The space
The Charles Street House is a luxurious Regency townhouse nestled right by the beach and in the heart of the city, making it an ideal escape for large groups. This spacious property features a private courtyard and flexible sleeping arrangements to comfortably accommodate everyone. Fresh bed linen, plenty of large towels, toiletries, and complimentary essentials like tea, coffee, salt, pepper, and cooking oil are provided to ensure your stay is as comfortable as possible.On the lower ground floor, you’ll find a large, modern kitchen and dining area with ample seating for all guests. The kitchen is fully equipped with everything you might need, including an oven with a 6-burner hob, fridge/freezer, dishwasher, washing machine, microwave, and Nespresso coffee machine. There’s even a 42” Smart TV, perfect for keeping everyone entertained while you prepare meals.
The ground floor’s cosy living room is a perfect gathering spot, featuring a large ‘U’-shaped sofa and another 42” Smart TV for your favourite movies or shows. Just off the lounge is bedroom one, which can be set up with either a king bed or two singles, depending on your group’s needs.
On the first floor, two more distinctively decorated bedrooms await. Bedroom two, with its opulent feel, includes two bunk beds (each with doubles on the bottom and singles on top), a vanity mirror with seating, and a luxurious ensuite bathroom featuring a walk-in shower. Bedroom three, decorated in neutral tones with floral accents, has a king-sized bed and a single bunk bed, along with ample storage.
The second floor hosts bedroom four with a king bed and a set of single bunk beds, and two family bathrooms. One bathroom includes a double walk-in shower, while the second features a sleek white suite with a bath, ensuring plenty of space and comfort for all guests. On the third floor, Bedroom Five has a king bed and a single bed, bathed in natural light from dual-aspect windows.
With a bathroom, an ensuite, two showers, and an additional toilet, this home eliminates the hassle of waiting in line to freshen up. The ensuite bathroom even includes a double sink, while rainfall showers in two of the showers offer a spa-like experience.
Outside, the private courtyard offers a peaceful retreat, ideal for enjoying a book, a coffee, or perhaps something a little stronger in a tranquil setting.
Guest access
You will have access to the entire house during your stay.Access details will be provided prior to your arrival.
For group bookings all guests must be aged 25 or over.
This is a residential street and there is a security night patrol to monitor behaviour and noise to ensure house rules are being followed and noise kept to a minimum after 10pm.
There is also a Noise Monitor installed at the property.

The location is excellent.
I hate to leave bad reviews and rarely do but I just don’t want anyone else to spend their money without an accurate indication as to what this property it like. I sadly thought I’d be able to discuss the issues with this property with the company but they’ve ignored my complaint.
This property just simply isn’t luxurious.
Shower in room 2 temperatures are dangerous; it changes to be so cold and scalding hot. It burnt some of our heads as it changes so quickly that you can’t even get out of the way.
Marks on the walls
Bedding smelt - like it had been left on the beds for a while. The brides bedding was extremely damp smelling.
Lamps don’t work in upstairs room.
The windows block out no noise at all
Toilets hadn’t even been cleaned - I have photographed the fouled toilets
Inadequate amount of water glasses for 16 people
1 oven for 16 people - with one oven shelf
Advertised with a parking space / advised on the day there was. Only to find out there isn’t - no apology or helpful suggestions when ringing up. This ended in a car being towed.
Top bunk beds are extremely uncomfortable. Squeaky and can feel every single spring. One of the guests felt it was so unstable to take their weight they had to sleep on the sofa.

Stayed here for a weekend celebrating my engagement with 11 of my girls. It was amazing! Initially I was a little apprehensive about the noise alarms as even though we were planning a very chilled weekend, we didn’t want to be worried about being too loud. But the security team were really nice and we had no issues with the noise alarm, even playing our music downstairs. it was the perfect place for a girly weekend! So close to the pier and loads of great shops. The hosts were really responsive and I had the best weekend. Thanks!

The airbnb was amazing, we hosted a private chef and the table for 11 guests was so brilliant it all happened so seamlessly. Location 10/10 never walked longer than 10 mins for anything. Fast communication easy to find, clear instructions. Bedrooms clean and comfortable. Livingroom great space. Loved it would highly recommend.

Great house literally 30 second walk from the pier, you can see the sea from the road! We had a great time. Photos were representative of the house. The house was clean and the kitchen was well stocked with glasses and utensils

We had a lovely stay as part of my friends hen do weekend. The downstairs space was especially great for big groups to socialise together. The location was also amazing being about a 5 minute walk away from the pier!
Only downside to mention was the impact the rules around noise had in both the build up to the weekend as well as during. As a group we were very aware of the house rules which we understood and were accepting of. The hosts sent me two reminders of the rules in the build up to the stay and on arrival we had a briefing from a security company on noise rules. They said they would be back to check on our noise levels at 10.30pm on the Friday night. It’s safe to say this left a bit of a downer for everyone and whilst we had no complaints I ultimately wouldn’t recommend this house to a hen group so that you can relax and enjoy the weekend more.
Aside from that I would definitely stay in this house again, potentially with family due to location and size

We stayed as a group of 14 girls and absolutely loved it! The house was in a perfect location, communication with the host was easy, responsive and quick. Would definitely stay here again - absolutely loved it!

Such a central location, ideal for a weekend in Brighton! The host was very responsive and allowed an early check in which was a life saver, for a hen do group with hundreds of bags!
The place was great, especially the kitchen area with the best huge table perfect for groups. The bathrooms are a bit tired and one shower didn’t work, but it did the non for a weekend.
Rooms spacious and lots of towels and linen. Would definitely recommend for a hen or group, such a great space! The location is the best part, literally 2 mins from the pier. Thank you!

The house was definitely fit for purpose and at a first glance everywhere is visually pleasing however, after a closer look the carpets and paintwork could do with a freshen up. The garden did not match photos and is in desperate need of a bit of work.
In bedroom 2, the shower didn’t work during our stay, the host was notified and promptly investigated but unfortunately it could not be fixed immediately. This being said, it did not cause an issue during our stay as there are 3 other showers to use and hot water was never an issue either.
We were greeted with some dirty laundry on arrival in the hallway which wasn’t collected until the second day of our stay which was a little unsightly.
The location was fantastic, 1 minute from the seafront and a selection of cafes/eateries/bars.
There was also no issue with loud noise at night during our stay which was a pleasant surprise.
We had a great weekend and wouldn’t hesitate to stay here again.

The house looked just like the photos, it was a beautiful property & very central to everything.
Unfortunately we had problems with one shower not working & another not draining.
Cleanliness let it down slightly in the kitchen & bathroom.
Overall, it’s a great property if you want something central for a hen/stag.

The home was in the perfect location for where we wanted to be. The downstairs kitchen/dining area with the outside space is a massive bonus. The outside area wasn’t quite as pictured as there were no cushions or decorations. One of the showers wasn’t working in the one of the bedrooms but the others were great, it wasn’t anything we felt the need to trouble the host with at the time.
A great place to stay and one of the girls is already looking to book for a friends hen in the future - thank you!

Lighting tripped every 2 mins when we first got there so had emergency lighting only for first hour. We couldn't find the fuse board and the host's instructions on how to find the board were poorly communicated and inadequate. When I finally found the fuseboard, it was difficult to access and the lights tripped 15-20 times every 2 mins. Had to call AirBnb for support. When the property manager came out, he said we also had no heating or hot water. Airhost property manager arranged for plumber/gas engineer to come out. When the plumber/gas engineer came out 2 hours after the issue was raised, I was put down as the person responsible for the £180 payment. The plumber didn't want to leave until payment was received (9:30pm). The next day, I was hassled via phone by the plumbing/gas company for payment that wasn't my responsibility to pay. Christmas decs still up when we arrived. No instructions for recycling bottles and cardboard. House is nice but Airhost made this a very stressful stay.

Only negative would probably be a couple of the showers (one in particular) we’re very low pressure and difficult to get to the correct temperature.

As we were a party of 9 school mums ranging from 45 to 58, I was very conscious of our noise levels because of the restrictions imposed at the property. I felt that if we were too loud in various group chats or decided to have a little sing along after the noise restrictions hours we may have been asked to leave. It did have an impact on our stay as we went to bed early opposed to staying up and just chatting and laughing as we would normally do. This is the first place that we have stayed in over 6 years fitted with a noise monitor.
There were a few other minor issues like not enough drinking glasses for all of us and also despite asking for enough tea towels there were only 2 given as the dishwasher wasn’t working and then were asked to use the extra hand towels in the house and also no mention about bringing your own toilet paper again a first for me off air bnb.
Only 1 standard fridge in the house to cater for a large group!
For these reasons I rated a good X

We stayed here in November for a Hen Party for my sister. There was 14 of us in total and the house was perfect. The location was great, a couple of minutes walk to the pier and then about an 8 minute walk to the lanes! The house was perfect for what we needed, the kitchen includes a large table to seat a decent number of guests which was great for playing games around. Kitchen included everything we needed too. The bedrooms were over 4 or 5 stories and all had fresh towels on the bed for guests.
The house has a keypad to enter which was great as some people in our group went out without others and it meant we didn't have to worry about keys etc as everyone had the code to get it.
Overall it was a great stay and the host was super at communicating in the run up to our stay. We didn't need to contact them at all during our stay which shows that this house was great for us. Would definitely stay here again if needed purely due to the size of the house and the fantastic location.

We stayed here recently as a group of 13 for a hen do. The house was exactly as described and access was super easy. The car parking space next door was fab as we had a lot of stuff to take in and out of the house. The location was absolutely fantastic, 2 minute walk from the beach/pier and short walk to the Lanes etc. tons of bars and minutes all within a few minutes walk. Communication with the host was excellent as she replied to any queries I had extremely quickly. Highly recommend staying here!

Stayed here with extended family, that was 6 adults and 3 toddlers and the home was more than suitable with space to spare. The best thing about this property is its location, it is very central to everything, just minutes walk to the pier and the beach and a few minutes to all the shops and the Lanes. No need to drive and a secure private parking spot is available which I highly recommend.

Good clean property with crisp linens and plenty fluffy towels. Walls and some carpets could do with a bit of a refresh. Great central location which was less noisy than we expected. Maybe better suited to a younger group than us (60s) as there are lots of stairs which are also quite narrow. We didn’t cook while there but found the dining area a good space for our large group.

Code pad faulty - waited over 30 mins wiggling keys to get into property.
Joining instructions highlighted this was a known issue.
Spoken to rudely on the phone by engineer
Told we’d be charged for out of hour call if the key pad became stuck again.
Explained we had pregnant guest and were worried about her being stuck outside in the storms & 50mph wind - told there was no key, nothing they could do and it was user error. This unfortunately really soured our stay.

Very central location, close to sea front and shops with lots of beds for everyone and a good kitchen space to all sit in. Only downside of this was a slight lack of bathrooms, but we knew that before we went and it wasn’t a big issue. The only thing I would suggest is that the host installs a tumble dryer, or at least a clothes airer or line in the garden for drying clothes because right now there is no way to dry anything beyond hanging it over beds. But aside from that, we had a great stay.

Looking at the photos on the lead up to our stay the house looked beautiful and well looked after.
On arrival it was safe to say this is not the case, tvs would switch on and off as, showers would go from on to off and hot to cold whilst in use, the kitchen lacked a number of items - there was not enough cutlery, plates, bowls, cups, glasses to cater for number that could stay. Oven had 1 rack, and fridge shelving was extremely poor and could not hold up a cartoon of milk, glasses were dirty and required us to re-wash. Fans scattered around the house were broken and unuseable.
It was a nightmare getting into the property, with wrong codes being given!
Strick rules based on noise complaints from prior guests, had a security officer come and give us a briefing was extremely rude and intimidating and we didn’t even get a noise complaint so was very unnessecary.
I wouldn’t stay again - especially if it is a house you are planning to spend some time in - and not just sleep in

Stayed here for a hen do - 15 of us! The house is ideal for an event like a hen all nice sized rooms. Location is absolutely ideal so close to the pier and to the bars etc so that was great. Host kindly allowed us in the property early too which was very accommodating. We didn’t have any issues with the noise rules at night however after reading the other reviews we purposely made sure we were out at night rather than staying in the house. All round great place to stay.

The house is a little bit tired in some rooms (eg some of the blinds did not fully work) but the location is amazing for access to the shops, restaurants and beach. Large groups are well catered for in the house. We did get locked out because we accidentally entered the wrong code so make sure you know how to reset the keypad (or ensure you always enter the code correctly!)
Airhost were very helpful and approachable though and we were able to check in early which was much appreciated. We had a lovely few days in sunny Brighton and really enjoyed the closeness to the beach.

Great location 🤩. House was great but would have like to use the garden but was out of bounds (doesn’t state this on the site). Also, states one parking space and this was also not avail - we had to pay for three days of parking. Everything you need in the kitchen for cooking. To say we were charged £315 cleaning fee and only 6 stayed in the Accom we found this very steep… we also cleaned/removed bedding/towels/rubbish before we left. To say there was a mushroom growing in our bathroom; and it wasn’t in a pot, cleaning could have been better.

Overall, our stay at the property was great.
We were here for a hen do and had 14 people all staying for 2 night. The location and size of the property was excellent for what we needed and everything was within walking distance.
The hosts were very accommodating and answered all queries quickly and politely so could not fault the house itself or the communication.
The only negative thing was that we received a noise complaint at 10:45 on a Friday night which I think is completely unreasonable.
We were a group of 14 women so we were not whispering but we were also not being overly loud by any stretch. This ended our night very abruptly on the Friday and kind of put a downer on our evening as we were told to turn the music down. The guy who rang couldn’t have been nicer to me on the phone about it so it’s just one of those things.
However, for this reason I probably wouldn’t recommend for hen parties or larger groups who want to make use of the accommodation in the evening.

We had a great time during our stay for a hen do. The best thing about the house is the location - just a stones throw from the pier. But also the bedrooms were lovely and kitchen well equipped, with plenty of space for a large number of guests to stay.
We didn’t get any call outs for noise but the strong warnings and security briefing did change the attitude of the hen party slightly as we may have had a bit more music playing in an ideal world!
Overall we had a fantastic stay, and the house had everything we needed with plenty of space. Communication was also quick and helpful.

My friends and I stayed for my hen do and we all had a great experience - the hosts were interactive and accurately informed us about the rules for our stay. This meant we were aware of the noise meter after 11pm, so we made sure we were either out of the house or were respectful of neighbours when talking/socialising. The house was in a great location and we would go back happily!

Lovely place, very central location, lots of beds, perfect for a big group. Easy, clear check and check out process.
I missed the part about parking so ended up having to park quite far so would recommend anyone else to get that sorted early!

We stayed here for my sisters hen do and loved it! Great communication. The downstairs dining space is amazing, really great for hosting, and the place was really lovely just like the photos, and in an unbeatable location. We were really worried that we didn't want to trigger the noise disturbance monitors and had planned to be out for 10pm on each night. On the first night, we had a callout at just after 8pm when we were eating dinner. We were just talking and eating so not excessively noisy - I think it is just literally having 16 people talking to each other is enough to trigger it, so be prepared if you are a big party that you might have to make adjustments to your schedule. We obviously care a lot about not being loud for the neighbours so we did set off promptly afterwards and stayed out the rest of the time. It really is a lovely place to stay and was perfect for what we were looking for. We absolutely loved Brighton and so would 100% stay again if we were to return, thanks!

Place is actually as listed, photos do an absolute credit. Host was lovely and responsive and having the addition of the 24/7 security team was a massive bonus as a group of girls.
Great location, easy to walk everywhere and supermarkets/eateries/clubs on your doorstep.
Quite noisy at night but to be expected given location.
Car park is not the easiest to get in and out of and you have to walk all the way around to get to the house but very close by.
Would recommend for livelier people looking for a fun weekend away!

We had an fabulous stay at Kemptown. I was organising a hen party for my best friend and the house was perfect for a party of 14. Great spacious area downstairs to socialise and lots of sleeping spaces. I got loads of compliments from the other hens for finding the accommodation. Just as beautiful as in the pictures. Can highly recommend!

We loved staying here! Thank you so much for having us. Amazing kitchen with the big table was so sociable and fun! The bedrooms were clean, well styled and all spacious. We loved the long vanity mirror with the lights! Lots of plugs and chargers.

My family and I stayed here for a couple of nights to celebrate our mum’s birthday. There were 10 of us altogether – 7 adults and 3 kids. The townhouse was clean and beautifully presented (as per the photos) and we felt immediately comfortable. The kitchen and facilities were well equipped and had everything we needed. There was plenty of room and enough to keep us entertained. Our airhost Jessica was friendly and put our minds at ease before arrival. She then responded to any queries we had very quickly which was much appreciated. The location is ideal with plenty of eateries and a supermarket close by. We did get a security debrief, which our airhost told us prior to arrival so there were no surprises. This was booked in (via a phone call) at a time that suited me. This was fine with us as they were friendly, and we appreciate that given the location there would need to be some rules during the late hours. Overall, we had a fantastic stay and would be happy to come back. Thank you!

What a fantastic house. There were 16 of us (4 families) and we wanted to spend quality time together. This house and host were perfect for us. A stone throwaway from the beach and all the shops, super comfortable and clean, very stylish and spacious. The host answered all our questions and was super helpful. It really is the perfect house and we couldn’t be happier to have picked it.

Beautiful house, comfy beds… sooooo many beds! Good because no one liked to share! Kitchen and dining area was spacious, everything clean and plentiful. Lots of stairs because it’s narrow house. House rules are very strict and did lower the mood a little with a strict debrief from Consec.

We had an incredible time at this property. It was very central, clean and a big space for our party. I would give it a 4.5 stars, only because at 6.30pm they kept messaging us saying we were too noisy, where as the restrictions started at 10pm. But other than that, we loved it!

Beautiful 5 storey house (not ideal if you have mobility issues), with a large communal kitchen area that was a great place to meet and mingle in to start the day or night off together.
In a really good location for nightlife, restaurants and the pier. Parking was expensive and a nightmare to find because we didn't know the area or where to go.
Host was very easy to contact, and brilliant at giving regular updates.

The most perfect house, in the most incredible location! There were 13 of us, and it was a truly unique place - the basement dining room table was the most perfect place, and you couldn't find better for a larger group in Brighton. The 50m from the beach front also meant no excuses for getting up and having a quick morning paddle!

The house was clean and in a great position. It isn't a family home but more a glamorous boarding house. There wasn't a single proper double bed, queen or king, in the entire house. All singles or bunk beds. Personally I don't pay nearly £1000 a night to sleep in a single bed. I gave that away when I was about 14. It seems set up for hens and bucks parties but they don't want you making any noise. A visit from some weird security guards at 8:30pm was the least welcome intrusion to my vacations I have had. Apparently they have to turn up and read the riot act to every guest. What a strange thing to do to guests, I felt it an insult to my family. Thanks.

We have stayed in this property before and absolutely loved it. It is in the perfect location in central Brighton, but this does mean that the road is very noisy at all hours and you probably will be woken up. The house and bedrooms are great for large groups. However, make sure you are aware of the very strict house rules on noise, including some not listed explicitly in the house rules. During our most recent stay, we were unexpectedly given a ‘security briefing’ by a security team as soon as we checked in with warnings of eviction if noise persisted after warnings. There is a noise monitor in the house and the host will charge for any noise issues. It is a great house as long as you are fully aware of this information and plan to be out of the house in the evenings.

Fabulous AirB&B for our family event and would definitely stay here again!!
People could stay on multiple floors so allowed for privacy for our small group of 4 but apparently sleeps 19 with bunk beds and couches as there were rooms we didn’t even use
Heat was toasty warm in November
Key pad at door allows people to come and go with ease
2 walk-in showers as well as 1 shower/tub so 3 showers total
1/2 bath on main level with toilet and sink for the family room and main level bedroom
Well stocked gourmet kitchen
Dishwasher was large and great
Table was huge with benches allowing for many to eat
Games provided in kitchen room was nice touch
Hangers and hanger racks supplied in bedrooms
1/2 block from Ocean by Pier and 1/2 block to Morrisons so easy to buy groceries
Great location on a narrow oneway street so minimal car traffic
Windows on both sides so very bright rooms
There were phone chargers with long flexible cables on every floor that worked multiple phone models so no worries if you forget to pack your chargers
Large oversized bath towels provided
Great room with long, lighted makeup mirror with 3 stools to allow multiple people to get makeup on for the night out
1 TV in Kitchen Table area and 1 in the family room as you come in the main entrance
Lovely leather sofa in main entrance that seats many
Outside patio off the kitchen with wooden benches as well as table and chairs
