We had trouble getting into the house. There is always talk of a key box but it is an electric lock, to activate it you have to put your palm on it (not just tap it with a finger or something), if you do not know this it is quite difficult. Thanks to the comments from other guests, we found out that no one could be reached by phone in the evening (10pm)! The location is great. Sometimes a little noisy because of bars, restaurants and seagulls... The house is nicely decorated, clean and well equipped with bed linen, towels and soap. The spiral staircase is a challenge, really narrow and broken at the top. The two seats are definitely more beautiful than described. It was still a nice stay but we wouldn't book it a second time.

This was a beautiful airbnb. Couldnt fault it all. The location was right off the beach front, walkable to the main attractions and close to public transport. The airbnb was beautifully decorated, clean and had everything we needed for our stay. Dale was extremely responsive messages and answered all my questions with ease and was incredibly kind and helpful. I would highly recommend this airbnb and Dale as a host. Excellent value for money also.

The property is in a fantastic location, from bars, restaurants & shopping to the beach and pier - all within short walking distance! The sofa bed was super comfortable and bedding and towels freshly laundered. We had some issues getting into the property as had not used this type of lock before. Palm needs to be placed on the keypad for it to light up as tapping it doesn’t work! First impressions were that the place was quite small, we were aware it would be cosy but for a group of 6 & a small dog it was a little on the small side (more suited for young students). Secondly the place unfortunately did not feel clean. The rugs and carpets looked like they hadn’t been hoovered. The property gave the impression of not being well maintained or updated since the listing photos were taken. No outdoor furniture on terrace or in courtyard as shown in photos. Lastly, the stairs are mentioned in the listing but need to be further highlighted. They are broken and frankly dangerous!

A great house in a vibrant location. Everything we needed to cook Christmas lunch, small but with everything. Initial confusion with access instructions but good quick communication, so everything was resolved. Small issue with heating but again quickly solved on Christmas Eve. Looking forward to staying again.

The house met our expectations. On the negative side, there could be more kitchen utensils and crockery. A few stains on the sofa. The area is noisy at night especially during the week-end. Overall we had a nice stay. Location is excellent and the house is comfortable. We would still come back despite the negatives.

Nice, cosy apartment, very well situated in the vibrant Kemptown area. Walking distance to attractions, shops, restaurants, etc. Spiral staircase was a bit of a challenge but we knew about it beforehand and we managed. Hosts were helpful and responsive, including allowing luggage storage in their office. Recommended for a great stay.

The house is a great location for exploring Brighton and surrounding areas. Around the corner are plenty of restaurants, pubs, and shops. In the other direction you are immediately on the beach. Despite being centrally located, it was absolutely quiet for sleeping at night. However, it is really quite small, but very functional and stylishly furnished.

The house is ideally located. Very well decorated with one bedroom on each floor and downstairs kitchen lounge area. The spiral staircase leads to the bedrooms and bathrooms. The mattress on the bed in bedroom 1 (master bed room) was very soft on the other hand. Be careful with fragile backs. Thank you to the hosts for making this lovely home available. A real gem. I will recommend changing mattresses for the comfort of guests.

Lovely and stylish townhouse😍 Restaurants, cafe's, pubs and supermarkets just around the corner. The sea and pier at the other end of the street. Just a quick walk, and you're at the center of town. We absolutely loved the location! A bit noisy during the weekends, though. But nothing a good pair of earplugs couldn't handle. A small coffee table in the sitting room would have been nice and the furniture on the terrace really needs replacement....they're a bit tired😁 A small lounge set would really do the trick👍👍 We highly recommend this house and would gladly come back😍

extremely disappointed. This was a surprise for my husbands birthday. I hired this house,over apartments as it stared 2 great outside private spaces. The photos and descriptions were completely misleading. the court yard was tiny and cover in bird poo and the roof terrace had broken and completely rusted furniture that was unsafe and unusable. both beds need replacing. the master was so noisy every time you moved and the top room the bed frame was broken. This house needs a deep clean. Dog hair on the sofa, the window vents in top bedroom full of black mould and dirt, cupboard in living where we went to use drying rack had a past leak and the black and yellow mould had never been cleaned. we went with our 2 little children and were fully aware of the stairs so kept them away. the kitchen was tiny and didn't have even 4 sets of cutlery...we couldn't eat together as only had 3 forks.. clearly this is an investment and no money is used for up keep. spend your money else where.

Perfect location and a beautiful house. Five minutes from the sea and the city center. Airhost is very friendly and helpful, answering our emails right away, and solving and prioritizing any problem we might have. We wanted to clean, and the Hoover was broken, so the host brought us another one on the same day we sent the email. Just to mention the spiral staircase is very narrow and dangerous for kids and large people, I was happy going up and down (lots of exercising ;), and even the kids (they are almost 6), were excited and having fun with the stairs. But for me was an addition of stress, since it was dangerous to leave them alone going up and down the stairs considering the wide gaps this staircase has between the bars. Just don´t wear socks while using it, it´s very slippery. Other than that, we had a lovely time. Ohhh the bathtub and the shower are amazing. We also loved the extra bedding and towels. Thank you very much, we had a lovely time.

If you are looking for a perfect location to explore Brighton, this is your place. Only a few meters from the ocean and from a variety of shops, restaurants, bars and in walking distance to Brighton Pier, the Dome, the Lanes and more. It is great to walk out of the door and be greeted by the ocean. If you are looking for comfort, this is not your place. Everything is clean and the look is cool but it misses an eye for detail and a regular upkeep for a comfortable stay. The yellow armchair is saggy, the springs are coming through. The beds are of poor quality, the mattresses cheap and worn, grown ups roll into the middle. There are no hooks, neither downstairs for jackets nor in the bathroom for towels. The Balcony is unkempt and the furniture rusted. The spiral staircase is mentioned in the advertisement but it is much steeper and narrower than expected. We had a good time in Brighton but will definitely choose a different place next time.

We had a great time in Brighton! Location was super. Valise to bus stops and the beach. The kids loved the room on the second floor! Only thing that was tricky was the getting in- the keyless entry requires you to hold your palm over it until you hear a beep. Not wave! We ended having to call airhost who sent over someone immediately but felt like a bit of a fool once he showed us how it works. Other than that - excellent all around and I’ll def be using this flat again when I’m down for work.

The host was friendly and quick to answer any questions I had. The entry to the Airbnb was extremely easy and the location was easy to find. Although there was no parking, it was helpful that there was a 24hr car park less than a two minute walk away. The only issue was the tight spiral stairs however, as none of us had any mobility issues, it wasn’t a huge problem apart from getting luggage up and down them.

nice place, close to everything by foot. drugs on the streets nearby could be less, but it‘s known for kemptown i guess. place looks like on the pictures. balcony & terrace look much nicer on the pictures. there are some pigeons just above it, therefore it‘s not really useable and very dirty. got i cleaned once, but didn‘t last long…

We were 4 people staying there for 10 days and we had a great time! The flat is narrow (in the pictures it looks a bit bigger), location is great, so close to city center and beach (seaview from the upstairs window) and st. james street and yet very quiet. People from airhost and the owner himself were both really friendly, caring and helpful. A new sofa was delivered while we stayed there because of a delay in delivery, and they handled it really fast and friendly and well. People at the Airhost office in Brighton are extremely welcoming! We really felt we can go there with any issue we might have. We might be back soon! :)

This home was in the perfect location to experience all that Brighton has to offer. It’s minutes from the water front and pier, restaurants, and theaters. The home itself was functional and clean. However, the sofa bed was broken/caved in on one side and is not functional for sleeping. The wifi does not allow access to dating apps/websites . The outdoor areas would be great, but they were covered in bird feces and not set up to be properly enjoyed.

Great place, centrally located and more than enough space for 2 people. Stairs are a little tight and tall, so probably not accessible for everyone. Amazing big bathtub that was super nice after running around Brighton all day. Wifi was strong and uninterrupted, kitchen was fully equipped, great communication. Bed was very, very soft which I personally wasn't a fan of, but that is personal taste.

This is a lovely little house in a sidestreet between the sea front and a busy street of shops and restaurants. Its so convenient for everything in central Brighton. We had a great couple of days. Positives: perfect location, bright quirky decor, excellent communication from the host throughout, good facilities (heating, shower, decent wi-fi). Negatives: we were there over the bank holiday weekend and as others have noted, being in the centre of everything means there was some late night noise,. Also the spiral staircase is quite narrow and the polished wood steps a bit slippery if just wearing socks. Looks worse than it is, its fine if you take care! Overall: Ideal for a seaside break for couple or small group.

I’m writing this on behalf of my mum who stayed in the property for the weekend. Overall we had a pleasant stay. The flat was clean, and it met all of our needs. The location was excellent, lots of shops cafes and amenities very close by and you’re a stones throw away from the beach. The host was very good with communication. The only negative I would say is, the sofa wasn’t that comfortable and the stairs aren’t suitable for an older person or family with children but other than that it was great.

Lovely seaside home close to all the action. It was beautifully decorated throughout and spacious enough for 6 people. Any queries I had, I received an instant message from the host. Would stay again as the location was perfect and the house was as described. For those concerned about noise I took ear plugs after worrying about other reviews but none of us needed them! The spiral staircase was attractive to look at but could be a struggle for people that have mobility issues but this is mentioned in the description anyway. We managed to successfully get our suitcases up and down though! This was my first ever Airbnb stay and I think I’ve caught the bug now!

Really close to beach and the pier as well as a number of nearby restaurants. Was a v cosy stay, house warmed up quickly and stayed cosy over a v cold winter weekend. Clean and suited our needs for the weekend . As others have said it was pretty noisy on the street - not with cars but with people heading out/home and talking/shouting. I’d bring earplugs!

This AirBNB has everything that you want when staying Brighton, I come to Brighton every year and this was by far the nicest, most convenient and well ram experience I’ve had. The host will keep you updated and makes the journey and stay as easy as possible. The house decor is amazing and you feel right at home as soon as you enter. Being able to walk 20 seconds down the road and see the sea and then only a few minute walk to the Brighton pier, will make this the most enjoyable stay you can have in Brighton. Would recommend to everyone!

Had a wonderful stay as a family! Everything is as agreed and described. The house is stylish and lovingly furnished. The bathroom is brand new and equipped with great rain shower. In the kitchen we were happy that there is already a basic equipment (oil, salt, pepper, tea, etc.). The location to the sea, Palace Pier and downtown with the sights is fantastic. Shops, bars and bus stops are also right around the corner. Communication was completely uncomplicated and questions were always answered quickly. We will definitely come back!

The house was super cute, painted blue with a pink front door and quirky inside with its colourful decor and spiral staircase. Comfortable beds, shower was great, and toiletries were supplied which was a nice touch. Host communication was excellent too. We had a great stay.

My family & I spent 4 nights here. It was a good stay overall. Great location right in Kemptown with lots of restaurants, shops and bars and about 5/10min walk to The Lanes. It’s smaller than photos make it appear and kitchen is tiny so not a lot of room if you want to do much cooking. The spiral stairs is very steep so definitely not suitable for kids or people with mobility issues. Beds were comfy and bedrooms are spacious. There was some noise from street at night but not as bad as you might think it would be. My main issue was parking, Brighton has little or no parking & lots of one way streets and parking is very expensive. I parked at High street car park two mins away, it is an underground one and extremely tight (scrapped my car coming out) costs £18.20 for 24hrs. We also parked in multi-storey one down at Marina (says it’s free for 4 hours but nobody checks apparently so we left car there for over 24hrs with no issues), is 30min walk though! There was an issue with heating on arrival but Mark the property manager helped to sort that out really quickly. Communication with Jessica was also good.

Jessica’s beach house was perfectly located (close to the bus stop, the beach, shops, the lanes, etc). The place was easy to find and the check-in was simple. The soundproofing wasn’t the best (we could hear people talking on the street, the seagulls and sometimes the neighbours). If you have ear plugs bring them ! Otherwise, we would definitely recommend this beach house to anyone wanting to visit Brighton.

This is in a great location. It was nice to have all the basic cooking things like oil etc provided. There was also tea and coffee available. The beach is at the end of the road and the shops (co op etc) at the other end so the location was great. It could do with some things being fixed - the sofa and the lock on the toilet door. Nice place.

We really liked our stay. The flat is perfectly located to explore brighton and to go for a quick swim :) Literally everything is nearby and easy reachable within walking distance. The house was smaller than we had expected but cosy, totally clean and offered all we needed for our stay. We didnt used the balconies because the seagulls did their work there (if you know what i mean ;)) but it was fine because we were outside in the city most of the time anyway. The Host was always super nice and helped us with every question/issue we had. We can recommend this house to everyone who wants to explore brighton ☺️

This is the perfect location! Very close to town, supermarket and cash at the end of the road, sea side on the other. Seagulls, Kemptown Cafes and really feeling the pulse of the city. Every time I needed something the management company answered within the hour, even on the week end. The beds were comfortable and though the kitchen is small, it is practical and has all we needed. We stayed for 10 days and it felt like a proper home. The stairs are very narrow as explained on the description- suitcases to the bedrooms is a two people job. I highly recommend it.

This house is in a great location and was clean and well presented. We had minor gripes about initial heating and lighting as well as some furnishings but overall a pleasant stay.

A really lovely stylish house in a central Brighton location very close to the seafront. clean and comfy and a perfect base for our weekend. great communication from the host before, during and after our stay. also a quick resolution to the unfortunate accident we had with a lamp at the property. would highly recommend it as a perfect location to explore Brighton without the need to use transport

Disappointing as the property was in a great location and had lots of potential. Here were the issues we experienced: 1. The hive thermostat documented in the information folder did not exist. 2. Thermostat provided did not work. Either below 15C or above 25C. 3. The company failed to call back as promised after the property manager had visited the property and found out they couldn’t fix the issue. 4. Fuse kept tripping - hallway lights 5. Property manager and an electrician came to fix the issue, but issues were not resolved. 6. Living room lights stopped turning on after electrician was at property on the first night. 7. We had 6 guests, but only 4 small towels available. 8. Soap dispenser broken. 9. Worst part was the first floor bed was broken! How can you provide accommodation with broken beds! 10. Very noisy place to stay. Floors squeaky, walls thin and bathroom door lock is very loud - lock should be fixed by owner for the future. We might have been able to overlook a couple of things like the missing towels, however, some fundamental issues like heating, lighting and broken beds all at once was not acceptable. Ps. The staircase is very narrow, so the property is only really suitable for slim individuals.

A great house, in a good location for Brighton Town and the attractions. It was noisy outside at night, but to be expected for a central location. The decor is very modern and cool. Main gripe was the cleanliness. We paid a £100 cleaning fee for the two nights. Whilst we felt this was a lot, we paid as we'd definitely prefer a clean property. However for this money we expected more.... In fact we expected immaculate. Sadly this wasn't the case. Overall the place was superficially clean. Look closer and the soft furnishings were very grubby and in the lounge one cushion had a stain that looked like blood. The bathroom tiles were very scummy and there was a massive build up of mould around the shower screen... It clearly hasn't been cleaned for ages. Towels and bedding were thankfully clean. As a review in December commented... The property is in much need of TLC and most definitely a deep clean. We expected more and communicated our concerns to the property managers during our stay. Our experience of Airbnb has always been so positive. This time around we felt that personal touch was very much lacking. Whilst communication was always swift and polite, we love Airbnb for the owners being caring and hospitable. We didn't get this at all... Being asked to pay an additional £5 per item for storing luggage for a one hour early check in, to be honest just left us feeling a little disappointed. Our previous bookings have been made during the pandemic and not once has this been used for additional fees on services. Hey ho. We will always ensure we are booking directly with the owner from now on and not through an agent.

A great place for a short mini-break, the photo are taken from very good angles so it appears slightly bigger than it is. The stairs are very small and spiraled so unable to get luggage upstairs, it can be noisy at night due to the location, but otherwise good. There were no parking spaces available nearby so opted for the secure Lanes car park a short walk away which worked very well for us. The communication from Jessica was great before and during our stay 😊

Expect a very cosy place which is very well located. The beds are very comfortable and the bath/shower amazing. Also has all the tv platforms and subscriptions which was good winding down with after the nights out. Highly recommend this place and would stay here again

A great place to stay and in an ideal location! whilst it can sleep 6 people it would be a bit of a squeeze but that wasn't an issue for me as I went with a group of 4. The only issue we had was that the bins hadn't been changed in the kitchen or the bathroom. otherwise a fantastic trip!

Communication was good and check in was easy but the house is far from as polished as the pictures suggest unfortunately and is in need of some TLC. That is a shame as it could be really good with some regular investment from the owners. It is run by a professional Airbnb business, which was quite apparent. It has a keyless entry but rather that allowing us to store our luggage in the hallway while the house was cleaned between check ins they referred us to their luggage storage service at £5 per item. Considering how much we spent to stay here for three nights, that was pretty disappointing.

Do NOT book this place if you intend arriving after 9pm because if you have an issue you need to address like we did, the out of hours Tel Number AirHost provide you wish goes into an automated answer machine telling you the office is closed and they will re-open at 10am that is 13 hours before you can speak to anyone. We were told parking will be £7 actually we had to pay £19.20, because they did not explain that you had to park further up on the same 2 roads they suggested if only they said one end is £7 the other end it is £19.20 They could possibly been able to clarify this had we been able to speak to someone. The house was cold when we arrived and although the thermometer had been updated the information pack was out of date, the thermometer was nowhere to be seen. The fridge wasn't working when we arrived laden with food which had to be thrown away as we didn't get our replacement till 6pm the following day. We ended up hanging around waiting in for them all day due to their lack of communication. There was an issue with the whole electrics tripping every time we put the hallway light on. A safety issue. The beautiful picture of the lovely balcony is clearly taken with a very wide angle as it is far smaller than it actually looks and at the time of our rental it was out of bounds as they had scaffolding next door and you could only sit there if you were happy to put up with noisy workmen and dust and debris falling on top of you. We should have been pre warned And when you phone up with an issue be prepared to be bombarded with excuses of how busy they are preparing properties for their arrivals. Definitely the wrong attitude.

Gorgeous flat minutes from the seafront/pier/lanes honestly the location doesn’t get much better in Brighton. 4 of us stayed for a long weekend to celebrate a 30th birthday and had the best time. The flat is so fun and colourful as well as being very clean and tidy. I will be staying again and I can’t wait.

A great little house, with a super location right by the seafront. The lounge is funky with a lovely little kitchen. The spiral stairs are tight so watch you step when you're going up or down, but the place is great and the communication with the host was good too. Enjoy!

The apartment was lovely, clean, bright and colourful. Location is great being right next to the seafront. Jessica was a great host and was in touch regularly. The spiral staircase takes some getting usee to but an interesting quirk! The area can a bit noisey at night but this is made up for with its own little balcony which was great for nibbles and drinks. Would highly recommend!

Great house in a great location! This small, quirky little house is in a fantastic location - close to the beach, close to city centre and loads of amazing restaurants. We fit four adults comfortably - six might be a squeeze - and even though the sun deck is off the bathroom, that adds to the quirky charm. I would recommend this place if you want a house convenient to everything Brighton has to offer.

Me and my friends had a lovely stay at the Brighton Breeze! Couldn’t believe how great the location was with the sea at the end of the road and the high street at the other end. Not the biggest space but they have fit everything you could need into the space for a short stay. Really nice modern decor. Communication was great from hosts & would recommend this place for anyone needing to stay in Brighton! Thanks again, Amy & friends :)

Great location near the shops, buses and the beach. Comfy beds, but narrow, difficult staircase. Ideal for a short stay but wouldn’t recommend more than three people as it’s pretty compact. A fun place to stay though.

I cannot fault this place at all. We absolutely loved it from the second we spotted the pink front door as we drove up the road. Parking was really convenient, even on a busy weekend. The house itself is so so lovely. Great furniture and decor throughout. The bed is comfy, the kitchen is ideal and the bathroom mirror is incredible! Thoroughly recommended and I hope to make another trip there at some point!

Place is OK, good location, easy check in. It's not the most comfortable place I've stayed in, its pretty basic. Nice bath and shower, but the 'terrace' is off the bathroom which is weird. It's an alright stay. Close to supermarkets and restaurants, and the beach.
