The space
The Old Coach House is a vibrant, stylish beach house just steps from the sea, making it the perfect place for a fun-filled group getaway. With five spacious bedrooms, each thoughtfully furnished with a dressing table, and three bathrooms including a luxurious roll-top bath, it’s ideal for unwinding after a day at the beach or gearing up for a night out in Brighton.This house is designed with socializing in mind, featuring a large open-plan kitchen, dining, and lounge area that easily accommodates groups. The spacious dining area includes two tables seating up to 16, a breakfast bar, and a separate utility area with two dishwashers for added convenience. The lounge area provides a cozy space to relax, with two large sofas, cube seats, a wall-mounted LCD TV with DVD, and excellent WiFi. The decor is full of personality, from bold murals to cozy furnishings, creating a truly unique atmosphere.
The five bedrooms offer a range of sleeping arrangements to suit various group sizes. Bedroom one features a double and a bunk bed. Bedroom two has a double bed and a spacious shower cubicle nearby. Bedroom three offers two bunk beds with a beautiful autumnal mural, an en suite shower and basin, and a dressing area. Bedroom four, adorned with a Victorian fireplace, has a king bed, and bedroom five, accessible via bedroom four, features a bunk bed. Bedrooms four and five share a bathroom complete with a roll-top bath, shower attachment, and Jack-and-Jill doors for added privacy.
Situated in a quiet yet central area, this house is just moments from the beach, bustling nightlife, the Palace Pier, and Brighton’s diverse shops and cafes. This well-appointed, stylishly decorated retreat is perfect for groups looking to enjoy all Brighton has to offer with ease and comfort.
Guest access
You will have access to the entire house. Access details will be provided prior to your arrival.Unfortunately the outside area is not available for guests.
For Group bookings all guests must be aged 25 or over. A Noise Monitor is installed at the property. A fine could be applied if the noise monitor is activated between the hours of 9pm till 6am.
This is a residential street and security night patrol are active at weekends. CCTV is also in operation outside of the property.

Great locations and is kitted out with everything you need. Great for hosting a large group and has lots of space. Only strange thing is that there isn't a main bathroom. The toilets and showers are kind of darted throughout the property and within people's rooms. Some confusion with the instructions for the lock as it says there is a lock box and there isn't, it's a keypad on the door handle. And some confusion over check out times as booking and check out instructions differed. Host was easy to contact and replied within minutes so was able to come to a solution together.

We really enjoyed staying here! Perfect size as felt like we weren’t on top of each other and enough space for everyone. The security briefing did make me a bit anxious as 11 girls for a birthday but the guy came and gave us a 5 min talk and all was good. It had everything we needed and in such a good location with a co-op down the road and the town a short walk. Shower situation is a bit odd but it was fine for us! I messaged the host a few times when we couldn’t find items like the iron but the response time was so quick and found it straight away.

we stayed for my hen do, 2 nights, 10 ladies. we all had such a great time. The apartment is so spacious we kept getting lost inside. The kitchen had everything you will ever need including an air fryer. So lovely it came with tea coffee sugar and washing up liquid and sponge. The showers all had a lovely coconut shampoo and conditioner and bailis and harding soap. so much space to chill out and relax. a tv we used to play music even a wine cooler and dish washer. we would definitely return and our host Jessica was amazing.

We had a great stay. The host was very responsive and communicated well. We required an extra towel and it was with us in no time. It was a great house with great space for us to host our gathering with friends. The location was fantastic. Everything within walking distance.

Unless agreed in advance a late check out will incur a fee of £50 per hour. NOISE & DISTURBANCE If there are any neighbour complaints and security patrol are called you are at risk of losing your entire deposit of £750 and possible eviction. Excellent venue for a big group looking to explore Brighton both during the day and at night. Comfortable rooms, plenty of space. Only slight issue was trying to get 14 people through 2 showers (although there is a bathtub), but not the end of the world. Interesting choice of toilet wallpaper!!😂

We had a great stay for my sister's hen do! The kitchen/diner/living area was perfect for a big group, lots of space to sit and eat sociably The bedrooms comfortably slept 12 of us, although the toilet and shower setup is a little strange if you don't know each other very well or like your privacy (didn't bother us, we found it all part of the fun). There's a security briefing when you check in, basically telling you to be respectful of the house and neighbours, keep external noise to a minimum etc. They understand you're there for a good weekend, just don't go crazy! Overall great place to stay for a big group - great location, great size, great hosts!

Fabulous place to stay for a group trip to Brighton! Amazing communal space - comfortable, well equipped and perfect for socialising. The bedrooms were comfortable and functional - had everything we needed. Only thing that would have made it better would have been a shower in the ground floor area but we coped! Perfect location too. Great to be able to leave our bags at the Airhost offices before and after check in as well (and lovely helpful staff)!

Great place to stay at, the host was wonderful and super helpful. Really close to the beach and a few minute walk to shops and 10 from city centre. Beds were comfy, kitchen/living room was a great community areas to hang out in with great amenities. Only thing that was a bit confusing was the bathroom/shower situation as there are two toilets on second floor, one through a double bedroom and one on its own with the sink in a bedroom. Showers are also in bedrooms. Was staying with friends so it was a little tricky to navigate, but ended up primarily using the downstairs loo-utilty area without much issue. Overall, though, great stay. Thank you!

Air BnB was lovely! Very clean and a gorgeous space. The guys doing the sound patrol popped in and were lovely, so no issues there. Great amount of space for a large group and very close to the seafront and town centre.

We stayed here for a hen weekend with 8 guests and the house really is amazing. Great size, girls loved the rooms and the kitchen is a beautiful space for entertaining. You can see the sea from the front door! Security and the noise monitor was not an issue for us, they were very friendly and came round to give us a quick 5 min chat and left us to it. We did have one issue with the heating not working for the first night, it would have been ok had it not been the beginning of March so we did have very cold but thankfully understanding girls. Host was responsive throughout it all and handled it with total professionalism. The second night it was fine and we were happy and warm :-) This really was the only flaw. Thank you for a great stay, we would definitely recommend this for a stay in Brighton where all the fun is walkable. We had a very happy bride to be!

We stayed over new year's and it was a great space for the 12 of us. Very accessible to the lanes and the pubs and restaurants of Brighton as well as having a few nice spots even closer by too. We stayed in for NYE and it was a great social space for some drinks and games. would definitely stay again!

We had a wonderful stay at this lovely guest house on the coast of Brighton. A perfect location and a lovely property. However, the photos didn't quite match the actual situation. The number of beds and especially the distribution of beds are not completely consistent with the listing. Finally, this didn't detract from our experience of Brighton's stay!

Myself and my friends had an amazing stay. It was in a brilliant location only 30 steps away from the beach front. The living room and kitchen area were great for hosting larger groups as lots of space to cook and sit around chatting! There is not much natural light in the property which felt quite dark at times but as you’re in Brighton your hardly in the house so we were out most of the days and evenings exploring! The communication with the host was brilliant and all questions were answered within 30 minutes of sending. Lovely stay :)

Perfect house for a large group. Spacious and clean rooms. Amazing location, can see the sea from the front door 2 min walk to the beach and pier. Right in the middle of the centre near bars and restaurants. They try to scare you with the noise monitor but the security team were friendly and only popped round for 2 mins to see if we were ok, we were still able to have a little party for a stag do with no trouble. Would definitely stay here again.

We stayed in this place for a hen weekend and it was perfect. The host, Jessica, was very helpful/responsive and the house is in a brilliant location, just a short walk to the pier and town. The security men that came to speak to us were very friendly and we had no problems with the noise meter/regulations (despite getting back late). This house is true to the pictures/description and is a fantastic place to stay!

It does the job, the showers are in the bedrooms which is an odd setup. Fantastic location but the apartment itself is slightly bleak. The no party messaging is at odds with the fact that it’s an apartment with 15 bunk beds, why would you rent it if you weren’t having a party?

This is a great base when in Brighton! We had a lovely time - don’t be put off by the noise security we had a fab time and didn’t have any problems. Could do with a little updating but doesn’t take anything away from the space or location. Would recommend!

The house was great. Slightly unusual bathroom configurations but this didn’t cause any problems for us. The only note I would say, was that the security guy that met us for our initial meeting was a little intimidating. Whilst I can appreciate that some groups of guests may not have respected the rules of the house, he came on a little strong. Nevertheless, the house was clean, well equipped and in a great location.

Not good. No heating on when we arrived. Air temperature was 8 degrees and bedding although clean felt cold and damp. No maintenance company to sort heating out. Left in 2 hours to try and recover a bad start to what should of been a lovely weekend in Brighton. We got a refund but that didn’t cover the wasted parking charges near the house and the extra Uber journeys with luggage. When a house is managed by a company you would expect them to have a emergency help company on standby. Even with the cost of heating being high you would expect at least low level heat on from check in at 4pm.

Overall this served our purpose (which was a quiet writing weekend), however I can imagine if you’re looking for a relaxed place for a weekend for a large group, or for something like a hen do or birthday, this isn’t suitable. Benefits are: lots of crockery and cutlery, some basic condiments for cooking, and the best thing about it is the gorgeous kitchen tables. The location is also super. Heating works well and showers have great pressure levels. Good facilities in terms of dishwasher and two sinks as well. Host was a good communicator. Downsides are: there are LOTS of rules - as other reviewers have mentioned you are visited by someone from a security company at the beginning of the trip (we weren’t directly informed of the need for this visit nor did I give consent for my number to be shared…). There are also signs everywhere restating the rules (no blue tac on walls, no glitter, no loud music, no shouting). There is also a sound detector installed. I suppose this is fine if the hosts are trying to avoid damage by and complaints from big party groups but it does kill the vibe a little and feels like you’re in a youth hostel, which for the price isn’t ideal. Also, even though you’re by the sea none of the windows face the sea and most don’t open, including the kitchen, so can feel quite airless. Two showers, both in bedrooms, which to be fair is depicted but worth bearing in mind. We ended up being a smaller group than 11 and I think with a full house it’d feel squashed. If you’re not looking for a big party house this could work and there are definitely good aspects to it, and it served a good purpose, but otherwise it’s not worth risking the fines and losing your “deposit”.

Our stay at 22 Margaret Road was not a success. This is a well-below-par property and requires a thorough inspection before anyone considers staying here again. In fact, the considerable issues that I had with this house completely marred our weekend in Brighton. We were in Brighton for the wedding of my daughter and both our guests and I had made considerable efforts to ensure that the weekend was a memorable success. Thanks to the inefficiency, lack of communication, and poor standards of accommodation and support services we left Brighton with a very sour taste in our mouths. This was a huge disappointment and I shall be seeking compensation. On a positive note, the only one, the communication leading up to our stay was efficient. However, thereafter your service was shoddy, unprofessional, and frankly, threatening. 1. Prior to our stay, I contacted Jessica, our accommodation host asking her to confirm that there was sufficient crockery, cutlery, and glasses for 12 guests (the number that we were intending to entertain for lunch before the wedding on the Saturday). She confirmed that there was. However, when we arrived, the only glassware in the house was an assortment of various glasses. There were not 12 wine glasses nor were there 12 tumblers. I contacted 'Jessica' who rudely asked us to look in the kitchen cupboards! Who did she take me for? On confirming that there were no glasses she said that she'd ask the owner. Whether or not she asked this question, I don't know, because she failed to get back to us. She failed to suggest a solution and there was certainly no profuse apology or any attempt to resolve the situation. We eventually had to buy our own glasses. 2. While parking the car nearby at about 5 pm on the Friday afternoon, I was contacted in a text by Consec Risk Management. They informed me that they would be 'dropping in' for a guest briefing and asked when would be convenient. This was the first that I had heard about this. At no point was I informed that this would be taking place. Anyway, I accepted their request and informed them that I would be back at the property in 10 minutes. Over the next two hours, their communication with me was inefficient and unresponsive. They never turned up and eventually sent me the briefing by text. When it arrived it was threatening and rude. I do expect to be told that I will be fined if we talk too loudly or that I have to shut our windows at a certain time. 3. The Washing-Up Machines. In one machine a complete plate rack was missing, and in the other, the salt and rinse-aid levels were so low that we had to wash all the plates and glasses by hand the next morning. There was no salt or rinse-aid in the house so we had to buy that too. There were no instructions on the use of the machines. 4. The Oven. There were no instructions on the use of the oven and the control knobs had no markings on them so we had no idea at what temperature we had set the oven or what knob controlled what action. I contacted 'Jessica' re this and was asked for a photograph, which I sent and following which I was told that she would contact the owner, who I was later told was 'away', and then I heard no more. 5. The Fridge. There were no instructions for the fridge. Although it worked well, it did not reach a desirable temperature until Saturday evening. It should have been turned on 24 hours before we arrived. 6. Our Hostess, Jessica. I don't know what you are expecting of your 'hostess' or what you are paying her but in our view you're being robbed. Despite a specific question prior to our arrival she had quite plainly not physically checked the property otherwise most of my previously mentioned issues would not have arisen. She did not answer any of our questions satisfactorily nor did she have the 'nouse' to pick up a phone and call me. She then had the effrontery to hope that we had enjoyed our stay as we were about to leave on Sunday! 7. The incorrect bulb for a dimmer switch is being used in the ceiling light in the bedroom next to the living room and consequently the bulb flickers when turned on. 8. No Mobile Phone Signal. In 2022 I do not expect there to be no mobile signal in a property in a city the size of Brighton. This demonstrates a lack of care and attention to detail. 9. The lock is broken on the landing loo. 10. Front Bedroom. There is a bed-spring poking up through the mattress and the only plug socket is inaccessible. The bedside light does not work. 11. There is no shower hose in the en-suite bedroom at the end of the corridor. 12. There is no wash-hand basin in or next to the downstairs loo. Users, therefore, have to use the sink in the scullery, which is also used for the preparation of food. This is a serious health and safety issue and if reported would result in the possibility of the property being closed down. 13. Finally, and since our return from 22 Margaret Street, my wife has evidence of having been bitten by bed bugs. I have photographic evidence of this and she will be visiting a doctor for confirmation of our belief. If someone had carried out a thorough inspection of this property prior to our visit, the majority of these issues would have been resolved. I look forward to hearing from you once a thorough investigation has taken place of all the issues that I have mentioned.

Wonderful property, was better than expected! Very spacious and comfortably sleeps many people with a great communal kitchen space. As expected in a big city, parking was very difficult so pre-plan parking! Location is amazing, so once parked, we walked everywhere with ease! Host had great communication, and was on hand for any questions/needs. Highly recommend!

Fab location and overall property clean, however the issues experienced on initial booking and ‘noise’ briefing received on arrival dampened the experience. The rental description clearly states ‘accepts hen dos’ however when asked for the purpose of our stay we were told this was not the case. Only resolved when screen shots of the rental description shared with the agent, who realised they had the wrong rental! Very happy to hold our money despite this. On the day we were due to arrive I received a text and a phone call from a Brighton based security company who were required to do a security briefing. The briefing was primarily focused on noise levels at the property. I must note, at no point was I asked if it was ok to share my contact details with said security company (and I can’t see any small print which covers this either). The house is set up as a party house, but parties are not allowed (there are signs everywhere to make this clear!) Another oddity were the showers in the middle of the bedrooms. Overall, wouldn’t recommend a stay here in the future.

This was the perfect location for a stay in Brighton, so close to the seafront, a co-op at the end of the road and plenty of places to eat out. The accommodation was a great size, plenty of space for the 10 of us staying. The only thing I would say is the bathroom situation was very strange. Toilets with no sinks in them and showers in the bedrooms. We were a group of girls sharing so we were able to work around this however if you weren’t quite a close knit group this would be quite difficult to manage. The keyless entry is absolutely perfect because we didn’t have to worry about if we split off from each other and needing keys. I would definitely recommend staying here

We stayed for a hen weekend and had a great time. Location of the house is perfect, short walk to everything, with the pier and Co-op virtually on your doorstep. The place was clean but toilet paper ran out quickly. Downstairs was cold as the radiators appeared to not work. The set up is also odd. There is a bedroom off of a bedroom which we hadn’t realised when booking and these two bedrooms share a bathroom which has a toilet, sink but only a bath, no overhead shower. The other two upstairs bedrooms each have a shower which is in the room so no privacy and only one has a sink. The communal upstairs toilet also does not have a sink. Living area is spacious with plenty of seating and two big dining tables. Also read some reviews that the place was dark, but didn’t think I was too bad and there are windows in all rooms. We were very stressed prior to arriving due to the reviews on noise complaints. Security did give us a briefing on arrival but were friendly and we didn’t get any noise complaints, though we did go out before 10pm. All in all a good stay and would recommend.

This house is in the perfect location and is a fab size. It’s well equipped for large groups. With lots of beds (pretty comfortable). Have to be careful with noise though which given it’s a big house, obviously suited to large parties is a bit irritating. We had the neighbourhood security knock and politely ask as to lower the volume. The house was pretty well cleaned ahead of arrival, check in was easy. Communication with the air host was easy and reasonably prompt. We did have a couple of negatives - there was a strong smell of oil/fuel in the utility/downstairs loo area (to the point it aggravated one guests asthma) and the radiators in the living room didn’t work. I contacted our air host who initially tried to make out the smell was the cleaning products (bleach smells nothing like fuel and this was definitely not a bleach smell). Little attempt was made at the time to rectify or find out what/where the smell was coming from. So I just asked that the owners be informed as I’d not be happy if my property smelled of fuel. All in all a fab house in a great location for a decent price. Would 100% recommend if the smell was sorted out.

We had a great hen weekend, the location is fantastic and the social space is ideal for a large group. Upon arrival we did receive a briefing from security about noise levels which slightly dampened the party atmosphere although they were very polite. We had seen this information prior to arrival in emails from the host, but didn’t realise to the extent it would be enforced and that our security deposit would be at risk for noise alone. There were also signs saying we couldn’t attach anything to the walls, which was a shame as we had brought a few decorations but also understand that this is just to protect the property. All in all we had a great stay!

Beautiful home in a perfect location, very clean with lots of room for everyone. Fantastic social space for all guests BUT be aware any noise level is not tolerated. We were a group of ladies enjoying a night in. No loud music no shouting and most definitely NOT a party. We were told noise levels to be kept down after 11pm by an initial security brief. We were respectful of this however received a visit from security before 11pm due to a neighbour complaint. We were charged an additional £30 for this even though security themselves stated no noise was heard from the street and they could see we were behaving appropriately. Such a shame as everything else was perfect. So if you are a group and want to gather in a communal area of the house to socialise this is not the property for you unless you are all prepared to whisper.

The social space in the kitchen/lounge area is very spacious and great for entertaining with lots of seating. The bathroom set up upstairs is a bit strange, with some bedrooms having to go to other bedrooms to use their sinks - as long as your group doesn’t mind this it’s not a problem and worth it for the close proximity to central Brighton. Having a key code for access is very handy if people are coming and going at different times.

Great property and great host. Really fun space for a big group. Worth noting that parking it quite difficult so research options before hand, and there are a few quirky aspects of the property, showers in the rooms (ie not behind doors, sink and toilets scattered around), but overall really fun stay!

We stayed as a large group over New Year and the space and location was ideal for a big group and we had a great time! Communication with the host was also great and very quick to respond. I would recommend to a group looking for a few days away together, however there were a number of issues with the property which could do with updating. -A number of the beds were broken so we weren't able to use them -There was only one bin bag in the property, not ideal for eleven people -There is no where to dry towels in the bedrooms so they stayed damp -A number of rooms have water damage and the bedroom downstairs did not smell very pleasant due to the dampness -We had to buy extra items such a more toilet roll and plastic cups as there weren't enough

Positives: -Unbeatable location for exploring Brighton. -Good value compared to other large houses nearby. -Good cancellation policy. -Close to brilliant bars and cafes on St. James Street. -Great open plan space. -Comfy beds. -Linen clean and fresh. -Our first night was really successful, perfect for a chilled vibe cooking/takeaway round the tables. Negatives: -Open plan space gets quite hot so with windows opening onto a courtyard backing onto other houses, the sound does amplify. -We did have a security call out (and charge) at 6.30pm (due to neighbor complaint) as one of our group organised a drag queen to visit early evening, so do take the warning of respecting the neighbors seriously, it is not a party house. This is is written in the description but we underestimated it. -Size of fridge a bit small for number of guests but freezer space okay.

We stayed here as a large group and this place was ideal for a couple of nights stay. It is great value for money and only a short stroll to Brighton sea front with a view of the pier. There are some lovely restaurants in short walking distance, you are only about 10 minutes from the North Laines and as it is down a small street it is a really quiet location.

The house is in a fantastic location, only minutes from the beach, supermarkets, and local shops and restaurants. The keypad door entry was very convenient for a large group so we could all come and go at our own pace. The main issue we found, was was that although there are ample beds provided in the property, making it appear ideal for large groups, the neighbours were quite hostile and we had to constantly be mindful of any noise we made. It therefore meant we were unable to spend our evenings beyond 9:30pm in the house in fear of any noise complaints, despite it being a reasonbale level of noise for a group of 9. This was far from ideal and did impact negatively on our stay. The communal area was spacious and ideal for meals and socialising, however we were somewhat disappointed with the facilities. Some limitations we ran into to consider when booking- bathroom facilities include one bath (no shower head) in an en suite, and 2 showers which are in each of the bedrooms with no bathroom door for privacy. This proved irritating to have to go into and out of people’s bedrooms to shower as there was no communal bathroom, especially as a mixed gender group. One of the toilets was also out of order, which we weren’t informed of prior to booking, leaving us with only 2 toilets for a house that slept up to 16 people. The host was kind enough to refund some of the cost after our stay, however, was still far from ideal whilst staying there. Some amenities weren’t provided in nearly the right quantity for the number of guests e.g toilet paper, meaning we had to buy our own, and others which were listed on the booking e.g. hairdryer, we were unable to find in the property at all. The wifi also barely worked for most of the guests. The house wasn’t especially clean on our arrival. The hosts strictly said we must remove all shoes upon entry, which we did, however within a short time our socks were all filthy as clearly the floors had not been cleaned. Overall - a fantastic location and lots of space inside. Also very good communication throughout with the host. However, a few additions to the kitchen, a more thorough clean, and more generous amenities would have greatly improved our stay.

As a group of 16 lads having a weekend away, playing golf and watching cricket in Brighton, the accommodation was perfect for us. The location of the home was superb and meant we were not only able to enjoy Brighton’s nightlife, but also go for a swim in the sea too. The communication with the air bnb host was outstanding. We were not able to check in early, but were able to leave our bags at their office, for a very reasonable cost, which meant we were able to go and enjoy the cricket in hove. Thank you for this! The accommodation was brilliant and ideal for a big group of friends, with a great living area where we were all able to enjoy watching the rugby. Sadly the Lions lost! We all had a great time staying here and would wholeheartedly recommend to friends in the future!

It was great to say in this space, perfect for our group of 12. There was enough space for everyone and we enjoyed our stay. The place doesn’t look exactly like the pictures I think they’re quite old, but still a great place. The neighbours were also very hostile, which I don’t understand how such a big group of people can be that quiet? - we chose to spend the evenings at the beach because of this.

Fabulous property - so quirky and unique, absolutely amazing location, I couldn’t believe how close it was to the sea front. The space was perfect for a girly get together with lots of bedroom space and a great sized communal area with more than enough table space for eating together. I thought the cost offered excellent value for money and I would definitely consider another visit.

The best thing about this place is the location and it’s has loads of beds. It has some weird murals every where so it’s not very relaxing and it’s kitchen is not equipped to cook for 10+ people. Lamps, waste paper bins, cafetière for the coffee lovers - the little things not there. Also there is no window to the world at all in the living space. You are very “subterranean “ it feels. Loads of signs with dos and donts which are quite direct and in more than one place. The front door is covered in instructions. If you are looking for lots of beds and close to the pier it’s fantastic. Look a little deeper it could be a bit nicer.

A very honest Mixed review.. I’ll start with the pros: Very easy access to the property which is perfect for large groups of people The space itself is really good - the entertainment area was perfect for our group of 17 adults and 2 children, it didn’t feel cramped at all and great for group dining, we had the children in the 3 bed and 2 bed space as they were connecting rooms, the sound proofing is good and you couldn’t hear the music being played in the upstairs bedrooms from the kitchen space Plenty of bowls, plates and cutlery etc The Location is amazing, Just 5 minute walk to the pier and only a little further to the lanes and restaurants which was great for us Quick responses from the property management team Now for the Negatives.. There was mould on the wall In front bedroom which had gone onto one of the single bed duvet covers, and the 2 rooms with showers in, feel very damp after showers due to there seeming to be no ventilation.. (no fans etc) and we couldn’t seem to open a window in either of those rooms which would have helped with this When we arrived some of the Water glasses in cupboard were dirty and when you’re paying the price you are for the accommodation, you expect everything to be clean at least. We couldn’t seem to open either windows in the kitchen either which wasn’t ideal when we were trying to cook, we had to wedge open the fire doors to allow some air flow. Before arriving I had asked if there was tea and coffee in the accommodation, they said yes, so we didn’t bring any with us, considering the place sleeps 20, they had only supplied 5 teabags... (obviously not the end of the world as we went and bought some but as they said they’d provide it was a little disappointing). There are two washing machines in the utility space which was great, however only 3 washing tablets were supplied, again for a large group this wasn’t ideal. Also when we arrived unfortunately the Utility room really smelt like stale cigarettes. Overall this property is good for a large group wishing to have a night out in Brighton and the location is perfect but I do think its in need of some maintenance as it’s looking quite tired and the cleaning before arrival needs to be of a higher standard

The livingroom/dining/kitchen is really big and a Great social place. Everyone can sit and eat at the two dining tables. All the bedrooms have comfy beds (downstairs room 1- 1 bunk bed and 1 double on just the base bunk bed.) Bedroom 2- upstairs ( one bunk bed with a double just on the bottom and two single beds and a shower inside the room) bedroom 3- (3 singles, ensuite bathroom and other bedroom attached with just a bunk bed in.) bedroom 4 (bunk bed and bunk bed with just double base and a shower in the room). There are 2 showers (each inside an upstairs bedroom) and one separate toilet and An ensuite bathroom with a bath and toilet. The house stayed warm so we turned off the heating for our stay even though it was wet and chilly outside. really close to the pier and a 15 min walk to concord 2 for gigs.

Great house for a weekend with friends - the kitchen/living room layout was excellent for group dinners. The kitchen was well equipped except for not having a chopping board and vegetable peeler. The bunk beds were ideal and very comfortable, showers in the bedrooms are quirky touch. The location of the house is amazing and made the weekend hassle free! Would definitely recommend and would love to visit again!

Nice place to stay with groups, everything was clean and as advertised. It does seem like the owners, as with all bars and clubs in Brighton are afraid of groups misbehaving. So be prepared to be confronted with the ‘house rules’ in many forms (messages, posters, etc.). That made us feel a little less welcome...

This house is in a great location (you can see the sea from the front door!). We loved the massive table in the communal space which seated everyone! However the cleanliness standards were not as high as we would have liked. The bathroom situation was less than ideal, and two of the bedrooms had a shower in the room, without a bathroom door. The toilets did not have sinks in so you would have to go into someone's bedroom or the kitchen to wash your hands. I would say it's a great base to explore Brighton if you don't plan on spending lots of time in the property. However it may not be ideal if you want a cosy place to be comfortable and have all amenities (for example there were not even any bowls for breakfast cereal!).

We had a few initial issues in getting access to the property (the key pad is not clear and there was a car in the garage) but overall was a good place to stay, if lacking a bit of ventilation! Definitely served for what we needed and location is great for town and by the seafront.
