Guest access
Guests will have access to the entire space for themselves during their stay. Access details will be provided prior to your arrival.Due to Brighton & Hove council restrictions we do not accept party groups, including stag and hen parties. There should not be noise in the outside areas after 9.30pm or before 8am, in consideration of the neighbours.

The airbnb itself is in a great location, right in the middle of town so everything is a walkable distance which is great. The house is nice too however the only problem we had was the poor communication from staff. I had booked the airbnb months and months in advance for a wedding and asked multiple times if there was a parking space. The only answer I got was "parking information will be provided 24 hrs before check in" - a simple no would have been appreciated as the day before we checked in we got notified that there was no parking, which then cost us alot of money to find a parking space last minute in Brighton. I would have been able to rent a space for quite cheap if my questions had been answered initially. The listing also says there is a cot available and when I confirmed this after booking I was told they do not supply cots. After screenshotting the listing and sending it to them, I was told they would try and get one. We did receive one in the end but without a mattress.

- Please take your shoes off when inside the property. - Please be considerate to neighbours at all times. - As per the listing: no extra guests, no smoking and no parties please, at all times. - Any lost keys and keys not returned to correct location will incur a charge. - If a guest locks themselves out during their stay and requires assistance there will be a minimum charge of £25. - Unless agreed in advance a late check out will incur a fee of £50 per hour. - There will be a fine of £50 for smoking indoors. Property Manager Terms
- For a full refund, the guest must cancel at least 24 hours before the listing’s local check-in time (shown in the confirmation email).
- If the guest arrives and decides to leave early, the accommodation fees for the nights not spent 24 hours after the official cancellation are fully refunded.
- Cleaning fees are always refunded if the reservation is cancelled before check-in.
- Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
- A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
