was on our last night so not much use and there was no opportunity for us to 'relax in front of the tv'. We got the thermostat temperature to go up and down eventually but there was no individual control in each room so it was either too hot or cold in the property. There was no internet WiFi during our stay. The supposed BT Hub address never displayed in the available connections whenever we checked. The level of cleanliness, was shocking, dirty kitchen utensils, crockery, cutlery and floors under reclining furniture and bed, no excuse following a pandemic! On a positive Simon the owner replied quickly and location was good access to town

The apartment was warm, cozy and modern. very nice view from the window.
Very difficult to find the place as the flats numbers are all over the place. We tried to contact customer service but we were told to follow Google map. There was few things broken in the apartment: table lamp and shower head rail. The fridge was really small and no shelves. It was not possible to adjust the heating to the right temperature.

perfect location
no outside lighting, visiting at the end of October with darker nights made the walk from the road to the front door quite dangerous, uneven cobbles covered in leaves with no lighting. The cottage would also benefit from a full length mirror.

I was impressed with the amount of correspondence and reminders I received from host and stay, made to feel very comfortable and the whole process went really smoothly.
I would just say an outside light when accessing the property would be really useful, the cobbles outside leading to the cottage are very bumpy and I had a pram so at night it was quite difficult to manoeuvre the pram without lights.

The location and view from the apartment was good
Outside of the apartment was dirty and not looked after (discarded cigarette buts strewn about). The approach to thie apartment was a trip hazard, especially at night with no outside lights working.

Both the exterior path leading to the property and interior needs attention. The path was full of dead slippy leaves and overgrown thorns and weeds which wasn’t easy to avoid getting scratched by. The interior was dated and a bit grubby. Both bedrooms didn’t have curtains so at this time of the year it meant you woke with the sunrise

Positives: the flat is well situated with a good view to the harbour. The recliner sofas in the lounge were comfortable and the beds were very comfortable resulting in a good night’s sleep.
Negatives: the flat, even though recently cleaned, was still very dirty. This included dirty windows and window sills, the floor underneath furniture was full of beach sand. The kitchen tiles were greasy and needed a good scrub.
There was a broken tile in the bathroom and bath taps wobbled. In general, the house needs a paint and a huge bout of TLC! The whole house needs updating and is not worth the amount being charged. The WiFi was useless and the basic TV works with a Sky box from early 2000s.
We weren’t able to shower as there was no hot water.
The entrance into the flat was very steep with brambles hanging over.
Conclusion: We had booked 5 nights at Rock Cottage (this needs changing as a flat above a laundrette is anything but a cottage!) but stayed only 1! We would not recommend this flat and would definitely not return!

AStated it was a cottage hence Rock Cottage advertised as a holiday home when in fact it was a flat. Advertised as a garden all that was green was an overgrown path full of weeds and nettles.Right on a busy main road which you could hear traffic.
Think I've stated as above also a washing machine with no maiden and no where to peg out as No Garden. No tea towel no washing up bowl and 2 small towels classed as linen. Only stayed 4 hours which included a walk round the town. Packed up and came home .

Good location, free wifi, good facilities and nicely decorated. Comfortable and clean towels provided. Excellent communication throughout.
No mention of steep access to property (not wheelchair/pushchair friendly). I have a young baby so getting the pushchair up to the property was a struggle. Also advertised as having a garden, no garden at all. Path to property has overgrown thorn bushes, ouch! Parking is few and far between. Cleanliness was poor. Advertisment needs changing.

Lack of parking - hit and miss if you got a space, advertised as a cottage - it is a flat, no mention of stairs up to the flat, advertised as having a garden - there is no garden, but plenty of overgrown shrubs and brambles to walk under to reach the front door!, shower fitting not secured to the wall, bath taps not secured to the bath completely, most surfaces in the flat were sticky, grubby taps in bathroom, coffee stains on bedroom wall and bedside table, rugs and laminate floor not a good mix, ancient Sky tv box minus viewing card, towels smelt horrible, no full length mirror anywhere in the flat.

Parking isn't available but the car park was only up the street and what we saved on the property price paid for the daily cost of the car park.

This is a lovely apartment and we had a great time. The location is fab however the parking is a nightmare, we managed to get a spot and then didn't dare move the car for the rest of the week, but the buses were great and there was plenty to do. The coastal walk to Robin Hoods Bayis fabulous and there are so many lovely activities in Whitby itself. Definitelyrecommend this place.

The view is lovely and is a 5-10 minute walk to all amenities. The flat itself is very basic and out dated and didn't feel very inviting which is why it felt over priced for what it is. Served it's purpose as a place to sleep while visiting Whitby but wasn't a 'luxury' accommodation my any means. Again it had a lovely view, so not to be too negative.

Apartment needing a bit of a sprucing up, broken glasses in cupboard, floor hadn’t been cleaned before we arrived, shortage of towels (1 per person for a 3 night stay) you are paying for location really we personally wouldn’t use the property again

Great location, street parking is free if you time it right. We chose this property specifically as it stated it had a garden but it hasn’t!
The flat is very tired and of need of freshening up, generally not very clean in places, the pans needed cleaning before use. The internet was intermittent and tv didn’t have the channels as advised. Slatted beds so not the most comfortable. No soap or washing up liquid or enough toilet rolls so not a complain but be aware if staying there.

It was clean and warm
Path leading to door very dirty, slippery with rotten debris and very dark at night needs lights
Light above basin not working ,need a shelf or something in the bathroom to put washing gear on

Lovely accommodation for 4 people and pets. Excellent location and really easy to get to all the attractions in Whitby with great cafes and a lovely bakery with the most fantastic croissants just 5 minutes walk away!

absolutely lovely location! stunning views and oddly quiet considering is on the main road.
comfortable beds and sofas.
we didn't have any problem with parking right outside every day.
will be back next year!

Extremely clean apartment. Ideal location in the heart of Whitby. All amenities were provided. The check in and out process was simple and effective, especially with COVID. Would definitely stay again.

We had a really lovely holiday in Whitby. Amazing views from the flat, which was pretty clean (apart from the fridge), with comfy beds and fresh towels. Wifi was unreliable, and the kitchen has limited equipment if you plan to cook anything. But communication was very prompt, and we were comfortable and happy. Thank you!

Overgrow thorn bushes on pathway leading to front door which my son hurt himself on, old washing machine laying at front gate. We were met with old bedding and towels from the previous guests laying on the floor as the cleaners had not been yet! Had to chase them up then leave them for an hour to clean theproperty, still dirty after they had done! pull cord left hanging above top bunk bed that a child could choke on, nails sticking out threshold in lounge which my son cut his foot on. Black mould around bath area plus cracked and loose tile on bathroom floor. However the comfy beds and view make it all worth while.

Amazing location with amazing views. 10 minute walk into the centre. The apartment itself is super clean and perfect for a couple or little family get away!? Will be back for sure ☺️

Considering we are in a pandemic, it was quite a shock to turn up to an apartment and find it had not been cleaned from the previous guests. Dirty towels, dirty bedding, leftover food in the fridge.
We had not been notified of an issue or told that the apartment was not ready.
I immediately rang to query the incident and two cleaners were sent out. They turned up with no PPE, meaning we had to leave the apartment to wait for them to clean it.
They left no tea towels or oven gloves, meaning I had to get the food out of the oven using a bath towel. They also left broken glass in the top cupboard.
The whole trip was a disaster and we came home the next day. I would have left then but by this point it was very late and I had a 7 month old baby with me.
Worst trip I’ve ever been on.

Great accommodation in a fantastic location for this special place.
We fell completely in love with Whitby, we went out to sea with friendly pirates, ate fabulous fish and chips on the cliffs and wished the weather was more gloomy at the atmospheric Whitby Abbey! Walking the harbour walls at sunset was very special, Sandsend is lovely and Falling Fosse Tea Rooms are well worth a visit. Will definitely come again.

A great little property - very comfortable clean & great location with amazing views. Contact with owners was great we will def be back & would highly recommend.
