The large living room provides plenty of seating with a sofa and armchairs, opening into a dining area that seats up to six guests.The fully equipped kitchen features a breakfast bar and all the essentials for a self-catering stay, including a fridge freezer and a washing machine in the utility room.
This spacious three-bedroom property includes a double room with a king-size bed and two twin rooms. The double bedroom offers ample built-in wardrobe space, and all rooms are filled with natural light.

The house is in a great location being just far enough from the town (5 min walk) that it's quiet but obviously simple to walk in explore the harbour and shops. I wanted some time out with good walks and there are plenty right from the front door across marshes out to the sea or up to Holkham Hall which I thought was great. The house has everything you need to make the stay very comfortable. Fully recommend it.

This holiday home is the perfect location, literally a few minutes walk along the road to the quay and then a few more minutes to the shops and restaurants. Peaceful location and really good sized home. Would definitely go back

It's an excellent base for a holiday in North Norfolk, so close to Wells town centre and only a five minute drive to Holkham. Stunning views and perfect spot to walk from the house. The house is very well equipped and plenty of room and very comfortable. Happy with communications, all straightforward from parking spaces to collecting keys. Will be booking again!

There has been a few days delay in me posting my review. I generally only post positive reviews for positive experiences as I don’t want to mislead others whos experience may differ to myself. However on this occasion i feel this post serves as a warning to anyone else. Firstly the positives. Laylands Yard is in a fantastic location within a couple of minutes walk from the main strip of shops and access to the seafront. It also has a big front driveway, shared by two houses but ample space for two possibly three cars. The next door neighbours who share the drive are a couple who live there full time and are both friendly and accommodating. The back garden is also very pretty. Set on several levels with evening lighting, lovely to sit out on summer evenings I’m sure. Unfortunately that’s where the positives ended for us. Upon arrival we struggled with the keys once we got them out of the dropbox. The front door key works but we were missing a key for the back door, and two of the other keys for the kitchen door and also the side room housing the fridge freezer, both keys were bent and we had to jiggle the keys and with one try and push it flat again to get them to work properly. Either the keys or the locks themselves definitely needed replacing as this became a daily issue trying to lock and unlock doors. There were six of us, four children and two adults. My eldest went into one of the bedrooms and sat himself down on the single bed which then collapsed underneath him, causing him to hit his back on the bed frame.. We looked under the mattress and the slats quite a few of them were very old wearing and did not stay in place anymore. We re assembled the bed but a couple of the slats went again and after that we just decided it was safer to have one of the boys sleep on the floor on the mattress. Not what you really want or expect when you’re paying £1700 for a weeks holiday home. The most shocking would be the cleanliness of the property. I have taken photos as proof of the following. All surfaces covered in grime. The kitchen floor was filthy as I discovered when I took my shoes off and spent 10 minutes in it unpacking bags. Spiders everywhere and I mean everywhere. You would expect in a holiday home especially next to a field for there to be spiders but we are talking massive great webs with things stuck in them that my young children are able to reach. I appreciate Cleaners don’t always reach the ceiling to clean but the number of spiders webs and mothballs and dirt we found which an eight-year-old can reach, so obviously a cleaner would easily have been able to reach, was shocking. Then there was the upstairs shower. The first time I got in the shower it turned my stomach to find a row of long dark hair I’m assuming belonging to a child stuck to the far wall. There were nine of them in a row so whoever it was obviously got in the shower and stuck them to the wall whilst wet and they remained there. Clearly the shower had not been cleaned at all, that to me is unacceptable! By this point I was very unhappy. I rang Norfolk Holidays and spoke to ‘M’. I appreciate that it was the end of the week but I was very unhappy about the cleanliness of the property and the collapsing bed not to mention the lack of access to doors through key issues. She was so disinterested and I became frustrated. I advised her that I was going to record the call because she was not prepared to do anything to help and was very reluctant to get a Manager to ring me back, which I requested 4 times during the call. I never received a phone call back even though I requested one 4 times. We struggled through with the key issues the bed issue and where the cleanliness issues were concerned I bought some bleach, polish dusters et cetera and cleaned myself. Several days into the holiday we were cooking one evening and all the power went out. At first we thought it was a local power cut because the house next door and the house behind didn’t have any lights on either. After an hour though we realised it was just our house as the lights were going on at the house behind us. Unfortunately the fuse box is in the kitchen above the cabinets near the ceiling so using a phone light my husband had to climb on a stool up onto the cabinet to turn the power back on. Over the next three hours it went off a further four times. My husband just kept flicking the switch back on. By this point it was so frustrating that we turned off pretty much all the lights and appliances in the house. We abandoned the load of washing that was currently in the machine, got take away food and just had the television on and two upstairs lights. This wasn’t really acceptable either!. I rung Norfolk Holidays out of hours and spoke to M again who said someone would call me back. I did have a missed call but because the phone signal in the house was very weak I didn’t get the call but when I rang straight back I got the answering machine. I left a message advising that the power cuts were intermittent and that we didn’t know the cause and that the Internet was no longer working. They never called again. I was utterly fed up by this point and contacted Airbnb who advised me that apparently on the day we arrived when I first rang Norfolk Holidays, (the calls that they never

We had a great time in the house. It’s an excellent base for a holiday in North Norfolk, so close to Wells town centre (a few minutes walk) and only a five minute drive to Holkham. Beautiful views and wonderful walking right from the house. The house is very well equipped and comfortable. As a family with young children we particularly enjoyed the collection of children’s (and other) books and DVDs/ TV, there’s even equipment for crabbing. While not cheap, we would very much recommend it!!

Incredible!!! We stayed here with our 3 children (7yrs, 4yrs and 3yrs) and it was just perfect. Fantastic communication from start to finish. Stunning home, with beautiful decor, in a wonderful location. Location-wise there are lots of things to do with the kids, and honestly we felt like we wanted to stay longer to get everything in! Day one - a trip to the park (5min walk at child pace), ice cream and then a longer walk to the beach and back to the house through the fields (all pushchair friendly). Day two - Roarr!! Dinosaur park - 35min drive, BIG highlight for the kids. Day three - Boating trip to view the Seals (15min drive), Holkham Hall (5min drive) - hired a boat for the lake (£16 for 45mins), and the kids enjoyed getting up close and personal with the roaming deer and playing in the woodland park. Then crabbing and ice cream after dinner. Practical points - a larger than average co-op about 5mins drive away is quite useful, 20mins to Aldi for a bigger shop. There are restaurants, ice cream shops and amusements by the harbour which is a 5-7min stroll from the house and has a lovely feel to it, particularly in the evening. If you’re ‘washing as you go’ while away, do bring a clothes horse as although there are pegs and washing line, there is only enough space for a few outfits at most. Excellent assortment of DVDs, games, books and puzzles. The kids loved the giant dogs on the beds and all their time in the house was spent playing with them. I didn’t realise until we left but it looks like one of the children may have broken the string from one of the blinds, and I smashed a glass when drying up. Molly could not have been nicer about both incidents, and I am so grateful for her kindness! Cannot recommend enough, and we can’t wait for our next visit!

Fantastic place to stay and great holiday. Recently went for 4 nights (4 adults and 10 month twin daughters) and was more than enough space at the house. Lots of stuff there and used the bbq. Great location as well, 2 min walk to the quay.

As a family and friends group with young children we had a great stay here in Wells-next-the-sea The property was clean and welcoming and in a super location with a lovely view across the fields and an easy walk along into the town. We had a great dinner at the Globe Inn and a fantastic lunch at Socius in Burnham Market. Ideally located for a visit to Holkham Hall, the seal trips at Morston Quay and Hunstanton/Sandringham Lots to do and see in this area, we had a super weekend! Would definitely stay again. Lovely property. Really clean and had everything we needed for our holiday with two small boys. Great facilities, comfy beds and, nice bath and shower. Extra shower downstairs too. Log burner was a real treat. Nice location on the edge of town but only a short walk in. Very easy to find and get in when we arrived. Such a beautiful place with the most incredible beach I’ve ever seen!!

Absolutely perfect property! I stayed with 4 friends after a long time apart for a weekend of freezing cold walks along the beach, winning teddies in the grabbing machines and coming home to a hot meal and games night in front of the fire. The property itself was beautiful, well decorated and spacious and had everything we needed. Plenty of room on the driveway, nice garden and a stone's throw from town, I wouldn't hesitate to go back, Wells is truly beautiful. Great communication and coordination from the Norfolk Holiday properties team, I'll definitely be keeping my eye on bookings via them in future! Thank you all for a lovely stay.

Great house. Everything works. Great Wi-fi. Two showers which is a bonus. It’s about as close as you can get to Holkham/Wells beach but it’s still a 30-40 minute walk if you don’t want to pay to park closer. Really good value for money I thought. Recommended.

Our holiday home was perfectly situated for us to explore the Norfolk Coastal Path with good public transport links. It was very clean and spacious for the six of us and the two bathrooms enabled us to get ourselves ready easily enough to do our various bits of exploring. The back garden was a sun trap and the annex room was a great asset for drying off our kit on wet days. It was well situated for the town and we really enjoyed our little trip on the local railway. The kitchen was very well equipped and we managed to cook our meals from fresh. Theres a great fruit and veg shop on the high street which is really well priced and there's a good choice of supermarkets and cafes. There's plenty to do in the area and the house is a great place to relax if you just want to chill out.

We had a great week here! Spacious and comfortable property with everything you could need. Great location for walking to the beach, coupled with ample off road parking- a rarity for Wells! Norfolk properties were great with quick and responsive communication. Kitchen and dining are separate and kitchen is quirky- but great outside, covered seating area by the kitchen for warmer days. Will look to stay again in the future!

We really enjoyed our stay at the property. It was nice and clean and great location to walk to all the areas we wanted to see (Holkam Hall, the beach, the town). We made the most of log burning fire, which was a lovely touch! Thanks for a great stay.

Amazingly warm house, we were worried that the timer wouldn't work with our daily patterns, which aren't very normal - but the house really retains the heat. Nicely spacious home in a lovely part of the country. Pretty much everything you need - we brought our own coffee maker as I didn't see one listed, but there is one there.

This is a great location, just outside of the hustle and bustle of Wells but near enough to walk into town and to the beach (about 30 mins walk). Also very easy access to places like Holkham, Blakeney, Titchwell, Brancaster and more. A lovely, spacious property, with a nice outdoor space and comfortable rooms. Would definitely recommend a visit.

The house is in a fantastic location in Wells. Garden is a sun trap. Comfortable beds, duvets etc and everything you need is there. Kitchen is a bit badly organised and loads of cupboards yet little storage space. Lovely front room and dining room. Bathrooms have good showers. Some of the decor could do with finishing off properly. Sascha was easy to contact and really prompt in replying. Very impressed by his communication and help. We had an issue where we arrived just before 4 to check in and the cleaner was there still and she told us check in wasn’t until 5 and said we couldn’t go in. I check confirmation and it was 4. Similarly on check out the cleaner arrived at 9 and told us we needed to be out however our confirmation said 10. I wouldn’t have minded however on both occasions the cleaners were incredibly rude and obnoxious. I would embarrassed to have them associated with my property. I can’t convey how rude they were. I don’t know why they felt this necessary and who they thought they were to treat someone like this. It was a shame that this was the start and end of our break. Everything in between was great. When I reported to Sascha he was very apologetic and advised we had been correct. All in all I would use the booking agent again and stay on the house at it’s ideal for a family break but I’d want to know I wasn’t going to be disturbed/insulted by the cleaning staff!

We had a lovely stay at this cottage as a group of 4 adults and 2 babies (both under 1 year). The cottage was lovely with comfortable beds and a good shower. It was clean and the kitchen was well equipped. Check in was easy and communication with the host was quick. The cottage is located at the edge of Wells but its a very short walk to the Quay and shops etc. It's a nice walk to the beach too.

This house is on the edge of the town, which means you are looking out onto lovely field and feel like you're away from the hustle and bustle. House is extremely clean and comfortable. This cottage has the potential to be great, but let down by a couple of things. Wasn’t cleaned properly, had to get the cleaner back. The downstairs shower kept going hot and cold. The upstairs shower needed a new shower head. The garden furniture needs to be replaced with something more robust and comfortable. The plastic furniture is not good enough based on how much you pay for a week. Easy walk to the harbour. But a fairly long walk to the beach. Be great if you provided some stuff for the beach - chairs and windbreaker.

We had a great time in this fabulous location which was within easy walking distance of the restaurants and shops. We were treated to a barn own hunting in the field opposite the house for most of our stay which was great too.

Kitchen was very well equipped with an above average standard utensils. All of the bedrooms were decent size and good storage space in all of the rooms. Downstairs was large enough for 6 people and the outside patio area has more than enough space. Location is great and if you enjoy the beach or short walks there are plenty of places to go

Great place to stay and perfect location for both the town and beach. We had a 10 week old baby, the property and the walk to town was pram accessible. Sascha was very helpful and quick to respond to my questions which was much appreciated. The house was lovely and clean and a good size, would love to go back when the sun is out!
