The property was clean, cosy and spacious. It had everything we needed for a weekend away. Great location, close to the centre and had lots of places nearby to grab a coffee, beer and food. We would stay again in a heartbeat. Thanks for having us.

Had such a gorgeous stay in Brighton. The short walk to the beach was perfect and the room was even better than the photos. It was spacious, clean and was beautifully decorated. We would definitely come back.

Perfect hideaway in Kemptown, an area we love. Easy walk to seafront or the Kemptown restaurants/cafes. Place was light and airy, as photos. Fan was a welcome boon in the heatwave. Gorgeous bathroom and felt spacious for a 1 room + bathroom. Would suggest blinds/nets for privacy but did not detract from our stay. host communicated - confirming fridge working and other questions, thank you. Easy check in with keys. Perfect bolthole giving us a place to continue to explore Brighton. Frequented many pubs especially the Black Dove! day 1 walked to Hove & did the tourist bit (pier etc).day 2 walked to Marina then into town. We love Brighton as kid at uni (there to move them houses....again) and would certainly consider using again. Street may not look the prettiest but was quiet and peaceful *we live in seaside location so used to seagulls! Would recommend if you want a great stay in Kemptown.

The room and bathroom are great. It’s been very well furnished, has a boutique hotel feel to it. Easy to find and is 10 mins away from the heart of Brighton.

The place was exactly as described, everything was clean and comfortable to stay in! The bathroom is big and had everything you need. The “kitchen” is a kettle, coffee maker and they have a mini fridge which was fine for us but you can’t cook in there. There are a lot of restaurants around though so not being able to cook isn’t a problem. The hosts replied quickly and the location is private with a short walk to the beach, pier and town. Very happy with our stay overall and an amazing price for a sea view! Thank you x

Great accommodation, quiet location although you are only 3 minutes from pubs and restaurants. The lanes are 8 minutes' walk away and the sea is 3 minutes away. The amenities and furnishings are worth the price. My wife and I had very nice days, even though there were a lot of people in the city because of Pride. If you have the opportunity, you should take a look at the event. Really a great experience. We'd love to come back to the property.

main stairwell heating on full blast throughout the stay with no way to turn it off or down (main entramce thermostat seemed broke) so place was very very warm. room heating was off. fridge in room was exceeeingly noisy/had continuous buzzing.

Great location a mere minute from the seafront and around 5-10 minutes from the pier. Lovely room which felt homely but wasn’t cluttered and did exactly what was needed. The fridge unfortunately didn’t work so me/my girlfriend had to throw away around £30-£40 of food we’d brought with us. But that certainly wouldn’t stop me from staying here again when we come to Brighton in a few months time. Nearby overnight parking at Buzz Bingo was only a 9 minute walk away too.

Loved my stay at Grafton Rustic! The room was exactly like the pictures, very clean and tidy. Very close to the beach, with lots of great restaurants, bars, shops etc all within a 20 minute walk. Charlie and the team were super responsive to any requests and questions I had. The amenities were great - Sky and WiFi were both excellent. My only complaint would be regarding the fridge. The fridge doesn’t work and it’s something multiple people have commented on. It’s not a dealbreaker, but it would stop me from staying there for any longer that the three days that I did - would give you the option to keep a few drinks, snacks, bits of food etc. If the fridge was fixed/replaced, it would be a perfect spot to stay. Other than that, would recommend and would definitely stay there again.

We had a lovely weekend in Brighton staying at the Grafton Rustic. The location is impeccable. The room is easy to get to and easy to find. The key is found with a combination box outside, so you can go in and out and not have to carry the key around with you. There is a fridge (which can be colder as it's room temperature, I think its on its last legs, I would recommend getting a new one), kettle, coffee machine, coffee pods, fan and a ew, large TV. Sheets are pristine, smooth and clean. I will definitely come again and stay here.

It was a very lovely place. Clean and tidy. The kitchen was not a full-on kitchen with a stove, but it had the necessary amenities (aka tea!). Location-wise, it was very close to the beach and easily walkable to North Laines and other shops. Only drawback was that I wasn't able to book the weekend too! If I ever get the chance, would definately come back again.

Very warm and lovely stay in Brighton, local to the pier and close restaurants and shops. There is limited local parking, we pulled up outside to get our stuff into the accommodation, then parked up around a 5 minute walk away. It was a nice clean room and bathroom with good amenities. There were no bins in the room/bathroom so would recommend bringing a spare bag/bin bag to discard of the waste. Additionally there were no pods for the coffee machine. Despite this, it was a perfect stay, thank you :)

Great venue and enjoyed our stay. A few minor issues: fridge wasn’t very cold, dusty in some areas, key to unlock main building was also key for the flat door (?), espresso machine but no pods, little noisy but due to age of the building. Otherwise, beautiful property and in particular the bathroom is amazing. Thanks for having us.

We had such a lovely stay here! It is a beautiful bright space, within walking distance of the pier & shopping in Brighton. The host was extremely helpful and they’ve made the check in & check out process clear and straight forward, which is always nice! The only thing that we didn’t love is that the key to the building is the same key to the flat, so anyone including other guests that have a front door key could come in. We would stay here again & hope to come back soon!

everything was clean and nice. Good area and easy to find, walkable to Brighton. However, there is NO kitchen, not even a microwave. The WiFi is not accessible, we had to ask the host personally. The cups and cutlery there were dirty with no easy way to wash them. AFTER asking they said to not drink the tap water, that's not listed anywhere. We felt a bit unsafe as the door to the main door and the apartment door had the same key and lock. so anybody able to get in the front door could also access the apartment. Place was pretty clean, a bit dusty. but TV worked, bed was soft. Careful with the small light on the left side of the bed, as it's not attached properly and the wires are exposed (almost swung and hit me on the head). This is more of a hotel room, if you're wanting an apartment, I'd suggest elsewhere.

Great location - lovely room had a really nice time. Amazing massive bed and tv works great. Notes that there’s a kitchen space but wouldn’t really say there is. Just one suggestion- the room is missing a regular bin and a sanitary bin in the bathroom! Would recommend adding those. Thank you for a lovely stay.

Had a wonderful stay and the location was great. Only slight disappointment was no kitchen despite being listed in the amenities. However the bed was comfy, bathroom was amazing and we loved the style/decor of the apartment. Had a wonderful time and would highly recommend.

Very enjoyable stay there. Lovely little touch having the bath there. Being 6ft6 and able to fit in it well. Is a big thing for a taller guy who loves to relax the muscles. Everything about it was good. Little welcome from them muchly appreciated. Will definitely stay again if ever in the area. Many thanks Host!!!

Check in was simple.. The property was very close to the seafront and walking dustance to retaurants/pubs The bed was extremely comfortable! Gorgeous bathroom, definitely had a soak in the bathrub! Would definitely stay again.

This place is a block and a half from the beach and a ten minute walk to Brighton Pier, yet in a quiet neighborhood. Couldn't be better.

It was everything I had hoped for. I had a fantastic stay. The only thing to keep in mind is that you can hear your neighbors quite a lot, meaning there isn't as good of a sound isolation at the property, but it wasn't a problem for me personally.

The apartment is exactly the same as listed and pictured. The hosts were great, were responsive and sent clear instructions for check in and check out. The apartment is within walking distance of the centre of brighton and is well appointed. The place was spacious and stylishly presented. The highlight is the bed which is huge and extremely comfy! I would stay here again.

Jessica was so helpful from the point of making the booking, during our stay till we checked out. the location is just perfect 25 min walk from Brighton station 10-15 walk to the lanes. really quiet location, the bed was comfortable perfect for a weekend away. would highly recommend

Was on a lovely quiet road, good communication from the hoast, easy to get into the flat and it is bigger than it looks in the pictures. Slightly further away then expected from the busier areas with the lanes and bars but could see the sea from the windows.
