Location was great, 15 minutes walking from the city center.
On April 27, 2024, we booked an apartment in Liverpool via Booking.com and paid in full for the period from August 3 to 10, 2024. So well in advance.
On July 21 (less than 2 weeks before arrival) we are told that the apartment is suddenly no longer available.
Another apartment is suggested. We only receive some information about this apartment after emailing back and forth. Did we have another choice? We were up against the wall and we accepted this apartment.
Then we are asked to pay a damage waiver before we receive the address and information about the apartment. I have never experienced having to pay insurance with booking.com. A few days after we paid for this insurance, we are asked AGAIN to pay it. Fortunately, I had proof of payment.
Only then, after several urgings, do we receive the details of the apartment.
When we arrive at our apartment on 3 August, the key appears not to be in the key box. At Host & Stay they cannot find the owner. They also cannot/will not call us back to keep us informed, because they would have to call a Belgian mobile number. But because we were not kept informed, I had to call them back (a British number) myself. Here too, the communication was bad.
In the meantime, we were waiting in front of the building for a solution. As if by chance, someone came outside after 2 hours, so that we could enter the apartment with a code. Fortunately, there was a key to the back exit there. It eventually took 2 days before we had the key to the apartment in our possession and we received all the information about the parking space and the wifi code.
The day before check-out, to our surprise we received a message from Host & Stay about the check-out procedure of the originally booked apartment that they had cancelled 3 weeks before. We never even received the check-out procedure of the apartment where we stayed.
The way of working of Host & Stay is unacceptable.
All this coused a lot stress before and during our holiday.

The actual apartment was very nice and comfortable. Bed was comfortable, pull out couch slept well. We did have good response from the staff when we called with issues.
Because we were coming from the US, the Host & Stay app does not work and does not integrate well with Booking.com. Therefore I was only getting the first 2 sentences of the messages from the host. This made paying for the security deposit a challenge and I wasn’t able to do it until I had arrived in the UK which caused a lot of anxiety. Then, when the host sent the check in instructions after I paid the security deposit, I couldn’t see the whole message, so I didn’t see what floor the apartment was on or the door code. I assumed since it was 39 it was on floor 3 and we spent 45 minutes trying to figure out how to access the 3rd floor hallway, and I couldn’t figure out who to call. Once I finally got through to the Host and Stay staff, they sent me a text with all the instructions and the check in was very easy, but that was very stressful. The area around the apartment also did not feel very safe, our Uber drivers told us to not be out away from the building after dark.

L'emplacement est parfait. L'appartement est bien équipé pour un séjour de 2 personnes; Le lit double a été confortable.
La communication avec le propriétaire: un cauchemar "ne jamais vu". 5 jours avant notre départ ils ont commencé a envoyer les messages via Booking en nous sollicitant de payer un dépôt de garantie qui consistait soit à 25 livres non remboursable, soit à 250 livres remboursable dans un mois! en retenant 10 livres quand même. Tous cela après avoir retiré le prix total du séjour. De plus, pour régler, on devait cliquer sur le lien dans les messages qui était supprimé (link removed). Malgré mes nombreuses réponses, je n'ai jamais réussi à accéder à ce lien. De ce fait, en arrivant à Liverpool et en se rendant dans le point de récupération des clé, on nous a pas donné les clés! 20 minutes au téléphone (avec les frais qui vont avec..) pour pouvoir enfin payer et prendre la clé. Et cela ne s'arrêtait pas là. Départ prévu à 4 heure du matin, le propriétaire prévenu une semaine avant le séjour, Mais, une deuxième aventure incroyable pour rendre la clé! Les indications pas claires et contradictoires: je devais chercher l'adresse en ville la veille et faire un détour en taxi à 4 heure du matin pour pouvoir le faire. Bref.
Aussi, le canapé convertible dans le salon est cassé et il ne peut pas être considérer comme un lit.

Additional rules
• We do not allow stag and hen nights in our property as it is in a residential building. • Any fobs/keys which are lost during the stay will be subject to charge. • Collecting the keys before 3pm is strictly forbidden unless otherwise arranged and will be subject to a minimum charge of £20 per hour or part thereof, for the delays in cause to our cleaner’s schedule. This applies to dropping the keys back later than the check-out time of 10am. • No large groups under the age of 25. • Guests will be charged £100 if there are any signs of smoking on the property.
