The space
Our family-friendly Carriage House boasts four bedrooms, with 6 double beds, and a further two sofa beds in the living room area, comfortably sleeping up to 16 guests!With plush grey carpets in bedrooms and lounge with laminate flooring everywhere else.
Perfect for home-cooked meals, our house features a built-in kitchen with all the essentials including a fridge, oven, hob. The kitchen comes with everything you need to dine in, with plenty of utensils, pots, pans, cutlery, and glassware. We also have a Nespresso coffee machine for coffee lovers, Smart TV in the dining area with a large table - perfect for a family with sociable seating.

Our guests have access to all areas of the house & do not share the space with anyone else.Other things to note
We host hen and stag parties in this property.We are unable to host groups of guests under 25 at this property.
The check in time is 3pm & check out 10am - Please adhere to these times unless otherwise agreed. An unauthorised late check out will incur a charge.
We provide bedding for all beds needed and a bath towel per guest. Bathrooms will be equipped with X1 hand towel and X1 bath mat.
Smoking is strictly prohibited and will incur a deep cleaning charge upon check out.
Kindly note that we cannot accept parcels delivered to the apartment’s address and cannot be held responsible for any lost/damaged items. If you do require a parcel to be delivered during your stay, please contact us for our office address.
Lastly, please note, during exceptionally busy periods we may need to gain access to the property to complete maintenance works. This is to keep the property in good order for your stay. We always give 24 hours notice of this unless there is an emergency which needs addressing sooner.
The keys will be available to collect from a local Keynest Shop - Liverpool - L1 Mini Market that is about 4 minute walk. This is located at Unit 1, 1 Sankey Street, Liverpool, L1 5EA. Use this time to familiarise yourself with the area and take in the vibrant City atmosphere Liverpool has to offer!
The store is open from 07:00 - 23:00 on Mondays - Thursdays, 7:00-00:00 on Fridays, 08:00 - 00:00 every Saturday and 09:00 - 23:00 on Sundays. If you are planning to arrive past the closing time, please let us know and we can arrange an alternative key collection method.
We are available from 9am-9pm each day to help with any queries via phone call or message. We do have an emergency out of hours team that helps out during later hours though they are limited in what assistance they can provide. Hence, any issues communicated outside of these hours will need to be dealt with the next day unless it is an emergency situation"

Good location, good sized bedrooms
Sound proofing of windows really bad could hear every noise or person passing. There was building works getting done across from accommodation which started at 7.30 am so nice early alarm call a bit of notice before we arrived would’ve been good. Hot water didn’t last long. The whole apartment could do with a coat of paint as it’s quite badly scratched throughout, there’s quite a few marks on the carpets they could do with a deep clean, dusty skirting boards upstairs. Some black grime in upstairs shower on the tiles. Kitchen bin wouldn’t stay closed. Outside courtyard badly needs cleaned up.

We collected the keys keys from a shop close by but were given the were given the incorrect code, we called host and stay who told us to contact host who gave us the same incorrect code again! We phoned host and stay again who gave us the correct code. However, we had to stand outside in the cold for 30 mins trying to sort it

The carpets were dirty and the one on the entrance to common room had been glued - not long before it lifts and becomes a hazard. Upstairs toilet seat was half off, toilet roll holders rusty. One bedroom didn’t have a bedside light. No wi-Fi and therefore no tv during stay. We were told where to find the router in common room which poss need rebooting .Nowhere to be found. We were told maintenance would be contacted on two separate occasions to fix problems but nothing was done!

Lovely apartment for a hen party - nice decor, spacious and great location for nightlife.
Fair bit of wear and tear in places but it’s to be expected if it’s regularly used for large groups, and it didn’t detract from our stay.
There is currently a construction site opposite that is very noisy in the morning, plus street noise can be heard from the bedrooms.
No parking outside the property but there’s a few car parks in the area.
Overall we had a great weekend here and would book again for a group party.

Firstly the positives:
The accommodation was really well situated, had a good amount of space for our group and although it was hot, fans had been provided in the rooms which greatly helped. Everyone enjoyed their stay and the bedding and towels etc all seemed clean! Also had a good amount of tableware etc.
The cons:
The house is a little tired, you can tell it is often used for parties as there was blue tack and marks on the wall, particularly in the living room, some of which were quite prominent. There is also a backyard area which we noticed has rubbish in it so is not really useable.
That in mind, if you’re looking for a group accommodation and don’t mind the above then this is a good shout.

Overall rating 3/5. Will start with positives: great location convenient to train station and walkable to downtown area. All rooms in the unit were spacious. Bathrooms and linens were clean. Things I wish I knew before I booked: there was visible dust and cobwebs in every room of the unit. There was construction noise beginning at 7:15 AM. The whole unit is worn/beat up compared to the images (marked up walls, stained and worn carpets etc).

Excellent location for the city centre - everything was really easy to get to!
Like some of the other reviews I have read, I felt like the apartment was in need of some TLC and a fresh lick of paint. It’s clear that it has been used for hen do’s etc as there were a lot of blue tac marks on the walls but if it a hen do accommodation you’re looking for - this is a great shout!

Just was very responsive and helpful. Accommodation needs maintenance, it’s quite tired looking in some areas, quite an unpleasant smell coming from shower upstairs. We were also unable to access WiFi the whole weekend (not a big deal for us but maybe if you are a group staying for work). Courtyard area was unable to be used due to broken tv dumped and large build up of leaves & dirt. Overall it served the purpose for us but it definitely needs some TLC x

La casa está genial. Básica, sin lujos, pero está todo muy nuevo y limpio y para el uso que le dimos más que suficiente. Las camas son muy cómodas, más que los sofás-cama pero éstos tampoco estaban mal. La ubicación también perfecta, en una calle tranquila pero muy cerca del centro. Y la comunicación con Charlie muy buena.
Estuvimos 16 personas, y en cuanto a baños al tener sólo dos igual habría sido un problema para una estancia más larga. A nosotros para dos noches no nos supuso ningún problema.

The host was really helpful and place was clean upon arrival. Very convenient location for getting into the centre, but this was right infront of a building site where they were even working on the Saturday morning! Amenities within the Airbnb were great and there was plenty of space for our group. Two toilet rolls is definitely not enough for a large AirBnB however and the place could do with a bit of TLC. Overall a pleasant stay.

Die nahe zum Stadt Zentrum.
Die Unterkunft war dreckig, sehr viel Staub nicht gepflegt, jeder Zimmer war voll mit spinnengewebe. Der tur zur Inn Hof war nicht abschließbar aber da wäre sowieso niemand raus gegangen da es so ekelhaft war. Die beiden Badezimmer waren sehr dreckig, schimmel überall, die Dusch Kopf war eine Gesundheits Risiko . Nie wieder, das Haus muss dringend renoviert werden.

There were only 6 of us staying so we had plenty of space and a double bed each to ourselves. The location was brilliant, close enough to walk everywhere but also out of the way from any noisy nightlife. The decor was lovely, nice and modern inside. It was perfect for our group and I'd definitely stay here again.
Hot water didn't last long so had to be quick with showers or stagger them throughout the day. Considering there were only 6 of us and the house potentially holds 14 people this could be problematic. Not a fan of a cold shower.
The kitchen was lovely but needs to be better equipped with cooking utensils. Maybe a few more frying pans and there was no grill tray in the oven.
Overall the house was clean but did notice the shelves in the fridge hadn't been cleaned properly. And there was a lot of black grime in the shower tile grout in the upstairs shower which was a bit off putting. Bathroom and kitchen could do with a good deep clean.
Would be nice if the outside courtyard was renovated and turned into a useable space.

The place worked very well for our stay. The only issue was noise on the street late at night, but it’s a central Liverpool location so to be expected. East walking distance from lime street station and some good bars and restaurants nearby.

Whatever you do, don't bother staying here. Check in is 3pm, property not ready until 5pm and you all have to wait upstairs until cleaner has left. Completely ruined our plans and fist night. No communication from the host saying the property won't be ready prior and i have messages to prove it. Broken tv in the back yard. Really uninviting. Loads of rubbish was left behind and mess from previous stays. Blue tac all over the walls. Communication was shocking and complaints had to be chased direct with air bnb. Host and stay have a complaints procedure of answering within 7 working days, I'be had no answer on day 9 and they have refused to speak with airbnb directly. Absolute disgrace. Promised us £120 for food and drink and never reimbursed us for this... Had to chase with the complaint. Whatever you do dont stay here. I will be advising people of this through tripadvisor also. It's not worth the money, hassle or stress. Save your money for something better!!

Would recommend this place if you want somewhere close to the centre of Liverpool and near to all the amenities and activities that Liverpool has to offer . Centrally located but also very quiet !!!
The house itself has four large bedrooms with plenty of space . There is a bathroom showroom upstairs and a bathroom with shower over bath and toilet downstairs . Although it was cold on arrival the heating soon warmed up the whole house with a constant temperature during our stay . This is a great place for friends or families to stay. The keys are collected from a local facility nearby and again a quick and easy process . Would recommend to others and excellent communication throughout with the host !!

Overall we had a great stay and the location was amazing. The beds and linens were good.
Picking up the keys was a little annoying, but there is now a lockbox option. The biggest issue for us was that there was no dishwasher for a four-bedroom unit that accommodates over 10 people. The place was freezing when we arrived on a cold wet day. The heating did work well, but it would have been nice for the place to be warm when we arrived.

House was tidy, and actually felt bigger then what the photos showed which was fab. Beds were clean and tidy, bathrooms were clean as were the kitchen. House location was perfect, a short walk from the busy centre of town. Instructions were easy to follow in the guide that was sent to us, clear & simple.
The yard needs to be cleared and revamped to make it enjoyable to sit in especially in the warm weather. The house is hot but was pleased that lots of fans were supplied by the hosts.

We have returned from a Hen Do weekend in Liverpool. We had a brilliant stay in the apartment - very clean and perfect location so we were able to avoid taxis. The downstairs kitchen / diner was perfect sized for 14 people. The rooms were ideal sized too. Really easy sofa bed and was very comfy. Would definitely return to this apartment if booking for a big group and will be sure to use the hosts' other apartments in other cities.
Couldn't recommend enough.
Only points to note is to take additional mirrors and toilet roll so no arguing over the 2x bathrooms 😁

Had an amazing time staying at Roscoe House for my birthday last week. The team were always super responsive and friendly whenever I had questions and the house itself is just stunning. Location is great, it’s close enough to walk to loads of the nightlife and must see places of Liverpool, yet far enough away to have a quiet nights sleep. Plenty of space for a large group (there were 14 of us)
If there was another bathroom in the property it would have been perfect. We went knowing there was only two so kept the showers short!

The property is in a very central location and the management / staff who manage the property are very responsive and helpful and really did try to rectify issues we raised / be helpful so for these reasons I would book with them again but think it’s important to be transparent.
The property was modern generally throughout and kitchen is a nice social space.
We did have a few issues:
- check in: arrived to get the key and key was not there as apt was not ready
- the apartment was not overly clean and it also had pre existing damage to walls, carpet, prints in frame stained and tired looking
- the apartment was lacking in basic amenities - a group of 16 people but 1 tea towel, 1 bin bag, no fairy liquid, basic things that we supply being Airbnb hosts ourselves so we had to go and buy the above.
- wifi info supplied was incorrect within the booklet.
- it was a warm weekend weather wise and house was disgustingly hot. fans were supplied in each room but the stuffiness in there was uncomfortable.

Lovely property which suited our requirements for a group trip. Location was really convenient and we had a really quick response with a WiFi question at the start of the trip. Overall great property!
The hot weather during our trip meant the property was very warm to stay in which was reflected in previous reviews and we had packed fans accordingly - but made certain times of day and night quite uncomfortable.
Aside from that, would recommend for a great group stay!

This place was amazing. Super clean and spacious and perfectly located for our Eurovision weekend walk into the city. There were 10 in our group and the house did not feel cramped. Highly recommend this house for groups who want to walk into the city within 10 minutes but stay in a slightly quieter area. Hosts are very friendly and quick to respond. The check in procedure was easy and efficient. Would return again!

There were cobwebs within the bathroom/rooms, didn’t obviously take away from house but just extra attention to detail. One day there wasn’t enough water for 8th person to have a shower. Again we worked around it, don’t let it put you off

The apartment was absolutely stunning. Very modern decor and so cosy, comfortable and just beautiful. We were a large party of 16, celebrating my Mums 50th birthday and it was very spacious for all of us. The apartment was exceptionally clean - we were so happy and what an exceptional value for money. We couldn’t believe how amazing the location was, we were literally in the heart of the city of Liverpool and everything around us was walking distance. We really couldn’t have picked a better place to stay and would definitely return if we came back to Liverpool. Excellent communication from staff member (Charlie). Any questions we had, he answered immediately so thank you for this Charlie!!!
We were happy with everything, there is nothing that we disliked.

Leider je französischem Doppelbett nur eine Zudecke. Für die beiden Schlafcouches gab es keine Bettlaken.

Poor conditions not a luxury apartment as advertised
Very Dissapointed
Walls were dirty and marked, Cobwebs in rooms. Cold showers and rooms without sockets that work. Outside was dirty and rubbish lay all around with beer cans outside back door . One very small bathroom upstairs the other at the back of the house downstairs.
Bedside lamps in bedrooms did not reach sockets. Dusty and dirty skirting boards.
Pencil lines on walls marking where bed headboard needed to line up but lines were visible all over.
No little touches that you would expect when the word 'luxury ' was used.
Hairdryer had no plug bathroom radiator upstairs would not turn off and the shower leaked into the floor.

great location - comfortable modern property. good size for large dwelling, close to everywhere!!
there was not enough tea towels, could do with a couple of wooden spoons in kitchen.
there was a slug in the coffee machine; the headboard on the double bed on the left hand side of bedroom next to the shower room, fell off the wall onto my friend who is 73 and disabled! she was unhurt but quite shaken!! we did manage to reattach it but it rests directly on top of an electric plug which is not safe. the upstairs shower room has a small amount of sealant raised on the right hand side of the shower base - this allows water to seep under and run onto the floor next to the toilet. we kept wiping this up it but needs a quick repair. the top of handrail is loose needs attention. we also found two chocolate bars (Dutch make I think) together with a potato chip which seems to have been under one of the sofa beds; it is not what one might expect. the back yard is extremely untidy and needs clearing to prevent and deter rats and other vermin from settling there. finally, The whole apartment could do with a coat of paint as it is quite badly scuffed throughout!!

Perfect location and the accommodation was brilliant! The hosts kept in contact throughout our stay and we thoroughly enjoyed our time at the place! Will definitely return if we are visiting Liverpool again.

The Carriage house was perfect for our girls weekend in Liverpool, lots of room, good kitchen and dining space. Great location, close to everywhere we had plannedto visit. We had cancelled a booking with another airbnb due to awful communication by the host but Charlie was amazingly quick at replying and giving us all the information we needed for our stay. Would definitely stay again.

As a group of 13 friends this place was perfect, the location is very central and the house felt very modern and clean. Communication with the host was good and it was very easy to collect the keys. Beds were comfy and there was plenty of space.
Couple of small things, first there is a construction site directly opposite the property, construction woke us up about 6am every weekday morning. Obviously not the properties fault but something to be aware of!
Second, we stayed here when it was very hot (~32C) and the house became a bit of a greenhouse. 3 small fans were provided, but this wasn't enough for every bedroom, which made it hard to sleep.
Other than that it was great and I would definitely stay here again

An excellently located place to stay for bigger parties celebrating in Liverpool.

We looked after ourselves. No food included. Location was good.
Thee four bedrooms were as described. But I feel there should be a bedroom on the ground floor. Four bedrooms sharing one bathroom upstairs is a bit of a stretch. As the eldest in our group (late 70's) I found the steep stairs very difficult to manage, and the final bit of the handrail had been taken away.

We were a group of 16 girls over for the weekend. We had a great check in experience, we couldn't check in until 3pm so we were able to drop off our bags at the luggage storage they provide. You have to pay for this £1.50 per hour and £5 for 3+ hours. I would say I thought they were a bit mean charging us £5 when we were only minutes into the 3rd hour seeing we had 10 bags, but this would be the only fault of the stay. The apartment was immaculate, the beds super comfy. The kitchen/dining area was perfect for us all to sit together, have breakfast etc. The apartment had everything you could possibly want and more. Would definitely stay again.

This is a super property. Instructions and communication were really good and the house was spotless and just as described. Really well equipped with everything you could need. It was an ideal location for us for a graduation ceremony at the Cathedral.

What a place! Perfect for a group trip to Liverpool. Exactly as advertised; comfy beds, great kitchen, lovely showers. It ticks all the boxes. Absolutely wonderful location, short stroll into the city centre. Also, added bonus of The Grapes pub being on the door stop! Couldn't recommend more

This place is AMAZING!!
I booked the house for A working trip whilst we were working in Liverpool. It was a really good location and the house offered what seems like a good option for a team working trip.
It couldn’t have delivered better!!!! The house is amazing and the hosts really helped us out when we needed to stay an extra night - it seemed like no issue at all and they went above and beyond to help us out with staying an extra night.
The only thing that initially put us off was that usually we like to book self check in as we never really know what time we are due to arrive but they offered us a self check in option which was perfect!! We just had to collect the keys from a shop nearby and we were provided with all the information needed to make it a smooth and easy process. So for us, this was really perfect.
The house is really lovely and offered our staff a bed each - which doesn’t usually happen. And it was really nicely done out and extremely clean. It seemed like a good price compared to other places in a similar location and for that amount of people.
Couldn't recommend this house any higher!!! Thank you.
