The cottage was very cosy and in a great location for walking.
The downstairs bathroom had quite a bit of mildew on the walls and damp on the shelves.
When we booked, the 'Total" price quoted did not include the damage protection deposit. This was given in small print later in the quote (which we missed). We didn't mind paying the deposit, but it should have stated as part of the Total. We were also not happy about the £10 'admin' fee to have our £250 deposit refunded at the end (we opted for this rather than £25 non-refundable deposit).

The cottage is well placed in a beautiful village. However access and locating the key safe was tricky. 1. The kitchen needs updating and is too small to eat in.
2. The washer on the kitchen tap needs fixing and dripped incessantly.
3. The towel rail in the shower room was broken and it was too cold to use the shower
4. There were no tea towels provided or washing up brush. Consequently with no dish washer it was hard to clean mugs and plates
5. The cottage is more suitable for three people as the second bedroom is quite small
6. On the plus side, the village and surroundings are gorgeous

Location was good. Very peaceful and close to village amenities.
Cottage very tired - needs refurbishing. More comfortable furniture in sitting room and better lighting would make a big difference.

The location is fantastic with easy access to some great walks on the moors.
A pretty but sadly becoming neglected Cottage.
Quiet location and neighbours.
The car parking is good and the bedding is clean and fresh, as are the towels and bathrooms.
We stayed in Grange Cottage last year, and it was good. However, this year, it seemed different. It wasn't as clean and appears to need a few odd jobs carrying out such as the beds need tightening and the paintwork in the living room and downstairs bathroom need repair and as a previous reviewer mentioned the boiler seems to need attention as it stops and starts all the time.
Above all, I feel a good, thorough, clean wouldn't go a miss, I appreciate the housekeeping team on a limited timescale, but it needs to be noted with the facility management and appropriate action taken.

The cottage is sweet, amenities are great, neighbours are lovely, location is fabulous!
However I wouldn’t recommend as the cottage isn’t very comfortable and has some issues. There isn’t much room in the lounge for two adults, certainly not for four adults as listed. The shower upstairs trickled out until it stopped all together. We had a power cut with no candles or lanterns supplied. The upstairs toilet leaked into the kitchen and didn’t work. But what affected us the most was the beds. The guest bed is so loud it continually woke us all up (even in the next room with the doors closed). The mattress in the main bedroom is so old and unsupportive that we dreaded going to bed, as we knew we’d wake multiple times during the night in such pain. We are young and fit, so anyone with back issues would be worse off I’d imagine… sort these issues and the cottage would be ranked 5

Location was perfect, lovely little village plenty of walk from the door step
Upstairs bathroom not working. Would not be big enough for 4 people to sit comfortably in the living room.
No freezer not even a small freezer box in fridge.

Fabulous location, right in the main street in a peaceful village, loads of character. Cute clean cottage. Lovely local walks and great pubs. The village is like a dream of some distant rural England that you read about in books and can hardly believe oexists anymore.
There's not much to complain about. It is little, and the stairs are steep, but that goes with the nature of the property. There is no freezer - so our ice lollies got a bit squishy- but we just had to eat they quick.

Leaking iap, in kitchen needs new washers.
Microwave, rusty inside door, dangerous.
Did not use any other applances.
Heating boiler, cuts in and noisy through the night and goes
up to 29c very hot, when it has been set at 17c, may need a service !
Empty key box by back door, makes it confusing, remove.

Good location with bright bedrooms
The fact we found mouse droppings in the kitchen drawers on the first night. It took 48 hours to clean this up as host and stay didn’t have an access key to the property. We didn’t feel comfortable using utensils in the drawers as it wasn’t clear that they had been cleaned.
There was a general lack of care of the property - clocks did not have batteries in them, soap dispensers were empty, the Wi-Fi code on the wall was out of date, the washing up liquid bottle was empty. The hot water was scalding. There was a surprise accidental damage payment that had to be paid that wasn’t made clear at the time of booking, only a week prior to the stay which then gives you no time to cancel if you do not wish to pay this - I felt this was disingenuous on behalf of the company. The key safe is difficult to find - if you arrive in the dark there is a steep set of stairs without railings which if an accidental hazard for an elderly person or a small child. The area at the top of the stairs leading to the bedrooms is tiny and I spent most of my time ensuring that my small child didn’t fall down the stairs. This should have been mentioned in the listing but wasn’t.

Excellent location in a beautiful village on the edge of North York Moors so access to an abundance of excellent walking opportunities.
Cosy cottage with a lot of character.
Some games and puzzles had been provided for entertainment.
Kitchen had hob, oven, microwave, toaster and caffetiere amongst all standard crockery and kitchen utensils you would need to make meals during your stay.
Not too relevant to us but 2 bathrooms both with showers (1 with shower/bath) in the house, which is definitely a bonus for groups of 4.
Host and Stay were very responsive by email for our queries.
Echoing previous reviews it was hard to find the lock box for the keys (based on the instructions provided, I had not appreciated need to go around behind the property via the back street and down an unpaved path to enter via the kitchen) and it likely would have been harder still in the dark - think this could be remediable with some more specific details in the 'before you arrive' instructions.
Might not suit people who are not confident with technology, as there is no paper instruction manual for the property (just an online one via a QR code).
It is worth noting that there was no phone signal inside the property, only Wifi (so you would need to use e.g. Whatsapp to telephone someone). This might be just due to the beautiful rural location though!
We did not find it easy to work out how to use one of the appliances in the kitchen; again we could not find any paper instruction manuals to help us, and the online instruction manual for the property did not have the details for these.
Might be challenging for a group of 4 to stay in for a meal, as there was a breakfast bar with two stools but no dining table inside the kitchen or living room.

Great location, perfect for walking and trail running and good to use as a base for visiting across Teesside. Cosy, warm property, two bathrooms very useful.
The main bedroom bed was not comfy and creaked loudly with the slightest movement, we couldn’t use the other bedroom as we needed full access around both sides of the bed. The cottage was great but the bed was not and affected our quality of sleep, if we moved in the night the noise woke us up! This really needs attention. I recommend someone tests it out! The key safe is accessed down very steep steps at the back of the property in the dark this was tricky-could do with the light at the back being left on to help this.

Nice walks in the area.
1.A damage deposit of GBP 250 is required .This is not advertised at all until the booking is made.....
2.It is very difficult to enter the cottage when arriving late to check in.It is actually challenging to find the key.
3.Bed mattresses in the big bedroom.

Small, quaint village. beautiful area. Lots of options to eat locally and walk. Friendly local shop for supplies and lovely snacks. Quite central for Yorkshire Dales and North York Moors.
It wasn't easy to find the key as it was around the back of the property and there were a total of 4 back doors to look around and try to find the keysafe. If the number of the property was at the back door , that would have helped.

The location. The soft furnishings. It was very clean.
The downstairs toilet flush was broken. Lack of basic maintenance let it down, half the lights in the kitchen didn't work so dark at night. Tricky to get in on the 1st day.

Lovely cosy cottage in great village. Very well equipped. Very clean. Comfortable beds. Beautiful bathrooms
Some lightbulbs and electric clocks not working - good if had been checked and replaced as necessary.
Tricky access to key box - if grass had been cut short would have improved it - torch advisable if arriving in the dark

Amazing location - we could walk out of the door and be on beautiful walking trails within minutes. Very cosy sitting room; nice wholesome decor.
Despite receiving thorough instructions, it was very hard to find the key box, particularly as we arrived in the dark - these instructions really need rewriting!

The cottage is right in the centre of the village with excellent access to all amenities and walks. Parking was good as described at the rear of the property with access via the shared rear garden. The keybox was easy to find on entry the property was nicely laid out with a really well stocked kitchen downstairs shower room and toilet, a cosy sitting room good TV with satellite channels upstairs was well laid out with two double beds and ensuite to the front bedroom. The views all ways were exquisite and the church bells rang 24 7. It is a lovely cottage and we throughly enjoyed our stay there. Host and stay were excellent and communication from them was spot on 💯.
The weather but what the heck this is Yorkshire at it's finest bring your wellies and brollies.

Beautiful village. Whilst the cottage could sleep 4 people, it could not accommodate 4 people in the living area or dining area.
Could do with updating/paint refresh and the kitchen could have done with a good clean.
Hob and kettle were dirty.
Better instructions are needed for the location of the key box. There was no space for us to park at the back due to other cars. To be honest I don't think we would have got our large people carrier through the gate.

Great place to stay & great value for money.
Access instructions could be better, but we were warned in previous comments, so not a problem and we arrived in daylight. A house number & name on the back DEFINATELY a good idea.
Switches for towel rails could be labelled and included in instructions.
Heating and hot water seemed to be a little iffy, but OK for our stay.
Could be a bit tight for 2 couples.
There is a friendly dog (and neighbour) next door, but we didn't have any problem with mess on the shared garden.
Overall, a bit old and tired, but great location and value for money. I would definatly revisit if I was in the area again.

Wonderful little cottage.
It would be useful if the description of the key box location from the front of the house was more detailed - e.g. use the pathway 3 houses to the right that looks private, and it's a shared garden with a friendly dog likely going to run up to you.

The location in the centre of Osmotherley was great.
I received a late call to say property wouldn’t be ready until a later time. Compensation offered.
The access instructions were very poor! and notes in comments book showed the agency have ignored this feedback repeatedly. Property accessed by back door - as a terrace house the back door can be accessed by a different road and you had to guess which house to try. The key box was really hard to find in the dark. it wasn’t the one right next to back door and agency took over 30mins to call back to assist.
The rear steps down to property were really dangerous in dark/ wet conditions with no light. Not suitable for anyone with any mobility issues.
I also didn’t like the surprise compulsory extra charge for damage insurance. This should have been declared up front or there to be the option to cancel your booking at the time of the additional charge.
Host and Stay appear to be really keen on automated messages. Definitely too many!!!! I received c6 messages for a 3 day trip. One with clearer instructions to access / leave would be enough.
The photos were definitely nicer than reality

Great location for the shops and pubs of Osmotherly
The key safe is difficult to find and its location means you have either to enter through the rear of the house (via the wet grass!) or have to go back round the front. If you go through the rear of the house the light switches are in odd locations which are difficult to find in the dark. Instructions help but don't stop the inconvenience.

First impressions not good due to long grass and weeds against front wall and do
No freezer box in fridge. We weren’t expecting a freezer compartment as not listed.
Only one bedside lamp in main bedroom
Only comfortable seats for three people in sitting room. Not a problem for us two
Second bedroom inadequate for another couple no storage, again no problem for us.
Couldn’t use allocated parking due to steep steps to house having no handrail
QR info ok for us but many older people would be unable/reluctant to use
Hob didn’t look clean

We informed Host and Stay the day we arrived the toilet down stairs was not working. We called them each day we were there to get resolution. They came to look at the toilet the next day in the afternoon and yet they did not fix the toilet. They made no attempt the remaining 2 days we were there. When we left 2 days later, the toilet had not been fixed.
Host and Stay has been non-responsive as to offering us a refund.

Booked at very short notice due to a late change in plan for a family event. Great location and lovely place to stay and was in spotless condition despite the short notice.
Parking a little tight for a large car but no problem really - and the car park is easy enough to find if have a quick look on google maps beforehand. Parking in Osmotherley is hard to come by so the space available is very handy.

We were looking forward to spending Christmas in Osmotherley where my family live. To ease pressure on my sister's house, we rented Grange Cottage for my immediate family of four. There was no hot water for the entirity of our stay. The agency did their best to solve the problem but a part was needed so that was obviously not going to be available over a holiday period. The cottage was poorly presented - very shabby and dusty with stained crockery and cushions. The sitting room had inadequate seating for four people. Virtually no fuel was provided with the woodburner. No effort had been made to welcome us at Christmas - no milk, no bread no decorations. To reach to cottage key box we had to stumble in the dark across a garden covered in dog mess and then down a set of slippery steps with no hand rail. All in all a really terrible experience which really spoiled our Christmas this year. Osmotherley is a beautiful village but this cottage was the very opposite.

This is a great cottage in a fantastic location in Osmotherley. We found it cosy and clean.
Luckily we read other reviews with detailed instructions of how to access the property from the back in order to find the key pad, but it wasn’t clear which was the correct house when accessing in the dark through the back garden (a house number at the back would have helped).
Also, before being given the keypad code we had to pay extra damage waiver fees which were not advertised on the listing.

Lovely snug cottage in the centre of the beautiful village of Osmotherley. Ideal base for Cleveland Way, Moors, Thirsk, Northallerton, Helmsley and the N Yorks coast. Property was clean and well equipped. Private parking space at rear was appreciated as the village gets busy at weekends. Golden Lion pub was excellent. 2 other pubs and a fish & chip shop in the village as well as a small stores. Supermarkets etc in Northallerton - 7 miles away. Easy access to A19 for links North & South. Communication with the managing agency was very good.
Ideal for couples. A relative joined us for 2 nights which worked fine. However we felt it would have seemed cramped with 4 adults, particularly at mealtimes. Second bedroom is quite small. A freezer or freezer compartment in the fridge would have been useful.

I'm afraid the photos on here make the cottage look much bigger, brighter and generally nicer than the reality. The decor was old and tired. The carpets very old and worn.
The matresses on the beds were extremely old and saggy, partially saved by mattress toppers but still not a very comfortable night's sleep.
I would say value for money was not very good at all. A lot of room for improvement.
The positives were the beautiful garden (although be aware this is shared with someone else including a dog) and the lovely location of Osmotherley.
Some other small issues were a drippy tap in the kitchen that is difficult to turn off fully and a shower upstairs with a stand that only has one very awkwardly angled setting.

Lovely village location. The house was adequate, one of the bedrooms had an ensuite bathroom the other smaller one had the use of the downstairs bathroom. The stairs were rather steep so care should be taken.
Unfortunately the house was not cleaned properly. The toilet and fridge were dirty and the crockery and utensils had to be washed before use.
The instructions for gaining access to the propety were inadequate (entry is by the rear door). Fortunately the neighbour helped us and he apparentely often had to do so.

We just had a great weekend staying at the Grange cottage in Osmotherly. It is a cute little cottage . We were very comfortable and it worked well for us. We wanted to do lots of walking eating and resting together. The walks nearby are beautiful, the tea shop and the fish shop were perfect for our needs and Mount Grace was very interesting when we needed a more afternoon. Northallerton has a great selection of shops and a market in the Main Street. Everyone we met was friendly. Our village at home has a lot less amenities it was lovely to stay here. Best of all was my companions.
Communication with Host and Stay was good. The property was how we expected. There is an extra form which is optional. I chose to opt out. Just ask and Host and Stay will keep you informed.

Nice cottage in a fantastic location, in the centre of town with three pubs with great food and beer only a short stumble away. The local shop is small, but we’ll stocked by a friendly woman. The cottage is bedded for four people, but there is no real space for four people to sit down for a meal. Steep stairs are challenging and may be of concern to those with small children. The kitchen is tight, but well equipped with a modern washer/dryer and a lot of utensils. Great parking space at the back, nice and big shared garden with friendly neighbours and a dog (the dog may come and greet you if he’s in the garden when you arrive). The neighbours even gave our kids some toys to play with when we were in the garden. Tall people, watch your heads, the doors inside have only about 1.8 m headroom. And finally, the key box is at the _back_ of the house, not the front.

The cottage is very quaint and in a lovely picturesque village with some great village pubs and lovely walks. Very convenient for travelling to moors, seaside and city destinations. Good use of the space available. Good parking facilities and large garden - though shared with neighbouring properties.
I chose the cottage because it 'Sleeps 4'. One bedroom was a good size with an en suite bathroom. One bedroom was very small, the double bed taking up most of the room, though with hooks, pegs and a small storage unit. It would have been ok for a family of 4 with older children using the smaller room, but we were 2 couples. There were only 3 easy chairs in the lounge and while we did spend most of our time out and about it would have been nice to have the fourth chair so that we could all sit down comfortably.

Osmotherley is a lovely village and the cottage is right in the middle of it so very handy for the shop, cafe and pubs. The kitchen was well equipped and it was great to have a washing machine.
It was dark when we arrived and there was no outside lighting on, so hard to see where the key safe was or how to unlock the door. The back door lock was very temperamental and we were not always able to lock it.

This is a lovely, quaint cottage in a peaceful, picture postcard Yorkshire village. A perfect location.
The cottage is well stocked with everything that is needed for a short stay. I will happily stay again.
There are a few minor things that I think are worth knowing, but are part of the character & charm of an old cottage
1. the route from the parking area to the cottage involves walking across grass, which over Christmas was a bit muddy and slippy. To be honest I tried to park on the street and use the front door to avoid this, or even walking the long way round to the front door. Though this wasn't an option when checking in and out.
2. the back street and entrance to the car park is very tight. I'm sure that for normal, family sized cars it is fine, but I was in an large Audi and it took several manoeuvers to get through the tight gate
3. the main bedroom was slightly cooler than the rest of the house. It was not a big problem but noticeable for the 1 night when the temperature dropped below freezing.
4. I was initially requested to complete additional Id verification using Superhog, who wanted a copy of my drivers licence / passport. I didn't feel comfortable with this

Entry to the property was hard to find and extremely unsafe in the dark, as I arrived after 3pm as was not allowed to check in early to get to the back of the property you have to cross a garden with no signage and in the complete blackness, then there are very steep concreted steps which have no rail and because there are not lights at the back of the property, i found them very dangerous and scary, then you have to find the lock box and then try to open it in the complete blackness, I found the whole getting into the property a scary ordeal, I tried to ring the number at least 4 or 5 times but just kept getting cutting off 5 mins into the conversation and I had no follow up to check if I was ok

Lovely cottage and location, bit dated and slightly clearer check in direction required. But nice overall stay, thankyou.

Lovely location, we love The Golden Lion and the local shop. It's a perfect bolt hole for walkers. Not right if you're looking for something luxury as it needs updating but had a good stay.

Well stocked kitchen ,cottage with character in a beautiful area
The main radiators were turned off on arrival making it cold plus no logs were left for the log burner

Had a lovely stay at Grange Cottage. A great home away from home for the week. The cottage is very quaint, cosy and clean and is in a wonderful location surrounded by many beautiful walks. The Stay team were brilliant and were very helpful and responsive throughout the stay. I highly recommend staying at Grange Cottage!

Well equipped cottage in a gorgeous village. Fine for 2 adults and 2 children but would be quite small for 4 adults. Lots to do in the area and the Golden Lion pub did great food. Good communication but felt it was over priced for what it was.

Just had a lovely 4 night stay in Grange Cottage. We were so lucky to be able to book a last minute break in such a fab location with plenty to do in the local and surrounding areas.
The cottage has everything you would need for a short or long stay.
Thanks again :)

Really great location in Osmotherly and amazing communication from the host but note that the living room feels smaller than the photos show (there was 3 of us and the living room felt cramped).
